I have been troubled with noise issues during these years. 1) I first lived on the second floor. The window and the ceiling always produce noises of cracking. Despite that I have complained several times, no one treated me seriously until I left a one-star comment on Google Map. 2) I moved to the top floor later. Recently, they are replacing the roof. Every morning, I am woken up by the noise of someone walking on the cracking roof BEFORE 8 AM! I email the leasing office several times. They replied my first email and claimed that they would communicate with the vendor, but the noise did not stop. The other emails following up on this issue from me have been ignored. In addition to the two experiences I mentioned above, 3) The building if of poor quality. The ceiling leaks. There were several very noisy fans put in the corridor to dry the wall after it snowed this winter. 4) The do have roaches! 5) The gym is not maintained in time. It takes centuries for them to replace or repair equipments that do not work properly. 6) The apartment was not cleaned before I moved in! I found dead roaches in the room!! There are good things though. The maintenance team fixes things in the apartment quickly, and they always try to keep your place clean while doing their job. I also appreciate one of the ladies in the leasing office for signing my package when I was not able to come back home. However, overall, as a place where I pay to get enough sleep, chapel hill north is a poor choice.

When I moved in, the apartment itself was completely filthy which delayed my ability to move in, the sink was completely clogged with hair, stove is rusted, and microwave was broken, fridge water dispenser had chunks of black mold clogging the actual dispenser. The amenities (lack there of) are almost always unavailable due to repairs being needed for broken equipment. A water leak in the roof caused damaged to several areas of my apartment and took over 3 weeks to repair while also leaving one area completely unaddressed and reeking of old water. The elevator hadn't been inspected in over a year and as a result it has been out of service for several days, causing all residents to take the stairs (no consideration for my neighbor that has a physical disability and requires a cane for walking). The staircases are constantly covered in deceased and live roaches. When the elevator is operating, it has a pungent odor of dog urine and smoke. The staff are insincere, no deductions on rent for any of the inconveniences or sense of urgency to address residents' concerns. The hallway ceilings are cracked and water stained. The roof repairs have been initiated with work starting early in the mornings with incredibly loud noise disturbances interrupting my ability to sleep. The events that are hosted are always with a low budget (Walmart food). This apartment complex is not worth your time or money. For it to be in Chapel Hill, the service, amenities, and professionalism are more in-line with an apartment complex located in the hood. Stay away from all apartment communities managed by Northwood Raven, tried to reach out on several occasions to provide feedback and inquire regarding my concerns, no returned calls or ability to leave any voicemails. Most of the 4-5 star reviews are obligatory for an exchange of raffle entries for a free vacuum or tickets to the local university's basketball game. My experiences living in this apartment complex simply can't be swayed by free tickets to a game or a cheap vacuum. There's so much that needs to be addressed: leasing agents and their ability to communicate effectively and professionally, apartment units should be thoroughly inspected prior to allowing them to be moved into (cleaned thoroughly and all appliances and amenities fixed appropriately), and make the appropriate updates to make this community more aligned with the rent they are asking for.

    A home away from home -- only neater. Duke Tower Condominiums and Hotel was the perfect choice for…read moremy Durham sojourn. Within walking distance of Brightleaf square and a multitude of other shops and restaurants, DTC is nicely situated. I had a one bedroom condo, fully furnished with everything I could expect. More like an extended stay hotel, DTC furnishes the linens and the appliances and some dishes, cups, glasses and utensils, but you bring your own toiletries, coffee and food. With all the restaurant options in the area, food is optional; although using the kitchen might be more prudent for an extended stay. Housekeeping comes by once a week, but there's a change of bedlinens available if you can't wait that long. Overall, it worked for me since I didn't have to pre-clean my room every day before a housekeeping visit. Each unit opens to the courtyard and there are no units behind so it has a private feel. The courtyard was quite beautiful with its blooming flowers, bird feeders, vine covered trellis', a couple of grills, a lawn chess set and pool. The Tower, in the center of the garden, has an honor-system, continental breakfast in the morning. The Tower's dark wood floors, walls, and tables is either relaxing or claustrophobic, though, depending on your perspective. Disappointingly, the spiral staircase to the upper floor is closed. There's wired and wireless internet service available, but they're still upgrading the wireless for the entire property and for me, the wired connection worked better. Besides all of that, DTC offers complimentary shuttle service to Duke Medical and DPAC. The office staff, security, and long-term residents are some of the nicest people with really interesting stories to share. Oh, and if you can't bear to travel without your furry four-legged friend, DTC accepts pets with a small extra fee. If you're the type who won't consider staying anywhere that's older than five or ten years, DTC won't work. But if you enjoy the subtle beauty and quirkiness found in older places, DTC will deliver and for a price much less than you'll pay for any of the nearby chain hotels.

I also stay in Hampton Inns for work... and I have stayed in other places too, because I did not want to sleep in my Jeep for the night. This place is clean and the staff are nice, just keep in mind that it is also where some folks live. So, you do not always get the same "crowd" that you would when staying in a hotel or a motel. That said, it is kinda like a motel only the rooms are facing an interior courtyard as opposed to the parking lot. I had a problem with the AC in my room and had absolutely no problem getting switched to another while the maintenance guy passed me on the walkway as that person did not check in yet. "The Good" - The staff is very polite and fast, but most importantly helpful. The blonde was very cute too :) - I am a huge fan of the architecture of the actual building. The center tower in the courtyard has a small breakfast shop in it with a small area for tables and chairs around it. Although I have never made it to breakfast here, the look is at least cool. - The rooms are clean, have a kitchenette and a separate bedroom. - They recycle and have the blue trashcan/bin/tote. - There are pots and pans if you want to cook while you are there. - The rooms are spacious compared to a "normal" hotel room. They are more like suites, but think older, only by looks. - Laundromat onsite on the first floor. - It is relatively inexpensive. "The Meh" - The parking is different than what you are used to as you enter through cutaways on the first floor, into the courtyard area. There is nothing wrong with it, just different. "The Bad" - Nothing really bad to comment on.

The appliances were dirty and stained and the faucet in the kitchen was broken. There were layers of dust on the furniture and floors and cobwebs throughout the unit. Also found multiple stains on the furniture as well. The appliances were dirty, as well as the kitchenware. There was a foul stench in the air that I couldn't seem to get rid of, no matter the amount of spray or air fresheners used. The linens and bedding were stained, tattered and torn. They had to be rewashed before use. The bathrooms were unkept as well with mold and mildew apparent in both bathrooms and shower curtain. Except for the front door, neither of the sliding doors locked. They along with the kitchen window were "secured" with wooden poles to prevent them from opening. There was an infestation of bugs/ants in the kitchen. The one TV provided for the whole 2 bedroom unit was no larger than a small computer screen that you can barely see, or hear. The internet and cable were sketchy at best and on the fritz all of the time. Constant interruptions and disruptions throughout the day. You'd be better suited staying somewhere else...anywhere else!!!

He didn't have to act that fast, but that's just the kind of person he is--always on point, professional, and dependable. Allen truly deserves recognition for the hard work he consistently puts in. Speaking of recognition--I'd love to suggest that management consider creating a Yelp QR code for the property. Google only allows you to post one review, but Yelp lets you give credit where it's due more than once. That way, great team members like Allen can get the ongoing appreciation they deserve! Honestly, NWR should be investigated for some of their policies and practices. There is no accountability, and the leadership thrives on gaslighting. Yes, the café is a real entity--but the hours constantly fluctuate due to ongoing staffing issues. The model feels completely unsustainable. As for the rooftop bar they've been promoting for OVER A YEAR. They just had their third so-called "grand opening," and it's now open maybe once a week--with residents having to pay for drinks. I'd honestly rather go out for happy hour or make something at home than hand Carraway another dollar. Most of the glowing reviews are from people who were bribed or just toured the property. The social media is a curated illusion, full of paid influencers who don't even live here. Management is too busy making try-hard TikToks and Instagram content to focus on improving the property or addressing resident concerns. Amenities have become glorified event spaces, filled with non-residents, so those of us paying premium rent don't even feel safe or prioritized in our own community. Issues don't get resolved. Staff are unresponsive, and upper management is toxic at the core. They trash-talk residents to other residents, and any time you interact with them, it feels like a confrontation. I've lost count of the GOOD staff who left in the 22 months we were here. (Jamie and Allen need to GO, PERIOD.) They outsource monitoring reviews, so corporate will intervene, scold staff, and never reach out directly to address concerns, or truth telling reviews magically "disappear." Once the Tower opened, the rest of the community became an afterthought. The construction quality is poor, maintenance requests go ignored, dog poop has been smeared on community furniture, and trash frequently piles up. The buildings are barely cleaned--there are housekeepers, but they don't even bother going down the hallways. They've added strict and ridiculous rules to make up for the fact that the amenities can't support the population--and now they're planning Phase 3? Get ready for more years of construction and the loss of your overpriced "tree view." After we had moved out (but still held our lease), our apartment FLOODED. No one returned our calls. No confirmation it was resolved. No apology. Just silence. And when we left? Our same unit was reposted for $400 less. No specials or discounts are ever offered to current residents. They roll out the red carpet when you tour--but once you live here, the customer service disappears.     My Background: I lived in Finley Forest as a owner-tenant of a single unit 2006 to 2013. 2006-2013…read moreI was: unmarried, a fire fighter-paramedic in Durham, and a MD-PhD candidate at UNC. I am now married-no-kids and a MD-PhD living interstate. I still own just a single unit in Finley Forest and it is same unit I have owned continuously since 2006. I describe my current role in the community as a out of state unit owner who uses H-Co Property Management, LLC as the local professional full-time actual landlord. See my initial 5 star review of them under their yelp business listing for more details on them in this roll. I've worked with Finley Forest Condominium Association (FFCA) for many years as a owner-member and only ever in good standing. Ive been involved as a owner-tenant and a owner-out of state resident. When an owner tenant my goal was a community that made my personal life better at a price I could afford on a graduate students or paramedics salary. As an out of state owner my goal has been a community that kept my tenants happy, at a price I could afford on a physicians salary, and makes me money with a month to month accounts receivable and accounts payable balance sheet in the black and that current assessed market value of the unit is higher than what I paid to purchase unit in 2006. As a long-time Property owner I've worked with FFCA when association board were also the management company (the nightmare of 2006-2008), when board had CAS Management running FFCA with board oversight (a different type of nightmare but still a nightmare 2008-2010) and William Douglas Property Management (by no means a wet dream but no nightmare either 2011-present). Considering my above background I give FFCA, a overall 3 stars 2006 to date of this review. Two stars 2006-2008, One Star 2009-2010, Five Stars 2011-2015 and four stars 20016-present. 2 stars 2006-2008: Non-professional volunteer board as managers are what you expect for any under-qualified and under resourced leadership team. Association fees went up every year and our rainy day fund remained insufficient to cover any major repairs to common property so when next major repair happened we would have to each pay a several thousand dollar special assessment and monthly fees would keep going up further. 1 Star 2008-2010. Professional management under CAS did improve day to day running costs so our finances got better, monthly fees stopped going up every year and our rainy day fund at least had a chance of covering a major repair that was all but inevitable. FFCA was a 20 year-old budget built development at that time. However all this good work was undone when in 2010 it was discovered a CAS employee had over spent budget by $160,000 on deck repairs for though not proven in court with criminal convictions was likely because he got a kick back from the contractors doing the deck repairs if each bid he approved. Details of this period of time have never been well enough explained or investigated by FFCA board. Probable for fear of board members that they have some criminal or civil liability to the membership for negligence in CAS oversight. 5 stars 2011-2015: William Douglas took over and saved us money in operating costs. They pursued all avenues to minimize cost of CAS embezzlement and put in appropriate oversight. They made the tough right decisions biggest one being making decks responsibility of individual unit owner to repair and maintain not a FFCA responsibility. This shifted thousands of dollars in repairs and maintenance to current individual unit owners. Many of whom had bought units and not negotiated major deck repairs on closing as to that point FFCA had reliable covered deck costs. FFCA has done this using vague legal language in FFCA original organizational documents as to FFCA repair and maintenance responsibilities to exterior parts of buildings that had not been updated since founding Of FFCA by developer to be able to build community. As one of those owners who had bought with expectation of decks being FFCA responsibility this sucked but was right thing to do. Decks had been central to embezzlement scandal under CAS management, if we did not cut FFCA costs some how we would all have started paying for decks anyway just not individually but through higher fees and special assessments. Our rainy day fund ultimately suffered but we've now done two major repairs (re-roofed all buildings with a long-term maintenance contract and painted/put up no maintenance vinyl siding on all buildings) and kept FFCA insured without a special assessment or monthly fee increase. A testament to William Douglas Management and better board oversight. 4 stars 2012-present. Drop from 5 is because rainy day fund has not gotten bigger yet should have. money to build rain day fund/capital reserves should be coming from moneys we had been using to deal with mismanagement under CAS but are now paid off.
