I had to move out earlier than planned, and instead of being forced to pay a full two-month penalty, they reduced it if a new resident moved in sooner. That was such a fair and considerate system. The apartment itself was well maintained, and having air conditioning was a huge plus. I also noticed the pet DNA registration system really helped keep the community cleaner--there was definitely less dog waste compared to other apartments. All in all, I had a happy time living here and I'm leaving with great memories!

It is quiet and I feel very much community feeling here. I love my neighbors and feel safe. Parking can get iffy, but I have always managed to park. I have read other reviews and I just did not have a bad experience here and I'm an older lady. I love it here and only reason I am not renewing my lease is space. Lived with a hole in my living room for 4 months because maintenance team is understaffed (see picture below) lastly we had many problems with mold on our walls, on our personal belongings that management did very little about essentially putting a bandage over the problem and would not let us leave the complex without breaching the lease contract even though it was a ongoing health issue.

Although they did, finally, paint some of the worst areas. But it is like lipstick on a pig. The buildings are old and rundown. The wood is crumbling at the base of the exterior walls. My deck looks like a bad sunburn with all the peeling paint. The majority of the ponds are dirty and no longer have fountains.The population of the buildings has undergone a notable change and no longer reflects the demographics of the city. The rapid change has been odd and disconcerting. The pool is incredibly loud and disruptive. Posted rules are ignored and broken every day. The gates are not secured and everyone and anyone from the community (including little kids) walks in. The office staff does nothing more than offer lip service to the issues. In short, this is no longer a good place to live. Go elsewhere is my heartfelt advice. You'll be happier there!

It is a really beautiful place to live, not to mention the location that is stunning, right in front of the Puyallup river. All apartments have an amazing view of the river. Also, the manager is a sweetheart. She is super helpful, kind and competente. I remember that I needed her help once with mail that got lost and she went above and beyond to help me find it. Without a doubt, she is the best manager I have encountered so far in Washington State. I highly recommend living there and the best part is the price, the cheapest I have ever paid so far.

The owner ridiculed my "lack of apartment experience" when I remarked how small it looked for the stated "1100 SF". The garage is nearly 1/3 full with items from my previous 1100 SF apartment that I cannot fit into this one and I had NO storage area there. My bookcases had to be placed in front of the ONE heating element downstairs. "You can heat the downstairs with the gas fireplace. It's cheaper anyway," Owner stated. The gas fireplace has stopped working THREE times since October. The T.H. was disgustingly filthy. All the baseboards/windowsills needed scrubbing. The pantry door laminate was cracked, and repaired with Super Glue - now sharp edges rise and do not meet well. I had to scrub the tub and toilets before I could use them. The downstairs toilet & linoleum (leak) were FINALLY replaced however the oversized toilet used in this half bath moves whenever you sit on it. There were (are) gaps in construction meeting properly. A hole in the door covered by woodgrain tape. He repaired the tape by putting a white door knob stop over it on the brown door. "I don't have a tan one". (Luxury Apt?) More blacktop than grass. No amenities of any kind. Not even parcel acceptance for UPS or FedEx delivery. The owner-manager of this complex is an Attorney. Think about how that may affect you in the future. We had visited twice before we decided to move here. We are glad that we did! The apartment was clean, and we only had three things wrong with it- one of the window screens was bent so bad that big bugs were getting in, the dryer squeaked so loud it bothered my dogs, and the washing machine wouldn't complete its cycle. I spoke to the manager, and within 10 minutes, the maintenance man was there repairing the issues. Yes, there are some structural issues, but the complex has had a chance to settle, and things like this happen. There are no amenities, like a fitness center or a pool or a theater, gym or community computers. I'm fine with that. I don't need it. I like that fact that it is QUIET here. No loud music is allowed on the property at any time. You actually see the manager out and about walking the property. It is clean. There is no trash just laying around. There are no loud screaming kids. There is no window-rattling car stereos. This has been nothing but a pleasant experience for the two of us, and I am happy...no, WE are ecstatic living here.

I noticed in the other reviews trash piling up. That hasn't happened in a while although I do occasionally see a couple bags by the compactor.
