    Outdoor closet mold. Took 2 weeks to get it covered properly.

    We moved into building 5 in November 2019 for less than $1,500/mo before utilities. July 2020: the water heater above our unit leaked and filled our outdoor storage with mold. It ruined a good amount of our stuff. According to former maintenance staff, they were "in the process of replacing all water heaters because they were way past their warranty". It took 2 weeks for the maintenance staff to come cover the mold on the walls. October 2020: dripping sound and a wet spot in our carpet. Maintenance didn't come to check it out until 10 AM the following morning. They cut several holes in the wall and ceiling to find the leak, and the inside of the wall was caked in black mold. They told us it would have to stay open and exposed like that for a few days. I had to call the manager and pressure them into coordinating with insurance to get us a hotel for a few days so we weren't constantly inhaling black mold in our living room. May 2021: we found bubbling paint on another wall. It was clearly another leak but when maintenance came to look at it they said it was dry, and therefore there was nothing they could do at the time. Two weeks later, our neighbors who share the wall ended up with wet carpet and a hole cut in their wall to fix the leak. At least 2 of our neighbors experienced serious leaks while living there. We saw plumbers in our parking lots often. We were in a constant battle with mold. Other issues we encountered during our stay: Our stove burners were constantly getting screaming hot on low settings or not heating up at all. One even blew up while we were using it. Our ceiling had almost no insulation and we could hear everything our upstairs neighbors said and did. The unit water pipes in the ceiling would clang and click and make a dripping sound every time the water turned on. In multiple buildings, the fire alarm system outside would make a consistent beeping sound.

    After looking around at a bunch of different apartments, we decided to come here. The staff is great they offer different events each month not only for the kids but for the adults as well. it's a very clean complex area and the people in general that live here are very friendly. Woodsy surroundings, this is type of place your not embarrassed about where you live

    Barely got this apartment. Had various dents within the unit that they never fixed.

We also had an ongoing issue with ants I'm not really sure why but after the last time we left bait out they stopped coming (something like 6 months ago). Lived here for just over two years. Through the seasons, the loudest it gets is in the summer time. The property was very clean and quiet. We had several things need service in the time that we lived there and they were attended to in a timely manner. Svetlana was very sweet and caring any time we talked to her. My husband and I both worked over nights and were only able to communicate through emails, Svetlana and the maintenance staff was very accommodating. They did send out quite a bit of emails about trash, noise and recycling but that's the other tenants fault, not the property. If everyone else that is renting in the apartments are doing their part to help keep (following trash and recycling rules), this is a very nice place to live!

The community was always clean, and I had so much fun playing pickleball. Cedric and all the staff members were consistently friendly and upbeat, which made living here even better. One thing I especially appreciated was the lease policy. I had to move out earlier than planned, and instead of being forced to pay a full two-month penalty, they reduced it if a new resident moved in sooner. That was such a fair and considerate system. The apartment itself was well maintained, and having air conditioning was a huge plus. I also noticed the pet DNA registration system really helped keep the community cleaner--there was definitely less dog waste compared to other apartments. All in all, I had a happy time living here and I'm leaving with great memories!

When I first moved in, the complex had a very high-quality feel to it. However, once you start using the amenities and living there for a while, you begin to notice where things fall short. First, the indoor pool seems to get shut down frequently for cleaning. When I first moved in it felt like it was closed every other week. At one point management even had to send out a message reminding residents to shower before using the pool, which explains why it was being closed so often. Second, the arcade was actually one of the reasons I chose this complex. Unfortunately, about 20% of the machines had issues. Most of the games are free except one, but several machines didn't work properly. Before I even moved in they had already created a rule that children under 13 couldn't use the arcade without a parent present. Third, the weight rooms were disappointing. One of them is extremely small, and the other has machines that were frequently out of order. Fourth, the back side of the complex definitely has some residents who don't respect the property. There are rules about smoking on the property, yet I constantly found cigarette butts scattered around. At the same time, marijuana smoking is treated as a major issue. Garbage around the property was also a recurring problem. Fifth, the complex uses trash valet service. One rule is that you're not supposed to put loose garbage into the bins outside your door or you can get fined. The problem is that several times I came home from work and found that neighbors had put their loose garbage in my bin. Sixth, the walls are advertised as being thick, and it's true that you usually can't hear normal conversation from neighbors. However, that doesn't stop you from hearing loud music when someone decides to blast it at 4 a.m., which isn't great when you have to wake up early for work. Seventh, guest parking is very limited. Like many apartment complexes, finding parking for visitors can be frustrating. Eighth, the complex is gated, but the back gate seemed to break down constantly. It felt like it was out of service every other week. Finally, the arcade rules eventually had to change because of vandalism. Residents now have to rent the arcade out to use it. I've also come home several times on Friday or Saturday nights to find parties happening in the arcade area. The parties themselves aren't the issue, but it often felt like parents weren't supervising their kids or guests very well. Overall, Edgewood Heights really is a good place to live. The apartments themselves are nice and the property has a lot of potential. But the amenities and resident behavior sometimes make the experience less enjoyable than it could be.

Before we…read moreeven signed the lease, we carefully read all the reviews about this complex -- and the #1 complaint everywhere was parking. We thought: "Okay, parking issues? We'll figure it out, we'll manage." I'm used to dealing with all kinds of difficulties in life, so I figured this was just a small inconvenience we could handle. Boy, was I wrong. What looked like a "minor" problem on paper turned out to be a massive, daily nightmare that completely ruins living here. When we signed, the leasing office was all smiles and promises: "We care about our residents," "We're here to help," "Best community ever." Felt genuine at the time. Now it's obvious it was just a sales script. The parking situation is the main reason everything went south. "Free" open spots are permanently occupied by junk cars, flipper vehicles, big vans -- some rotting there for months with mold. Those never get towed. Covered parking is $155/month, garages $250-$255 -- ridiculous add-on fees when rent is already high. One night I came home late, exhausted after work, no open spots anywhere. I parked in what I thought was acceptable -- first and only mistake. Next morning my car was gone. Office: "Towed, here's the number." Tow company: $500 immediately or it jumps in hours. I asked for a break since it was my first time and I was dead tired. They said straight up: "We share revenue with the complex for operating here. We can't discount unless management waives their cut. If they agree, we charge only our tow and storage fees." Went to the property manager and explained calmly: late return, no parking, exhausted, first offense. She cut me off immediately, rude and condescending: "You knew where you parked. You knew the rules. It's in the lease you signed." Smirking like I was an idiot for even asking. When I said there were literally no spots, she snapped: "You could have parked at AutoZone." Their brilliant solution -- park at a lot that tows at 5-6 a.m. so you either wake up at dawn or pay twice. That's how they treat people paying thousands in rent? Yes, I made a mistake. I admit it 100%. But if it were legal to shoot me for parking in the wrong spot once, they probably would have pulled the trigger. Instead, they used it to squeeze $500 out of me and pocket their share of the towing kickback. I already know exactly how they'll respond to this review: copy-paste template -- "We're so sorry this happened... please contact us at [number] so we can discuss and resolve this issue." They always do that. Every second review here gets the same scripted reply. They pretend to care, act understanding, promise to help -- and then do absolutely nothing. No real resolution, no actual change, just more of the same arrogance: "You shouldn't have parked there." They're not interested in fixing problems. They ignore junk cars hogging spots for months but jump to tow residents over one tired mistake. The golf-cart "security" exists only to ticket and call tows, not to help. Management sees residents as walking wallets -- milk the rent, milk the towing profits, ignore the rest. We're out the second the lease ends. If you're considering moving here: read every single parking and towing complaint first -- especially since we did that and still underestimated how bad it really is. The "free" spots are a trap, paid ones are overpriced, and when you need help, you get rudeness and a template apology instead of solutions.

That being said its 11/25 and still no gate, still no keyfobs, still no working indoor pool. They can't provide the services they advertise but expect you to pay your full months rent. I really feel bad for the ones not reading the warning signs on this terrible complex and getting suckered into a lease. Don't waste your time moving here, the saying "you can't polish a turd" doesn't ring any truer than here. I moved into this dilapidated complex at the end of June and was told to wait til July 1st under the impression the place would be cleaned. This was not the case as when we arrived to move in it was dusty, unpainted, and clearly untouched. When they did manage to find the motivation to paint it was a subpar effort at best leaving the underneath of sinks unfinished and hilariously enough there was a candy cane in the closet that instead of throwing away they just painted over it. Ants have been a constant issue coming from our skylight and plumbing takes two or three flushes for a number 1. The two front desk girls are incredibly helpful and kind, the manager and assistant manager however deserve a gold star for incompetence. Don't waste your time and energy

For everything they show you on the website they should also let you know that the pool has been closed for the past two years (always making an excuse for why that is), they just did a very shitty repaint which makes the apartments look terrible (like whoever approved that should be fired) and they never answer phone calls in the office (VM is always full). Just all the way around has fallen off from the cute community it used to be.
