omg I LOVE THIS PLACE, everybody is super nice especially staff, so much stuff to do to and your kid can get drinks after school with a parent or somebody over 18 and lives there, Definitely recommend to move there if you have a kid cause kids are always outside and having fun, but this is a 5 star place to move

My apartment A3 plan is nice, the bedroom is huge!! Nice appliances, lots of cabinets, great windows!!!! Any time I needed maintenance which was one time, my issue was fixed ASAP. My dog learned how to open front door and get out......hahaha and the management team responded quickly......my girl was safely returned to my place....... It is quiet and I feel very much community feeling here. I love my neighbors and feel safe. Parking can get iffy, but I have always managed to park. I have read other reviews and I just did not have a bad experience here and I'm an older lady. I love it here and only reason I am not renewing my lease is space. I have enjoyed my time here, I recommend 207 East with zero hesitation Kristen & Stella

I've been at 207 East in Edgewood for only two months, and I already can't wait to leave. Before we…read moreeven signed the lease, we carefully read all the reviews about this complex -- and the #1 complaint everywhere was parking. We thought: "Okay, parking issues? We'll figure it out, we'll manage." I'm used to dealing with all kinds of difficulties in life, so I figured this was just a small inconvenience we could handle. Boy, was I wrong. What looked like a "minor" problem on paper turned out to be a massive, daily nightmare that completely ruins living here. When we signed, the leasing office was all smiles and promises: "We care about our residents," "We're here to help," "Best community ever." Felt genuine at the time. Now it's obvious it was just a sales script. The parking situation is the main reason everything went south. "Free" open spots are permanently occupied by junk cars, flipper vehicles, big vans -- some rotting there for months with mold. Those never get towed. Covered parking is $155/month, garages $250-$255 -- ridiculous add-on fees when rent is already high. One night I came home late, exhausted after work, no open spots anywhere. I parked in what I thought was acceptable -- first and only mistake. Next morning my car was gone. Office: "Towed, here's the number." Tow company: $500 immediately or it jumps in hours. I asked for a break since it was my first time and I was dead tired. They said straight up: "We share revenue with the complex for operating here. We can't discount unless management waives their cut. If they agree, we charge only our tow and storage fees." Went to the property manager and explained calmly: late return, no parking, exhausted, first offense. She cut me off immediately, rude and condescending: "You knew where you parked. You knew the rules. It's in the lease you signed." Smirking like I was an idiot for even asking. When I said there were literally no spots, she snapped: "You could have parked at AutoZone." Their brilliant solution -- park at a lot that tows at 5-6 a.m. so you either wake up at dawn or pay twice. That's how they treat people paying thousands in rent? Yes, I made a mistake. I admit it 100%. But if it were legal to shoot me for parking in the wrong spot once, they probably would have pulled the trigger. Instead, they used it to squeeze $500 out of me and pocket their share of the towing kickback. I already know exactly how they'll respond to this review: copy-paste template -- "We're so sorry this happened... please contact us at [number] so we can discuss and resolve this issue." They always do that. Every second review here gets the same scripted reply. They pretend to care, act understanding, promise to help -- and then do absolutely nothing. No real resolution, no actual change, just more of the same arrogance: "You shouldn't have parked there." They're not interested in fixing problems. They ignore junk cars hogging spots for months but jump to tow residents over one tired mistake. The golf-cart "security" exists only to ticket and call tows, not to help. Management sees residents as walking wallets -- milk the rent, milk the towing profits, ignore the rest. We're out the second the lease ends. If you're considering moving here: read every single parking and towing complaint first -- especially since we did that and still underestimated how bad it really is. The "free" spots are a trap, paid ones are overpriced, and when you need help, you get rudeness and a template apology instead of solutions.

It truly feels like a family the staff always wave and great everyone by name. Plenty of fun activities for little ones, including movie night so Mom & Dad can have a kid free night out (or in), crafts, swimming parties weekly in the pristine pool and spa (they take great care and attention to detail in the entire property), and holiday fun events! Let's not forget the adults also have Adult only time to socialize with our neighbors/friends. And don't forget the prize winning chili cook offs and so much more! The beautiful cabana offers tanning, a gym, and a lounge with beverages and snacks. I have recently become a Mom and love all of the opportunities for our daughter to interact with children her age (with special reminders the night before left on our door). If you need any help from maintenance it is handled quickly and professionally from changing a light bulb to more difficult problems. There is truly no other place I'd like to raise my family.

Almost had my car towed once even with a parking permit. Main front gate has not worked during the entirety of my stay. Work orders did not get completed in a timely manner. Lived with a hole in my living room for 4 months because maintenance team is understaffed (see picture below) lastly we had many problems with mold on our walls, on our personal belongings that management did very little about essentially putting a bandage over the problem and would not let us leave the complex without breaching the lease contract even though it was a ongoing health issue.

Although they did, finally, paint some of the worst areas. But it is like lipstick on a pig. The buildings are old and rundown. The wood is crumbling at the base of the exterior walls. My deck looks like a bad sunburn with all the peeling paint. The majority of the ponds are dirty and no longer have fountains. The population of the buildings has undergone a notable change and no longer reflects the demographics of the city. The rapid change has been odd and disconcerting. The pool is incredibly loud and disruptive. Posted rules are ignored and broken every day. The gates are not secured and everyone and anyone from the community (including little kids) walks in. The office staff does nothing more than offer lip service to the issues. In short, this is no longer a good place to live. Go elsewhere is my heartfelt advice. You'll be happier there!

The owner ridiculed my "lack of apartment experience" when I remarked how small it looked for the stated "1100 SF". The garage is nearly 1/3 full with items from my previous 1100 SF apartment that I cannot fit into this one and I had NO storage area there. My bookcases had to be placed in front of the ONE heating element downstairs. "You can heat the downstairs with the gas fireplace. It's cheaper anyway," Owner stated. The gas fireplace has stopped working THREE times since October. The T.H. was disgustingly filthy. All the baseboards/windowsills needed scrubbing. The pantry door laminate was cracked, and repaired with Super Glue - now sharp edges rise and do not meet well. I had to scrub the tub and toilets before I could use them. The downstairs toilet & linoleum (leak) were FINALLY replaced however the oversized toilet used in this half bath moves whenever you sit on it. There were (are) gaps in construction meeting properly. A hole in the door covered by woodgrain tape. He repaired the tape by putting a white door knob stop over it on the brown door. "I don't have a tan one". (Luxury Apt?) More blacktop than grass. We had visited twice before we decided to move here. We are glad that we did! The apartment was clean, and we only had three things wrong with it- one of the window screens was bent so bad that big bugs were getting in, the dryer squeaked so loud it bothered my dogs, and the washing machine wouldn't complete its cycle. I spoke to the manager, and within 10 minutes, the maintenance man was there repairing the issues. Yes, there are some structural issues, but the complex has had a chance to settle, and things like this happen. There are no amenities, like a fitness center or a pool or a theater, gym or community computers. I'm fine with that. I don't need it. I like that fact that it is QUIET here. No loud music is allowed on the property at any time. You actually see the manager out and about walking the property. It is clean. There is no trash just laying around. There are no loud screaming kids. There is no window-rattling car stereos. This has been nothing but a pleasant experience for the two of us, and I am happy...no, WE are ecstatic living here.
