I've been at 207 East in Edgewood for only two months, and I already can't wait to leave. Before we even signed the lease, we carefully read all the reviews about this complex -- and the #1 complaint everywhere was parking. We thought: "Okay, parking issues? We'll figure it out, we'll manage." I'm used to dealing with all kinds of difficulties in life, so I figured this was just a small inconvenience we could handle. Boy, was I wrong. What looked like a "minor" problem on paper turned out to be a massive, daily nightmare that completely ruins living here. When we signed, the leasing office was all smiles and promises: "We care about our residents," "We're here to help," "Best community ever." Felt genuine at the time. Now it's obvious it was just a sales script. The parking situation is the main reason everything went south. "Free" open spots are permanently occupied by junk cars, flipper vehicles, big vans -- some rotting there for months with mold. Those never get towed. Covered parking is $155/month, garages $250-$255 -- ridiculous add-on fees when rent is already high. One night I came home late, exhausted after work, no open spots anywhere. I parked in what I thought was acceptable -- first and only mistake. Next morning my car was gone. Office: "Towed, here's the number." Tow company: $500 immediately or it jumps in hours. I asked for a break since it was my first time and I was dead tired. They said straight up: "We share revenue with the complex for operating here. We can't discount unless management waives their cut. If they agree, we charge only our tow and storage fees." Went to the property manager and explained calmly: late return, no parking, exhausted, first offense. She cut me off immediately, rude and condescending: "You knew where you parked. You knew the rules. It's in the lease you signed." Smirking like I was an idiot for even asking. When I said there were literally no spots, she snapped: "You could have parked at AutoZone." Their brilliant solution -- park at a lot that tows at 5-6 a.m. so you either wake up at dawn or pay twice. That's how they treat people paying thousands in rent? Yes, I made a mistake. I admit it 100%. But if it were legal to shoot me for parking in the wrong spot once, they probably would have pulled the trigger. Instead, they used it to squeeze $500 out of me and pocket their share of the towing kickback. I already know exactly how they'll respond to this review: copy-paste template -- "We're so sorry this happened... please contact us at [number] so we can discuss and resolve this issue." They always do that. Every second review here gets the same scripted reply. They pretend to care, act understanding, promise to help -- and then do absolutely nothing. No real resolution, no actual change, just more of the same arrogance: "You shouldn't have parked there." They're not interested in fixing problems. They ignore junk cars hogging spots for months but jump to tow residents over one tired mistake. The golf-cart "security" exists only to ticket and call tows, not to help. Management sees residents as walking wallets -- milk the rent, milk the towing profits, ignore the rest. We're out the second the lease ends. If you're considering moving here: read every single parking and towing complaint first -- especially since we did that and still underestimated how bad it really is. The worst, I don't even know where to begin. Terrible ownership, terrible management. You have to pay all these fees and rent, and now you have to pay to park here. If you have multiple people and multiple cars, (which mind you when you sign the lease you get two vehicles that you're allowed to park), one of your vehicles will get towed. We had issues in the beginning when moving in with our washer/dryer and it took them over a week to fix it. If you plan on having a constant headache this is the place to live. People drive so fast that you have to fear for your life when entering or exiting because again, the terrible owners don't know that such things as speed markers or speed bumps exist. Considering that families with kids live here that should be a priority, instead they want to collect more money so instead of focusing on safety they focus on how they can make more money and now it's assigned parking. Which Genuis thought of that idea? Great job! I applaud you, for being the biggest dummie of 2026. DONT move here if you love and care for yourself and your family! DONT move here if you don't want to wake up to your car towed right before you have to go to work! I recommend others thoroughly research and verify complaints through the Better Business Bureau website, which is free to access. My experience, in detail: - I scheduled a tour that started later than expected.- During the tour, I was impressed by the property and began considering applying immediately, even placing a hold on my preferred unit. I was provided with a floor plan and rental price details.- The online application system consistently encountered errors when submitting the rental criteria sheet.- After resolving that issue, I paid for my application, the guarantor application, and the hold fee. The following day, the additional adult roommate experienced similar errors and was triple-charged for the application fee, with a verbal promise of resolution and refund--advice: obtain all promises in writing.- Subsequently, they attempted to process my application but stated they could not meet my desired move-in date for the quoted price. They informed me that immediate move-in was possible at that price otherwise I'd have to accepted a $200 increase in rent due to market demand.- I requested a refund for all paid fees, as the process was not aligning with my expectations. They later encouraged me to try again, claiming the apartment was not yet ready for move-in. An adjusted move-in date was proposed, closer to my move-in date, with the original price still honored.- Processing my guarantor's application proved problematic; they refused to accept total household income and required the guarantor to independently meet the 5x income-to-rent ratio. When I pursued resolving this, my hold was removed over the weekend without prior notice, and the apartment was relisted.- The following week, I had the opportunity to submit a different guarantor. I provided a guarantor who reliably exceeds the income requirement, but application issues persisted--specifically with income verification due to bank recognition errors and incompatible tax documentation. They ultimately stated they would accept only three months of recent bank statements, which contain sensitive personal information and are difficult to compile for high-net-worth individuals, as all other forms of income verification submitted did not meet their criteria.- While attempting to clarify these issues with the property manager, I received an email reiterating information I had already been provided, stating I would be contacted once they addressed their workload.- The apartment has been relisted on their website with a $500 increase in rent from the original quote. I have not received any formal denial--no emails, letters, or direct communication. Interestingly, I received a generic thank-you email for a positive review of their property, though I do not recall submitting one. I am still waiting for a call from the property manager. As a federally disabled individual, I am unable to meet the 3x income rent requirement. Reliable guarantors have been my primary means of securing housing. Under the Fair Housing Act and the Washington Law Against Discrimination, I am entitled to request reasonable accommodations. Despite giving this property management team an opportunity to work with me, my experience has been unprofessional and unhelpful. I cannot recommend this management to anyone, especially individuals with disabilities who require support rather than obstacles. read more

I am a current resident, I've had issues with my washer not working and spent 3 weeks washer-less. They came and fixed it 3 different times and it wasn't fixed and needed to be replaced altogether. I'm having issues with something else now and the manager is very rude and degrading about it. Added fees to our rent that we know nothing about. Don't move here! Wouldn't recommend at all! I am coming up on a year here, and I have loved it here. The management team have been amazing, they know me and my dog by name every time I come in. My apartment A3 plan is nice, the bedroom is huge!! Nice appliances, lots of cabinets, great windows!!!! Any time I needed maintenance which was one time, my issue was fixed ASAP. My dog learned how to open front door and get out......hahaha and the management team responded quickly......my girl was safely returned to my place....... It is quiet and I feel very much community feeling here. I love my neighbors and feel safe. Parking can get iffy, but I have always managed to park. I have read other reviews and I just did not have a bad experience here and I'm an older lady. I love it here and only reason I am not renewing my lease is space. 207 E Review 1) No parking spots EVER especially after 6:30pm. Carports $125 & garages $250/monthly. hated going anywhere after work for fear I wouldn't have parking, but you can park at autozone after hrs and then walk over (lol) thats how bad it gets. Next thing you know, you're competing with 2 or 3 other cars too just driving around , waiting for someone to leave, wasting gas. One time i parked in a carport where i thought belonged to no one, believe me there are empty ones that belong to no one, car got towed, & i was supposed to take my friend to the airport for a super early flight, was also first day at my new job (reason i moved to WA) we both had to scramble for ubers, & i was charged about $450, extra because i picked up my car 'after hrs' . I had to park SOMEWHERE! 2) Apts are for tall people: tall cabinets, tall showerhead. Electric stoves have a tiny red dot as a light indicator to show there's a burner left on but guess what, if you're short, you cannot see the light from your short angle (im 5ft) . Had a burner on very low, so low, that the burner itself wasn't even red. I put a spatula on it accidentally, barely touching it, spatula melted & when i tried to pull it off, it made a crack in the glass. Neighbors across also broke theirs worse than mine. 3) water pressure is great, however hot water lasts 12 min max. If ur female w/ long hair, u wont have enough time to shampoo, condition, shave your legs at once unless u dont mind cold water in winter. 3) 2nd & 3rd floors also have wood floors, so u hear every footstep. They don't allow certain breeds of dogs, but my upstairs neighbor had an untrained Belgian Malinoi who ran back & forth all day all across the apt playing w/ what sounded like a bowling ball he'd roll around. Had terrible sleep the entire 10 mos they were there. Complained but was told its a 'service animal'. Sure. 4) fancy heaters never worked, girl at front desk laughed & agreed its complicated to fix/program & emailed me the 100 page manual. Therefore, i never got the bedroom heater to work. The dining room heater, you had to be a foot from the heater in order to feel heat. 5) My unit was in G, had no view except for a wall, was cold, dark & depressing/no sunlight. There was a nice, small tree at least when i first viewed the apt, but no joke, they pulled it out 2 days after i signed the lease, i didn't even have my furniture in yet (gee, how nice of them to trick me into thinking i at least had a tree to look at instead of the dumb wall 6) gym is nice, HOWEVER most of the times I went, there were TONS of small children; no lie, i counted 11 once, ages about 3- 9 yrs old unmonitored 7) Don't bother cleaning when u leave, they charge u regardless. 7) Water $18, Trash $29 Sewer $33, Gas $3.27, Electric $16 (separate from PSE) you're paying for the community clubhouse/ business center's amenities/lights that are left on 24/7, $5 for 'animal pests' & $5 no reason/monthly (probably for the "free" coffee, cocoa, gross protein drink machine they have? read more

I live in building G, and several times I have come to the office to be put in line, I was told that the line moves quickly, but for half a year that I have been coming to the office, I am still told that I am at the end of the list, or that I am not on the list at all. I am very upset, because people who have paid spaces under the canopy, put their cars in free spaces, leaving their free ones, as a result I have nowhere to park my car under my building G. This is a significant minus, because when you arrive in the evening with purchases from the store, you cannot unload them normally, since there are no spaces under the house. Do not move there. There are parking problems after 5 pm. After you leave, 2 years later they can put you in collections without even mailing you an invoice or explaining why. I have video proof that I moved out cleanly. They took my deposit for carpet cleaning and asked for more money. Management changes very often, making it hard to deal with them. never move into these apartments. upon settlement, they promised two parking spaces for cars. If you arrive later than 21:00, you are forced to park on the red lines. This is the second time our car has been towed and I have paid a $500 fine. I went to the office but they have absolutely no interest in solving your problems, they said there is nothing they can do to help you. Today I searched and waited for a parking space for 30 minutes and had to park on a rocky path. I woke up at 5am to check if there was a parking space to repark my car but my car had already been towed. In addition, several months are fined for not having home insurance. I have insurance, I brought them the confirmation, they said that for some reason it is not in their database. The money that was withdrawn for several months was never returned. also they charged double for some utilities, also due to system error. Terrible customer service experience. I came in for a scheduled tour April 20th @3pm only to see a "gone for lunch sign". I gave benefit of doubt and waited in the lobby for 30 minutes until I decided to drive around the complex looking for a leasing agent. I return in into the lobby after about 5 minutes only to see not one but two leasing agents now sitting there. Not to jump to conclusions, but it almost felt as if they were watching from the back room waiting for me to leave. I called both numbers listed over 20 times. The young lady explained that their systems were down which is understood, but my tour had already been rescheduled once by someone working at 207 & confirmed by someone else by text 2 days prior. I was very excited to tour these apartments and couldn't really enjoy the tour. It felt like I had to force basic information out of the tour guide. Overall it was a very awkward tour, the apartments are nice but the living room and dining room space for the B2 unit is small if you plan to have a dining table & reasonable size couch in my opinion. read more
