NOT a good company to rent from. They don't do any maintenance repairs. They gaslight every conversation and they are very rude. They will try to charge you for anything and everything they can. The Alpine Group recently took over an apartment complex I was living in for over 8 in years. The original owner sold the complex after owning the building since 1990. He was a great landlord. This is a 7 apartment complex. Five of the original renter's who have lived there for 8 years or more have moved out because of The Alpine Group. Raising rent, adding fee's that were already included in our original rental agreement. Not doing maintenance requests. Allowing pest issues to get out of control because they don't want to pay for pest control, which is required by law for all landlord to pay for pest control when pests over take an apartment unit. You know you're an incompetent property management when people have lived somewhere for more than 8 years and all of the original renter's move out. I own properties outside of Oregon and was looking to rent through this company after interacting with Heather, the office manager, I would look to other companies to rent from or manage my properties. Heather was rude and angry when we spoke and I would not do business with a customer service based company that treats people like that. I was told I was the only person who was applying for an apartment which made me want to try them out but turns out they lied and told someone else applied and they just needed their pets shots to see who would get the apartment. I hired them to manage my SFH property in Portland. In summary - do NOT hire them if you would like someone who really cares about your property and are real professional (but not a bunch of actors and actresses). I have done so much research and have reasonable expectations but the Alpine group not only disappointed me by a mile, I question the integrity of the group of people who run the business. The full story is below for those who are interested in facts and details. I had several chats with them before I signed them because I have certain expectations from a PM company. I asked to chat with the key contact person who will I deal with mainly, his name is Seann Bates. He sounded sincere while stressing how important he believed communication is (I value that a lot too). So I signed with them. Once that's done, his / their true color shows. There was a dispute between the tenants as I was suspecting an unauthorized person was living on site. I asked them to investigate. After several emails with Seann, I asked to have a phone call as it should be an easy one. Nope, he chose to hide. Didn't return my phone calls. Didn't agree to schedule one via email. All he did was hide. Then about a week later, I got an email from the company saying my contract with them was terminated. No explanation (oh well, maybe the typical it's a tough decision but we don't think it's a good fit that type of sh*t). Apparently, they couldn't handle the dispute in a professional way and thought that it was not worth their time. Again, it wasn't even a major dispute (nothing along the lines of eviction, etc.). I reached out to the group's owner Tiffany but she is just the same. Nothing personal or getting to the point. I'm glad I have moved on to another amazing PM now but at the time, the lack of integrity and professionalism really blew me away. I had once lost hope on the whole industry. Good luck to any existing landlords who are using them. They will only show their true color when it comes to facing challenges and issues - which are bound to happen at some point. read more

Total hustler's. Terrible. Don't work with them. Choose someone else. Rude, unprofessional scammers. Will rip you off. Very aggressive and inappropriate. For example, I moved into a house that was absolutely filthy. They had not had the home cleaned. And the carpets were definitely not cleaned before I moved in. There were literally butt crumbs on the toilet seeds. Stains in the toilet, it was filthy. Then when I moved out, first of all they made me wait 31 days to get my deposit back. Even though I stopped by the office to pick it up, they would've had to mail it out three or four days in advance of 30 days to make sure that I received it within the 31 days. They wouldn't let me come two or three days before the end of the 31 days to pick up the check. Then when I went after the 31 days they told me the check wasn't ready. Then when I finally got the check, they deducted $130 for carpet cleaning the carpets weren't cleaned when I moved in I had to have them cleaned. What a bunch of idiots. Total scammers. Do not work with them. The whole time I lived there they did nothing but harass me about the lawn. Kept telling him the lawn looked like crap because it had not been professionally landscaped. But nonetheless, every spring and summer they would send me two or three nasty emails telling me they were gonna fine me because the lawn wasn't in tiptop condition. They need to get sued a couple of times. I could sue them because they didn't return my deposit within the 31 days. And get the full deposit back. But who has the time? Better to just warn others and move on. read more

The Alpine Group manages a rental unit below the condo I own, and there was a water leak from my condo's master bathroom into the rental unit. The Alpine Group was fast to get a qualified contractor to fix the issue and was communicative the entire time - and they were beyond understanding, professional, and helpful. Sadly, the now-former tenant of the rental unit below mine has been less-than-ideal to work with for a few cheap items damaged, but that's her problem, not The Alpine Group's problem. Illegal business practices - watch out. This company knowingly downloaded copyrighted pictures of the interior of my home that my Agent paid for and used in the process of selling my home and then uploaded them putting their watermark on them and reposted them representing the buyers of my home for purposes of renting it out. First of all, stealing someone else's property, knowingly, (our photos were each marked with the copyright) and then adding their own name on them is illegal and in direct violation of copyright infringement law, besides that fact that it is slimy and cheap. Secondly, while the home has been sold and is legally no longer mine, the pictures posted were taken strictly for the purpose of selling my home and i authorized the publishing of them. Alpine stole the photos and has them published across multiple sites showing all my own property without permission. Creepy and slimy. Unprofessional to say the least. Intrusive and CHEAP. My Agent has contacted them multiple times to cease and desist with no reply. She then contacted Zillow to have them removed. Now they are on Craigslist. If this is how the company does business, do you want them managing your property? Shady and distasteful, dishonest and CHEAP. read more

I live in an apartment managed by Alpine. It has been very good and the apartment is perfect for me and my partner. Any maintenance issues we have had were addressed promptly and professionally. My only reason for scoring a 4 star and not a 5 is the parking situation. It is first come first serve style which is not a severe problem the problem is that there are tenants with multiple cars that do not work or run and they are left in spots forever which puts us who have a car on the lease having to park on Yamhill st which also has limited parking. For the last few weeks we have had to park our car at my sister in laws house and get home than pick it up the next day. Not to mention the visitors/neighbors from the other apartment to the left and right of us have steered to use our parking lot as a parking spot for them also. Other than that, we like where we live. read more

This Property Management company made me so very glad to be a homeowner now. They were very professional at first--they knew the difference between a non-refundable fee and a deposit (there IS a difference! Many landlords will say they charge a non-refundable deposit, which, in itself, isn't even correct). They showed us the townhouse, let me read the lease in its entirety and thoroughly answered any and all questions that I had. Our gas fireplace did not work when we had NW Natural turn the gas on, and they said the landlord would have to call them/get someone certified to fix it. TWO companies later, it was finally fixed. I guess that was probably not Alpine's fault... With other repairs, they were quick and friendly. When our one-year lease ended, we were afraid they were going to raise our rent when we went to month-to-month, but luckily they didn't. We did have an ant problem in our kitchen, and despite safely spraying, they persisted. We asked Alpine to take care of this--and we wanted to make sure it would be safe for our cat to be around. The Maintenance Manager was such a d!ck and made me feel one inch tall. He basically alluded that bombing the house is the only way they would take care of it, and sounded likehe didn't care whether our cat was in the house or not. Eventually, we stopped pushing this issue, stopped using the kitchen, and just got takeout all the time. Eventually the ants disappeared during winter. And that was the time we started the homebuying process. When it came time to move out, this is where they "earned" their one star: We didn't have a copy of the move-in inventory (where you write down the current wear and tear before moving in), even though they said they would send us a copy. So we couldn't even remember what wear and tear was ours, and what was there previously (there wasn't much to charge us with, but I was being nit-picky). We bought a house in June. We put in our 30-day notice so we would be moved out by July 31. We cleaned the house thoroughly after moving out the first week of July, and then CAME BACK and cleaned thoroughly again because it had been sitting empty for three weeks, and some dust had settled. We had the carpet professionally cleaned, left lightbulbs for them to replace (we didn't have a ladder tall enough to replace the ones in the ceiling), and left the receipt for carpet cleaning in the townhouse. Then there was the issue of the walls. We had installed surround sound speakers in one of the walls, and while my husband had spackled the holes, we wondered if we needed to paint. So I called the jerky Maintenance Manager. He said we did need to paint over the spackle. Fine- makes sense. So we took a paint chip and attempted to have it matched by my paint-matching guru at the Gresham Freddy's, and could not match the crap eggshell white color. So we went to Lowe's, who made us a pint can to try. Not only did the paint not match, I believe it made our situation worse. With less than a week left on our lease, we were now in Paint Matching Hell. I called the Maintenance Manager to ask him what color they use in their properties. I assumed that since they have many units, the logical choice would be to have one (or a handful at best) of paint colors they use. Not only did the jerk scoff at my assumption, but then made me feel stupid by even assuming such a logical thing. We ended up getting TWO gallons of Ugly As Crap Eggshell White and proceeded to paint the entire living room two nights before our lease ended. And this is while we're trying to paint the house we currently own and longing to actually go to our new home and enjoy it. We were finally done, the carpet was newly cleaned, so we called the Maintenance Manager to see when we could drop off our keys. He told us to leave all keys in the house, except leave one key UNDER THE FRONT DOOR MAT. I hope I am not the only person who sees so much wrong in this. Not only was this townhouse in Gresham, but in Rockwood, where things like drug deals and drive-by shootings worried us every night (our street was very disturbing--it looked like suburbia nestled in the midst of trashville). And our lease had not yet expired, so if anyone caught on to us leaving the key under the mat for this jerk, any damage done to the house would still be on our watch (and our dime!). We thought we would be able to just leave all keys in the house and lock the door, but the Maintenance Manager made it sound like they didn't have a copy of the key. Isn't that part of the requirement of a landlord--to have a key in emergencies? Thirty days later, we got our deposit back--they had reduced it for: light cleaning and carpet cleaning. We had to fight them for every dime, and we still didn't get the money back for the "light cleaning" charge. This was a $1200 deposit, too. Do not rent from them!! Nice at first then no call backs when you need them for something. They promised they would shampoo our carpets for renewing our lease, a dozen messages left asking them to fulfill their promise and no call back. Then we had to break the lease to relocate for our jobs and they became very retaliatory giving us a bad reference. We never were late on rent or anything. They told other management companies we had noise complaints yet we never ever were notified of such complaint ( meanwhile our always drunk neighbors would fight all night every weekend ) and we were easily the most quiet unit. They jacked up charges on our final bill for things like light bulbs after living there for almost 3 years and yes they charged us for shampooing the carpets. It was like pulling teeth for them to do any work requests. The office ladies are rude and don't help fix the situation! So if your looking to rent I would stay away from alpine at all cost! We had problems with nasty bugs in my daughter room after two weeks of us moving in, a racoon under the house that ate all the ducting, the fridge acting up, the carpet was so old it was ripping at the seams, the front deck so shitty that our mail lady fell down the stairs.. man on man my list could go on and on! read more

I can't say I would ever rent from them again. I've had problems since day 1. I had to pick out an apartment without ever having seen it because I was moving from Mississippi to Portland. The ad was for a one-story apartment, but they put me in a two-story apartment. The only one-story apartment was already taken. There was no washer and dryer in the apartment as promised. They tried to tell me that it was only washer and dryer ready. Thankfully, there was a copy of the ad on the kitchen table so I could prove how wrong they were. They did give me washer and dryer soon afterwards. Whenever I have a maintenance issue, it takes forever for them to do anything about it. It's usually a couple of days at least before they'll give me a call or call a repairman or whoever to get in contact with me. They won't do anything on a weekend in my experience. I know that not having electricity in part of my home isn't an emergency, but it's very inconvenient to me. I think the electricity issue is the one they weren't going to do anything about anytime soon because the property owner didn't want to, but when I said I would pay for it myself they finally sent someone out. That was a few months ago. I haven't had any lighting in the kitchen for almost a week now. I hope there isn't any kind of accident while I'm waiting for them to do something. I complain, but I'm still living here because the rent is very cheap, I have a back yard for the dog, and moving is a pain. When I do leave, I'll be so relieved. Update 8/1/16 Thinks have gotten better since I wrote my original review. It doesn't take as long to respond to maintenance requests. read more

I do wish the maintenance requests were fulfilled a little faster, but Jerry the handyman is great at what he does and is a real character! I typically don't write Yelp reviews, but figured with my recent experience with Alpine Property Management, I should. First of all, I want to mention this review is regarding the RENTAL side of things with Alpine Property Management, and NOT their Realtor side. It will make more sense as I explain my experience. I have been renting out my home in Beaverton for the past 5 and half years, since we moved out of state. When we were about to move (late 2011), I decided to get a Property Manager (management) company to avoid the headache of any issues while we are living in another state. I was fortunate that during the past 5.5 years while having my home rented out, there was almost zero issues in general. I mean, the renters kept renewing every year (at least for last 3+ years), hardly ANYTHING broke down or needed repair besides carpet cleaning at renewals (I only recall microwave needing replacement once). Essentially, no real activity needed from Alpine for the most part. Fast-forward to April 2017, I decided to sell my home. That's when I realized how dysfunctional this Property Management company really is. Here is the breakdown of dates what happened in chronological order: 4/10: Tenants moved out (Home Vacated). 4/12: Walk-thru done 4/17: Repair Estimate for simple items like kitchen sink leaking , light bulbs, etc (sent 5 days later after walk-thru done) 4/20: Carpet Bid (I approved same day) 4/25: Carpet Ordered (5 days later) 4/25: Garage Door: Notification/bid for repair, and that they're booked out till 5/5. 4/25: Repairs STILL Not Done (been over 2 weeks since home vacated). 5/4: Notification that garage door cannot be repaired (really? Couldn't tell me this sooner?) 5/4: Alpine flagged Stove Control Panel issue (really?? Took 3 weeks to tell me this & not flagged on 4/12 walk-thru??) 5/5: Carpets Installed **Reality check: It has now been almost a MONTH since home vacated and home still not ready for listing** 5/6: My Realtor does a walk-thru and realizes a lot of items still need repair, that was not even flagged by Alpine's maintenance the first time a month ago (master toilet running, slider blinds broken/missing wand, touch-up paint needed, home is dusty/dirty needs cleaning). They now go back again to fix these issues. 5/9: Home is FINALLY listed (1 day short of a FULL MONTH since Home Vacated). Please Note: We had to even list the home with the Garage Door not yet done, because it was taking THAT long. After this date, I (thankfully) worked with my Realtor, who I can highly highly recommend. She works for Alpine, but obviously on the realtor side of things (listing home, finding me a buyer, doing paperwork, etc). Hopefully my 2nd sentence now makes sense regarding this review being for Alpine Property Management (not Realtor) side of things. We found a buyer within a week, accepted their offer, and got everything going with my Realtor. The buyers did flag some stuff for repair (one of the items was for leaking kitchen sink that we paid for Alpine Property Management to fix), and we immediately decided to use a contractor to fix these issues instead of going thru Alpine. Done right with the contractor the FIRST time, and done FAST. Something Alpine gotta learn from. Even with a slew of delays, I routinely kept kindly asking them if there's any update or not throughout this whole time (April-May) to Alpine to get things going, but bottom line is THERE IS NO SENSE OF URGENCY with Alpine Property Management AT ALL. Even though before we decided to sell and discussed with them in advance they informed us they will work ASAP to get home ready for listing after tenants move out. I understand they have other units they are working on as well, but to me a month is excessively long to get a home that had only minor repairs done to be put on the market. Fast-fwd to end of June (~6/27), after everything said and done (the home closed on and everything)... now we are talking a MONTH AND A HALF after the home was listed and done with all Alpine activity.... I go login to Alpine's account to make sure account is closed, to find it not only still open but invoices still not paid from end of April/early May..... SERIOUSLY??? Who takes this long to update invoices??? Here goes.... ANOTHER call/email to them to inquire about this and get this going..... Bottom line: - Where they professional in their email communications/reply: Yes - Did they have sense of urgency in getting home ready: No - Did they do a good job with their maintenance work: No - Did they update their invoices timely: No - Do I recommend them for any potential renter/homeowner: ABSOLUTELY NOT. ***UPDATE to reply to Tiffany's comment below***: After home was listed, there was NO communication from Alpine that I owed them a balance, even after 6 WEEKS, again due to their extremely delayed invoicing. I am the one who had to call them to inquire what is needed to get my account closed. read more

Shari Caro in the last week We have lived in this property since December, 2014 (with a different management group) and have now been renting with Alpine Property Management Group for the past eight months. Most of their staff is very pleasant, including Tracy, Michelle, and their manager, Tiffany. Regarding any issues that need to be resolved, I have found it necessary and easier to follow up with them rather than waiting to hear back. Their communication practices could be improved upon. Although not under APMG's control, my rent was just increased over 5%. I would like to think (and hope) that Alpine is also working for their tenants by speaking on our behalf to keep rents livable and not just working for the property owners. Overall, I do believe that Alpine tries to do the best job they can. read more

Tiffany and her staff have been managing my property for 10 years. They communicate regularly and they respond quickly to any questions or comments I have. The owner's reports are posted regularly and are easy to read and understand. Owners payments are delivered on time. They don't waste any time handling property or vacancy issues. Most importantly, I believe they treat my property as if it was their own. They are the best! read more

Alpine is a great rental management company. If something is broken, they have someone out within 24 hours to fix it. Twice there have been circumstances beyond our control and weve had to oay rent late (twice in almost 4 years) and they have waived fees and worked with us. They are friendly and professional. If we move we will be looking to move within the alpine property management family. read more

My main concern is when I put in a maintenance request I have to follow up with them about it - it does take a while for things to get repaired. I know im young, being only 21, but im not stupid. at first it was just another leasing agency, but then it starting becoming more and more of a hassle whenever i had a problem. 2 months after we moved in, my roommate was attemping to commit suicide and when i called the leasing agency to let them know what was going on, they said they couldnt help becuase he hadnt gone against the lease. are you kidding me? you want blood on your carpet and police report with your property in it? after the suicidal one moved out, we got new roommates. they sent in applications and after the money was taken out of my account for the app. fees, i began calling alpine to ask if they were legally on the lease now. i called 2-3 times a week for 3 weeks. and emailed them a couple of times as well with no responses. now im trying to get off the lease early and they wont send me an addendum. they said they dont have any copies at this time. ok...who used the master copy? again, they;re a leasing agency without the paper work they need to function properly. i was waiting for the addendum before i gave my 30 day notice. yah, 30 day notice for just me leaving the lease, not an early termination. 2 roommates are still staying here. anyways, i was going to sign the addendum and my 30 day notice at the same time, heaven forbid, and send them at the same time- trying to make everything legal. they refuse to give my information to my new landlord (no more leasing agencies for me) until i send them an email with my 30 day notice. leslie and melissa are ridiculious. melissa is the one that never returns calls and leslie is the one defending her and being unprofessional with me. when im on the phone with her she makes me feel like an idiot for asking questions. oh, and when we signed the lease, they made me pay a 300$ refundable fee for me HERMIT CRABS. ridiculous. they're not going to scratch up the floor boards or pee on the carpet. they're crabs!!! usually its a 150$ and 150$ deposit, but i bitched at them about stupid that sounded, so they changed it for me. they told me that even if i only had a goldfish in a bowl, that they would have charged me. im not expecting anything back from the 950$ deposit. I hate alpine and i dont understand why anyone would want to work with them or lease from them. read more

As an owner of property that is handled by The Alpine Group, the services they have provided to me as well as my tenants have been second to none.  My tenants actually get BETTER service than what I would be able to provide them in a direct Owner/Tenant relationship.The Alpine Group is able to handle calls/issues timely, and provides a service that gives me as an owner the ability to provide an allowable pre-approval (dollar amount) so as for my tenants they can get most of their issues addressed and work completed without any delay, and this service saves me time as well...Win Win!  Not only would I refer The Alpine Group to my friends, I was a referred to Alpine Group by a Tenant of theirs!  Thank you Tiffany and team at the Alpine Group! read more

Getting any communication with her is a nightmare and getting any refunds and balances of your prepaid rent or a written explanation of what was kept and why is the contradiction of her practice. HORRIBLE! The owner of the home I still live in (8 yrs later) got rid of them for NOT doing what they are paid for. 17 hrs for a response from their "emergency" maintenance number, the owner of my home was about to get fined because they failed to register our vehicles or alert the HOA the unit was rented. Basically said it was all me and how I inundated them with calls and emails... Well duuuuh do your jobs! I shouldn't have ever known the owner of my house but the HOA started sending him fine letters. They claimed the owner wouldn't reimburse me for buying a deep freezer because it took them 17 hrs to call back when my fridge broke and I didn't want to lose the $300 of meat in my freezer, owner was never consulted and when I sent him the email chain he promptly refunded me...I am still a tenant in the same home...hmmm funny everyone shares the same sentiment... Ever changing unprofessional staff... I'd prefer to leave NO stars read more

The people who are managing the apartment are doing a great job under their capability. If there is a request under their budget, they will take care of it. However, the owner is not keeping promises. I have been complaining with extremely old windows which leak cold air winter time. Because of that, i pay a lot of money for electric bill. For three years, he has been sending people to take window measurements a month before the lease expires . After renewing the lease, you will never hear anything from the owner until one month before the lease expire again . He does that in order to justify the yearly raise. read more

We have been renting a condo through Alpine for almost 5 years now. It was as struggle with them at first but over the past few years things have improved a lot. It is easier to get a hold of someone when calling the office or sending e-mails through their new tenant portal. Also, once you get in contact directly with their maintenance staff they quickly get the work done. They have also been open to working with us when it is time for rent increases. read more

I wish I could give no stars! The date is 03-19-12 and I just got off the phone with the most "unfriendly" person I have ever talked to in my life! I asked about a house in Beaverton and there was dead silence on the phone for the whole conversation. When she did choose to speak, she was short and rude. I hung up the phone because I was so annoyed and she had enough nerve to call me back and snip at me and hang up the phone on me! That is the WORST customer service I have EVER had in my whole life!
