    They have the most lovely staff! The owner is a doll! If you are looking to rent out your home, or rent a home they are the place to go!

    Overall, living here was a very negative experience Pros:…read more- Close to where I work, so had the ability to walk to work. This was the primary reason I chose to move here. - Maintenance was quick to respond to any issues submitted and resolved the issues quickly. - Honestly, besides my interactions with Nick (one of the office staff) and the mature trees and landscaping, I did not like living in this apartment complex. Cons: - Neighbor kids stole my package deliveries. - Smoking is allowed within 10 feet of the buildings, which essentially equates to someone blowing poison into your open windows. - Old, decrepit apartments. Here are some reasons I disliked my actual apartment: -- The vents are interconnected. My neighbors constantly cooked what smelled like old meat, and the smells invaded my apartment through the bathroom vents. There was no escaping this. -- The ceilings are low, which leads to a cramped living environment. I could touch the ceiling without stretching. In the fall and winter it felt too close and confined. -- "Luxury" upgrades were the opposite of that. The cheap vinyl flooring was stained and it was unable to be cleaned. The cabinets were refaced with cheap and buckling plastic. The tubs in both bathrooms were inserts but they weren't an exact fit; because of the space between the underlying tub and the new one, there was a constant creaking when taking a shower. I wouldn't be surprised if at least one or two people haven't broken through the fiberglass of the replacement into the original tub. The ceilings are cracked and peeling. It was common to periodically sweep up dust and paint chips from what fell from overhead. -- Three months into living here there was a brawl outside my apartment. There were gunshots and police and screaming. It was chaos and it was only pure luck that no one was injured or killed. -- Administratively, there were many hiccups on the part of the staff. They did not deliver my 90 day lease expiration notice on time (it was several weeks late even after I notified them). -- There are many nickel and dime charges, and hidden fees buried in the paperwork that are either misleading or predatory. This place is lousy with fees and fines. -- There is dogshit everywhere. -- Based on what I saw, children are not accompanied by parents. Last summer I almost ran over a small child riding around the parking lot in an electric toy car. She darted out from between two cars as I was turning a corner. Not a parent in sight and no one appeared when I honked my horn. -- When my lease renewal came up, the new rate was hundreds of dollars higher than the first year. I don't feel that rate increases at the Commons at Dawson Creek are flat, but are instead based on what management thinks you can afford. When I submitted my 30 day notice I was approached by the manager and asked if I would consider staying if she removed the rent increase. - If you end up renting here, be aware that you will be charged a $250 cleaning fee regardless of how clean your apartment is when you depart. It's buried somewhere in your lease. In my opinion, I don't believe that they actually perform any cleaning. When I moved in the place wasn't professionally cleaned. It wasn't terrible, but it wasn't $250 clean. In summary, these apartments are basically people storage. Some of the people renting here are (or seem like) subsidized renters. There are many other places to rent in the area that are similarly priced or cheaper but that are nicer in terms of what you get for the money. I do not recommend renting here unless you are a subsidized renter or you enjoy living in old apartments in a wild west, anything-goes environment. Avoid if possible.

No response Saturday. I emailed them on Sunday. No response. I called them Monday morning and was told all the leasing folks were in a meeting and that they would call me back after 11:15 AM. By 3:30 I had received no call back. I called them yet again, expressed my frustration and they sent me to someone quickly. But another full day of rental search was wasted. A showing was scheduled for 12:00 PM Tuesday. At 4:44 PM I finally received my confirmation text. By 4:46 PM they changed the showing time to 12:30 PM without talking to me. Tuesday morning at 10:23 AM I received a text message to confirm my showing. I responded. At 10:33 AM my showing was cancelled. Avoid at all costs if you are a potential tenant or a homeowner looking to rent your place out. If I could give less than 1 star I would.

Summer update - they leased an apartment to me advertised with A/C and guess what! IPM never inspected the air conditioner prior to executing my lease agreement. This will be the second appliance they've failed to inspect including the washing machine that was eventually replaced. It's been another 6 week ordeal with them trying to replace the air conditioner - which is covered as a habitability issue under Oregon law. What a coincidence the unit they purchase is defective and stopped working after one day. It's been above 80 for the last two weeks, the unit I'm renting on SW Montgomery downtown is 0.5 miles from the justice center. With the protests going on I'm unable to open any of my windows due to tear gas. Not only that but I am working from home due to the pandemic. The street is EXTREMELY loud with tons of street traffic. The unit is very poorly built and not properly insulated. I had an issue with ants that was resolved but even the exterminator was shocked that the walls and floorboards weren't properly joined together. Apparently they are also owners or connected to a company called Holland Properties. The maintenance manager's email signature has both IPM and Holland Properties listed under it. Check out the reviews for Holland Properties - all the reviews from former tenants and people using their property management services are 1-star reviews. They seem to have 4-star reviews only for their realty services or people whose homes they've managed. I'm sure they're clueless about how drastically they're being ripped off. Bottom line owners and tenants avoid this company like the plague!! They will charge you outrageous monthly maintenance charges (saw it on paperwork my unit is being charges $350/month) just to do absolutely nothing / the bare minimum / claim they can't fix anything. You literally need working knowledge of Oregon law to get this company to do anything. If I could give negative stars I would.

I…read morehad to request numerous cleanings prior to moving in, a removal of a rusty, broken BBQ, yard tools, and documented evidence of pests. However, because of the market - I had to settle and move in. Since, I have discovered and documented silverfish, carpet beetles, carpenter ants, buprestid beetles, and accompanying larvae. These bugs are literally crawling out of cracks in the floors and molding - and I have found them in recently washed clothes, my sons toys, etc. I have woken up to these pests crawling on my bedspread. Needless to say - I am no longer able to sleep comfortably at the home. It has been 20 days since I requested a remedy - it took 5 days to get an exterminator out, and after two visits, I am still finding pests. I have found a place to move in order to escape the infestation, but APM will not let me out of my lease - even though this place is uninhabitable and my personal belongings are being ruined. Not to mention - it is simply unclean and unsafe for a toddler. Additionally, the added time and expense of sanitizing every article of clothing, bedding, and personal affects and packing in plastic totes (I have had to purchase at least 20 of them) is unbelievably laborious. I began packing my things in traditional cardboard boxes and would find pests INSIDE the freshly packed boxes within a day. After repeated emails, the manager literally said "I guess I'm confused on the timeline" and didn't understand why I was upset. I realize that by writing this review, they will likely withhold all of my security deposit when I turn in my keys (as evident by other reviews) but I am willing to take that financial hit to communicate what an awful and disturbing experience this is. She couldn't even read my paystub properly and said my roommate and I didn't meet income requirements when I alone make 2X rent for the property we applied for.     I'm a recent first time homebuyer and Dirk was our agent…read more Throughout the process I was extremely impressed with Dirk's extensive knowledge and experience in Hillsboro/Beaverton (where we were looking primarily), including a deep understanding of where the city is headed in the future -- crucial knowledge you don't find in every Realtor out there. This helped appease any second thoughts we had about buying our first home. He worked with us to understand what we were looking for and pointing us in the right direction. Dirk is first and foremost a true professional, handling issues that came up along the way quickly and making the whole process as easy and straightforward as it could have been for us. I can't think of a single thing I wish he'd done better; he was THAT good. He was always very responsive, answering all our questions quickly (we had tons!), and following up promptly when needed, all the way until getting our house keys and beyond. In the current sellers' market, Dirk helped us submit a very strong offer the same day we saw a house we loved. I believe his hustle helped us get our offer accepted and well on our way to closing. Choosing him was one of the best decisions we made through this process. We loved working with Dirk and look forward to working with him again in the future.
