They managed by property in Hillsboro for 4 years and then the owner got sick and closed the business. They never returned the security deposit and swindled all the property owners who they managed. read more

They are not responding as all of the negative reviews as posted in this thread...I called several times on behalf of my ill friend to service her property....she wrote an email to inform them of my presence to run her business while she is incapacitated....they haven't even email, called , or stopped by to her or me.... I won't recommend them at all because this is very unprofessional ...I would expect the owner of the property to get communication from her property management team ... I've been trying to contact Shannon Motter or a staff member since march 20 to understand rent collected for my 4plex. I've tried calling countless number of times, emailed and text and my calls are not excepted. I don't know anything more today than I did then. I was paid half of the regular amount without an explanation. I'm due to have surgery soon and trying to get my affairs in order. read more

If I could give zero stars I would. What an unprofessional experience. I requested maintenance for months that didn't happen. Was left with no heat for a month when our furnace broke. My ceiling leaked causing damage to flooring and carpets and had to move into a hotel for 2 weeks. I still had to pay rent and on top of it I had to pay all the utilities during those repairs. Shannon asked me to stay with my dad during that time to save them money on a hotel ( which they made me pay up front then took over a week to reimburse me) and when I said no she Asked if he abused me. Literally the worst management company I have ever used. And if you moved into 7399 ne nelly st. Good luck to you, the house is infested in ants, it's completely run down and the roof leaks. I'm guessing they didn't replace the carpets from the flooding because I was charged to clean them, and so you'll be having a nice mold smell in the back bedroom. I'll be taking them to court now that I've received my lack of deposit back and over the experience. All I have to say is never call them. Ask them to only email you and keep it all in writing. Precise Property Management is a relatively new company, but create by an extremely professional and experienced property manager, Shannon Motter. As a client, I've worked with Shannon for a year now and been extremely pleased with her professionalism and her responsiveness. Moreover, her inventory of homes is growing daily and generally focuses on mid- to high-end rental properties. What I've found, working with Shannon, is that she is both highly professional and a great judge of character. She's kind and thoughtful but still a strong manager. You honestly couldn't find a better combination because she represents her owners well while also satisfying renters. Until very recently, I hadn't had any rental experience for the majority of my adult life and Shannon's company has definitely made the transition from home-owner to renter a pleasant experience. I cannot recommend Precise Property Management highly enough and encourage all renters to look to the inventory and rent with confidence! read more

As a tenant who has lived in the same rental property for two years now, Shannon and John at Precise Property Management have been our first encounter with a mgmt company that is courteous, reachable by phone and email and quick to reply, and very straight-forward and upfront with us. Our duplex home neighbors and we moved into the building at about the same time, and I guess we lucked out with amazing neighbors that we became dinner & movie friends! John has sent a repair company half way through the year for inspection each year, and they have fixed any minor things we point out promptly. This has allowed us to maintain the home in top shape with their help and the owner. As an example, we requested one Spring season a complete roto-tilling of the grassy backyard to even it out and make it easier to mow. Shannon and the owner worked with us and we split the costs, WIN-WIN for everyone! We plan to continue working with Precise for our home needs as our jobs take us to different parts of the Portland metro area. Shannon, hope you have inventory when the time comes! read more

I was a newbie in the rental market and I was looking for a manager to represent me in a professional way with my tenants and transparency to show me what was expected as a property owner. My first experience was a huge disappointment, Precise Property Management has not been a good example of what property management is. It is advertised that they were on Angie's List, unfortunately it was not verifiable. That should have my first warning. Several contractual agreements were violated, they did not represent in the contract the expectations that we asked to cover, my bad of course, for trusting I could expect Shannon to help me cover my bases. To name a few issues; it was extremely difficult to get phone messages returned and rarely would you get a direct answer. Work was done on the property without our knowledge until after the fact when we specifically ask to be notified before any work was done. They charged us for services that were not rendered. They did not inspect the property prior to the tenant moving in to establish a baseline of what condition it was in so the evaluation of the property would be accurate after they moved out. We were told that we could expect them to do periodic visits to monitor the property but when they met me at the property for final inspection they did not even know which house it was, evidence that there were no visits during the 5 months they had the account. The deal breaker for us was when we found out that Shannon had to notified them of an eviction 14 days before we were notified. Shannon did not let us know there was a problem, and the results were that they moved out without notice, This created a hardship that will be very difficult to fix because of the neglect of this company in failing to "manage" our property. Several promises were broken and timelines not met. The final blow was that they left a live check taped to the window OUTSIDE of the office in full view from the parking lot, this was grossly negligent and certainly not something you would expect from a professional. read more
