    Mandy Erickson at Pacific Property Management is THE worst property manager I have ever had to deal…read morewith. in the 18 months we lived in the property she "managed", she never returned one phone call. NOT ONE. 3 months into our tenancy we realized the heat in our living room didn't work. I left voicemails, emailed and even sent letters with our rent check about it and she never responded. Only when I mentioned paying for it out of our rent did she finally respond. two months later someone came out, couldn't fix it, told her about it and we never heard anything about it again. we didn't have heat in our living room the entire 18 months we lived there. when our kitchen light shorted out and we were worried that it would start a fire, I left voicemails, emailed and put notes in with our rent check and she never responded. months later when I mentioned taking it out of our rent she responded with "didn't that already get done? I have an invoice from December". "no, that was the heat that never got fixed". no response. we didn't have a kitchen light for the last 8 months of our tenancy. when she evicted us she gave us a 60 day notice instead of the 90 day notice we were legally owed. When we questioned it all she would say was "we aren't evicting you, we just aren't renewing your lease". sounds like an eviction to me. We turned our keys over on January 23rd and by law she was required to get us our security deposit by February 23rd. It is now March 1st and we still haven't recieved it!! when asked she gives excuse after excuse. Now we have been forced to get an attorney simply because this woman is TERRIBLE AT HER JOB. I hope this review reaches every corner of the internet and that people will think twice before hiring her.

She does not respond to emails or texts or phone calls from her property owners. She does not do periodic inspections of the properties in her "care". I am pouring money into a property that was destroyed by tenants she recommended. Had she done a single inspection in the last 2 years, she would have seen the absolute filth this family was living in. She would have seen the cigarette butts all over this "non smoking property". There was a FIRE in the trees at the property and she never notified me, the OWNER of this property. She is unethical for collecting money for doing ABSOLUTELY NOTHING TO PROTECT THE PROPERTIES. I'm still waiting for the transfer of funds for the security deposit and waiting for the garage door opener, mailbox key, etc to be returned. I hope I don't have to add thief to my list of descriptions of her.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

He didn't forget anything and DJ made sure everything in the entire house worked absolutely perfect before they left. They even coordinated a complimentary carpet cleaning. I mean wow talk about going the extra mile. 5 Stars through and through for Jimmy and DJ. Also Sean the owner was extremely helpful and went above and beyond to correct some pretty bad issues we were facing. I've worked with a lot of different landlords and property management. These people are really at the top of their game. I would absolutely consider leasing another one of their properties.

    The condition of the house we rented was extremely disappointing. Additionally, the repeated and…read morepersistent requests from Holland for post-move-in, tenant-conducted condition inspection updates felt excessive and invasive. We were required to submit a minimum of four photos of every space in the house, along with an itemized list of additional close-up images. This process seemed unnecessary and disproportionate to the purpose of documenting the property's condition. It felt less like a standard inspection procedure and more like an attempt to monitor tenants for undeclared pets or additional occupants. What made this especially frustrating is that the issues with the property had already been documented in their own pre-move-in report, and no repairs were completed prior to our move-in date. In the course of three months we had 4 maintenance service calls, at the time we broke our lease there were many more appointments scheduled. Judging by the fact that we've received mail for at least 6 previous tenants--Holland has a very hard time keeping people in this very worn-out house.
