As a real estate sales professional, unusual situations come up in many transactions and so often, time is of the essence. With a recent Seller under contract, we learned from the Buyers that their inspection of the home showed that there was a cracked truss in the attic of the home. The Seller had just two days to respond to the question of whether or not he would repair. I called Todd at TH Structural Engineering and told him what I was dealing with and the very short time for my client to have the issue checked and my very short time frame. I found Todd online while looking for a structural engineer to assess some cracks in the foundation of a house I just bought where we were having conflicting opinions from my realtor-suggested foundation company and the seller's own structural engineer. Todd was understanding of the situation I was in and showed his dedication to his profession when we discovered the seller's structural engineer didn't even have the proper licenses to be a structural engineer and went out of his way to lodge a formal complaint to the proper authorities on my behalf! When he came out, he was informative and educational about his findings - for those looking to get a structural report done, it does cost extra to have that document, but it's well worth it for documentation purposes and to be able to take that report and easily get quotes from contractors. Long term water leak into a 2nd story wall from the 80's stuccoed with EIFS and a Kraft paper barrier. Purchased the house, inspection only assumed an adjacent roof was leaking as did I. After move in, found the 2nd story floor in one corner and a 6"x20"x24ft Glulam beam were sagging into garage. Supporting wall was dry rotted. Todd was beyond knowledgeable and has a life long civil and structural engineering background. With the wealth of information he provided, I was able to save $15k+ having direct repair performed on the area(s) without having to have 18ft high and 15ft long wall in the front of the house torn down and rebuilt which is what two contractors prescribed ton"properly repair" it. Knowledge is power. Surprising side effect to this fix were; Evening popping and snapping sounds In the entire house which were "creepy" are 100% gone. The original front door which seemed to have "settled" over 35 years and was rubbing when closing is now DEAD CENTER in the frame. This door isn't even attached to the wall which was repaired but still part of the same structure. If your gut tells you your house may have structural issues, call Todd and get a professional option and referral. My nightmare home purchase is now back to my dream home on the golf course. read more

We bought a new home 2 years ago and already had numerous drywall cracks within the 2 year period. Builder told us it's due to settlement and refused to do any investigation. My co-worker referred Todd and we hired him for a structure inspection. Todd is very knowledgeable and professional. He pointed out that the cracks are due to poor construction quality and not settlement or structural issue. Todd listed out a few repair recommendations and explained the situation thoroughly. We then send his report to our builder. The builder decided to send their own structural engineer after receiving Todd's report. Their structural engineer pretty much agreed that the cracks are indeed due to poor construction quality and not settlement (just like Todd's finding). The two actually had very similar recommendations with two minor differences. We had two highly competent engineers came and did a structure inspection. I do not know how to hire the one sent by the builder, but you can definitely hire Todd at TH Structural. By the way, he is a structural engineer with a structural seal, which is hard to find in the Phoenix area. Most of the other structural engineers for this line of work (residential homes) have civil seal, not structure. Not saying they are less competent but it will make a difference when you have to pull a last resort (bringing builder to court). read more
