We never even spoke over the phone, yet her communication and customer service were top-notch. Unfortunately, I had to cancel the appointment the day before. A full refund was processed immediately--no questions asked. Leigh was so understanding and accommodating of our situation, which left a lasting impression. Fortunately the following week, I was able to reschedule and once again, Leigh made it happen seamlessly. Our assigned inspector Marc Freislinger came out on a Sunday, arriving early and already working when we got there. He was friendly, thorough, and easy to talk to. During the review, he walked us through everything clearly and even offered valuable advice on what to ask the builder regarding repairs. That same evening, he sent a detailed inspection report--complete with clear photos and notes--just as promised. I can't recommend Desert State Home Inspections highly enough. It was also great to sit down with Steven after the inspection to review his report together, ask questions, and go look at some of his findings in real time. Really glad we chose to go with Advantage. They were the best combination of good reviews, high volume of reviews, and price. Also the offer to warranty parts of the property was a differentiator in the marketplace. Will definitely hire Advantage again for our next inspection.

I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

I did not have a good experience with this company…read more I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further.
