He spent a significant amount of time with me on the phone while I was dealing with what I thought was a major leak at my house. He explained what questions to ask, what the process would likely look like, and how to narrow down the source of the problem. Following Kali's guidance, I contacted a plumber to determine whether the leak was inside my house or between the house and the meter. The plumber confirmed it was somewhere inside the home, so I called Kali back the next day to schedule leak detection services. During our conversation, Kali asked me to send several pictures of the rooms, pipes, and layout of the home so he could think through the situation before coming out. As we were talking, I mentioned that I had a boiler system. After I sent him a picture, he asked if I noticed any visible dripping. I said no. He then asked me to turn off the water supply to the boiler and check the meter again. Sure enough, the leak was in the boiler system. Kali figured all of this out entirely over the phone because he took the time to truly think through how to help me. However... 1: He'll tell you that he'll follow up...and won't. You call him, he'll say he was "just about to call you". 2: He won't give you any sort of indication as to how much he can offer you. Not even a ballpark clue without commitment to make sure it's not a total lowball. This is a red flag. 3: He's flat out rude. If you question his inability to ballpark, he will get pissy and start to directly insult you. He comes off like a used car salesman. 4: He has NO license in WA's database as far as I can tell, unless it's under another name (Which in of itself is shady). 5: He basically says that every customer is lying to him about the state of the home. "customer" is not something he understands. I strongly suggest, if you get an outreach from this guy, shred it.

Her experience in construction and her clear declaration to work for the buyer and not the seller (proven with a signed contract) only add to her trustworthiness. Due to complex reasons, we were banned from working with Tanda in the middle of our home search. However we desperately wanted to keep working with her so she figured out an agreement to allow us to. Semantics made it unlikely that Tanda would receiving payment for working with us and even if she did, it would be less than half the usual rate. Despite all this, she continued to work with us, showing us houses and providing invaluable advice every step of the way. She is very responsive - even on Saturday nights with no prior warning - and is always extremely honest, patient, and helpful. During the bidding process, she saved us from very risky and bad advice from another realtor (this was our first home purchase). She stayed up until midnight the night of our bid to let us know if we won it. She continued to be very helpful throughout the closing process, communicating with and explaining things from the mortgage team. Again, it was still unclear if she would receive any monetary compensation for her work during this whole time. After we moved in, we had a scare with bugs (turned out to be nothing) and she continued to provide advice. She even paid half the exterminator bill! Luckily she did end up getting some compensation for the sale but it was much less than the full amount she should have received and very delayed. Throughout the process, it was obvious that she genuinely cared about us buying a house that we will love and not just about getting a sale on her resume/in her bank account. We are so lucky to have found her and would recommend her to our closest friends and family.
