If you want a solid Boba Place, this is the one to go to. My regular order is the winter melon milk tea, original black tea, tall milkshake, lychee green tea and they have all been good. In terms of drinks adjustment, they have zero, 30, 80, 100% for ice and sweetness level. If you are used to 50% at sharetea, Ding tea etc, their 30% is on par. A regular here, would always go again. Side note: I have not tried their food. I have heard it is okay in a pinch. But if you drive 1 minute north on 82nd there are a slew of restaurants that will be worth your money. read more

Of all the T4 locations around Portland, this one is the most consistent and probably the most spacious! At other locations my drink order is messed up occasionally, but here I never seem to have an issue. The staff is pleasant and seems hardworking. It also goes appreciated that they are open late and on a lot of holidays. In the warmer months their earl grey milk tea is my go to, but in the winter I like their hot ginger milk tea best; I especially recommend it if you're feeling under the weather. read more

I stopped by here again and ordered a mango smoothie and a royal honey peach tea. Also got their popcorn chicken, fried squid and wonton soup. The popcorn chicken, fried squid and wonton soup were made to order and hot. Nicely seasoned and flavorful. The drinks were good, nothing special. It's a nice spot to eat at and hang out. There's adequate parking and located on SE 82nd so the roads are a little busy. read more

Just opened this Friday, a new Boba place in Montavilla. For the weekend only they are having $2.95 drinks special, just to be clear, does not include any add-ons (pearls, fruit, etc.). I ordered a custom drink, and it was very tasty with very fresh tapioca pearls, not gummy at all. And I highly recommend this place based on this one drink-come check it out and see what you think! Decided to stop after hearing a new bubble tea shop opened in the area. Currently they're having a grand opening special of $2.95 on all drinks. The shop is a combination with another food establishment, Wing Kee Noodle. However they are not selling any noodles and only focusing on bubble teas (T4 establishment vs Wing Kee Noodle). There are good amount of parking spaces on both sides of the building, with 2 entrances. It is located across the street from Portland Community College - SE campus. read more

I always enjoy popping in for a snack! The basil popcorn chicken and the fried squid is my FAVORITE. The boba is okay, I think it's generally a hit or miss with the tapioca pearls depending on the time of day (either spot on or very hard), but otherwise not bad. It's a small shop and can get pretty busy when larger groups are inside, but the waiting time is never really long for those days. Friendly staff. :) parking is in a large plaza nearby a Target and a bunch of other stores, so there's plenty. read more

I am not a boba certified expert. However, I would like to think that because I've had boba in Washington, Oregon, and California, I may be some amateur expert. Someone like on ESPN 9 or a local judge at a dance competition. In this way, I ordered the jasmine green milk tea with boba and light ice. Classic setting for any new boba spot that I engage with. In this way, I knew immediately from the visual of the boba drink that it was dubious. The boba consistency from 1.3 meters away revealed that it was going to be way too chewy...And I was correct. There is something to the art of mixing cold and hot together that the viscosity of the tapioca pearl can be seen immediately. Personally, the boba needs to be in the sweet spot of soft where it's not like boogers nor pudding. It has to have some shape, yet easily chewable. The tea itself was okay as well. There is not a visual assessment, but must utilize the good old sip test to see if this tea was good. And it was decent. It was not terrible. In this way, if you combine the tea as a 4 and boba as a 2, you end up with 3 rating. I will say that there are plenty of seating, so this is a good group location for your fun-tivities. read more

This location isn't very good at following order instructions. I've ordered the basil popcorn chicken a couple of times SPICY and without a doubt i'll get extra black pepper seasoning on my chicken... Black pepper isn't necessarily spicy and i even specified 'not black pepper seasoning please'. It's either this location doesn't do that for their basil popcorn chicken, they don't want to, or don't follow instructions well. The Sunnyside T4 location is great and always follows instructions pretty well. They can adjust spice levels for their basil popcorn chicken. The teas at this SE location are either hit or miss and are never consistent with their drinks. I probably will stick to visiting the Sunnyside location. read more

I usually go to T4 in clackamas but am glad this location opened as it is much closer to me! My go to drinks are the snow globe Pearl milk tea and a lychee black tea with lychee jelly. The food here is a little different as it is also a restaurant inside. The potsticker tastes different than the clackamas location so I am assuming because it is from the restaurant. Still very yummy! The fried rice noodle were a yummy snack as well, salty and crunchy but soft inside. Would definitely recommend giving both a shot if you're hungry, also can't go wrong with the mozzarella sticks or the condensed milk buns. read more
