    They have good tea. The place takes is simple with a few tables and chairs. Good service. A few parking space around the building. This place is on a very busy part of 82nd.

    Their food is as good as their drinks! Services pretty fast even when there's a crowd. Lots of inside seating for a Boba shop. Noodles are good, red chili oil wontons , fried tofu , I'm working my way through trying their entire menu. The Chinese pig-ear snack is the best version in town.

    I stopped by here again and ordered a mango smoothie and a royal honey peach tea. Also got their popcorn chicken, fried squid and wonton soup. The popcorn chicken, fried squid and wonton soup were made to order and hot. Nicely seasoned and flavorful. The drinks were good, nothing special. It's a nice spot to eat at and hang out. There's adequate parking and located on SE 82nd so the roads are a little busy.

    Just opened this Friday, a new Boba place in Montavilla. For the weekend only they are having $2.95 drinks special, just to be clear, does not include any add-ons (pearls, fruit, etc.). I ordered a custom drink, and it was very tasty with very fresh tapioca pearls, not gummy at all. And I highly recommend this place based on this one drink-come check it out and see what you think! Good luck to this business, and to the addition of a restaurant inside that will open up at the end of the month.

    Decided to stop after hearing a new bubble tea shop opened in the area. Currently they're having a grand opening special of $2.95 on all drinks. The shop is a combination with another food establishment, Wing Kee Noodle. However they are not selling any noodles and only focusing on bubble teas (T4 establishment vs Wing Kee Noodle). There are good amount of parking spaces on both sides of the building, with 2 entrances. It is located across the street from Portland Community College - SE campus.

    I always enjoy popping in for a snack! The basil popcorn chicken and the fried squid is my FAVORITE. The boba is okay, I think it's generally a hit or miss with the tapioca pearls depending on the time of day (either spot on or very hard), but otherwise not bad. It's a small shop and can get pretty busy when larger groups are inside, but the waiting time is never really long for those days. Friendly staff. :) parking is in a large plaza nearby a Target and a bunch of other stores, so there's plenty.

    Normally I do like this place but the last time I ordered a drink I didn't notice there was a hair inside of the cup itself, I had to throw it away when I saw it

    I usually go to T4 in clackamas but am glad this location opened as it is much closer to me! My go to drinks are the snow globe Pearl milk tea and a lychee black tea with lychee jelly. The food here is a little different as it is also a restaurant inside. The potsticker tastes different than the clackamas location so I am assuming because it is from the restaurant. Still very yummy! The fried rice noodle were a yummy snack as well, salty and crunchy but soft inside. Would definitely recommend giving both a shot if you're hungry, also can't go wrong with the mozzarella sticks or the condensed milk buns.

    Went for a late night drink run. The workers were nice and they had a great selection on their menu. The shop was clean and I loved that they had a fun wall where we could write or draw lil notes. I bought a chocolate waffle but would have loved if it had a filling or something with a lil more flavor

    First of all, PERIOD!!!!!!!!! Moved back to Portland and was extremely excited to find a T4 in the area! The basil popcorn chicken is my ABSOLUTE FAVORITE & an extreme MUST have. It was soooo fresh, hot and full of flavor. Thank you to the associate who made this for me! DO NOT WALK, RUN !!!

    I bought 2 taro milk tea with the same sweet percentage (50%). But one tastelessit, doesn't have any sweet to it. The other is really sweet, doesn't taste like the usual 50% sweet

    Great boba. I enjoyed the winter melon with pearls. I would come back here again. They also have smoothies and other light fare

I don't know if there's cross contamination, or just being super over brewed, but the Jasmine Tea ( the green tea they use) was very very tart. I lean more toward tea quality for my boba drinks, so if you're like me, I wouldn't recommend this place if my visit is representative of their brewing capabilities.
