Donot do any business with SWEHOMES. First you sold me a house that needed major repairs. My Biggest Mistake was not seeing the home before I bought it. To add insult to injury my home flooded on 01/08/25 from a leaking toilet. The insurance company did everything they needed to do including sending me my first payment to start my work on my home. SWE homes held on to my check for over 30days and wouldnt release the check to the contractor I chose telling me I needed to choose a cheaper contractor. As a mortgage company your main concern should be making sure that the contractors homeowners choose are insured contractors. Instead, they wanted to keep money from the insurance company to line their pockets. This is called DTPA and its against the law in texas. I had to hire a lawyer to get my money to fix my home. People need to start reporting them to the attorney general. Do better by people you do business with and stop taking advantage of low-income families. read more

SCAM! Me and my wife were actually happy when we got the house it was in good shape, and it was beautiful. We start to take out the old 90s carpet and the whole underfloor was ruined. My front porch is dilapidated so I can't even get home owners insurance bc they claim that's a liability. But,SWE, oh they'll cover it for; you at a rate way above market. For 18 months we haven't gotten one receipt for our payments and they lost two(one was cashed the other wasn't) and blamed me and my wife for USPS losing it. They claimed they mailed it back, but that was over a month ago. Every time I talk to someone it's a different story about what happened to the money. From making an offer to closing Never once did they tell us they owed the city money from past liens. three years later they prod one sheet of paper. No heading , not attached to any disclosures.. stated We agreed to take on someone else's lien. who and the hell would knowingly assume an unknown debt. No knowledge, no amount , no documentation. Will not tell you what rate that is or how much you owe. If you stop paying for the scam.. he sells the property from one LLC ( SWE homes ) to another LLC ( W8 Homes ) at public auction for a small price then takes you to civil court for the difference. What this company does is take advantage of low income people and people with poor credit. You will pay well above the value of the home at a very high interest rate. Lost my insurance money close to 2k because the house hasn't been able to be occupied. Down payment and monthly payments have been made on time. Jonathan has been no help in trying to resolve this and this is very upsetting. It's been almost a year since we purchased the home. When I called the other day I again asked for Martha and she answered my questions. Easy process, rapid results if your approved or not and the down payment is just like you would with a bank with less hassle. Just contacted them about a property in the Houston area, the property is in really bad shape so I thought they may let it go to an investor who would fix it up and rent it out properly. After hearing their "deal" I could not believe people do business like this. I ran some numbers on the house and it was valued around $164,000 in it's prime. It's current condition is unlivable, it's in very poor shape and would require thousands of dollars to repair, upward of $50,000 for certain. I estimated the value of it between $60,000-80,000 on the very high end. I asked if they were willing to make a deal and even offered cash, they refused, no big deal it's theirs. Their counter offer was for me to put down $11,000-15,000 non-refundable deposit and then pay $2,593 a month for 40 years. I thought it was a joke until they sent me an actual listing on it with those numbers. This is inhumane and preying on people who can't get traditional mortgages. I guess everyone has the option to say no but I did a google search of the company and it's owner and I'm pretty shocked that this guy isn't in prison. Buyer beware. This company appears to be unregulated as they are private lenders which is why my client cannot get their real estate taxes paid in a timely manner, not get a response to emails and phone calls seeking an accounting of the money paid over several years, nor have we been able to get a payoff. We filed a complaint with the Board of Real Estate in TX only to be told this company is not regulated by any entity. I guess our only recourse is to hire an Attorney in Texas before this client loses a home that they have put so much money into. Morals and ethics? Most of the ratings listed here are very low. But I would recommend anyone with bad credit but want to buy a house. I suggest looking in NACA. I'm a former mortgage lender who just bought a home from SWE just over a month ago; and I'm here to tell you what you can expect. Depending up the condition of the property they may give you a discount. In my case I got a $6k discount. (Unfortunately renovation costs will be approximately $15k - $20k.) You can make your down payment over a few weeks and make sure the SWE sales agent offers a refund if you don't get approved. Make sure to discuss this and make sure he/she put's it in writing. Once you make you put down money, they take the property off the market for you. You then fill out and sign a standard 1003 mortgage application, then submit your W2's (for the last 2 years), your completed tax returns (for the last 2 years), last 3 - 6 months of bank statements, and recent pay stubs (for the last month). You will receive a bunch of disclosures. Read every word. They will give you an idea of your payments including taxes and insurance. You will need to sign and send some back. You will also need to pay your home insurance 1 year in advance. (They have home insurance companies they work with which will give you a good payments.) You will need to take a 15 minute online mortgage class and then submit the certificate. You should get an inspection and title search done from reputable companies. Bring both a voided check from your checking account, and cashiers check to the closing. The cashiers check should be for the amount of the closing costs. I thought this company was a scam and did a lot of research before I bought from them. It's not a scam but the property will likely need work and the payments will be quite high. I think if you want a house, and can't get a mortgage from a bank or mortgage company this company is for you. As a former mortgage lender, I also have to say the process is much smoother in getting seller financing. One other thing I would like to say is that at some point the home insurance company will actually come out an inspect the outside of your home with no notice. In my case they are requiring me to fix the roof ASAP or they will cancel my insurance forcing me to buy more expensive insurance. This will be a large unexpected expense and it doesn't sit will with me. I'm not happy about that but I have no choice but to have it done. Anyway, I got the house. That is the most important thing. I will do business with SWE again. Update: This is very important. If you buy a home with a worn out roof from SWE, your home owner insurance may require that you repair or replace it within 30- 60 days after you buy it. I went with a company SWE refered me to and they didn't tell me until after I bought it. This is what happened to me. This was a big expense that I didn't expect. read more

I've been trying to get approved for an house and still got denied. Unfortunately I can not rate below this....this is the most unprofessional, unethical, inconsiderate company I have ever had the misfortune to deal with. I did not choose this company my mortgage loan was sold to them and everything went downhill from there. I have work in the mortgage industry, so I know how things are suppose to work. I never received any notification from them when they acquired my loan and I had to track them down to figure out who they were and where payment was to be sent. They could never tell me anything and after 3 months of me constantly calling I got a notification that my loan was in default and pre-foreclosure. I continued to call and not once could anyone give me a straight answer. At this time COVID was in full effect and unfortunately my company went out of business and I was laid off. Not only would they not work with me but harassed and threaten to take my house 4 to 5 times a day. I felt like I was dealing with "Loan Sharks". I had to borrow money from several family members to stop the pre-foreclosures and even after explaining my situation to them they continued to threaten every month to take my house. It was so bad that I had to sell my house to someone who would lease it back to me in order for me to stay in my house. I am a single mom who was faced with circumstances that were beyond my control as was the the entire country and this company showed no signs of wanting to help their client instead they proceeded with threats, scare tactics and the most professional mannerisms I have ever seen. I was interested in a home that SWE had listed on their website. I called and spoke to someone about the house and then went by to pick up the keys. They gave me a set and said I had 5 days to get it back to them. I went to meet my contractor at the house and.... None of the keys fit the lock. Not a happy camper. read more

I have had the worst experience with them in this pass year. First, they didn't let us buy out the house we currently live in and transfer it to a different company said we had to finish paying it which I call BS on. Second, they advised us that we had late fees that needed to be paid immediately, didn't allow us a payment plan or anything and gave us a month. We weren't even notified that there were any late fees to being with. We ended up losing the house. I have been living there for 5 years now and it was devastating. Now we are under a leasing contract for 2 year and we were told it was only for 1-year contact before getting the contract, when asked why it wasn't a year, we were told that it was always 2 years and it would cost us more for 1-year contract. When we asked why couldn't re buy the house was told that they didn't want to resale. Every time I call to speak with someone no one answers. When I get the voicemail, they say they will call back within 24 hours, but I have never gotten a call back. They sold our information before we had come to an agreement about the house and my family and I would get countless text and call from other companies. In the past they have helped us out I am talking about 10 years ago or longer, but now I see this place as a shit show.
