decided to earthquake retrofit my home and was looking for the best company to do the job. I inteviewed a few and the last one I met with was "Sunshine Foudation Repairs". Sam V came to my house and told me what we needed to do. The price was more than fair! It was an excellent deal. Sunshine made this process so easy. They handled all the paperwork with the city for the Earthquake Brace and Bolt program. They showed up on time, did all the bracing and bolting within a matter of a few hours. They also poured concrete under the house to further stabalize the foundation and poured concrete over areas that were deteriorating due to an old moisture issue. They even put some heavy duty bracing on a concrete wall for extra strength. The gals in the office, the owner of the company Rom, Sam V and Joe were so helpful and really wanted this to be a great hassle free experience. These guys are so different from the typical contractors. They show up on time, do the work and are responsible. No games or excuses. If fact, they are even helping me remove a few old rusted pipes under the house whcih I have wanted to remove for quite a while. Can't say enough about the great service Sunshine performed for me.... The inspection process with Sunshine was great. They Tech Golan took his time, took picture showed us what was going on with our foundation. Explained what the process would be to repair it. The repairs took less than one day, and of course, they provided pictures of everything that was done. A very small deposit was made before they began the job, and that money was for the permit from our city. They did all of that process as well. Cannot say enough good things about them.Fantastic! This is an honest review based on my experience with Solomon (project manager) and his team. I have experienced serious dry rot in the foundation of my Dad's home due to water drainage issues when the home was first built. Having bought the home some time ago, my folks never bothered to check on the drainage system which was poorly thought out upon construction. This resulted in years of water saturating the wood foundation (as we discovered when our pest control person went under the house). Ignorance is not bliss - we were in for a big project to repair it. And this kind of expense would make any home owner very nervous. It's a lot of time and money put into the hands of a literal stranger - who you are trusting with your home. We were however in an unusual situation (plot twist), we have a family member who was a contractor. So when we got 3 bids, he already knew the way he would do the repair and what would be overkill. The first bid was a joke, I explained the situation and they focused on upselling earth quake reinforcement project and not listening to me because apparently I'm not in the business and wouldn't know what was happening. Next. The second bid was well thought out technically and the approach was sound but would not be executed as we imagined would be most efficient (or near the budget we had in mind). Again a no go. The third bid was Sunshine Foundation. Solomon was exactly on the same page as us in regard how to efficiently fix the home. He has a practical approach, explained himself clearly, took many pictures when he went under the house to explain to us what he was thinking and was very open to getting questioned (no ego). Exceptional follow up and communication every step of the way. The work was done as discussed and then some. After unearthing many extra feet of damage to the wood, instead of charging us as we went, Solomon held his pricing. I know for a fact he took out way more damaged wood and did the repairs - than I was charged on the contract/agreed on. My family member said he probably went to the mat for us with his ownership but kept us on budget (unheard of). The foundation was properly supported when repairs were done (can see from outside), stucco/paint and vents all completed well. I was fortunate enough to have an expert ensure that we were more educated than most homeowners - so I admire Solomon's honesty and hard work. I have attached picture of before and afters. This review is mostly about the communication, the value and the peace of mind I've experienced with the team at sunshine foundation so far. Inspector was courteous, on time, and clear in communicating. Front desk updated me and my real estate agent (special shout out to Diane for being so friendly and timely with answering the phone and with scheduling us during a tight inspection window.) Inspector showed up on time, explained cost estimate and reason for cost estimate. Was transparent about what needed to be fixed sooner rather than later (and also was honest enough to tell us that cracks in the stucco will likely occur as a result of the type of work they are recommending-they also noted windows near the base where they need to work and explained that they will do what they can to protect the windows so that they won't be damaged in the process) Overall the experience has been good so far. After reviewing several foundation repair companies on Yelp, I requested for an appointment with Sunshine Foundation Repairs (SFR). SFR's appointment staff was quite courteous. After some confusion (my bad), I finally got an appointment and Solomon showed up timely. I showed Solomon the problem, one corner of my garage -- right at the garage door -- appears to settle (the townhome was built in 1977). After setting a laser level on the garage floor, he took several measurements in the problem area, checked the footing inside and outside, walked and looked around a bit. Solomon explained to me that my house structure is sound, as the footing looks fine and no stucco crack can be found on nearby walls. The problem seems to be caused by the lifting of a corner of the slab located externally to the entrance of the garage. Solomon pointed out that roots from a nearby Hollywood Juniper may have lifted this slab. If the lifted edge of the slab gets in the way of the garage door (an old counter-weight type garage door), then simply change it to a sectional type garage door. That's all I would need to do! Solomon's assessment certainly made my day! I was fearing for the worst, the settlement of the foundation, which would require costly foundation repairs.
