That day, a few hours later, maintenance, after a phone call, was at my Unit ready to fix all issues I was having. I love this apartment complex so much. All of the staff do a really nice job at keeping the atmosphere comfortable and nice and accommodating. Polo, one of the maintenance workers has been nothing but kind and super helpful anytime I've had questions. They perform requests right away, they never let you down. I really want to shout out Polo in particular, Laura, Sarah and Cassie, and another maintenance guy with glasses who's name I forgot. All VERY kind. I lived here from 2016-2019 and overall it was a very enjoyable experience. Here are the pros: 1. Excellent location. It's about a 15-minute drive to downtown Portland yet it feels like you are in a rural area. There is a shopping center literally across the street. There is also a hospital right down the hill and easy access to Highway 26 which takes you to the stunning Oregon coast in about 90 minutes. The only negative about the location is that it can be tricky navigation through the hills in the winter with the snowy/icy conditions. 2. The apartments are very nice with what I thought was a unique floorplan. The balcony views are the best I've had from any apartment that I've lived in and there is plenty of natural light. 3. The gym and swimming pool/hot tub were nice amenities. 4. The staff was friendly and my maintenance requests were handled in a timely fashion. Regarding a user's negative comments about construction, the management did discount rent for three months. As far as negatives go, the only main ones would be financially-related. The rent was raised every time I wanted to extend my lease but I understand that it's a standard protocol for apartment complexes. When I moved out, they deducted money from my deposit and claimed that my cats did damage. I believe the apartment was in good condition when I left minus standard wear and tear. Also, I was paying pet rent for three years ($50 a month for two cats) and I think it's unfair to charge pet rent if you are going to take money out of the move-in deposit at the end anyways. Despite that, I would recommend living here if you move to the Portland area - especially if you don't have pets! ;-) read more

I've been a cheerleader of sorts for Sunset Summit for years, but that's starting to change. The prices for 1 bedroom units are now $250-$350 more per month than comparable units in the area. I cannot say enough good about Sunset Summit Apts. From the state of the art apartments, the many amenities & especially the fantastic maintenance staff. Maintenance is very professional, and they respond right away within the day of request or the next. The maintenance manager Polo is very knowledgeable and has a hands on approach with all requests that the staff respond to. Situated in a convenient, beautiful, AND safe area, the apartments are very well maintained (great maintenance team with Polo Aguilera running the show with professionalism and courtesy). We've lived at Sunset Summit for more than two years and have loved it. The staff has been tremendous, always quick to respond. We've always felt safe. The neighbors are courteous and friendly. The grounds are well-kept. And the view is spectacular. The one common complaint on this site is the ongoing construction. While some might consider it an inconvenience, I see it as maintenance/ improvement/investment in the property. Sunset summit= a construction zone with no regard to its residents. After living here for 2 years and going through 2 major construction projects it seems like it will never end. The projects are very poorly managed and they will NOT tell you about them when you sign your lease. Year 1= blacktop project. Instead of doing small sections at a time they tear up half the road all the way around the complex. Traffic jams, poor planning, pot holes, and a rushed project I fed up with tar everywhere and road conditions worse then they began with. Year 2= complete invasion and hostile takeover. Cosmetic repairs to the outside of the building= a take over of the apartment on the inside ( see pictures). Going on the 3rd month of this now and management refuses to do anything to rectify the situation. I also highly recommend getting a printed and signed copy of your lease. Management is known for sneaking things in at the end and trying to rush you through everything. read more

I have lived at Sunset Summit for two years, they didn't overcharge for my deposit move-in was very easy. For what you get in these apartments the rent is actually cheap, it's expensive in the grand scheme but these apartments are incredibly nice. Central air, very spacious, washer dryer, beautiful beautiful grounds! People are respectful here it's never loud and it has a beautiful view. I've lived in Portland for 20 years and these are definitely some of the nicest apartments here. read more

We love our home at Sunset Summit! In our top floor apartment we enjoy spectacular views, tall ceilings, big windows, and a cozy fireplace. The staff has always been extremely helpful and friendly. They host some wonderful events for the community, for example grab & go breakfast, trivia night, and my personal favorite, free yoga by Guided Fitness! I can't go without mentioning the fabulous amenities... weight training/cardio gym, pool, hot tub, sauna, indoor basketball & racket ball courts, and a nice, comfy club house. Plus the location of this complex is absolutely great! Super close to QFC for groceries, easy access to downtown, and right down the road from 217 and 26. Not to mention lots of hiking trails nearby. Ive lived here for about 3 and a half years. I've seen 3 different property management companies come in and take over unsuccessfully. Throughout the time I've lived here there has been insane amounts of construction. There's one stairway for every apartment so when they work on them you are not allowed to enter/exit your property between the hours of 9 am - 5 pm and that's if the construction crew remembers to un-board the entrance to the stairway (I've had to call the property manager to call the construction crew to tell them to come back to let us into our apartment.) The spa isn't open, and they don't take off any money on your rent to compensate for lost amenities (there are essentially no amenities anymore). Our truck was stolen from right in front of our apartment only 2 weeks after our next door neighbors. They have no cameras and absolutely do not care when you have issues like these, as said before by alma the previous property manager "I already told you there's nothing I can do for you." Catalytic converters theft is also common here. The recent incident that has pushed us over the edge is when they moved in a meth addict to my bottom floor and she consistently harassed my family for months. Spray painting our cars, letting air out of our tires, threatening me etc. If you love being stressed out, if you love lots of loud noises, if you love your privacy to be invaded, and if you love not feeling safe where you live then these apartments may be right for you! read more

One star just because the leasing agent was nice and they had indoor basketball and racket ball courts. But while touring the model units my girlfriend and I noticed multiple large bugs that appeared to be cockroaches or maybe box beetles they look pretty similar but I didn't get close enough to examine and determine what it was. My girlfriend mentioned there was a bug on the carpet and the leasing agent pretended not to hear... which leads me to believe there is probably some sort of infestation. Anyways it's safe to say we saw the bugs and wanted nothing to do with this place. Note to the owners: get an exterminator! read more

Having lived in a wide variety of apartments and locations, this place has, by far, been the best. The views are wonderful, the decks are actually decks - not the standing room only porches featured in so many complexes - the open floor plans give a sense of space to Portland-standard square footage, and the price is a bit less than living downtown but with quick access to both suburban and urban sights and fare. Oh, and in unit washer and dryer, which is a godsend, having come from places where I had to journey deep underground into a lair (probably) of some unspeakable thing in order to pay five bucks to wash my clothes. For whatever reason, we have also had minimal sound issues as well. At least less than reported in other reviews, and we are sandwiched in the middle. We had some neighbors move out recently, who apologized for all the noise they'd been causing, and I had basically no idea what they were on about, but nodded my head and said,"No problem," anyway. Most importantly, ever since moving in, management has been attentive to concerns and issues that have come up. We haven't had to wait more than a day for random fixes, when other places take a week or more. They work with our wonky schedules to address things, and we can even get lightbulbs replaced, which I wish I knew was an option before heading to Home Depot. Ask and ye shall receive, indeed. While there is currently construction, and yes, it's about what you'd expect, what's been unexpected is the attempts to mitigate the chaos of the updates to the structures. We have been offered a guest suite to stay in, had a few months of rent reduced, and an electric bill comped. I've lived in places where management was "on site" and any construction on or near the property was a fact of life and the best I could expect was a curt "deal with it." As a whole, our stay here has been wonderful. I think it should say something that despite construction, we plan to stay, as the combination of excellent management, wonderful location, cozy units, and all the aforementioned things are keeping us here. It's a mix of things that I've been hard pressed to find anywhere else. read more

When we moved in a year ago the management was very good. Maintenance was responsive to your needs and friendly. In December a new owner bought the complex. They are very unfriendly and distant to tenants. Maintenance staff are unreliable and rude. When winter storm came, no staff in sight, stairs in shovels and icy no plowing of parking area. We lived there month to month until we bought a home. The apartment and views were beautiful. The management and maintenance staff were excellent, more than fair, and generous. The pool and hot tub are well maintained and also nice...club house too. We were on the top floor, so we never heard neighbors. The people below heard us on occasion, but didnt feel it was a problem. But, we are not very loud people. Only down side was the highway noise. Our tolerance for that is low. Otherwise, location is excellent...super quick to the bus downtown, easy walk to Starbucks/grocery/etc. read more

You will love living here! I have been living at Sunset for a couple of months now and it has been the best apartment experience I have ever had! I work in Property Management so I am usually pretty picky but let me say that Amanda, Cassy, and the rest of the team both leasing and maintenance have been fantastic. Every work order I have put in has been fixed that same day. The apartments are spacious, the rent is worth what you pay, the views are incredible, very pet friendly, racquetball and basketball court, a great community room, and a pool. I haven't moved out so I can not say anything about the deposit return but I can say that the deposit is not that high. All in all, like I said it is a great place in an awesome location. read more

Me and my roommates have lived here for almost a year and let's just say we don't recommend these apartments to anybody. Cops are constantly here. The spa has been broken almost the entire time we've lived here. But, I'd say my favorite would have to be our neighbor who randomly decided she hated everyone who lived around her. My roommate woke up to cat feces, cigarettes, cottage cheese, yogurt, *minced* garlic, and honey coating her car. Along with extreme profanity and random phone numbers spray painted on all sides of her car. Other neighbors were also targeted and tagged with spray paint. This neighbor had apparently been a problem even before we had moved in. She has yet to be kicked out. Through multiple police reports, being put in danger, and our personal property damaged- Sunset Summit has yet to do anything about it or kick her out. I could keep going, but I think you all get the point. Don't live here. read more

It would be best if you looked elsewhere. Pros: 1. There are great views 2. Apartments aesthetically look O.K. on the outside (and they're renovating so they'll look even better...on the outside) 3. They have a pretty cool mail delivery system for package handling 4. Their maintenance personnel are friendly Cons: 1. Not pedestrian friendly at all. If you want to walk west, you will need to cross the road at SW Miller Rd and SW Barnes. Otherwise, you will need to cross blindly at another exit west on Barnes (that's a fun turn btw). 2. The apartment complex is scattered across a hillside. It snows more here than other parts of beaverton, so be prepared. 3. Our apartment had fleas upon moving in. They don't seem to contract out to third party exterminators and use their maintenance personnel for that. 4. They have "smoke" alarms near showers and bathrooms which continually go off if there's steam. Should they go off too often, and should your neighbors complain, the leasing staff seem to passive aggressively tell you that you should close the door, turn on the fan, and deal with it (for the betterment of all, of course). Of course, this might also lead to mold, etc., as their fans aren't *that* strong 5. The leasing managers seem to want the apartment complex to look fantastic... on the outside...And they will go out of their way to do make sure that everyone knows. Like the typical home owners assoc., they will write passive aggressive paper notices to you when things are not up to their standards. A previous tenant had left a tire in one of our parking spaces; we left it there because it didn't seem to be in the way; the leasing office writes us an ultimatum to move it. 6. Look at the cabinetry carefully upon moving in. Assess whether *you* think it's well made, or a cheap alternative. 7. Read your leasing agreement *carefully*, especially with regards to the end of your lease. Remember what is written, and don't expect them to remind you directly. They will, however, tell you about the various special deals they have on new lease renewals (always a nice gesture). 8. Access to mail packages and various amenities is limited to leasing office hours. read more

It is my sincere hope for current and all future residents at Sunset Summit that management has, indeed, learned from their experiences on the first building, as well as from the time, energy, and devotion we invested in direct and honest communications with Sunset Summit. Wishing all current and future tenants a positive experience! NOTE TO READERS: Below, you'll find a reply I wrote on 8/30/17 after management at Sunset Summit responded to my 8/12/17 review. The response from management that I was referring to n the below post has since been deleted by management, and a new reply has been posted by Cassy, who is part of the management team at Sunset Summit. On 8/30/17, "Management" at Sunset Summit responded to my 8/12/2017 review with a standard reply rather than taking the time to do a bit of research beforehand, which gives prospective tenants another example of the lack of effective management skills I outlined in my earlier post. She addressed me as if I were still a tenant, by saying she "hopes there is the opportunity to improve my time there," and by inviting me to "come into their office to provide them with direct, valuable feedback." Had she taken the time to look in their records, she would have noticed that we are no longer tenants; that we did not renew our lease; and that we moved out on July 15, 2017. I do not recognize her, so perhaps she is new, but had she done any research prior to posting her response, she would have also noticed that, while living through the extensive construction that lasted more than seven months on our building (an obvious impact to our lifestyle since I was a student and my partner worked evening shifts), we DID "stop in the office and provide direct, valuable feedback" and I also met with Jonathon Parfitt, the manager, in his office, for more than an hour, and had several phone calls with him as well. In fact, it was our tireless communication efforts, our thorough record-keeping, our photographic documentation, our daily journal, and our commitment to integrity that eventually resulted in compensation for two months rent and one month's utility bill for each tenant in our building. Yes, there is always room for improvement, for all of us. I don't enjoy writing unfavorable reviews one single bit, yet this was such an exceptionally unjust and traumatizing experience, I was compelled to inform prospective tenants. read more

Sunset Summit is a hidden treasure! My partner and I have lived at Sunset Summit for over 2 years now and we recently renewed our lease for a 3rd year. We absolutely love it here. The entire staff is AMAZING! They are seriously the nicest, most helpful people. I've never waited more than 24 hours to have a maintenance issue resolved. The grounds are beautiful and they are always adding and improving things! The clubhouse and pool and hot tub area is very nice and well maintained and we have a gym, two racquet ball courts, a dry sauna and locker rooms with showers. One of my favorite perks about living here is the free workout classes they offer called Guided Fitness. They have several options such as yoga and strength training, led by a certified trainer, all free! I seriously quit my gym and only workout here at Sunset Summit now! Lastly, this is one of the most dog friendly places I've ever lived. So many great places to walk the dogs and everyone, including the staff here, is always happy to stop and pet the dogs and show some love! read more

My partner and I moved into this complex a year ago and for that year we have truly enjoyed every moment. Not only was it a beautiful sunset every night but the complex was so well up kept. Every issue we had the management staff were there to help. Not only did they help the went the extra mile to make sure we were satisfied. In my personal opinion I think this place has a special application in order to The apress people to get the right clientele , after walking through there and seeing who lives there and how they act and less you got lots of money and perfect credit and a great education don't plan on getting apartment there so if you're just a mediocre middle-class person like my self don't count on it . We went in with two years great rental history from the same place and beat Income requirements by seven times what they asked for and then we denied us because of some bad credit I call bull , not to mention they still charge you the fee . I don't even know where to begin. This is the worst apartment experience I've had in my life. The leasing office is all smile seen you tour, but for us that quickly changed. Yes, they do take acceptable care of an aging (30yo) complex, however my biggest shock was the lack of sound insulation. Don't expect any privacy! It's terrible. I literally would have the neighbors complain about my TV if I turned the volume up to a nearly audible level. I was forced to but wireless headphones. When you can hear a microwave oven beep in the next apartment when you're in the bathroom, or your neighbor's bathroom fan - you know it's unacceptable. I think the fact that the building code at the time of construction probably not being as strict along with the fact that these are 3 story buildings sitting on top of PYLONS makes it that much worse. At the end of our 6 months lease, we couldn't wait to get out of there. We left the place in perfect condition. Having read another review about someone having issues getting their deposits back, we were prepared to well document the apartment condition upon move out. It has been over 2 full months and we have follows up several time regarding the deposit refunds. They apologized and said they would check on it (blah blah), but nothing. Oregon law clearly says they have to give a written accounting and/or the refund within 31 days or they have to refund in full. Well. The refund came today and it was partial. It's completely crazy. I'm glad we videoed and took photos of everything. I'm calling Oregon Housing Authority. They way we have been treated is completely unacceptable. I have not listed all of what we have been through with Sunset Summit, but I felt it was my responsibility to write this review. Do yourself a favor and pick another apartment community. read more

The Pros: Great View. Tall ceilings. The Bad: Fire alarm that goes off randomly nearly every morning in the entire complex that cannot be shut off. The staff is terrible, unfriendly, inconsiderate, I could go on and on. The place is incredibly small for the cost of rent and seemingly everything breaks. From closet doors to blinds to washer and dryer, everything falls apart and then takes weeks to fix. The people who live here are mostly elderly single women whom find issues with everything. I was told I cannot watch TV at five in the afternoon at the level I could here the TV at (which wasn't loud) because the "TV made her wall vibrate". I was told I can't come home late at night by the a neighbor because "coming home at 2 in the morning is unacceptable" (this was after I just worked all day). I cannot wait for my lease to end. This place is nice from the outside but once you're all moved in you will notice how outdated, unfriendly, and unbearable this place truly is. read more

For those of you who plan to move in, not at this time please. We have been suffering from the construction since we moved in with our baby. It is acknowledged that there would be construction. But were not told it could last as long as at least four months with loud drilling noises that you could basically study or eat or even live at home. There was no patio or views at all. We have to close the window-shades all day because the constructors are just standing outside of our window. We have to move out to a temporary room to escape the construction inside our living room. Our baby has to sleep in the car to escape the loud noise every day... The management team was quick to respond but barely not helpful with apologizing or "understanding" in words, saying they are always there and we could talk with them anytime. Why would we talk with the people who could change nothing about it? I could not understand why they would rent out the apartments to tenants if there is construction going on like this serious. It is not living-friendly community. It is not even healthy to us too, both physically and mentally. The management team does not care us especially with a baby enduring this even though they said they did. Let's switch our roles! Imagine it is THEY not WE who are living here and have to pay a thousand bucks for a construction area for four months, I highly doubt if they WOULD be willing to live in this hazardous living area. We don't care much about the rent honestly but rather we feel like the management team do not care us, our health. And they ask us to pay for the rent with the construction going on. We, together with other tenants, are planning to ask legal issues as to whether the apartments would jeopardize the tenants physical and mental health to adults, especially babies with the noise outside. From law perspective, it belongs to NEGLIGENCE. Let's see. read more

The good: The view is absolutely spectacular, no matter what apartment you happen to get. The all-wood deck is really cool. The apartment architectural design is such that wind can blow straight through with the windows open and create a nice breeze. The so/so: Pool and hot tub are very small for the amount of people who live at the complex. Pool and hot tub close at ten, even on the weekends. Rent should really be $200-$300 less, especially considering that the clubhouse, fitness room, and pool/hot tub are not as nice as they should be for the amount you pay in rent. Appliances are very sub-par "hotpoint" brand cheap models and prone to break (as my neighbors complained to me about as well as i found out when my freezer and fridge just stopped working for no reason after i was assured six months before when renting that it was "new") The bad: The staff. Well, actually, the maintenance guys are very down-to-earth friendly, sweet people. The property management office people, though... Yeesh. It was apparent from the start that "J", our tour guide for the apartment complex, felt that we were too young and could not afford to live in her complex... despite having already provided a pay stub that clearly showed our YTDs exceeded the yearly rent eightfold. She made several disparaging comments to me about the fact that i do not work and nearly had me ready to walk away from the complex just because of how she was treating me, but we ended up renting because we thought we wouldn't have to deal with the office much, and the view is amazing. (I am disabled and unable to work) We found a better option for housing later this year, and left sunset summit behind quite joyfully. "J" took us through the lease ending process and then proceeded to make an incredibly catty comment about how she "hoped (my husband) could find work again in such a crowded job market" -- basically heavily implying that the only reason we could possibly be leaving was that we could no longer afford her complex. The amusing part? We were nearly doubling our rent to get into a nicer part of portland in our own home. So, yeah. If you want to be treated like you're underneath the high social strata of Sunset summit's leasing office (espescially if you're under 35) and enjoy being looked down at, this may be the place for you. Heck, If you're lucky you may rent and have a fabulous time and avoid the property management office altogether. Oh: they arbitrarily upped our lease breakage fee without consulting us or taking into account that we had a signed legal agreement stating how much it would be. I guess things like legality don't matter in the face of an opportunity to make a buck. read more

You would never know the property is 30 years old because the lady who owns and operates the property is so meticulous and detail-oriented. It is immediately apparent that the property is not only managed well, but that they proactively invest and maintain their buildings and landscaping to ensure tenants have continual improvements to lure them back another year or two. The most recent improvements were adding concrete slabs with picnic tables in grassy areas that have lots of sun exposure. This was a nice touch to an already stellar place to live. The clubhouse is really nice, especially the area you can reserve for get togethers and family gatherings; even the artwork hung on the walls is modern and refined. The racquetball court is a nice touch, not to mention the basketball hoop, sauna, hot tub and well-maintained pool. I want to re-emphasize this: the property is meticulously maintained, even the pool, even during the winter! Despite the high quality of the property and clubhouse services, the actual units don't disappoint either. They are up to date and are equipped with all needed appliances, even a dishwasher. The one bedroom units are the same way. The floorplan was designed so well you can actually watch sunsets from the back bedroom, if you really want to. There is no livable portion of these units that escapes the spectacular views the property provides. The landscaping is meticulously maintained as well, they contract a professional landscaping service that appears to do a great job keeping everything up to date. The owner is visibly investing in erosion control projects, improving water drainage and continually adding new features to benefit guests. Despite all of these property investments, rent prices have remained nearly stable the entire time. We are paying the same price now, in 2014, for our monthly rent that we paid in 2010-2011 when we lived here previously. Yes - that is correct: a West Hills landlord that has stable rent prices. Don't listen to the trolls who are messing with the reviews here; we would not be return tenants if we were nothing less than impressed with this property. We lived here a year, moved to Los Angeles, then returned to this property when we moved back to Portland in 2013. I can't say enough about a landlord who insists on continually maintaining and updating their property, even though it's decades old and is in a place so nice, with such fantastic views, that they don't technically have to. If you're looking for a place with a nice view, good floorplan, all appliances, a great maintenance team that responds immediately to calls and a perfectionist property owner/manager, then check this property out. I moved from Sunset Summit in January 2017 after residing there for over 5 yrs. The Manager (now regional mgr) and Assistant Manager (now manager) as well as the maintenance and grounds keeping team were great - very nice and responsive. Maintenance is outstanding. Initially I moved into a 2 bedroom second floor apartment in a lower building, and then transferred to a 1 bedroom penthouse in a upper building. The penthouse apartments have fireplaces, wood(ish) floors, ceiling fans, vaulted ceilings... The views are beautiful and can literally be breathtaking... Location was perfect, just up the hill (2-3 miles) from the downtown - same distance to Beaverton area. Over the years I watched people move out and then seen them move back in a year or so later. Comparatively I have lived in the Pearl (9th&Marshall + 9th&Everett) and the waterfront (McCormick Pier), Sunset Summit was my favorite. Sunset Summit is a great place to live if I move back to Portland I will move back to Sunset Summit. read more
