Regrettably, I am posting this review to express my family's disappointment with Sunburst Deck construction. Below are some of the issues we encountered after selecting Sunburst as a contractor to repair and install concrete footer on our deck, which in our understanding is a relatively minor work for deck construction companies: Communication: Sunburst agreed to contact us to confirm the time the crew will be at our house to perform the work. This did not happen. As a result, while I was at work, we were alerted by our home surveillance that an individual had rung our door and was walking around our property. The individual was not wearing a Sunburst shirt and the vehicle parked in front of our home did not have a Sunburst logo. Therefore, out of concern for the safety of our family and our home, I left work in the middle of the day to find out what the individual was up to. Once I arrived, I was able to find the individual who told me that he was with Sunburst and he was there to work on the property. Sunburst's failure to confirm the time as agreed resulted in me having to leave work unexpectedly. Quality of Work: The crew did not complete the work that we requested, after we had paid a deposit. When I arrived, I noticed that the concrete footers were not in place as requested during the quote. An individual assured me that the work was not complete, and another crew would come out the following day to put the concrete footers in place and to remove the debris from the front yard. I thought this did not sound right at the time, but I decided to place my trust in the individual because he was the onsite representative for Sunburst. The following day on Friday, my wife called and was told that the job was complete, and footer would not be installed. After a couple of phone calls a Sunburst project manager admitted to the error and said they would come out to correct the issue. After discovering additional issues throughout the weekend as detailed in the photos below, we declined Sunburst's offer to send a different crew to fix their error. Customer Service: We explained to Sunburst that due to the haphazard treatment of our property, our family was not comfortable with them returning to our property to fix their mistakes. At one point we were told that we were being unfair to them and they felt entitled to keep the $1,125 deposit for mistakes they made replacing the posts on our deck. As a result of their negligence, we are now left to redo the work they had done in addition to the work we set out to do in the first place, while being $1,125 out.

Avoid this company. We hired Sunburst for a fairly large project: a new covered Trex deck and new Trex porch, and a wood fence. They began the work in March 2016, but did not complete until September 2016. The entire experience was a nightmare, which is still ongoing today (Sept 2017). We have posted the photos on Yelp. The biggest issue is that our Trex deck is falling apart, which the Trex representative attributed to improper installation and advised that our warranty could be void. Sunburst is a Trex certified installer, yet they failed to install our deck and porch properly. Other workmanship issues include cracked fence posts, warped fence panels, and deck lights popping out of the Trex. From an administrative standpoint, Sunburst also failed. After the work was done and the final payment was made, we received notice from our county of residence that there was not enough distance between our deck roof and the neighbor. We thought Sunburst had taken care of this with the county; they told us they were working on it and we would be getting a waiver. In addition, it took repeated requests to get a final bill showing that we made the final payment and our balance was zero. From a logistics perspective, Sunburst definitely failed. Their workers would disappear for days or more at a time to work on other projects, with no communication at all. We were often left wondering when or if they'd be back. During the seven-month project, materials were strewn all over our front and back yard. There was miscommunication between the workers and the people delivering/retrieving materials. Overall, there was little to no communication from the office on most issues; we spent an inordinate amount of time repeatedly reaching out to them and trying to sort out issues. We even wrote to their president, who responded with a letter that was no more than lip service. The other reviewers who gave four and five stars seem to have had better experiences, but we certainly did not and are still living the nightmare almost a year after we paid the final bill.

    Shoddy post

So after all is said and done, I would not recommend Sunburst. We are still mostly happy with the addition we did, but all the below still applies - especially the part about how they did work that we specifically said we did not want - the posts in the center of the view. The kicker is that when we tried to address the issues we were met with a bunch of lip service and more bad craftsmanship. The crew was sent back to our house on several occasions - at least two, maybe three - to re-do the crappy work they did. It took WAY too long to get Chad out to see the shoddy work himself - which he also admitted was shoddy. When he did come out he promised that everything would get fixed, and even offered up some extra pieces and crayon-things (which never showed up) to make the posts look better..."we'll take care of you" he said. Then we get an email saying he'll get an estimate to us on how much it'll be to do those extra pieces he had just promised us. Ummm, NO! The crew tidied up most of the shoddy work (not all of it, and not all "fixes" were fixes, like putting rough cut pine on the ceiling where it should have been finished pine) and we decided to cut our losses. At this point, after over 7 months of this crap, we just don't want to deal with them anymore. I recommend you look elsewhere if you want your work done well and timely.

Custom lattice, bar shelf, and gate added the details we love in our new deck!

Sunburst did an amazing job building our new deck and we are very happy with it! From the sales professionalism to the construction crew, we would definitely recommend to those looking for a great addition to your home. Our deck was built with Trex railing and wood decking.

The rotting wood and chipping paint was unsafe for our family.

On time and beautiful! Only complaint we had was that the PM was sometimes slow to respond and didn't communicate status/ipdates.

Carmen Pretopapa, Nathan Hill, & Zack Hill do nothing but lie and scam people out of their money. Worse, they'll damage your property, costing you more money! I wrote a review while they were still "working" for us. They threatened to stop all work unless I removed the online review. I removed it, still hoping for resolution on project. Their tactics are gaslighting, lies, & threats. And Carmen blamed his employees for all the mistakes in the construction- saying, "well, all these guys are Mexican...or er, ya know all those countries are like Mexico to me...and they don't have the same standards we do." WHAT?! Hired them to build a 10x11 portico roof & install 2 patios in July 2022. They took $18,400 from us. After several delays, & numerous excuses about vacations & illnesses, and even blaming the county- work finally began in Jan 2023. Porch failed inspection FOUR times. They damaged our new home roof, damaged our house siding & caused immeasurable stress. When it became clear that the structure they had partially built was 100% UNSAFE: (a) rafters not tied into the home correctly; (b) random beam installed over door, then removed; (c) foundation posts not level causing a backflow of water & water intrusion into home; (d) structure allowed to sit uncovered for months during rainy season also allowed damage & mold growth; (e) the post near house should have actually been tied into home beams- instead they tried to build a "box" in front of the door & then poorly attached a porch roof which was incorrectly tied into home roof. Basically you could push on one of those posts with one hand & the entire structure would move. The whole structure could have easily come down, ripping out our home roof with it!! We stopped all work until a structurally sound plan could be devised. Had our 3rd meeting with Nate, Carmen & county inspector who advised Nate & Carmen exactly what needed to be done. NONE of the corrections were done-they simply shoved shims between posts & porch roof to "level" it. We bent over backwards trying to work it out with the company, we gave them numerous chances & a lot of money. We finally hired an attorney & went to court. We won & were awarded actual & treble damages plus attorney fees. Not surprisingly, Nate & Carmen ran off with our money. Our attorney sent garnishment letters to the company bank, but were informed the total amount in their account was only $2,000-that won't even cover our attorney fees. Virginia should stop them & prevent this from happening to anyone ever again. They have been allowed to commit fraud, damage property, and steal from honest people in Loudoun & Clarke counties & beyond. Don't believe me? Look at their reviews, look at the BBB where they have an F rating. Look at the state DPOR site at all the complaints...according to the state site their last known business license was REVOKED.

I appreciated their attention to detail and their craftsmanship. Also, Jeremiah patiently answered all my questions throughout the entire process -- from the free estimate at our house through the completion of both projects. He also made several excellent recommendations regarding color, stain, layout, design and so forth. The new concrete walkway and stoop/threshold (with matching pavers) took years off the appearance of our house, which was built in 1969. The back patio also looks fantastic! They removed the original 4 concrete slabs, as well as some pavers that we had installed ourselves as a temporary fix several years ago. All of that was replaced by stamped concrete that was antiqued and sealed. One of our friends commented that the patio now resembles a European old world square. In addition, the project significantly increased the usable outdoor living space. We have received numerous compliments on both masonry projects from friends and neighbors. I would give Jeremiah and his crew 5 stars for the finished projects. I highly recommend their work! In fact, I would have given a 5 star review OVERALL but there were a couple issues that precluded me from doing so. First, I was told that the work at our house would begin between 8:00 a.m. and 8:30 a.m. but no one showed up until approximately 3:30 p.m. [They had been at another site working on a concrete project that had been delayed due to rain earlier that week]. I understand scheduling conflicts can happen, especially with businesses that are at the mercy of Mother Nature. However, I would have appreciated a simple phone call to keep me in the loop. Throughout the morning and early afternoon I left voice messages with the contractor and Masonry Specialist, LLC. I sent a couple emails to the company. I even posted a message on Masonry Specialist's Facebook page. It was only through Facebook that I received a response. The second -- and main reason -- I gave 4 stars instead of 5 has to do with the way the final payment process was handled. Our two projects combined were not inexpensive. Therefore, I wanted to take advantage of my credit card companies' rewards programs. I emailed Masonry Specialist and asked if I could put half the project cost on one card (to get air miles) and half on another card (to get points). Brandy at Masonry Specialist responded via email, "We can certainly accept credit cards, however, they charge us a 3.5% fee -- with two transactions, they would charge us 2x -- we prefer cash or check due to this." I suggested a compromise. I said I could send a check that day for half the payment and then immediately call her with a credit card number to pay the remaining amount. Brandy responded that she would be happy to accommodate. HOWEVER, she would pass on the 3.5% credit card fee to me. What?!? Since I wasn't thrilled with the idea of having to pay more than we both had originally agreed to, I wrote a personal check for the entire amount and mailed it to the company. Masonry projects can be costly. I doubt that all families have large sums of cash at their disposal. I would hope that Masonry Specialist, LLC would reconsider its policy of charging customers a fee for the convenience of using credit cards. That would be a 5-star idea.
