Wilkinson Property Management completely ruined my property! I had them manage my property for…read moreyears and thought they were doing what they were supposed to do - manage it. No - they never went to the place (not even present when HVAC, water heater and other $$ equipment was installed - the contractors Wilkinson found didn't even clean the vents!) and the tenants turned out to be illegally renting out rooms and parts to others! I had to get rid of Wilkinson, hire a private attorney, then evict the tenant. If there are key locks on the inside doors, tons of push-pins everywhere, etc., that is a red flag. Allowing Wilkinson to "manage" is going to cost me $75K or more to fix the entire place - it's beyond comprehension how horrible it is now. DO NOT USE WILKINSON. Also, if you do get a property manager, ask for quarterly cleanliness checks (I can't tell you how gross the place was!), illegal occupancy checks (this can be done through routine online searches), pet checks, etc., and if the company will be there for major installations - if not, you as the property owner should be there. I had no clue because Wilkinson is the worst. I wish I could put zero stars.

We hired Sandro to dig out and underpin a basement (with full gut reno as a separate unit), renovate several bathrooms, and completely redo a backyard/patio. Having someone literally dig out your foundation while you live there is a harrowing experience. But SVC exceeded our expectations. Not only were SVC's prices far more affordable than the nearest bid by a huge margin, but they completed every task up to my high standards. Sandro was always flexible when we decided to make changes to the plan. And he was amazingly good at anticipating questions ahead of time and making sure that he had our input when necessary. Sandro handled all aspects of the renovation including the design, architectural drawings, permitting, sourcing materials, and building. Only the structural engineering was outsourced (to a structural engineer). My only complaint is that the project took slightly longer than estimated. Hard to fault too much, since this is the nature of the business. If you are on the fence, choose Sandro and SVC. It will be the best decision you make in your reno. I will absolutely be using Sandro again.

My clients were confused about how to schedule a showing, so I assisted them by scheduling and showing them the property then calling on their behalf. When I asked about the application process and tenant brokerage commission, the first representative stated that commission was paid but could not provide details and transferred me to a leasing agent. The leasing agent then stated that no commission was offered and spoke in a dismissive and unprofessional manner, saying things like "give me your tenant" and "I don't work with agents." She also questioned why Renters Warehouse should pay a commission, stating that she "technically did not do anything," which was inappropriate and disrespectful, especially given that I was advocating for elderly clients who needed assistance. I did give them tenant's information when they asked for it. This experience showed poor communication, lack of transparency, and an unprofessional attitude toward cooperating agents. I would not recommend Renters Warehouse to clients expecting professionalism or collaboration.

They didn't send me a signed lease. Eventually the tenant and I had to get in contact with each other bc we had no idea what was pending or next steps. They did not send me any finalized documents, to the point the tenant had to send them to me. Just an overall embarrassing experience. Xemina (leading office) and Niki (realtor) are who we dealt with. They did not respond to the tenant until a week after they applied which makes me think how many opportunities we missed with other future tenants. Overall, they dropped the ball and were flippant with someone that is dramatically important such as our first home/rental.

Zac presented me with a anticipated revenue proposal, which seemed slightly unrealistic. But, he and Great Dwelling knocked it out of the park. He made the revenues promised, and then some. Great Dwellings has a standard formula for their properties, and I nit picked it and thought I knew best. I then went the self-managed route, thinking I could do at least as well as Great Dwellings. I did - but, with stress and time I could not afford. I came back to Zac and Great Dwellings and humbly asked them to consider my property again. Instead of the "I told you so", Zac and team were gracious and professional. I am back with Great Dwellings and have learned my lesson to let the pros be pros. While their revenue share and other fees may seem high at first, the ultimate financial results make up for it. And the peace of mind that my home is managed and cared for properly has no price tag. I highly recommend Great Dwellings.

The initial sales person was a classic over-seller and promised the world while simultaneously doing a very surface-level review of the situation, ultimately concluding that we were in need of an indoor water mitigation system and sump pump. The sales process was tortured, over-the-top, and ended with the classic "same-day-only discount" proposal (red flag number 1). The scheduling process and lead-up to the project was radio-silent with no preparation on what to do or what to expect from the project manager or the sales person until I reached out proactively. I had to call the morning the project was set to begin to even know if they were coming or not (red flag number 2). The project itself eventually began and within less than an hour it became obvious the source of the leak was in fact a burst pipe and not ground water coming in through the basement. I called the office and put a stop order on the work at which point they immediately became very cagey about what options were available to me and from this point on once again went radio silent (red flag number 3). Upon reaching out to the office multiple times (via both email and phone) to address the issue and seek at least a partial refund of our deposit for the issue, they took 3+ days to even respond, and when they did, claimed that despite obvious pictures pointing to the pipe being the issue, it could have been ground water at the same time and they were unable to provide any refund of any kind (red flag number 4). I get that I signed a contract. I get that they planned and scheduled the work. I also now have learned an expensive lesson about trusting my gut and being more proactive about my concerns. But they're supposed to be the experts! And the fact that they took absolutely no responsibility for having done a poor assessment of the situation up-front and then pretended like they were actually still right about it was disappointing and embarrassing. I can't in good faith recommend working with this company to anyone.

Phenomenal! Value…read moreDry was a referral from another small local company whom I implicitly trust. Markus, their VP, came out to give us a proposal and quote. We then got proposals from two other local companies. Though Value Dry was not the lowest quote, we felt by far the most comfortable using them. And we are very glad we did. Our entire basement, which is entirely below grade, has (had!) water seepage due to hydrostatic pressure (water is forced into the house from underground), especially this last year with all of the rain we've had. And we have a huge basement. Markus proposed a new french drain around the entire interior perimeter of our basement, all of the exterior walls: 210 linear feet in total (we have a big basement). He explained in-depth what they proposed to do and why and how. They also added a second sump pump for us. And a battery back-up pump. They sent a crew of just three guys. Roger was the foreman, and you just have to love that guy. Great personality and he calmly and politely answered every question I had (I'm a detail freak). They were fantastic. They kept everything as clean as possible (not completely, but you can only do so much for concrete dust from jackhammers). Their work was very detail-oriented. It was cool seeing the destruction followed by the construction, laying down the new PVC underground drainage pipes, the new concrete on top of it, etc. Roger and I had discussions throughout the week about how best to do several things, like where and how to place the clean-outs (we have two) for the pipes. Bottom line: Look no further. They are honest. Not too expensive. And they deliver exactly what they say they will. Also, just a few weeks after completing our basement they did a smaller job for my in-laws, also local. They were just as happy with their work and with both Markus and Roger and his crew as we were. So this is really two 5 star reviews in one!
