I enjoyed being in Center Village as it was close to food, entertainment, and of course skiing. The condo was clean and well stocked (friends stayed in another building with a different vendor and they did not have nearly the items we had). I rent my home at Topsail Beach NC so I understand the importance of a well stocked home. Working with The Lark Mountain Group was easy. A little backstory: On May 27, 2024, I made a reservation through Airbnb to stay at Lisa's condo in February 2025. The cancellation policy required a 50% fee should the reservation be canceled at least 30 days before arrival. I paid in full when I made the reservation. Three days after the I made the reservation, I had to cancel it due to some unforeseen circumstance. I contacted Lisa and explained my situation. She could have easily stuck with the cancellation policy and charged me 50% of the total. However, she agreed to waive the fee and did so promptly. Lisa was generous and I wanted to give a shout out to her. Thank you so much, Lisa.

The company itself was completely unorganized when it came to maintenance. We couldn't get them to fix anything. Our entire year lease the gate to our driveway did not work. Our sliding patio doors did not work- which in a house with no air conditioning (and paying $1700/month) would have been nice. It is one thing to have a company be completely unorganized and unprofessional and another thing to add on top of it completely RUDE employees. Their maintenance man also showed up to our property yelling and cussing and throwing things around. I am astounded that this company stays in business. I feel bad for the homeowners who trust their properties to be managed by these people with such a high level of incompetence. We were charged over half of our security deposit for normal cleaning fees at the end of lease. I have never had such a bad experience as a renter for over a decade. It's a shame that these people work for a company like this and are ripping off people who work hard to take care of a rental. If I could give them zero stars I would.

    O.K. I had promised to leave another review of Properties Pus (purposely left the "L" out so that…read morethey sound like the nose-wipes that they really are). One thing I remember is there was a massive gap in the composite 'boards' under the kitchen sink. Water had soaked down to those cheap 'boards' and the 'boards' had dissolved. The kitchen was on the back of the house, facing the back yard, and the deck was attached to the house close to the kitchen. With that huge hole under the kitchen sink, it was a perfect setup for mice to get into the house and get into other areas because the cabinets on the front of under the sink did not latch shut. The mice could just slip through the door. And the mice came in; many mice came in, all the time. Yes, we had a cat. He was an older kitty, and could catch mice outside, but the cabinet doors kept him from getting to the mice like he might have. The point of this first section is that later, when the property owner's 'handy person' was in the property, as he was prepping and painting the outside of the house, I told him that there were mice getting into the house, and that it is a health hazard. His answer was, "Every house has mice." That was a B.S. answer. NOT every house has mice. So based on that clown's B.S. answer, I decided to act on my own. I went to Home Depot, purchased a couple of boards of half-inch plywood, wood glue, nails, screws, and even a nice drill. Added in gloves, respirators, and safety glasses, the total came to over 350.00. I identified two YouTube presentations where professional woodworkers had repaired cheap destroyed 'wood' under kitchen sinks and put in good plywood. I had a handy friend who has circular saws and tools come over and after cleaning out the old MOLDY composite 'boards' from under the sink, I washed everything with diluted bleach water. Then we measured and cut the plywood to fit the bottom and sides of the under sink and closed all of those gaping holes. We did a thorough and CLEAN job under that sink. (Their management DID NOT complain about any issues under the kitchen sink when we moved out, IMAGINE THAT). There were NO MORE MICE after we FIXED the under sink. We also did the property owner a HUGE FAVOR by repairing THEIR STINKIN HOUSE!! That same year my spouse died. Properties Pus decided that they'd CLOSE OUR LEASE just a month after my spouse passed. We were in the midst of CRIPPLING GRIEF, and had to move. Got everything out of the house and HIRED a PROFESSIONAL CLEANER to clean the house for a $200.00 fee. Properties PUS came back and had a 45-page diatribe (complete with pictures) of all the things that they did not 'consider properly cleaned.' The heater registers were dusty, they said (registers were FULL of spider webs WHEN WE MOVED IN. Properties Pus wrote that the fireplace was not 'cleaned' when we moved out. Well, the fireplace was FULL of OLD ASH and PARTLY BURNED wood WHEN WE MOVED IN. They had a 45-page list of all the things that 'we' had not cleaned when we moved 'out.' GUESS WHAT? The STOVE wasn't clean WHEN WE MOVED IN. The WINDOWS weren't clean WHEN WE MOVED IN. NOT ONE THING that they complained about for our 'move out' was 'clean' WHEN WE MOVED IN. It was a pigsty when WE MOVED in. They are hypocrites to the ULTIMATE DEGREE and money-grubbers. They will present you with a completely NOT CLEAN house when you move in. And then they will turn into White Glove perfectionists when you move out so they can charge you 2,000.00 or 3,000.00 when you Move Out. Nastiness never ends with this motley crew. When we moved into that place it was FULL OF OLD, STALE CIGARETTE SMOKE. One bathroom was so imbued with smoke sticking to the walls that I got nicotine poisoning when using steam to try to clean out the STINK on the walls. DON'T EVEN THINK ABOUT RENTING FROM PROPERTIES PUS. I guess there may be worse companies out there, but they are THE WORST that I have EVER experienced in my ENTIRE LIFE. Run, run, run. Live in a tent on the street before you rent from Properties PUS, they are a putrefying WOUND in the list of improper property management companies..

    I do not even want to give them a one they are so bad and corrupt! They made me give them an extra…read moremonths rent along with my deposit but when I moved in there was trash in the basement that I had to clear out on my dime, the previous tenant left a broken grill, and large folding umbrella that was also broken along with a large tree on the side of the house that was cut down. There was no curtain on the back patio or lower bedroom that I had to install, the toilets all ran intermittently because the seals were broken or just old, the inside of the house was never painted and looked like someone just moved out and several smoke detectors did not work even though I replaced batteries several times. The carpets looked clean but not professionally and several cabinets in the master closet did not work. There was also a moth infestation in the unfinished basement and there were already holes in both screens, the moths made a mess when they all finally died that I had to clean up! The house is almost 30 years old so trust me it was not in that great of condition behind the surface like any old house when I moved in! When I moved out they took most of my $5,000.00 deposit and that took almost 60 days to send a check for $212 dollars claiming they had to fix all of the these things that were broken when I moved in. They also charged for an extra garage door opener and door guards that were never installed when I moved in screens in basement that already had holes. They charged me to fix all of the toilets that never worked because the house is almost 30 years old. They charged me for a toilet roll holder in a bathroom that was never there when I moved in we used a stand alone one I bought at target. They charged to fix the smoke detectors that I took out because ofter two separate maintenance calls they still beeped with new batteries because the wiring in the house was old and there were several sockets and one stove burner that did not work! they even charged for a new garage door keypad and opener. The garage door openers worked when I moved but were really old. Because I moved out a few days late they charged me every day for inspection fees even though I told them what date I would be out by. The list goes on but basically they charged all of my deposit money to fix up the house better than when I moved in for the owner which is a shame and never reimbursed me for the trash and tree removal , the moth infestation in the basement or the drapes over the patio and downstairs bedroom, or removal of the items left in the back yard. They are all about corruption by fixing up the house better than it was after you move out. I recommend you take photos when you move in like I did so you can take them to court, but of course they are a large company that does not care because they have corruption money to use for their legal team and they know renters usually do not have a lot of money to spend on legal fees, however, the state of Colorado provides very good free resources to fight greedy property management comnies like Aspen Management! I will be taking them to court and I hope everyone takes note of the type of passive aggressive company you are renting from!
