This is the first apartment building I moved into where there isn't a traditional office open during the week that you can walk into to meet the building managers. You have to drive to the cornerstone office location to pick up the keys which wasn't clearly communicated to me when I arrived at the apartment complex hoping to pick up my keys when my lease started. Luckily though the move in process was smooth and I didn't need to contact the office to use a dolly or anything, though that would have been helpful. Since I moved in I received 2 large packages that I could not carry up to my apartment without a dolly or assistance. I called the office number and connected with Doug, who promptly got back to me and said he was on the way to the building see if there was a dolly I could use. Next thing I know he was at my door and had brought the package up himself! He is super friendly and helpful and went above and beyond to help me with my packages. The gym has all the necessities and feels clean. The building feels safe and the butterfly entry option is super convenient when ordering takeout/delivery. Overall a great move in experience and apartment complex.

The staff is extremely attentive, neighbors are fun and outgoing, community events are very well organized. We absolutely loved the neighborhood: lots of bars, restaurants, Trader Joe's, hair/nail salons, a great park, convenient bus stop with plenty of buses going Downtown, easy access to Cherry Creek bike trail - everything is within 2 minute walk! The apartment itself was very nice: we had one bedroom with a balcony, and we were the first people to live in it. We didn't have one issue with any appliances/fixtures the entire time we lived there. And any small requests (e.g. lightbulb changes in the overhead stove light) were taken care of the same day. The finishes are very nice and modern, and the windows (especially in the bedroom) are huge! Lots of natural light. One thing I personally enjoyed in particular - because of how well this complex was built, it retains heat extremely well. In the two winters that we spent in the complex, we turned the heat on for approximately 2 hours the entire season. The apartment just stayed warm! And surprisingly, it didn't get too hot in the summer either so A/C never ran for too long. While there are not too many amenities, 7/S has everything you will truly need: fantastic gym with windows all around, great rooftop with mountain views and grills, cozy common area upstairs with several TVs, nice fireplace, and a shuffle board. On one hand, I wish this building had a pool. On the other - every other building that has a pool inevitably becomes an extension of a frat house in the summer since everybody constantly throws parties in the pool area. I would hate to live in one of those buildings during summertime! Unfortunately we had to break the lease because we moved to SF for work, but the entire process was smooth and painless (I should mention that we weren't able to sublet our apartment and had to pay the fee, but we had a very short notice and the fee is outlined in the lease, so it was completely fair). The only negative event that occurred while we lived in 7/S was the bike theft, and unfortunately our bike was stolen during the first (out of three) round. However renter's insurance took care of it within 2 business days so while very sad - at least it wasn't a financial burden. If this building in your price range and close to where you want to be - definitely consider moving here! Will be best decision of your life!

Was definitely concerned that I'd be discriminated against like in the past for being a transgender and LGBTQ+ resident but so far they have been so great of management. I did have some issues getting my hot water fixed for a while but I know that they did everything they could less replacing the whole water heater and then they eventually did that too. The only thing I can think of that I am a bit bothered by is that I can't seem to get them to fix my log in to the online portal and that does take away from my rights as a tenant to report maintenance issues, view/print copies of my account statements and pay my rent bill online. Wish they'd fix this soon because I've sent so many emails addressing the issue without even a response from the management. I look forward to renewing my lease soon because they are overall a great company to work with and I love the townhouses. I'm looking forward to getting my renewal notice since I know you guys are super fair and understanding management. So happy to work with a management company that truly operates according to the housing laws and recognizes tenant rights. Thanks again for being one of the best places to rent from in Denver! The rent here is pretty cheap compared to other places we've looked at but that was in LODO. They have a nice basement area where you can play billiards, watch TV, ping pong, and rent it our for a party. Another great feature is the have an INDOOR pool! I haven't been here for winter yet but I would imagine that would be pretty cool to have. The staff is also super nice and so are the ppl. It's a really diverse population here so if you're a racist, you need not apply. But we like the diversity and the culture here. Only problem about this place is moving. You're suppose to have to move underground but no truck or even big car for that matter can fit in the underground underpass. You pretty much have to move it from outside to inside which can be a walk. Make sure you have friends or family to help you move.

A few miles from Cherry Creek, about a mile to the light rail, lots of restaurants within walking distance and lots of them also deliver which is a plus. The Korsakov is right off I25 but I felt completely safe living here. The cost of living here cannot be beat! I did major apartment searching in Denver, and many of the places in the general area of the Korsakov have a similar base rent cost but its the extras here that made all the difference. The only necessary utility you pay is electricity. They are also completely upfront with you about the lease agreement, security deposit, and rent. Unlike other places I have rented from there were no surprises. And, after a year your lease goes month to month which is nice because it gives you a lot of flexibility. Maintenance here is the best! I had a few little things that needed fixing, each time I put in a work order in the morning and by the time I was home from work that night it was completed. They also keep common areas very clean (hallways, pool, party room...). The apartment itself had been recently updated and painted. The floor plan is open and the balcony was an awesome perk! It's much more outdoor space then you would expect. They also have a pool, party room, basketball court, and more. My neighbors were all very nice. There is a lot of diversity in this building which I appreciate- however if you don't this may not be the place for you. The Korsakov is by far the best place I have rented!

The apartments are spacious and kept in excellent condition plus every unit has an attached garage and in-unit laundry facilities. The staff is phenomenal and they run a first class operation - very proactive, efficient and super responsive including the office staff, maintenance team, groundskeeper, landscapers, snow removal, etc. They stay on top of concrete repairs and building maintenance as well. They host resident parties and fun activities throughout the year and we especially enjoy the coffee machine and dog snacks In the office!

It felt more like a townhouse or condo. Although the management changed once or twice, we never had any issues. The neighbors were nice enough and friendly, and maintenance was always quick to respond and resolve our issues. We got to use a portable a/c when ours went out until ours was working again. The staff were also professional and friendly and didn't make you feel that you were bothering them. Our price went up annually except for this last time we could have stayed for the same price. The place was large enough for us and had some nice storage options. It also has an excellent location. The pool and hot tub and grills were nice and well maintained. Don't miss the open space and Tommy Davis park across the street.

So, read on, folks. After calling this place home for almost a year, I'm happy to report that I couldn't have chosen a better community and location. Denizen is nestled mere steps from the light rail, a few more steps from grocery stores, and a bit more--err, but not too many--steps from a plethora of South Broadway shops, bars, and restaurants. Beyond that, the units are some of the nicest and cleanest I've ever seen. And, as an added bonus, the new Community Manager (Sarah Park) really takes this place to another level with her kindness and professionalism. So, if you like a walkable neighborhood, free coffee, ample dogs to pet, fun neighbors, and the most friendly and attentive front desk staff you'll ever meet, then cancel your other apartment tours. But the last several months I've been pretty displeased. My storage unit was broken into and I wasn't informed even though police were involved, many of my maintenance requests have taken 2-3 submittals to be resolved, and most recently my ceiling has been leaking for over two weeks now and is still not fixed. Besides all that, this is a great location and the building is still pretty new. Many of the residents are like-minded and young professionals like myself. I would still recommend people to consider denizen as an option for living, but be mindful that some reviews may be outdated; there has been a decline in management the last year or so.

I had given the apartment community previous a 4 star review. A lot has changed since then…read more Overnight my garage was broken into and my late mothers belongings were stolen along with tools. This is the 5th break in and theft that my roommate and I have experienced in the last 18 months. When we repeatedly complain to the office the property management clearly states its not their problem. Then give some excuse why they can't be proactive to protect its residents. Usually the claim is money. Yet they are always bringing in contractors to annoying and incredibly low quality work to update the property. If they'd only invest in more security such as cameras that would deter most of the theft. They instead tell you they hire a patrol company who closely monitor the property. And by closely monitor that means twice a month a patrol car will drive moderately fast through and leave. Car vandalism, break-ins and theft are at an all time high in this community. Break-ins of garages and apartments are at a way too high unacceptable amount as well. If you like safety and security this is NOT the apartment complex for you. Management will in turn justify their lack of attention and effort and try to turn the tables to you, the tenant, as the issues. They claim to have rules that are enforced but they only enforce when they mean to send a message to the person they are targeting. They require DNA for dogs but then never enforce dog poop cleanup and its everywhere. They bait and switch you for every thing so be aware of that and force your side when you have an agreement in writing. When I first moved in the garages were $80/mo. When I chose to get one they raised the fee to $100/mo. When I signed the contract they bait and switched the fee to $125/mo. So don't be fooled. Also, towing is enforced at random and you might see non residents residing at the property for months on end and nothing happens. You might have friends over one time and mid day their car is towed within an hour. The property is located at the bottom of a hill behind the old big lots strip mall and is hidden from major roadways. Even though the road that is running through the property is public law enforcement does little to patrol. There is very inadequate lighting and when you try to request the property install more they simply tell you to contact Excel as they are responsible for outdoor lighting for the parking lots. Buyer beware. If you move here be ready and accustomed to have your property damaged and stolen. Know that there is nothing that will be done about it in the end from either law enforcement or the property. And because of its location the issue is much higher than the surrounding area.

He was just as invested in finding him as I was. He ended up finding the little rascal, so HUGE thanks to DJ. Other than that, we enjoy living here. Parking is easy, the units are nice and updated, other residents are friendly. The pool and hot tub area are newly renovated and is a beautiful space. The maintenance team is great too. I wish the clubhouse was open, it's been closed, open by appointment only, it's a great space and I wish we could enjoy it. Recommend as a place to live, and one more thanks to DJ!
