Total slumlords. Worst renting experience in my life. Avoid this dump like the plague. Any positive reviews left for this place are people with zero living standards. The front office people are sales people....remember that. They have no personal interest in you, it's their job to take full advantage of you. Insanely noisy. You can hear your neighbors conversations and every step they take which sounds like herds of buffalo mind you. Dirty. If they sell you an updated unit you'll probably be paying for polished dirt. Moldy. The bathtub areas are not properly vented and constantly grow mold. Smoke alarms? Not any.... Also your gas is included in your rent and the usage will be whatever they want it be. It will be 20 dollars one month and 80 the next with literally the same lifestyle and weather. Trash. There will be trash everywhere on the property. Floors are falling through below the foundation in common areas. Outlets in common areas are loose from the wall. They hire all of the cheapest labor possible for maintenance and groundskeeping. Speaking of grounds, a large portion of the parking lot floods with water frequently. This water freezes in the winter turning the lot into ice (see photos). We told them about our daughter falling several times and getting bruised, it was brushed off. It NEVER gets salted/fixed and with the massive hills, many tenants can't get to work on cold mornings, especially when snow is involved. An elderly woman in our building fell and others refused to go grocery shopping. The "dog park" is an absolute joke. It's a fenced in square the size of your living room that is just a mud patch with obstacles that were never properly foundationed so they are laying at a 30° angle from the ground. Playground is not maintained at all. They have just painted over it 10 times (just like your apartment will be). Oh and if you live there any considerable time like we did for 24 months. You won't get your deposit back AND you'll be charged 600 for carpet replacement. So 1k for carpet replacement sent to me? Sound right to you? We left the place immaculate compared to the move in condition, fully expecting a deposit return. For the pricepoint, take my advice and rent ANYWHERE else. Photos are of parking lot ice, constant state of the property with trash, the AC vent from my apartment and the laundry room. Try to ignore the giant pile of trash and take in the moldy sink, open moldy pipe closet and disgusting floor. This is the state of all common areas. More things to note: - Beams supporting bridges going into buildings are not proper or safe. Screws sticking out everywhere to catch your hands/feet on the bridges themselves. - Non-GFI outlets in laundry areas - Loose plugs in hallways - No sealant around pipe penetrations leaving/entering building (critters and bugs free to pass) - Building 300 has a hole in the laundry floor big/deep enough to break an ankle. *In response to Kim or Tom or whoever replied* We were charged for 100% carpet replacement. We witnessed you replacing the carpet in every single apartment in our building as people moved out. You did not charge a percentage as you are falsely claiming. THESE PEOPLE ARE CROOKS!!! Just received a letter from Tom expecting me to pay January's (revenue ) rent plus gas . This is AFTER an eviction notice to be out by December 30,2018! R U KIDDING ME!?! Rent is over $1,100.00 a month. The lease says gas is paid to UGI. Now, Morgan Property is adding this on to the monthly bill! Something is not right. Plus a fee for doing the billing. $5.00 per unit! Times over 1100 units is a great profit for paying the bills Morgan Property! All this and rodents, too. Kudos Tom Smith. ***Temporary Review - Will Be Revamped With A Higher Rating In April 2017*** Not so sure why this place with SPACIOUS apartments and REASONABLE rent rates hasn't received so many reviews here, but it's time for a new one. As what others have mentioned, you can hear what people say and do in other rooms and floors. This includes talking, activities, music, and tv. But that doesn't bother me as much as this issue here. If you're on the 2nd (like me) or 1st floor, you can hear footsteps that trigger loud "snapping" (NOT SQUEAKING) noises in your rooms, with the loudest being in your bedroom. This is based on my experience, of course. That can wake you up in the middle of the night at times, unless you are in a middle of a heavy sleep. Because this is an old building, there is nothing you can do to address that. I'm guessing whoever wrote that 4-star review must not have experienced living in a room with snapping footstep noises above. Tom & Linda are excellent property managers/land lords. It's not often you rent a place and you end up dealing with people like them. I can never forget about reading the 1-star horror stories on Yelp about people with horrific property managers/land lords in the UFC forums. But if that's not enough, then how about the maintenance people? They are responsive and courteous. The only issues that I needed their assistance with so far were the broken lightbulbs, but nothing major. Keep in mind that they will come into your room from time to time to check your carbon monoxide & smoke alarms, toilets, & possibly other appliances with a note advising you ahead of time. Whatever - this is all in good favor! I'm going to be moving into a 1 bedroom apartment on the 3rd floor in April, which will be my resolution to the "snapping" noise above. I'm living in a 2 bedroom one right now since this was what was available at the time I needed to rent prior to starting my new job. A revamped 4-star (or even 5, maybe) review with much more details about the amenities, features, PERFECT location, and more will be posted in April. However, if anyone has any questions about this place, don't hesitate to ask. I'm very excited about downsizing and moving up to the 3rd floor. Stay tuned!! :) read more

Unless you like noise, sewer leaks in parking lots, parking lots never plowed or de-iced while old people skate all over the place, sure, move here. I'm sure you ll like the noise from the highway and all the extras they like to tack on your bills too. Not to mention, management just plain sux, so there you have it. Your perfect dream apartment all for a monthly amount that would better than buy you a home. My choice? Stick with another apartment. Until they replace the manager, their place will be a high-priced dump. And who knows? It could just be Morgan Properties that sux as bad. read more

As I'm reading reviews from this place it looks like the only people that gave less than 5 stars were either very unlucky with their neighbors (which can happen literally anywhere) or they were delinquent with bills and are complaining that they are not getting free hand outs. Tom, Linda, and all maintenance staff for Summit Pointe were absolutely incredible. Any and all questions and concerns we had during my wife and I's stay here were resolved almost immediately. Maintenance issues were taken care of if not the day of then the very next day. Our apartment was very spacious. The community was nice and peaceful. In the Scranton area we rented from 3 different apartment properties and Summit Pointe was by far the best! The apartments come with enclosed spacious balconies and very spacious floor plans. They are located conveniently right across from the Viewmont Mall and very close to many restaurants and stores like Walmart and Target. My wife and I would recommend Summit Pointe to anyone in the Scranton area looking for an upscale apartment property! read more

I've lived here for a few months, and so far haven't had any issues. I live in a one bedroom apartment on the third floor (which is actually only up one flight of stairs since you enter on the second floor). The staff has been attentive to my requests and courteous. The property is well maintained and only shows a few minor areas of its age. The noise from Rt 6 and 81 is noticeable even though they'll tell you you won't hear it when they take you into the demo building. It is not loud enough to bother me, though, and I don't even notice it anymore except when a truck hits its break retarders going down the hill a little too hard. Having an enclosed balcony is awesome and my view overlooks downtown which is gorgeous at night. I always get complements from guests on the view. It is big enough for two good sized patio chairs and a small table. I frequently sit outside in early evenings to relax. Also a great way to end a date with a glass of wine overlooking the city. My sole complaint is the lack of insulation in the walls and floor. You can hear everything from surrounding units through the floor and walls. I'm fortunate enough to live above everyone so I don't have to deal with footsteps but I can imagine it can get annoying. The heat also transfers between the units as I didn't have to turn my heat on at all for most of the mild winter we just had and it maintained a warm 68-70F temperature. The converse is also true, however, and I need to have my air on when the temperature exceeds 75 outside. Not a bad place to live, conveniently located near many restaurants and the Viewmont Mall. Right off of the 81/84/380 junction and only a 5 minute drive to the PA Turnpike. 8-10 minutes from downtown Scranton and plenty of nightlife. I would definitely recommend Summit Pointe to anyone looking for an upscale apartment in the area. read more

I have lived at Summit Point for several years and considered moving. But when a new management team arrived I decided to see what develops. Well I was pleasantly surprised. The team of Tom, Linda and Jamey convinced me to stay. Besides being close to shopping and the interstate I found the changes impressive. Any maintenance requests are handled in a timely fashion. Several noticeable improvements have been made. The office staff goes out of their way to insure all questions and requests are handled in a rapid manner. During winter the staff goes above and beyond to make sure snow removal is done quickly. There are some areas that are beyond the office control but they do work with the residents to solve any problems. As with any apartment complex sometimes noise issues may arise but the office is quick to respond. I am very pleased that I decided to stay. read more

This place is F@#$ Up. I only been here for a month and Its my fault that I rented without seeing the APT they gave me. All the blinds were dirty, There was something dead behind my fridge. Something is biting me in here even though they claim its a new carpet. there is a strong stench in the hallway that makes me sick. I ask for them to fix the shower hot and cold knobs because it was striped. Someone came by and its worse, water is flowing at a consistent pace and all they do is right it down but don't shit happens. I signed a 6 month lease and I plan to vacate here on Feb 1st. this place is not worth 1220 a month. if your reading this summit point people, I plan to go to court if you don't let me out of your fucked up place. Please don't waste your time. There are much nicer and cheaper apartments in the Scranton area. Since I've lived there rent has gone up exponentially and they nickel and dime you for everything. We have horrendous pot holes that make half of the road un-drivable and don't appear to ever be on the budget to be fixed. read more

I'd avoid living here at all costs. This place is extremely expensive for what it is. It is so poorly constructed and it is evident that they built it without considering anyone that will actually live here. They want your money, that's it that's all. You can legitimately hear everything your neighbours are saying or doing. They do not care about how many people live in each unit either. They lack very little care for safety considering people live in apartments for the safety aspect; you can enter every single building without key use. Terrible place to live. Extremely overpriced for the quality of the apartment. Everything breaks and is very outdated. The hallways smell of cigarette smoke and curry, which enters your apartment and makes your personal space and belongings smell awful. The walls are extremely thin and you can hear everything, making it impossible to have any peace or quiet. Biggest waste of money and would never suggest living here. read more

Renters beware!! Upon your first visit at Summit Pointe you will be given all the best information about what they have to offer at their complex. They will then continue to show you their model apartment and will inform you that all their apartments are just the same as the model. Once you begin to discuss what apartments are available, they state they are not allowed to show the apartment and that you are to be assured that it will be just like the model you saw. You must sign the lease before even seeing what your apartment will look like. Well let's just say, the apartment I received was definitely far from what the model apartment looked like. They bragged about a 101 checklist that they are sure to conduct before you move in. From what I found, I do not believe they ever even entered the apartment after the previous tenants moved out (cobwebs, dust, crayon marks, dirty carpeting). But that is just the start. The most shocking issue I found was water damaged cabinets (HUGE health risk that should have been dealt with immediately!). When I told the leasing agent about the water damaged cabinets she stated that previous tenants have complained about it and I can file my complaints and they will choose what they will fix. If previous tenants complained about these water damaged cabinets, this health risk must not be a concern of Summit Pointe. I chose not to take this apartment since it was clear that they would not be improving the apartment. They did not even offer me the opportunity to see another apartment because they stated that all the apartments are the same. I am now being accused of abandonment and they have not made any strides in relieving my dissatisfaction. Summit Pointe is simply out to get your money and their so called philosophy of exceptional service and satisfaction guarantee set forth by Morgan Properties is undeniably nonexistent. read more
