How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

He was diligent and extremely thorough. He allowed me to follow him around, and even pointed out all the issues and explained why they were a problem! He was extremely knowledgeable & personable. He also includes so many pictures and even videos as documentation in his inspection report in a way that is very easy to understand! Loved that! I included just a few pictures of some of the things he documented. Without his diligence, I would not have realized the home I was looking to buy was actually a huge money pit! He pointed out the painted over rotten wood, moisture in the walls and ceilings, the shotty workmanship all through out the home, rotting support beams and issues with the landscaping routing water to the home. He showed me all the cheap fixes, big and small, that appeared normal at first look, but were just attempts by the sellers to hide egregious issues. Thank you Jason for your hard work, honesty and commitment to making sure homes are safe and properly maintained. I'll be recommending Jason to anyone looking to buy a home. He is a must.

I know I'm not the only one who has had a house inspected by a realtor's or a seller's inspector and then found issues a month after closing and wondered why it was not on the report. The standard pat answer received, was that those issues were not a structural or safety concern only cosmetic. As if cosmetic damages don't add up as well. As if anyone wants to spend thousands of dollars after spend hundred of thousands. Jason finds safety and structural concerns but he also reports issues that can affect quality of life and cosmetic damages as well. He doesn't judge, he just reports. He advises that any serious issue he puts on the report be investigated/remediated by a professional in that area. I get it, some inspectors don't want to rock the boat. ***Think you don't need a home inspection on Brand New Construction? You're WRONG***…read moreSo this was the least stressful part of buying my first home. I contacted 912 Inspections on Monday afternoon, told Aaron that I needed the house inspected ASAP and Aaron was out there at 9:30 Tuesday morning!! This was amazing especially since my realtor told me later she had reached out to her "normal guy" and he wouldn't be able to fit me in for over a week. Aaron had checked with me if the time would work for me to come be present, but since I wouldn't be free at all that day, and wanted to get it done ASAP, I asked if he could FaceTime with me; to which he said "Absolutely!" After he was finished, Aaron FaceTimed me & walked me through the handful of issues he would want to see fixed before I closed on the home so he could point them out for me to see - couldn't believe I didn't notice how poorly the back patio light was attached LOL. Most of the things he found were smaller items, but being that this is my first home I was so glad that he even pointed these out to me because I am NOT a "handy" person so would've wound up paying someone more than what I paid 912 Inspections to come fix them once I noticed them.... But there were two things I would've been PISSED about had I found out later... they skimped on the insulation in the attic!! by a few inches! Also the shingle overhang was too long which I probably never would've known unless it was pointed out to me/caused an issue. Aaron says it seems like a small thing, but can cause issues if not fixed... And I don't even wanna think about how much it would've cost to have those two things remedied... Aaron didn't rush to get me off the call and answered all my questions (and didn't make me feel stupid.) Report was sent to me quickly, and he even asked if he should cc my realtor on it since they had been in contact. When she received it and read through it she called to tell me how impressed she was with how thorough it was...(maybe she's found herself another go to guy...) Anyways... YES I would absolutely recommend 912 Inspections to anyone buying a home!!

I personally had no prior experience with home inspections so I did not know what to expect, however I did show the inspection he provided to 3 people I know that are in the business of insurance and realty and all of them were extremely impressed with his inspection. I received a YouTube walkthrough video explaining everything Eric came across. I personally found this to be a little overwhelming at first but I was very pleased when I received his written report. His writing report is categorized, color coded, and broken down into what is a priority and just a recommendation. For someone like me who knows nothing about a house that's appreciated. Once I saw the written report the video was much less intimidating. Eric offered military discounts as well as free reinspect which was important to me. I also liked the fact that his company offered many of the inspections I was looking for such as the Radon and air quality. The only inspections Born couldn't do for me were septic and pest. So I liked that they were a one stop shop so to speak. Eric worked directly with my realtor to set up a date/time to do the inspection so I didn't have to worry about coordinating that. I was doing all of this from out of state. It was quick and easy. He also met my deadline with time to spare which was appreciated. I would definitely recommend Eric and use him in the future.

The inspection included everything from the light fixtures,roof,attic,crawlspace,windows, doors, outlets, plumbing,functionality of water supply,water temerature, and anything else one can think of. Once the inspection was complete there were nearly 450 pictures for me to view and Erik went over each one with an explanation to each. He was happy to answer any questions that I had. The report was ready the following day. He will also come reinspect any requested repairs at no additional charge. It was definitely worth the money!!!!!!

Brad's ad says he serves Montgomery…read more I called him, he said "I don't do Montgomery" and hung up -- in the middle of my asking him who he might recommend. He did not, as he claims, say either thank you or goodbye. Rude, and misleading in his ads. All his good reviews are several years old -- that alone is a warning sign. Not recommended!

We could not be more pleased and fortunate that we did so. This will be our third home purchase. We've had quality inspections on each. Yet, Brad H. distinguished himself far above the rest. Brad, and EAHI, get top marks for quality, expertise, and thoroughness (He spent a full workday + inspecting our house). His report was comprehensive, precise, easily understandable, as well as easily transferable to/for our post inspection negotiations. We gained, in closing costs alone, much more than we paid for the inspection. Furthermore, and while i will never be foolish enough to verify this statement, i am certain we saved exponentially more than we would have in choosing another inspector. Finally, the thing we enjoyed and appreciated the most about Brad and EAHI is that, in the days and weeks after the inspection report (81 page home report and 22 page pool report), he continued to make himself available daily to myself and my agent as, through our continued home purchase negotiations, we continue to berate him with further questions and requests. I've had quality reports from inspections before my experience with Brad and EAHI; yet, I have never before received anything close to the level service and partnership that Brad and EAHI provided. *****5 Gold Stars*****
