Too bad we were there during the height of COVID times and didn't have much of an opportunity to take advantage of the transit centre across the street. Loved the pool and really loved that nobody seemed to use it except on holidays. Not great: When we showed up after an 8 hour drive apparently the office had forgotten that someone was moving in. Not a great start. Someone was meant to come in and fix the ice machine and push the oven back, but it never happened. We put in an order for a jammed window right away and it never got fixed. When we came back from a 2-week vacation in the summer, we noticed our ceiling looked like this (see photo). It was the evening, but the office was still open, and they wanted to wait until the next day. They did not seem concerned at all. They eventually fixed it, but you'd think that would be a pretty high priority. One of the elevators was broken all the time, so I am glad we didn't live too high up. We were charged for cable, but couldn't use it as the connection was in the kitchen with no place for the box. Just weird: We could only access the mail closet during office hours. It was like being in a dorm. Saturday mail came in the evening so we couldn't get it until Monday. For some reason we had only one door card so we kept it in the car and used the code for the front. I often got Starbucks or baked goods from Whole Foods in the morning before class. I would go out and wave to the office people and when I came back I would be asked if I was visiting or here for a tour. This happened... very frequently. At least once a week. It was pretty funny honestly.

My boyfriend and I lived here for the past two years and would like to provide an honest review of…read moreour living experience, with a detailed breakdown of our reasoning below. We hope this helps any prospective tenants in making their decision Reasons for 4 stars (the good stuff) It's quiet and peaceful. After having lived in Midtown, we both wanted to get away from the chaos. Calibre Woods is a nice quiet and peaceful complex that is still close to most things we care about but is far enough away from Atlanta proper that we can stay away from the night life and party scenes. The neighbors here are friendly and we have never had to deal with any excessive noise The apartment is affordable. My boyfriend and I shared a Fillmore Deluxe floor plan (~$1800/month with water included). We both work from home and therefore spend the majority of our time in the apartment. This floor plan was plenty enough space for both of us to have our own separate workstations. Parking is free and there is no amenity fee The employees at Calibre Woods are good. We especially like Kristy, the property manager. She knows us by name and face, which makes us feel like valued residents. We also like Jordan and Angel, who have done maintenance work for us. They always respond to maintenance requests in a timely manner (within a day or two) and do a quality job. The property is well maintained. It is a very green area, with lots of trees. The complex, parking lots, and breezeways are always clean. Residents are respectful and do not leave garbage lying around. We did not have any major issues aside from the occasional bug that gets in sometimes, which is mostly just a byproduct of living near the woods The tennis courts are very convenient. We are both tennis players and probably have spent more time utilizing the tennis courts than most other residents here. We have spent many hours playing on these courts and it has been a great way for us to keep up with our hobby and stay active Proximity to Toco Hills. Toco Hills has almost everything we need. Personally, I don't like driving so find it very convenient to be able to walk to Kroger and/or Publix. There are also a lot of other shops and restaurants in that plaza Reasons for docking a star (the bad stuff) Tennis courts are in poor condition. They are not maintained enough to play a proper match. There are cracks in the courts, one of the courts has a missing net strap, and the lights are awful. We have tried numerous times to put in maintenance requests to get the lights and nets fixed. It always takes a long time, and the moment they fix something, something else breaks. So we figured it was a losing battle and just made do with what we have. Don't get me wrong- we spent many hours on these courts and we appreciated them. But these courts are not good enough to play a real match where the score matters Something is always broken. The most common occurrences are the gate or the trash compactor, which means we have to toss our trash into a makeshift trash container. To the leasing office's credit, they are also quick to inform us when something is broken, but it's one of the reasons why I wouldn't give this place 5 stars Apartment is old and worn down. This place has been around for a while and you can tell. Our doors were lopsided and falling off their hinges. There are threads coming out of the carpet. Our patio got replaced because water was leaking when it rained. Our dishwasher was almost always broken. If we really wanted to get these things fixed, we could have put in a work order. But like the tennis courts, keeping up with the apartment was a losing battle and we didn't like having maintenance in our home all the time. It would be nice if everything just worked instead of having to be fixed all the time Prices got too high. We had a pretty good rate for the two years we lived here. In addition, we got a deal when we signed our initial lease for one month rent free. But the rent has increased steadily over the 2 years we were there

The property itself is on the older side, it is set up like a cabin in the woods. The units have been updated. Community is wooded, so cold weather brings in the critters! I SO wanted to give Park Trace Apartments a positive review, as my overall living experience there…read morewas generally fine. However, my move-out experience raised serious concerns about communication, integrity, transparency, and how charges were handled. One issue involved a $200 charge for a paper parking sticker. We were given nearly four pages of detailed move-out instructions and possible fees, and at no point was a parking sticker ever mentioned as something that could be charged for or required to be retained/returned. That omission felt like either a lapse in oversight or a lack of clarity around fees. We were never informed about this charge beforehand, and it was only removed after I questioned it. For future residents, don't toss your parking sticker--because apparently it's worth charging you for later, even though it's almost certainly never reused and feels wildly overpriced for what it actually is. There was also a carpet "damage" charge at move-out. The only documentation provided was a statement noting that the carpet had been replaced approximately five years prior and was due for an upgrade, which aligns with typical apartment carpet replacement cycles and normal wear-and-tear timelines. However, no evidence was provided showing that we were actually liable for "damage" beyond normal use or what the "damage" even was. Despite requesting clarification and proof multiple times, the charge was still insisted upon, and I was told the account would be sent to collections if it was not paid. After that, communication was cut off, which felt unprofessional given that I was trying to resolve the issue in a civil and respectful manner. Overall, while living there was fine, the move-out billing process felt unclear and inconsistent, especially regarding documentation and dispute resolution. I hope management improves transparency and communication so future residents have a clearer understanding of potential charges upfront.

Don't lease here. Will be managed by a woman named Lauren James(who left a fake review under here…read morebtw LOL) who does not like to take responsbility. It has been 40 days since I moved out of Solis Dresden, and she is still withholding my deposit of $2.5k+. Instead of taking responsibility and getting it resolved, the property manager has spent the last week giving us the runaround and basically saying there is "nothing she can do." You are the PROPERTY MANAGER. You oversee the property and the move-out process. Telling former residents that a missing deposit is essentially not your problem is ridiculous. Who else are we supposed to contact when YOU are management? We should not have to chase down our own money because your company cannot figure out what happened to it. Passing the responsibility around does not make the problem disappear. If this is how management handles thousands of dollars owed to residents after move-out, I would seriously think twice before renting at any property managed by Lauren.

Thanks for the response. This is never was an issue the first year I moved in, so this is based on recent feedback. Furthermore, it's noted that you can't have alcohol at the pool. The rules don't seem reflective of the community and seem unenforceable given everyone drinks can beers, or other spirits at the pool. Just acknowledge it was overreaching and pivot. You're doubling down on something that could easily be addressed because it's not an ongoing concern.

Lots of pet owners and an adjacent dog park adds to the appeal. I especially like the fact there are many areas for seating and conversation. There's really no reason to stay in your apartment unless you just want to. Parking is tight. If you arrive after 7pm, you'll have a challenge finding a space but there is an overflow area if needed. So far that's our only complaint and that is pretty minor in grand scheme of things. Management here seems to be on top of things. I would recommend to anyone looking for an upscale rental with good Buckhead location. In walking distance of Path400 Greenway and MARTA Buckhead station which we also like a lot.
