RUN AWAY FROM THIS COMPANY!!!…read more I would strongly recommend avoiding Vision Real Estate if at all possible. Our experience with Vision Real Estate has been nothing short of a nightmare from the day we moved in. When we arrived at the house at the beginning of August, the AC was completely broken and the temperature inside was close to 90 degrees. I was 8 months pregnant at the time, and moving into a house that hot was miserable. The most unbelievable part is that this clearly had never been checked before move-in. Thankfully our neighbors were kind enough to help us figure out the issue, and we ended up having to purchase a part ourselves just to get the AC running. Trying to get reimbursed from Vision Real Estate for something that never should have been our responsibility in the first place turned into an exhausting and drawn-out process. The condition of the home at move-in was unacceptable. The house was filthy -- dog hair everywhere, thick dust, cobwebs, and a dirty garage. Outside was just as bad. The lawn looked like it hadn't been maintained for weeks, weeds were completely overgrown, and there was dog waste all over the backyard. Inside the home there was so much dog hair throughout the bathrooms, shower, and floors that the shower drain wouldn't even properly drain. When we submitted a maintenance request for the shower not draining, Vision Real Estate charged us $175 even though the hair was clearly left from the previous tenant and the property had not been cleaned well or inspected before we moved in. Being charged for something that existed before we even moved in is completely unacceptable and shows how little accountability this company takes for the condition of their properties. The issues didn't stop there. Their online portal was down when we applied, which resulted in us being charged twice. Getting our money back took far longer than it should have and required constant follow-ups on our end. Vision Real Estate has no problem nickel-and-diming tenants for every possible fee, but they take zero accountability for their own mistakes. If you submit a maintenance request, you're given an 8am-4pm window. If you need to reschedule, they charge you $25. Because of this, we've taken entire days off work just to make sure we're available. On one occasion we did exactly that -- only for no one to show up and we didn't even receive a phone call or update. That meant losing a full day of work for nothing and having to start the process all over again. At this point we have spent hundreds of dollars out of our own pocket fixing issues that should have been handled before we ever moved in. We ended up hiring a professional cleaning company on our end because it was still so dirty. I ended up filling up 3 small grocery bags full of dog hair the second day of living here! The lack of professionalism, organization, and accountability from Vision Real Estate is unbelievable. It genuinely feels like once they have your lease signed, they simply do not care about the condition of the property or the experience of their tenants. Renters deserve better than this. I truly wish I had read reviews like this before signing a lease with Vision Real Estate. Save yourself the stress, time, and money and look elsewhere.

It is impossible to reach a person. There are no return phone calls, no return emails. They are completely ghosting me. Kelli McCullough mishandled my exit and deposit return. Then she stopped responding. It took a few months to discover she was no longer with the company. I finally heard from Richard Brimhall, my original contact for leasing the property and he was very proactive and communicative. We discussed the deposit discrepancy and he strongly implied he was handling things. He then ghosted me. I have been sending emails every few weeks for months. I have called the office in Provo but only get a receptionist that is of no help. Do NOT use this company. Sabrina H.

THIS MANAGEMENT COMPANY IS DISHONEST. We had a very disappointing experience with Legend Real…read moreEstate at College Park. After moving out of state mid-June for work, we continued paying rent for July and August because our contract had not been picked up by another tenant. During that time, management gave another tenant keys and allowed them to move belongings into our apartment -- while we were still paying full rent and utilities. We only learned of this because a neighbor informed us that someone had moved in while our contract was still active. When we called to ask Legend about it, we were told flat-out that no one had access to the unit, only to later discover (and have management confirm in an email) that another tenant had in fact been given access before our lease ended. Despite this, management continues to deny any wrongdoing and has refused reimbursement. It is unacceptable for tenants to be paying rent on an apartment while others are given access behind their backs. This experience was dishonest, frustrating, and costly. If you do choose to live here, be very careful when moving out -- who knows how many other tenants they have scammed like this without being caught. We cannot recommend Legend Real Estate or College Park to anyone.

WHATEVER YOU DO, DO NOT USE THIS COMPANY TO MANAGE YOUR PROPERTY AND I WOULD NEVER RECOMMEND ANYONE LIVE IN ONE OF THEIR PROPERTIES. If you do rent with them, good luck getting your deposit back. If I could give 0 stars I would. This company is incredibly petty. They are terrible property managers. The place I stayed at was moldy, carpets were stained and when we arrived to move in the rooms and kitchen were dirty with lots of trash and old used dishes. The townhome was disgusting and poorly taken care of. The door in question was already damaged when I arrived at the room. I did not take pictures of any "damage" on the door because it appeared to have already been repaired and the door and frame functioned. I have asked for pictures of the repaired door and have not received them, probably because the door is in the exact condition. Now because I left a bad review they are threatening to send the $70 to collections when in fact they still owe me the deposit I paid. All I have encountered with office workers at legend real estate from the moment I picked up my key is a condescending attitude. I am left to question how many other tenants have been taken advantage of from this "damaged" door?

The information on their website and other…read morerental listings (apartments.com, Zillow, etc.) was not consistent with the actual property. The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.
