They run their business behind locked doors, they have a shady office but tenants are not allowed inside. My experience was riddled with poor communication, unprofessional conduct, and what feels like a pattern of stringing along qualified tenants without any serious intention of approving them--just to collect application fees. The Tour:The unit was shown by a young man named Tommy. While polite, he stood near the entrance, offered minimal information about the unit, and couldn't answer basic questions.At one point, he mentioned he had just returned from his mission and looked at me expectantly, as if trying to gauge whether I shared his religious background. In a professional setting, this was inappropriate and made the encounter uncomfortable. The Unit:The property was clearly not ready for a showing. The carpet was dirty, multiple light bulbs were missing, and grime was visible in corners and baseboards. Given my professional background in preparing rental units for new tenants, I recognized immediately that the basic standards for cleanliness and maintenance were not met. The Communication:I approached Brim as an extremely qualified applicant: * Proof of consistent rent payments, always on time or early. * Proof of stable income. * A co-signer earning over $1 million a year. * A willingness to hand-deliver paperwork and work quickly. Despite all of this, after providing my information and respectfully asking if there was anything in my background that would be an issue under their stated (very rigid) screening policies, I was ghosted for a full week.When I followed up to ask again for clarification, Brigham finally responded--with a cold, dismissive "Sorry you feel that way," without ever actually answering the questions I had asked. At no point did Brim Properties show any real commitment to reviewing my application fairly. They made no effort to engage meaningfully with the information I provided. It became clear that asking thoughtful questions and expecting basic professional communication was seen as an inconvenience to them. Their Standards:Brim applies extremely strict written standards that allow them to reject even highly qualified applicants immediately. What's worse is they refuse to clarify anything when asked reasonable, general questions in advance.You are expected to pay a non-refundable application fee without being told how your application will be evaluated--even if your history is strong and your current situation is excellent. To Renters:Unless you have perfect credit, a flawless financial and rental history, and have never experienced any temporary hardship, even outside your control, do not waste your time or money.They will not consider context. They will not engage in conversation. And they will not hesitate to ghost or dismiss you after collecting your fee. To Property Owners:If your units are sitting vacant for longer than they should, this is likely why.Brim Properties is turning away excellent tenants like me--stable, communicative, responsible individuals willing and ready to move in--because it would require them to engage and do more than the bare minimum.I provided proof of stable income, perfect rent history, funds for a deposit, and even a high-net-worth co-signer. Despite making every effort to streamline the process, I was still treated dismissively. If Brigham and Brim Properties cared about your investments, they would focus on placing reliable, respectful tenants--not just whoever fits the narrowest, easiest-to-screen mold.They also need to ensure that properties they represent are clean, maintained, and show ready--not left dirty and neglected as I witnessed. Bottom Line:Brim Properties lost an excellent tenant by refusing to communicate clearly, properly maintain their property, or engage seriously with qualified applicants.Until they commit to professionalism, transparency, and basic respect for renters and property owners alike, I strongly recommend looking elsewhere for housing or property management services.

To receive a late notice…read moreregarding a mix-up in my HOA fees that was went back almost two years by general mail is concerning to me. Not only that, but the letter stated a lien, or collections would be processed within two weeks. I sat in yearly HOA meetings with Mr. Harman and even asked questions that were to be addressed. No follow up was ever made with regards to my questions, and my late HOA payments could have been discussed with me then. When I called into the office for clarification, the person that answered the phone was cold. I left a message and asked to be called back and that never happened. The spreadsheet I received looked like it was made by an Excel beginner. I asked for clarification and received none. All in all, in my opinion, this situation was not handled in a timely or professional manner. This does not measure up to State of Utah DOPL standards.

She never got anything by mail to notify her that her monthly auto pay wasn't drawing her fees. They would never return our calls and the attorney based in St. George is a slimey firm. They will not verify any charges and they can't give me a firm price. They do not follow through on anything they say they will do. They charge for phone calls because they are a law firm, yet they are debt collectors. After 5 calls and 2 reps I find they can't accept payment. I must mail a check. Not like any debt collector I have ever dealt with. I don't trust the attorney and wish I could talk to Western Management but they refuse to deal with me until it is paid in full. The online portal is set at froze and I can not even look at a statement to verify charges. W M does terrible upkeep on the shared spaces and the workers come, but I see no results. If you are looking to buy a home with this HOA run.

This year we sold the 3rd of my 4 single family homes that I owned since the mid 2000s. Dana Holton was the listing agent, but she also oversaw the necessary upgrades/ repairs to make it a smooth sale at a higher price. Dana got bids from contractors for work, that could not be done by Miller's inhouse team, which is led by Chris (a big thank to CHRIS as well!). Dana personally made about 4 trips to Home Depot to buy materials and fixtures for the home. Dana's listing got a lot of offers (I think 8 o 9) and I was eager to accept one, but Dana told me to wait longer than I thought necessary.. it paid off.. the house sold higher than I thought. I should say that I am a licensed real estate agent myself (in my home state, not licensed in Utah), and I have done many transactions. I know how many things can go wrong in a sale. Dana has now sold 3 houses for me, and she makes it look so easy. I recommend Miller for property management, and specifically Dana Holton to sell your home.
