Brim Properties, and specifically Brigham, completely mishandled what could have been a straightforward rental. My experience was riddled with poor communication, unprofessional conduct, and what feels like a pattern of stringing along qualified tenants without any serious intention of approving them--just to collect application fees. The Tour:The unit was shown by a young man named Tommy. While polite, he stood near the entrance, offered minimal information about the unit, and couldn't answer basic questions.At one point, he mentioned he had just returned from his mission and looked at me expectantly, as if trying to gauge whether I shared his religious background. In a professional setting, this was inappropriate and made the encounter uncomfortable. The Unit:The property was clearly not ready for a showing. The carpet was dirty, multiple light bulbs were missing, and grime was visible in corners and baseboards. Given my professional background in preparing rental units for new tenants, I recognized immediately that the basic standards for cleanliness and maintenance were not met. The Communication:I approached Brim as an extremely qualified applicant: * Proof of consistent rent payments, always on time or early. * Proof of stable income. * A co-signer earning over $1 million a year. * A willingness to hand-deliver paperwork and work quickly. Despite all of this, after providing my information and respectfully asking if there was anything in my background that would be an issue under their stated (very rigid) screening policies, I was ghosted for a full week.When I followed up to ask again for clarification, Brigham finally responded--with a cold, dismissive "Sorry you feel that way," without ever actually answering the questions I had asked. At no point did Brim Properties show any real commitment to reviewing my application fairly. They made no effort to engage meaningfully with the information I provided. It became clear that asking thoughtful questions and expecting basic professional communication was seen as an inconvenience to them. Their Standards:Brim applies extremely strict written standards that allow them to reject even highly qualified applicants immediately. What's worse is they refuse to clarify anything when asked reasonable, general questions in advance.You are expected to pay a non-refundable application fee without being told how your application will be evaluated--even if your history is strong and your current situation is excellent. To Renters:Unless you have perfect credit, a flawless financial and rental history, and have never experienced any temporary hardship, even outside your control, do not waste your time or money.They will not consider context. They will not engage in conversation. And they will not hesitate to ghost or dismiss you after collecting your fee. To Property Owners:If your units are sitting vacant for longer than they should, this is likely why.Brim Properties is turning away excellent tenants like me--stable, communicative, responsible individuals willing and ready to move in--because it would require them to engage and do more than the bare minimum.I provided proof of stable income, perfect rent history, funds for a deposit, and even a high-net-worth co-signer. Despite making every effort to streamline the process, I was still treated dismissively. If Brigham and Brim Properties cared about your investments, they would focus on placing reliable, respectful tenants--not just whoever fits the narrowest, easiest-to-screen mold.They also need to ensure that properties they represent are clean, maintained, and show ready--not left dirty and neglected as I witnessed. I was visiting from Phoenix, AZ and was surprised it went from 70 to 30 degrees overnight, with SNOW. The snow weighed down many branches over my friend's driveway blocking access. BRIM PROPERTIES OF UTAH is the worst rental property company that we have experienced. Doesn't even deserve 1 star! We rented a 4 bedroom student house, out of desperation due to the lack of housing available in SLC. When rented initially 3 yrs ago, the walls and windows, kitchen and carpets, were already so damaged, so were all the cabinets and the house in general was not in any shape or form in good condition. But it was for 4 students ($3100!!!!) and there were no other choices at the time. It was rented for 3 years, and many repairs were not done by BRIM even after many repair notices were sent. We kept emailing the managers and very little, if anything was ever done. A lot of the issues we ended up fixing ourselves, out of the families pockets since there was never a prompt response from BRIM. So when we were ready to end the lease this year because our boys graduated, we asked BRIM to let us know ALL the written and unwritten details and everything we needed to do to make sure we would get our deposit without any issues. Parents and the students who lived there, together worked for weeks and months preparing to leave the house in absolutely new condition. Like not even close to how we received it 3 years ago!! We hired a carpet cleaning company, we hired painters, we had every corner scrubbed and cleaned. Even some of the kitchen cabinets got touched up, new knobs were put in, every cabinet was cleaned to perfection, windows were all cleaned (much better than when the house was when rented), ceilings were painted, new smoke detectors installed, new light bulbs, etc. NOTHING was left to be done, and once again, we wanted to secure 100% of the deposit back, so we went above and beyond spending money to get money back! (BIG REGRET!). They were sooo incompetent with any of the requests to fix things!! But we would look the other way as we had 4 non-relative students living in 1 house. We also offered to leave FOR FREE the perfectly good washer and dryer that we had purchased for the next tenant, since we all lived out of state and did not have any use for them. BRIM personnel told us in PERSON, to all of us, that he would pass on the offer to the new tenants and LET US KNOW...the only part that we left pending and offered as a kindness to the new comers...most likely students. Last week we got a $400 deduction bill from BRIM!! 15% of our deposit was kept! (They charged to tighten up the toilet seat!) They proceeded to tell us that the new tenants actually didn't need the W & D, and therefore instead of letting us know we could donate or sell, they just supposedly paid someone almost $400 to move them. BRIM Properties NEVER let us know by text, by email, by phone to any of the 4 families that the tenant didn't want them. We were all moving out in one weekend and we could have sold them or donated them, but we figured that since BRIM had not said anything, that the washer and dryer were being passed on to the next renter. We did SOOOOO much to that house!! We fixed so many things on our own, and they treated us with such disregard and indifference. It's not just about the $400, it's about their sincerity and being honest and not abusing our trust which they abused multiple times. They were dishonest, they lied to our faces, and took advantage of families to make a few hundred $$...they must really need it ! So DO NOT RENT FROM BRIM PROPERTIES! They are crooks!!! I would ABSOLUTELY not trust anyone in that company or their rentals. read more

Fantastic! This management company takes care of their properties and their tenants. After having Brim for a while, the owner of my old building switched to a horrible management company that took every opportunity to over charge and under deliver. So glad to have moved and be back with Brim. Their maintenance requests are answered and remedied quickly. They take care of their buildings making sure the yard and parking lot is always clean and tidy and they don't overcharge for their services. A++ Also, Brigham is awesome. read more

I am so pleased with Brim Properties. My daughter has been living at one of their properties since she transitioned from student housing at University of Utah Salt Lake. The maintenance response is wonderful and I truly felt reassured with the property and her safety. Once she decided to move into a one-bedroom, she located another property that Brim managed and they transitioned her so quickly and seamlessly. The condition we received the place in was pretty awful, and Brim refused to give it to us in a better condition. Cabinets fell off every other day, fence and lighting fixtures were broken that I had to fix, and lawn required $200 worth of water every month to repair and keep in good condition. Racist and noisy neighbors, theft from our yard and to top it off, needlessly taking our money for extra "cleaning", I don't know why anybody would rent with Brim. read more

I notified the management company on Thursday the 10th of Aug that when the upstairs neighbor moved out and they shut off the gas for the water heater that it also shut off my hot water. I had to get a hotel room in order to take a shower. I said I would send them the bill. I received an email saying according to the law they would not pay it, but that it would be restored by end of day on Friday. I waited. No hot water. Called the after hours line 2-3 times a day since then. They keep telling me that the gas company took off their lock, and it's in the management company's hands. All they can do is put in another work order. EVERY TIME they say be patient and call the office when they open on Monday. Boiling water for baths, to do dishes, cold water laundry, no dryer, (it's gas). Because I'm new to Utah, (March this year) I'm not confident enough about renters rights to fight this. I'm not sure what to do from here. I pay my bills on time, I try not to bother them unless it's important. I feel like I'm brushed off and living without hot water isn't a priority. I've been leasing with Brim for 6 years. Dealing with Jayson and his staff has always been stress free and easy to get along with. Response time for repairs and damages is quick and reliable. I trust everyone employed by Brim to come in my home if I can't be there to let them in and complete whatever is needed. I know that Jayson is loyal to his clients as the home owners, but I don't feel that he is so one sided that he disregards tenants either. I highly recommend Brim Properties. read more

So I don't know if they deserve 3 stars or 2. We are renting a fairly expensive apartment in a high rise in downtown SLC. When we arrived there, the apartment had been vacant for a number of months, which inst their fault, but upon moving in, the microwave, dishwasher, hot water, and fridge didn't work. Not to mention, we weren't given mail keys, storage locker keys, and the storage locker was full of previous tenants things. You would think that they would have done a quick walk through to make sure everything was in working order. This was especially problematic because I gave birth the next day and basically couldn't use my kitchen. However, they were prompt in fixing the issues and fixed them fairly quickly. Fast forward four months later, its Labor Day weekend and my husband and I wake up to our sink completely full of water. Not only that, but it has leaked onto the kitchen floor, out our front door, and into the main hallway completely drenching the carpet. The water was black and had food particles in it. It was disgusting. So first thing I do is call the emergency phone number for Brim. No answer. No text response. I eventually call the building's maintenance guy. Turns out there is a clog in the pipe, this has happened before, and BRIM is responsible for routinely unclogging it. But BRIM basically denies this and blames it on the apartment complex. Whatever. Then two weeks later, IT HAPPENS AGAIN. Completely ridiculous. They were extremely unhelpful and didn't even stop by to see if the situation was under control or at the very least to see if there was no damage to their property. I have never had any problem with their staff, but Jayson (the manager) is extremely difficult to work with. Likely a great property manager from the landlord's perspective. They used our deposit to fix everything in a 2 bedroom apartment we briefly rented, including routine wear and tear. Upon leaving, we were charged us $475 for cleaning after my adult daughter and wife thoroughly cleaned the apartment, over $100 to replace a light bulb in the bathroom light fixture that was damaged before we moved in making the light globe inaccessible, and $56 to stretch the carpet. The total charges were over $750 for an apartment we left clean and in good condition. read more

My kitchen sink has been clogged on and off the entire time i've lived here. in the lease contract they say it's our responsibility so I have hired my own people, i've had my brother fix it once, and i've used draino, everything. I have communicated for the last four months to have their own person come out and look at it and fix it for me, and nothing. they have completely ignored me, told me it's coming out of my deposit when I move out, and haven't communicated anything else. This is absolutely the worst and most disgusting apartment i've lived in since i moved to utah. They don't tell you they're infested with roaches, or that there's mice when you move in. They don't tell you about the homeless people who break your bedroom window. They don't tell you they wont come help you fix your stuff, even though they have plumbers and an entire company on their back hand for things like this. They don't tell you theres LITERALLY NOT ONE PARKING SPOT FOR YOU. You WILL get tickets every single morning. Yhey do not provide parking and the owner does not care about you or your car or your life. I was late for rent one month and they put a notice to vacate on my door the same day. WORST RENTING EXPERIENCE I'VE EVER HAD I've rented a fair amount of apartments before and have had to deal with a lot of awful people and predatory landlords... but my experience with Brim was by far the worst. I'm going to keep this semi-vague and anonymous for fear of getting blacklisted or something as these snakes are wont to do, but from the get-go it was a terrible experience. I sensed some shadiness from the beginning (the previous tenants were VERY eager to break their lease and lie to me about the living conditions of the duplex), but I decided to sign the lease anyway. Moved in and the apartment was filthy, loud, and outright unlivable. It was obvious they didn't clean it between tenants... okay, gross and unprofessional but not the end of the world. The obscenely noisy neighbors were the real problem... it was seriously unbearable, no exaggeration. Day one, thousands of dollars paid, and I couldn't even stay in my new apartment. I reached out to Brim and they told me to deal with the problem myself. It rapidly got worse from there, and let me just say, the clowns at Brim made a bad situation way, way worse. There was conflict, emotional breakdowns (including my boyfriend), and a whole lot of b.s. as the coward who manages this company fumbled the situation entirely, ultimately doing nothing. Eventually I'm given no choice but to move out. Then, he KNOWS the apartment isn't livable and tells me personally that he won't rent it out again until the obnoxious neighbors' lease is up... and guess what happens?? They immediately put the apartment up for rent AGAIN... on the hunt for another victim, I suppose. But hey, if they can turn and burn a new victim every other month... that's thousands of dollars they'd otherwise be losing. So screw the wellbeing of the tenants right? This really bothered me and is just straight up unethical, disgusting, and greedy. If you're considering signing a lease with Brim, I really hope you have a lawyer on hand. Or just save yourself the hassle and the money, spare yourself the nervous breakdown. Don't expect any real help from them dealing with issues (they actually have a "deal with it yourself" policy written into the lease, no joke). Don't expect your rights as a renter to be acknowledged or respected. With Brim, you aren't a person or even a tenant... just another sap they can shake down then turn over the apartment to the next victim. It's disgusting and these people should be ashamed of themselves. Unfortunately the rental market in SLC is awful. Hopefully this review sheds some light on what renting with these predatory property management companies looks like. read more

Meant to get to this a while ago, but Jayson does a very respectable job with what he's doing. There is a certain amount of pride and caring that is always taken, something I find somewhat rare in property management firms in general. A lot of the times the owners of the various properties will set the price and conditions, but these guys try go for the extra mile with the tenants also, which is definitely rare with most property management. They're definitely worth a look if you're in the market for a rental, though admittedly, the one drawback tends to be selection. Very nice to deal with overall. read more

I was looking for the perfect place to live and met with a number of property management companies throughout Salt Lake, but I felt like I was getting the runaround--seems like that's just how it goes with this sort of thing. I found a duplex I really wanted check out so I sent an email to Brim properties and had an immediate response from Brigham. Excited, I messaged him right back to set up a walk through, but wouldn't be able to until after 5. Brigham had a busy schedule, but went out of his way to get me inside. He was so friendly and professional and went out of his way to follow up with me after. After I decided to take the place he even let me move in early so I wouldn't have to take the day off from work to move. If this is how BRIM treats their tenants before they move in then I can finally have peace of mind that any issues I have in the future will be dealt with in the same way. Thanks again, Brigham!
