THIS MANAGEMENT COMPANY IS DISHONEST. We had a very disappointing experience with Legend Real Estate at College Park. After moving out of state mid-June for work, we continued paying rent for July and August because our contract had not been picked up by another tenant. During that time, management gave another tenant keys and allowed them to move belongings into our apartment -- while we were still paying full rent and utilities. We only learned of this because a neighbor informed us that someone had moved in while our contract was still active. When we called to ask Legend about it, we were told flat-out that no one had access to the unit, only to later discover (and have management confirm in an email) that another tenant had in fact been given access before our lease ended. Despite this, management continues to deny any wrongdoing and has refused reimbursement. It is unacceptable for tenants to be paying rent on an apartment while others are given access behind their backs. This experience was dishonest, frustrating, and costly. If you do choose to live here, be very careful when moving out -- who knows how many other tenants they have scammed like this without being caught. I wasn't going to write all of this but since I left a 1 star review they have started emailing me and threatening me. WHATEVER YOU DO, DO NOT USE THIS COMPANY TO MANAGE YOUR PROPERTY AND I WOULD NEVER RECOMMEND ANYONE LIVE IN ONE OF THEIR PROPERTIES. If you do rent with them, good luck getting your deposit back. If I could give 0 stars I would. This company is incredibly petty. They are terrible property managers. The place I stayed at was moldy, carpets were stained and when we arrived to move in the rooms and kitchen were dirty with lots of trash and old used dishes. The townhome was disgusting and poorly taken care of. The door in question was already damaged when I arrived at the room. I did not take pictures of any "damage" on the door because it appeared to have already been repaired and the door and frame functioned. I have asked for pictures of the repaired door and have not received them, probably because the door is in the exact condition. Now because I left a bad review they are threatening to send the $70 to collections when in fact they still owe me the deposit I paid. All I have encountered with office workers at legend real estate from the moment I picked up my key is a condescending attitude. I am left to question how many other tenants have been taken advantage of from this "damaged" door? read more

I'm first going to start off by saying, look at the number of negative reviews with this real estate company, all of these must have some truth to them. I have only lived at their Riverside complex for a month and a half and my experience is as follows: I signed a transfer form to release a student that was leaving her contract early. On this form I filled out the fact that I had a service dog and gave them my references. After I submitted this form, they informed me I was approved and sent me my lease to sign. I show up to their leasing office to get my keys. When I get to the apartment a girl from their office was still doing the check out, which made me wonder how much deep cleaning are they really doing in between tenants moving in and out. When I signed my lease a male in their office informed me that my lease went until 08/16/19 at which in that time I would have the opportunity to resign for a year if I would like. I leave to Indonesia 07/20-08/02. While on my vacation my roommate emails me to tell me that there was a notice on our door to vacate the premises if action was not taken within 3 days because they "found and undocumented" dog in our apartment while doing a showing. They emailed me as well to inform me of this. My roommate is now under extreme stress as she is dog sitting my dog and is worried she and the dog will get kicked out. I am also in a different time zone which made communication much more difficult. I emailed the leasing office to inform them that on their student release form they had me fill out, I told them about my ESA animal and they said I was approved. They did not inform me that they needed any additional documents. I told them my dog is not going to be removed from the premises because she is legally documented and they are at fault for failing to properly review documentation. They insisted I had 3 days to take action. I told them I would fill out the form they are just now emailing to me but my physician might not be able to in such a short amount of time. I told them if they'd like they can reach out to my previous landlord who also required similar documents and they can find her contact information on the same form they failed to properly review. Finally, they said they would "allow" my dog. I get back from Indonesia and call their office to let them know I would like to resign. They inform me that they gave up my room already to another student. This call took place on 08/05. They told me I had to be out on 08/16. Which left me such a short amount of time to find a new home. I asked them and practically begged if there was any way I could resign because they told me last month I could. The lady I first spoke with told me that this is why their office gives out a form to have students fill out on intent to stay. I told her I was not given this form nor was I given the opportunity. She said it is online. I looked online and they posted this form in January of 2019. I moved in July of 2019. I was not even a tenant on their property when they gave this out! I am thoroughly disappointed that they did not give me this opportunity. I called again a few days later and spoke to Ryan and told him to please help me because I need a home. I also told him I was confused why they would advertise my room and give it away to someone new instead of asking or having me resign. He said they don't have time to go through every tenant to ask them if they want to resign. I told him, it's even harder to advertise and find applicants and new tenants that actually qualify! Meanwhile, you have tenants already living there that you know would qualify! He didn't say anything. I told him if there was any other room they had available on any of their properties. He said there was a showing at 4 for one. I get there and tell the girl that's doing the showing that I'm interested in the master and Ryan recommended I come here for the showing because it was available and she said it was taken. I'm truly disappointed that they practically left me without a home. It's sad that these people are considered a part of a church. I would never rent from them or recommend anyone else to. We live in the middle of the desert, and they're too cheap for air conditioning, or even any kind of ventilation. CO2 levels are at 4800 ppm, 200 ppm below the legal limit of 5000 for an 8-hour workday. During the latest heat wave, the temperature inside my room was 95 degrees Fahrenheit, and the living room was 101 degrees Fahrenheit. The apartment was "newly renovated" meaning the floors got replaced, but none of the doors are framed for the door, meaning they don't close correctly, and the front door doesn't lock. There is no line of communication open to the landlord. Everything has to go through the admittedly nice secretary, to a woman who screamed at my roommate for having a slight accent. I informed Legend Real Estate of the heating issue and of the CO2 content issue, which should be considered dangerous/life-threatening, and they say that it is the landlord's choice personal choice. I said that if another heat wave happens and it's still poor living conditions, I would report them to the Department of Housing and Urban Development, and they responded: "We will have to terminate your lease if you choose to do this", which violates anti-retaliation laws. Legend real estate has the worst customer service in Provo. My apartment was FILTHY when I moved in for the first time, and they refused to clean it at all, so I spent my first two days deep cleaning the entire apartment (the carpet was nearly black instead of tan, the tile floors were brown instead of white,there was moldy food in the sink and dishwasher). My roommate cried when she walked in and saw it. They didn't give a discounted rent or any compensation, and were very hard to reach. The women answering the phone were always very rude as well. I have lived in Provo for 5 years now. I would never go back to Legend Real Estate. The staff is nice but, they don't communicate. I would email and email but never hear back. I wanted to ask about charges to my residant account while living there and I have still never received a reply to those emails a year latter. I feel they could be far more organized. The people living in the Fox Wood apartments are some greatest people. But the managment of the apartments was beyond frustrating. There is a random charge of 122 for carpet cleaning. They charged that to my bank account a month after i moved out of the complex. They didn't tell me anything or give me a warning they just took the money out of my bank account. My final cleaning check experience went as follows. My final cleaning check which was supposed to take 30 min max took 3 days to figure out. They were late to my cleaning check by an hour. I had to leave for work, i coulnd't stay any longer i sent an email with a picture of me in the apartment to prove to them that i was there at the approptiate time. I had to call in and set up an appointment for the next day that i couldn't attend. They said it would be fine if one of my roommates was there instead of me. They failed me on my cleaning check because i wasn't there. I had to return to the apartment again after i moved out to prove to them that i did my deep cleaning of the apartment. When i met them at the apartment for the 3rd apointment they said they had a miss communication at the office. They said i did pass and they don't know why they came to my appartment to clean it. Monthly cleaning check experience For regualr cleaning checks that were monthly they did not always give 24 hour notice. We can't deep clean an entire apartment in 12 hours when we work fulltime and attend school. The staff They are very polite when your talking to them in person or over the phone. But one member of the staff has no idea whats going on with the others. I was given a key to an apartment and the next day they emailed me telling me they gave me the wrong key and needed me to move apartments. That happend twice in the same week. parking is ok there is lots of on street parking but the liberity building close to the fox wood apartments boots you even you are parked on the neighborsing street. Go to a different houseing complex that isn't run by legend realestate. You will save yourself a lot of stress and unnessicary worry. read more

If I could give a 0 star review I would. The managers are terrible, I lived there for two years and they came in our second year. Total change, very confusing, screwed us over more times than I can count and we are literally moving out just because of the management. That's the only reason. They never get anything done you need them to and they always have an excuse. "Oh we're really busy right now" or "we didn't get that notification about that need" when it's RIGHT IN YOUR EMAIL AND YOU FREAKING RESPONDED. DO NOT LIVE ANYWHERE WITH LEGEND REAL ESTATE. Slum-lords. Two years in row, Legend Real Estate has violated BYU housing standards and Utah rental law by failing to 1. Maintain basic utilities or even to warn about new tenants that they would lack electricity when they arrived. (Note that it is illegal in Utah to rent a unit that lacks basic utilities.) 2. Clean the unit or remove trash left by previous tenants 3. Repair broken windows, light fixtures, cabinets, and flooring, and HVAC 4. Remediate mold and insects 5. Warn tenants that their unit was uninhabitable 6. Provide alternative housing until the unit could be made habitable 7. Refund rent paid for days the unit was uninhabitable read more

Wish I had read the reviews before having my daughter sign a contract with Legend Real Estate. It was a very bad experience. One of her roommates was a daughter of the owner and monopolized the parking and apartment. Management did nothing when we and other roommates complained. Also, read the contract carefully because they charge for cleaning and fixing the apartment which is automatically taken out of your deposit even after you pass the cleaning inspection. This is a practice we haven't seen before in Provo. Think twice before signing with this group, they take advantage of their tenants. read more

I was just so shocked by how mean the people in the office were to me. All I did was ask if I could buy a parking pass & their attitude with me was shocking. Left the office feeling like their goal was to make me feel not only wrong but dumb for even asking to buy a parking pass. I even started tearing up because the older woman I spoke with was so aggressive with her response when I was simply inquiring about something kindly. I had only been to the office one time before and they were even so mean and short with me when I checked in. This may make me sound like too sensitive of a person, but I work on the phones all day and always deal with angry customers and that never phases me. Just shocked that the workers feel entitled to make people who are being kind to them feel so belittled. read more

I don't know anyone who is fond of their real estate manager, but after living in Provo for 5 years, Legend Real Estate has been by far the best. They have a responsive staff, and are reasonable to work with and understanding. Cleaning checks are held monthly, and are reasonably fair. Don't have much to complain about, but would recommend LRE over any other management (Especially Aspen Ridge)... Just thought I'd give them a S/O for being cool this past year and are deserving of some positive feedback. read more

Legend Real Estate is the best real estate company I have had the opportunity to work with. I was struggling to find an apartment, and not only did Legend Real Estate go out of their way to help me find a place, but they also accommodated to my needs and switched some things around so that I could have 2 roommates come live with me. The representative I spoke with was SO personable and fun to talk to. They were quick with getting my contract and lease to me, and were very responsive on the phone. Out of the 7 or 8 times I called them, I never once had to wait on hold for someone to assist me. As a previous customer service rep myself, i noticed that they are doing everything they are able to to provide great service !! 10/10 would recommend them. :) read more

I'll give an honest review. I lived with them for 3 years. My wife lived with them for a year before we got married. I see all these unfair reviews and figure as always its the people who are ticked off that write reviews and not the people who are happy or content. Or people who don't understand that this is a property management company and not the owner. 1) They do cleaning checks once a month. They are strict about this, but hey, it kept my roommates from being slobs, and our apartment was always clean because of the cleaning checks. Sure they want you to use good soap/scum cleaning soap and anti-lime stuff on the bathrooms to keep the tub and toilet rings that build. But hey, units are fairly well kept. These kids who are crying about having to actually clean, for once in their lives, then post a negative reviews on Yelp or Google and then have the audacity to RENEW THEIR CONTRACTS, need to grow up. 2) I had multiple repair requests over the years. All varying from large to small. NEVER did any of these take longer than 72 hours to fix. Ok, not true, one did. But they had to order a part and they ordered it on a Thursday, and by Tuesday afternoon it was fixed. They always did a good job, were professional and well mannered. 3) People need to understand that property managers DON'T OWN THE PROPERTY. I swear, trying to get people to understand that when they say "Our couch/beds/carpet/whatever is crap" (when its really not, just a little old) "and it needs to be replaced!". So when the actual owner says "Nope, not replacing the fill in the blank." people cry and complain and yell it's the managers fault, when the managers can't do anything in actuality. 4) They clean the carpets professionally, depending on the place you live, at least once a year. I know in one of the locations its every 4 Months (Belmont Apartments that they manage), and every 6 months in others. 5) In the winter times, during/after storms, they had crews shoveling and throwing ice melt. I noticed this one time walking to campus, that my complex was shoveled and "icemelted" while the other ones around me were covered in snow...at 6am...now that is called work ethic and professionalism. So here is advice, from someone who lived in properties they managed for 4 years and I lived in Provo apartments with other management companies since 2012. Pay your rent on time, clean your freaking apartment, and dont expect the 5 star Hilton when you are renting an apartment at $300 a month when the building was built in the 80's, and I promise you will enjoy living in their managed units. read more

Ok no one ever likes their management company. They always are the bearer of bad news. But I've had legend for a year and a half and compared to other companies they are pretty responsive. Ive had to put in about 4 or 5 requests to fix things over the time that I've lived here and they actually respond fairly quickly and the repair guys are always nice. The absolute worst people to rent from. So inconsiderate. Several problems on their end receiving rent, they will charge you for everything just to get at your money: Late fees, cleaning fees, convince fees, they don't give you your deposit back and no one but the manager knows what they are doing. Probably the worst company on the history of the earth. I rather live on the street than rent from these people. The manager is some lady with a ton of attitude. The people that work the front office or great but the policies and the culture of the company is to screw over every renter possible and charge renters every few in the book so they can make the most money possible. My door was broken when I moved in. I tried to fix the door and couldn't fix It and a month later the leasing office comes around and charges me 300$ for the broken door cause I didn't report It to them when I moved in. My room was filthy when I moved in with toe nails covered all over my room. I kid you not. TOENAILS... I cleaned It up and spent days cleaning and sanitizing and then they have the audacity to charge me for my cleaning check because there was a smudge on the mirror in the bathrooms. I didn't pass a cleaning check the whole time and I'm very clean but lord forbid if u have any dust follicle anywhere you are getting charged. I rather live under a bridge then rent from these people. RUN AWAY. Don't even consider renting from this place. Overall, my experience has been okay with legend real estate with a couple of exceptions. They refuse to acknowledge the early termination clause in their contract, tell me I can only sell my contract to get out of it. They also didn't notify tenants to renew parking passes and never reimbursed me when I had to pay to remove a boot on my car. Ultimately, they don't care about you and just want your money. read more
