I've lived at Stream Belmont for more than two years. It's a great place but unfortunately the experience turned sour when moving out. First, the location is awesome. It's located in the quiet part of Capitol Hill, a few blocks down from Broadway, where all the action happens (restaurants, bars, shops, etc.). The neighborhood is quiet and clean and within walking distance from grocery store QFC. Unless you commute to work you can conveniently live here without car. If you have a car, a private parking spot is recommended as finding street parking is challenging. The Stream Belmont building is pretty new - I was one of the first tenants - and thus still felt new, but unfortunately the choice of materials is poor and I expect this place to feel run down within a couple of years. For example the wooden window sills have been attached with a nail gun with the little holes filled with wood filler. When the sills get in contact with water the wood filler absorbs it, expands and cracks the area around it. This is just one example of how cheap construction and poor materials result in quick wear. This is probably also how the sealing/floor were (not) insulated resulting in hearing every step from my upstairs neighbors. I could even hear them pull up/down the shades. Let's discuss cost. Overall, this place is really expensive and Stream Belmont took every opportunity to raise rent. This is their good right, but it quickly gets unaffordable. Negotiating is impossible. Whether you are a good tenant, always pay in time, have been with them for a long time etc. are no good arguments. This place is there to make as much money possible. Utilities averaged at $50/month (regardless of usage) for a studio from which sewage took the largest part (again, regardless of usage). There is also a service fee of $3/month for being able to pay utilities. Internet is provided by Wave and their plans start at $60/month (no, it doesn't go up over time like Comcast). Management is okay, but fairly unresponsive. It often took several days and several reminders to get an email replied to. In relation to the cost, amenities are disappointing. No communal space, no gym, no guest parking etc. What is great is the roof top area which is nicely furnished, has a BBQ and all this with a stunning view of downtown. Unfortunately it was not possible to reserve the roof top space, so forget about throwing a birthday party there, or take the risk of colliding with someone else's event. Because of an issue with a person sleeping over at the roof top, the doors automatically locked at 11pm, so forget about enjoying that great view after 11pm... No aurora borealis or falling stars for you! Although overall Stream Belmont is a great place if you can afford it, moving out of the place left a sour taste. I always kept the place in pristine condition and even after the apartment was positively inspected I got charged $225 after I moved out, for no good reason: $125 for cleaning plus $100 for painting. It took several emails to get any details around the $225 charge and their responses were really lame. Although previously I was advised not to bother cleaning - which I extensively did - and pay $80 for their cleaning service, I was charged $125. When asking for a detailed description of the cleaning they came up with "exhaust fan in kitchen and bathroom" which is a typical trick landlords use to charge extra. I would be okay paying $80 for this (the cost to clean the whole apartment). Instead they went a step further and charged me $125. The $100 for painting was another joke and took again a lot of communication to get more details about. Apparently they had to repaint the whole apartment! I understand that's standard procedure when preparing a place for a new tenant, but there was absolutely no reason to charge me for that as the walls were in perfect condition and everything else would fall under normal wear and tear. Also, during inspection nothing was mentioned about having to paint the walls. Summarized, it's clear this place only cares about money and it was absolutely disgusting how I was treated towards the end. I was planning on going to small claims court, but decided to let it go, because it's a waste of time. I would advise you to organize a move-out inspection before your last day, so you can take care of all the little details and don't get hit with a $225 *fine*. Also, make sure you get clear feedback after inspection so that they can't come up with anything after you've left. Lastly, I was offered $25 for a (positive) review on Yelp which I politely declined. read more
