I applied for an apartment on November 2024 and didn't get approved, it's clear that the application fee it's non refundable, but they also make you pay a "Holding Deposit" of $250.00 that is supposed to get refunded to you if not approved. Good luck trying to get a hold of a life front office member that doesn't answer the phone as if it is the worst thing to happen in their day. I have called, emailed, inquired. All pricing is wrong on the website. I scheduled a tour which then I had to call them to confirm (no confirmation provided), which luckily I did because "oh we aren't offering tours at this time." I finally get a hold of a member of the team after calling every day and leaving multiple messages, she said they might have availability in a day or two and will hit me up right away if they do. Well, I still called everyday because I knew she wouldn't (they never called surprise surprise). Still nothing, so I called again today just for some rude lady to let me know that the opening was there but that it has already been rented out.... In the 2 days since I called (and they were closed one of those two days).... I wanted to like this place but they have no organization and it really seems like they don't even want people to move in. Rarely will they answer the phone. I got charged for regular stuff when I left . Cleaning and paint .. I got the apartment in great condition so if you remember this is a business nothing personal you'll be fine. In all honesty I recommend it. If you have two cars you should pay the extra cash for a garage. If not you'll be struggling for parking outside. Don't let the bad comments turn you away. Just moved in two weeks ago. the complex is very quiet even with kids around. The landscape is always nice. People in office have always need nice. So far so good. I'm a current tenant and I'm very pleased with this place! Things to consider: 1. Parking can be expensive. You get one spot and any additional at 70$ a month. We park on the street or at Ralphs which is a pain sometimes but whatever, not a deal breaker. 2. Laundry isn't in unit but I've never had a problem. Don't wait and do it Sunday evenings and you won't have too much of a problem. It is a bit expensive at $2.75 per load but maybe that's normal I don't know I've never had an out of unit laundry facility but again, not horrible. 3. The heat in my unit is either on full blast or not at all so we never use it because it gets to the point that I'm pretty sure competes with the temperature of hell. 4. No one is ever in the pool/hot tub which is nice when we want to go! They're well maintained but on the weekends you'll find leaves and what not because I don't think the grounds people are in then. 5. There are always kids running around but I love it! Makes it feel homey and I like that. They're never out of control and they aren't up late ever on school nights and they all seem very respectful. If you don't like kids though then don't move here. 6. Haven't had a ton of experience with maintenance but the little I have had has been quick and pleasant. Will update if this ever changes. 7. The nearby area rocks. Two groceries and one is a 24 hour fresh and easy. Super easy to get to the freeways, mall is right around the corner, and the area feels very safe with a school right across the street. 8. They allow pets but they do charge! Security deposit of 200 and 35$ per month, PER pet. 9. And my ultimate decision maker: the leasing office is amazingly nice and helpful. I have enjoyed every interaction with them!!! Anyone looking to move in here, I would highly recommend reading this first. I know the management team will disregard this, like so many other peoples feedback or spew out excuses. First off, the owners of the complex waste so much money on useless and pointless projects instead of what we actually need in our community. Rules of the complex are repeatedly broken, and even though we try and talk to the manager theres never anything they can do to help or they ask US to find out where the rule breakers live as if youre some kind of detective. My apartments ceiling also leaked and cracked in several parts of my room because of rain in Decmeber 2021 and they hired a team to "fix" it temporarily, and when it rained again last week 2022 the ceiling broke again and they had to cut a huge hole in my ceiling to repair it.The water is shut off "unexpectedly" almost every single week. The manager Josue is the exact opposite of compassionate, and he could care less about this place or its tenants. He talks down to several people and makes you feel incredibly small and stupid. Clothes from the washer or dryer get stolen and there is no security camera anywhere to safeguard the tenants possesions. The "security gates" are always broken, or left blocked open so literally anyone can come in even homeless. The complex is super noisy if you live in certain parts of it. The callbox out front is never operational and we all miss packages that we order all the time because access cannot be given to the drivers. The pool rules like no glass in the pool area or no loud music and the pool closure time are disregarded by so many people. Cars get vandalized or stolen on the street outside of the complex and parking is always packed. Very few people actually pick up after their pet as well. If you want a difference in this community, install security cameras by the gates and entrances, pool area, laundry facility and even pointing to the street to atleast bring a sense of comfort to the people that live here. I understand the apartment is not liable, but it would be greatly helpful for those of us that have to file police reports with 0 video evidence. Another difference is hire roofing teams that actually know what to do and how to fix the situation instead of putting a bandaid over it for next time. And for the love of God, hire a new apartment manager that actually cares. Now again, I know my feedback will be ignored by anyone higher up, and you will probably respond with what the rules are that should be followed here and tell me to contact the manager if theres any concerns, and he wont do anything about it, and make excuses as to why things cannot be accommodated. I'm a current resident and I love the apartment complex, its gated and generally very quiet. The management is very friendly and so are the on site handyman. There are two pools and two laundry units, one on each side of the complex, and as far as apartments go per square feet these are pretty spacious, my bedroom has two walk in closets! The only downside is that there are usually some sketchy people hanging out around the Ralph's and Dollar store next door but considering the apartment is gated it hasn't been an issue. read more

Close to the Orange circle, Chapman University, Angels/Ducks stadium, & the Block. The office staff is super friendly and helps whenever needed. They know me by name/apartment and have really made an effort to connect. Also probably the best price per sq footage/nicest possible in this part of town. I have wood floors, central A/C & heat, double walk in closets, vanity and huge bedroom. Cons: Parking has gotten a little rough and there are some transients outside. read more

I've lived here for 5 years. When we moved in it was nice and kept extremely clean. There was security, the laundry rooms always worked, garbage area was clean, the gates worked. I never thought something could become so bad so quickly. Literally every single thing has become a shit hole here. It is not worth the money. Over half the washers and dryers never work, there is trash laying all over the place, people smoking weed all hours of the day, people fighting and arguing, cops being called, gates always breaking, water always being off, ridiculously high water/trashand sewage bill, homeless people roaming.. and get this NO MORE SECURITY. Doesn't get any better than this in the area! Top notch staff always available to assist, maintenance is always helpful. Grounds are well maintained and private. I have lived here almost 9 years and can't imagine living anywhere else. Lace the Manager of Strada is the best. Always a smile on her face and always willing to help. Terrible place to live. The neighbors have all night parties and no matter how many times you tell the manager, the parties just continue. Pool is never cleaned, always crap floating around and looks dirty. Kids run wild around the complex all hours of the day, so if you wanted to try to get a quick nap in before going out for the night or whatnot, fat chance. Takes several request to get anything fixed. Our garage door was broken for a couple days and after several complaints and request they finally had maintenance come take care of it. On the up side, the land scape is well maintained. The front office keeps constant communication about up coming events such as sand blasting of the walk ways, making sure tenants keep porches cleaned, etc. Recently the office was broken into and some information stolen, so I'm guessing they dont have tight security. There used to be a security camera in the laundry room, but is no longer there which makes me a bit uncomfortable. read more

And half the time the machine doesn't even work to put money on my card and have to go to my parents place to do laundry! If you are looking for an 'Okay' place to live, where rent increases atleast 100$ every new lease, and you can break as many rules as you want this is the place for you! 10 o clock pool closure? Not a thing! And when they say "smoke free" its literally a move in gimmick, literally everyone smokes weed.. all you get is a small notice on your door no big deal! I have lived in this apartment complex for almost 3 years and really like living here. It is really convenient to grocery store, restaurants and local businesses. I love love the front office. Lace and Britney are really awesome. I also have to give a shoutout to George. Love him too. Ever since he came on board the complex is always well maintained. I even see him early early mornings (before he is suppose to work) making sure it looks great before everyone wakes up. My girlfriend and I have lived here for about six months and we are in love with our apartment. Any problems with the unit or general property are always taken care of immediately. You can tell the management takes pride in what they do and are always a joy to speak to. The maintenance workers are always friendly and everyone really makes us feel that this is truly a home. Everything was honestly fine the 3 months we lived here except for the end experience. SPOILER! ***READ THIS BEFORE RENTING HERE*** When you pay your $500 deposit, in no way will you get all your money back even if your apartment is spotless. When we had the inspection, the guy said it looked new and there was $0 charges. However, we only got about 1/5 of that when we got the check in the mail. Why you ask? It's because this apt complex takes YOUR money to pay to clean/paint for the next tenant. It's unfair and it should be their responsibility to clean and paint, not on our dime. Also,it is not quiet. If your apartment faces the bar or is near Chapman, there are loud bikers all night. Don't even think about having peace and quiet on the weekend. Both pools were closed due to the ducks so we couldn't even use the amenities. Anyways, that is my two cents, so be warned before you go here. read more

What a horrible experience. My sister and I lived here for almost about a year and decided to break our lease because we had drug addicts living all around us. Management refused to do anything because of "their rights". A man would sit in the tree outside of the apartments and take pictures of residents inside their homes. My boyfriend, best friend, and myself moved in about a year and a half ago and I don't think we'll be moving out anytime soon. We've already renewed our lease once and intend to again. The staff is always so friendly and helpful in the office, and the maintenance crew is always so attentive we've never had any major issues. I have never seen a single bug in our apartment! Lace in the office goes above and beyond to make your experience here more than exceptional. Strada is it's own oasis with two swimming pools, hot tub, and children's pool. The laundry facilities are reasonably priced and always very clean. Everyone I've met who lives here are kind and great neighbors. Strada is a minutes walk away from a Ralph's and Marshall's. There is plenty of street parking, walking distance to Angel Stadium/the circle, Main Place, The Block, and middle school. I have lived at Strada now for over a year, and could not possibly be happier with the apartment complex. Lace, the property manager, is absolutely wonderful beyond belief, and all of the other office staff are friendly and professional. Jorge and Jesse, the property maintenance workers, are so nice and impressively efficient. Whenever I have a service request or a maintenance need in my apartment, the maintenance crew handles the issue and solves the problem that day. The property is beautiful and well-kept, with two pools, a jacuzzi, two 24-hour laundry rooms, and at least 5 grill and community areas. There are fountains and string lights all around the property, making the space feel very classy and cozy. I absolutely love my apartment, which is reasonably priced and quite spacious. I've never had so much storage space in my life! I have already renewed my lease for another year, and I will hopefully continue to do so! I'm a big fan of Strada and the entire staff who keep it running. read more

We've lived here about 6 months and love it! Lace and Erica are always so friendly, professional and helpful and when we had last minute issues on our move in day Erica went above and beyond to make sure we were able to get everything finished up and to get keys that night. Our studio is small but it's partially remodeled so it's far nicer than any of the other places in the area within our price range. We pay for a second garage, but street parking isn't bad either. At most you might have to park a block away. Utilities are pretty average- we pay about $50 for water/sewer/trash, gas is included, and then we pay about $30-40 to Edison for electricity (more if we're running the a/c a lot). The location is amazing! It's actually faster to walk to Ralphs than to drive. And there's a community garden right across the street so I have a huge garden plot practically in my backyard but don't have to pay for a house with a yard. There are two pools and a hot tub and they're usually pretty empty. I've never had an issue with noise or pests at all. The only negative thing we've experienced is the a/c doesn't cool the entire apartment. We just put a box fan in the window and that works just fine. Obviously this aren't high-end luxury apartments- it's an older building and not all of the apartments are remodeled. But you're not going to get any better value for your money in this price range. It's also not a house- you're going to hear your neighbors sometimes and they are going to hear you. But there are things that just come with living in an apartment, no matter where you are and this is as good as it gets for affordable apartments in Orange- clean, great staff, amazing location, good quality apartments! read more
