The #1 reason that people have told me they are leaving or have already left this park? The Property Manager. He does not care about those of us who live here. He has threatened, harassed and invaded in personal privacy of the lots. Micro-manages everything from our mail (will not put in cubbies/drop boxes for us to get our mail after hours) to sending text messages out for every little detail no matter how big or small, and not allowing anyone else to be trained to be a host and get propane filled in emergency situations. also does not even live on site. Many who have left say they would come back, only if he was no longer working for the park.

There are some trees that have recently been planted, so there is no shade, and won't be for a few years. There are narrow strips of recently installed grass between the sites. It was lush green and mowed during our 5 day stay. It appears that most of the campers are living here full time, but it is pretty neat. There were a few grills out among the campsites, but only one site could have used a little cleanup effort (by the camper). They have lots of rules, like most parks, but it was odd going over all of them at check in, but it is to try to keep the place nice. The power is great. Even with the A/C going, my voltmeter showed 120, so I was very happy with that. The power box has a 50, 30, and 20 amp outlet in it. The spaces are very deep and over twice the width of a camper. Even though there is plenty of room, they want you to park in front of your camper, not along side it. I think this is so you don't accidentally drive on the grass. DO NOT park on the grass. I didn't, but I thought I would mention it because they were emphatic about that one when I checked in. I don't think there are any pull through sites, but they are wide, so backing in is easy. They are pet friendly, and allow dogs to be walked anywhere. Just make sure to clean up after them, even in the open field at the east end. Both dumpsters are at the west ends of the rows, so it was a long walk from my space. Maybe one day they will have one at each end. Noise: very little to none. The park is far enough from the highway that you can't really hear passing vehicles if you are outside, and won't hear them at all if inside with a fan (or A/C) running. Quiet hours start at 10 pm, but honestly, nobody makes any noise here. There are no train tracks nearby. The owners communicate by text if you provide a number. I made the mistake of parking next to my camper (on the gravel) so my truck wouldn't stick out into the road, and they texted me in the morning asking me to park in front of my camper, not next to it. I would say that the park is priced a little high considering that it is new, and is not very asthetically pleasing, but in time I am sure that they will have it looking nice. The owner was working all day on various improvements. Shopping: The park is 7 miles west of Denton, so shopping is 7 to 8 miles/minutes away, depending on your needs. Sams and Walmart are together about two blocks into town. Winco, Albertsons, and a number of gas stations are in that vicinity also. Camping World is a couple miles north on I-35.

Nice 8ft deep clean and fresh and cool swimming pool, and yes I took a refreshing dip in it. PS, there's a net to skim the leaves . I am a local (Irving Tx) camper with a travel trailer and I thought I would check it out midweek and i really liked it, nice neighbors, got some "honey-Do's" done, and chilled out. There is a train track bordering the property but, the train conductors only tap on the horn when passing by, rather than laying on it as i have seen elsewhere.

The grounds were immaculate. The doggy park was clean as well. People were respectful to individual campsites - no loud noise or encroachment. The few renters I met were friendly and helpful to a newbie camper like me. It was close enough to drive to the Fort Worth Stockades for dinner and rodeo as well as local food was abundant, and very nice. I will be returning!

The weekly folks are put on the main drag so you hear and see every vehicle that goes in and out of the park. Harley's and loud trucks are fine but not at 6am rounding the corner all morning long. The spaces are small and tightly packed. The WiFi is terrible. They did hand off a goodie bag upon check-in of 8oz water, a bag of chips, and cookies. And the office lady stopped at my site to see if I needed anything after the awful run in with the mtc man.

There isn't any water in the fitness center so you have to leave to go to the office to get some or the bathrooms. Traffic in the area is a mess so plan on sitting on the 2 lanes roads for a minute. Internet connection is always struggling. The showers are beautiful but while the looks were focused on, the plumbing was not. The water gets luke warm at best.
