This has got to be one of the worst landlords in Reno. DO NOT RENT FROM CHRIS STAPLETON. We left the townhome cleaner than when we got it, after being consistent, easy, clean, long term tenants. We lost our entire security deposit AND he billed us extra money. I've never lost a single dollar in a security deposit before in my entire rental history. A while back, I needed to talk to Chris about ending our lease, so I found an email with his signature at the bottom with a phone number. I called the number and he chewed me out demanding to know where I got his phone number from and saying "how dare you call my personal number". I got it from his official business email signature. In that converstaion he also told me that he works for the homeowner NOT the tenant, so he doesn't care at all about his tenants. He also was never able to hire anyone who could actually fix anything. We had maintenance requests open for over a year without being addressed. When he finally decided he could get someone out there, he texted me (remember how he chewed me out about calling his personal number?) demanding I reply to his email ASAP about getting a maintenance person out... a year later? Now it's somehow urgent? This guy is a joke. Please save yourself the stress and find a better property manager. read more

Absolute worst landlord I have ever been through. After ignoring our maintenance requests for 8 months, he finally send someone out. a few days later we get an email stating we are in violation of the lease for damages to the property. the garbage disposal stopped working and the faucet was loose. He also tacked on an $800 bill for said replacement of garbage disposal and faucet to be paid immediately. My truck was broke down in my driveway for 4 days, lease violation. There were the beginnings of weeds growing along the fence in the back, this guy took pics over a 6 foot privacy fence, lease violation. Oil spot in the driveway? Lease violation. Rain water running off the roof and creating a groove in the dirt cuz the house doesn't have gutters? Lease violation. The list goes on and on. How is this guy still in business? There are no good reviews, there are no even semi ok reviews. Wow. read more

I was trying to rent a home from Chris Stapleton. I gave him everything necessary for the application, and he said he needed pay stubs in PDF form. Okay, sure. So I reformat them to PDF and send them. He comes back that these are unacceptable and he needs them in PDF format. So I blew them up, made them clearer, and send them IN PDF FORMAT AGAIN to him. He then throws a tantrum and says he's denied the application because we "can't follow directions". After becoming livid that I was denied because this prick doesn't know what a PDF is, I read these reviews. Thank GOD I didn't rent from him. read more

Please view Providence Property Management reviews prior to doing any business with this crook. He changed the name of his company, but apparently hasn't changed his business practices. I rented from Chris Stapleton years ago and was completely defrauded. I still have regrets about not taking him to court. I noticed he only has storage containers for rent on his website right now... but I would make a plea to property owners considering using his services: His practices are immoral. Absolute dirt bag of a human being. Mad a mistake on our applications and gave us until noon the next day to fix it. It was all fixed and sent in by 1030 the next day. instead of our applications being processed. we were denied for not providing what he asked for even though we had provided the requested information. I've called and emailed Chris multiple times since yesterday when he finally replied at 6:30pm. he's ignored all calls and emails and his office looks like it's been vacant for months. Chris Stapleton did not provide the services we paid for and I'm disgusted with this service and company. read more

As a property owner using Chris Stapleton for 7 years, I think you are much better off looking elsewhere for a management company. Last month, he thought it would be a good idea to raise the rent price 40% on our excellent long-time renters. My wife and I thought that was an extremely bad idea. He also decided he should pay himself more so he sent us a new contract raising his percentage and adding fees for petty stuff (Annual lease renewal fee, early termination fee, property manager transfer fee). This made us look into things closer and realize he really hasn't done much the entire time we've owned the place. Basically in exchange for paying 9% all these years, he has the renter pay rent on his online portal, and takes a couple photos every two years during a home inspection. (The renters were already there many years before we purchased) When we told him we wanted him to stop managing our property and send us the paperwork/deposit, I'll admit, he did do it (after asking twice.) I found out the last time the renters signed an annual rental contract was 2018. We then communicated with the renters to make sure they are happy and if there is anything that needs attention on the house. We found quite a few things that needed attention, including a smoke alarm not working for years, dishwasher problems, caulking needed in the bathrooms, sliding door worn out over the years, disintegrating carpet after 19 years, outside paint looking bad, etc. Just to give an idea, the HOA gives a 5 gallon bucket of stain every three years and requires each owner/resident to stain the fence to avoid a fine. What does Chris Stapleton do? Send a guy to pick up the bucket and stain the outside of the side gate because that's the only part visible to the street. Minimal effort award. From what I see on these other reviews from renters, I think he scares renters away from reporting maintenance issues. But currently also a renter myself, I understand it can be intimidating to report issues, you don't want to be blamed for it. A property manager should be more proactive, communicate, encourage the renters to tell about issues before they become large problems. Make it EASY for them to report, don't make them have to fill out some online form, most people won't do it. The renters told me they mentioned the smoke alarms not working and the bathroom needing caulking sealant when Chris did a home inspection in 2018, Chris denies such a conversation and never fixed anything. Either way, Chris should be on top of this with a maintenance schedule for every property he is in charge of. When I brought this to the attention of Chris, he of course blamed me and the renters for everything. Renters fault for not reporting issues, my fault for thinking he is a handyman, denying the HOA requested the whole fence be stained (I now have the letter sent to Chris from HOA showing clearly they do require it.) So for this review: I would have given 3 stars if it was just raising rent 40%. Mantaintance not being taken care of brings it down to 2 stars. Email blaming me and renters and denying fault brings it down to 1 star. read more

I am currently renting under this property management company and it is the worst situation I've ever been and I've been in uninhabitable living conditions for almost 3 months of my living here I currently have a broken window for over a week with zero reply on any repairs and mold growing in my bathroom just terrible terrible terrible terrible terrible service from this place don't ever rent anything from these people. read more

So thankful that the owner switched property management companies. Dealing with Chris Stapleton was one of the worst experiences I have ever had with a property manager. If there was an issue that needed repairs he would take an accusatory tone and imply that we had broken the item. Every year we had a walk-through and got nothing but compliments about how we were always the best-looking house and what great renters we were, but he seemingly forgot who we were every time we had to contact him for an issue and would be talked down to. Every letter he sent was mildly threatening and we were never allowed to contact him unless it was through email. read more

Really one of the worst places my boyfriend tried to see a house the charged his like a $1 to see it and he never got too like I guess that's how your business works, and everyone working there can't do anything but direct you to the website like what happened to a face to face conversation. I cannot think of a worse experience as a renter. Chris was super hard to get ahold of when issues arose. You can only have email contact with him so he can keep record of every conversation had between you and him. We had an issue with having no heat half way through winter and it came down to our house had an oil furnace and it was completely out of oil. We were told we had a regular gas heater like most houses do. When I contacted Chris he admitted to not even knowing that we had an oil furnace at our property (which should be his job as a property manager), and he told us that were still responsible for paying for it even though in the lease it did not say anything about an oil furnace. He said he was covered because in the lease it says we were responsible for all utilities.... as a renter you should be made aware of all the utilities you are responsible to pay for and they were not. They didn't even know we had an oil furnace! This ran us about $300 per month to have oil all winter long. That expense was WAYYYY more than a regular gas heater like everyone else has. He was belligerent with my roommate and I when we confronted him about this extra cost and told us there was nothing he was going to do about it. My roommates and I moved out as soon as our year mark was hit. We loved that house but were not willing to stay another day due to how terrible our experience was with Chris. We had the carpets professionally cleaned, had the whole house professionally cleaned, and we left our house in better condition than we got it in. We spent about $350 in professional cleaners just to ensure we would get our deposit back because we have seen all the other reviews about how hard it was to get it back. We wanted to make sure everything was spotless because there was no reason we shouldn't have gotten our deposit back. When we moved in there were weeds everywhere and the grass was up to my knees.... we left the place with no weeds, grass mowed, house spotless. We still haven't heard if we are getting our deposit back and I have emailed him multiple times over the last week. When I dropped the keys to the house off at the office, he said he would be inspecting the house that day and would let us know if we would receive the deposit back. It's been almost two weeks since then. We have not heard a word from him. I will be emailing him everyday until we hear from him. This guy is terrible. DO NOT rent from him. Unfortunately I have to agree with all the other 1 star reviews. In my own situation I had given him 30 days notice. I had left, my ex wife had left before me and had left her stuff in there. From there instead of charging a removal fee, lockout fee and be done, he decides to go the bully route and attempt to squeeze as much money out of people as he can. In my specific case, he has tried to hit me for rent the next month, a month I wasn't there for and for those wanting an insight to his pricing tactics. it seems he charges full rent for each day if the rent is not paid off...in my case rent for an apartment I am no longer living in and I had left weeks before the move out date. He acts as if he can say when you actually do move. Not to mention good luck getting a hold of him over the phone when there is some sort of actual issue like now. As it is he has been hostile to even those who have genuinely tried to work with him and make it easier. I was hoping that the 1 stars were from just a few one offs and I was gonna be his first 4-5 star but unfortunately I was wrong. It seems he is slumlord incarnate and frankly I wish the best to anyone who does rent from him. Seriously good luck. He is the type to cheat you in every way he can. I have gone from recommending him to my friends to the exact opposite...and all it took was 1 week. read more
