    Stay away from this man. He is a predatory landlord and scum bag. My wife and I had the worst…read moreexperience with him and even had to get a lawyer involved. He wouldn't renew our contract because his handy man reported we had dog poop in our back yard which was a breach of contract even though he knew we had dog as a registered emotional support animal. It took him nearly a month arguing with him and being hounded by our neighbor a to get out there to fix the fence that blew over from a windstorm, his handyman came out reluctantly after dark to fix it and left the yard all torn up. He then tried to blame us for the torn up yard so he could charge us more. This is just one example of how awful he was. We never met him in person and could barely get in contact with him. He apparently would drive by every once in a while and send us emails about the yard looking like it needed to be watered, which I have documented water bills showing when and how long we watered it during the necessary seasons being more than sufficient. Anything that went wrong with the house he tried to blame on us and would charge us outrageous amounts to fix if we reported it. The heat went out in the winter, and the AC barely worked. If it weren't for the fact that the HVAC repair service saying the heat is completely broken then he wouldn't have fixed it at all. The AC couldn't cool the house below 80 and he couldn't care less. We never were late on a payment and I have video proof of the condition of the house being in nearly perfect condition after living there for just over 2 years upon moving out. We decided to get away from him and move out. He then took our deposit and tried to charge us 10k on top of it for the most outrageous damage claims and repair cost with made up in house charges that included obscure line items like the trips to and from Home Depot. He also sent us to collections before we even got the letter to dispute it. This is a man with no honor, he hides his face from the community because he is a shady coward and con artist. The day we moved out our neighbor stopped by to tell us that this seems to be the theme with this property, people live there for 2 years and then abruptly move out over disputes with the land lord. We believe his entire scheme is to rotate renters in and out and charge them an outrageous amount that is just far enough out of reach to not make it worth the renters time or money to fight and take their deposit. If you read the other reviews, you'll see the pattern. Unfortunately for him, I have a family full of lawyers and we reported him to the BBB, attorney generals office and disputed everything he claimed through a none family lawyer. Chris Stapleton, you are under a microscope now and we are watching you. If you find this after you signed a lease with him, make sure you document everything and my best advice would be to get away from him.

    WARNING: I rented…read morefrom Realty Boulevard from November 2024 to April 2026, across two of their managed properties. Here is my documented experience. Nov 2024-Aug 2025 (first property): The unit had a German cockroach infestation and water issues. After months of habitability problems, I requested and received a transfer to another RB-managed property in August 2025. July-Aug 2025 (second property): The City of Reno cited this property in July 2025 -- the month before RB moved me in. That citation was never disclosed, and I discovered a pest problem immediately upon move-in. Management later acknowledged in writing that the pest source was a basement door left open. They transferred me out of one infested property into another with a known, active issue. Sept 2025: I reported a common-area window repeatedly left open (heat, pests, security). Management responded by sending ME a lease violation notice over that same window. Only after I initiated mediation did they put in writing that it was not a violation. Sept-Oct 2025: My lease mandates mediation through Sierra Nevada Realtors. I formally initiated it. Neither the property manager nor the broker ever responded. SNR closed my file on October 9, 2025 due to their non-response and advised my only remaining option was court. Nov-Dec 2025: My oven was non-functional from November 26 to December 23 -- through Thanksgiving. After my complaint, the City of Reno issued a Warning of Violation on December 22, 2025 (Case ENF26-C02059) citing the non-functioning oven, infestation, and debris in the common areas. I received a $200 credit for a month without an oven citing it as an amenity. Jan 2026: I obtained the City's full enforcement history for the property: code enforcement cases from 2016 through 2025, including nuisance and blight classifications and housing code violations. Management dismissed this history in writing as predating my tenancy -- despite the July 2025 citation issued the month before I signed. Feb-Mar 2026: RB's lease required enrollment in a paid "resident benefit package" that included rent reporting as well as pest management. That reporting went stagnant for over six months, was deleted from all three bureaus in January 2026, then reappeared on my credit report showing a 2025 open date -- though the account originated in November 2024 -- with incorrect account information. I filed CFPB complaints against the companies involved and against the credit bureaus; the CFPB referred them to the FTC's law enforcement Sentinel database. Each company -- the reporting service, the benefits provider, and Realty Boulevard -- pointed to the others as responsible in a circular loop of nonaccountability. Apr 2026: I lawfully terminated my lease under Nevada law and returned possession on April 23, hand-delivering the required documentation -- including a police report -- to their office. Their office later could not account for those documents. May 2026: Two weeks after I returned possession, their office stated by email that an eviction lawsuit had been filed against me. My search of Washoe County court records found no such filing. My written request for a billing statement was never answered. They then withheld half of my security deposit. Photos of me, my minor child, and family members were also used in commercial advertising without my consent, despite documented safety concerns this office was aware of in 2024. Every statement above is supported by emails, official city citations, credit reports, CFPB complaint records, court record searches, and the Sierra Nevada Realtors mediation file. Prospective tenants: pull the City of Reno code enforcement history for any address this company manages before you sign. I would not rent from this company again.

We took care of the home (as you should) and when we moved out, received our entire deposit back. I don't have anything negative to say about them. They are human, kind, caring, and professional.     we rented a house on sawyer street from the beginning when we dined our papers they said someone…read morewas going to be fixing the roof I said that's cool someone who cares about there property we asked out of curiosity if they were planning to sell the home they said no so we signed the papers we lived there asked to do anything had to deal wit's a non pleasant old lady reported everything then they paint the house again I have emails asking if they were going to sell the house they said no just wanted to update it we said cool someone who cares we continued to stay stated gardens my kids were happy 5 kids. then they do rock removal in the front lawn again I have emails asking if they we're going to sell they said no had inspecions throughout the time my kids used the garage to hang out with teen friends so not gonna lie it was messy but that was it had a lease inspection renewal tom seen the garage and just said since there is a tv in the garage then it would be a little rent increase we said okay no proble. then a big branch fell on the fence after a really windy day not long after my lease renewal I reported it and still had work and kids and a broken tree to clean up after that so I forgot about filling out my renewal they sent me and because I forgot to send the new lease back that same month then boom we get notice the owner is selling the house and we had 30 days to move so after renewing our lease and not be a good human and reminding me about the lease they used it against me to get me and my kids out instead of just telling me they were selling and it was in progress already I talked to the lady that bout it and moved in not short after I had to leave I had to leave so much stuff behind because they were just looking to get money to sell then to think of people lives I talked to an attorney and she said I had a case but I ultimately decided not to persue I would have lost time at work and lose income and I could not do that with kids I know I can still file but my stuff is gone and I can't get it back just trust your gut if they fix up your property I have emails and the new lease and all there responses to me asking if they were selling didnt get my deposit back because I didn't have time to even figure out where we were going let alone be able to get all my stuff out.

    David Martin Dickson Realty has been horrible to deal with from the beginning. They force you to…read moreuse a service that is supposed to help with moving (change of address and utility changes). The service did nothing to the actually made it much worse they went ahead and forward the wrong mailing addresses without asking first. So i didn't get any mail for several months as I had to take time off of work to go to post office to fix the forwarding and find which mailbox was mine. David Martin doesn't ever consider that their tenants work during normal business hours. They first make you hand delivery your deposit, like its 1980 still, all inspections are done during normal business hours and offices are closed on weekends. I had to take off several days from work just to do their unnecessary tasks. David Martin has two sets of rules the ones they want enforce and the ones they don't. For example the condo's I had moved into had a strict no pet policy. After moving I found out neighbors had two dogs and cat. Two sets of rules. The other condo next to me was rented as an air B&B. Which was horrible, not only did you have rotating types of people most of them bring a pet while visiting and park in the wrong driveway during their stay. Extremely uncomfortable place. I would stay away from Dickson Realty at all cost. They have poor customer service, have two set of rules, overpriced and force you to use services that are a waste of money. Their are much better choices in Reno/ Sparks area.

If you absolutely must, ensure to read the contract carefully and document everything because she's out to get you. She has ZERO concern for safety. If you bring up any safety issues you will be met with anger and an aggressive response. If you suggest some maintenance or upkeep you're also met with an arrogant and dismissive tone. Her idea of clean is questionable. It's sad that the schizophrenic's house around the way has more curb appeal - and he doesn't even have power or water.
