    This has got to be one of the worst landlords in Reno. DO NOT RENT FROM CHRIS STAPLETON. We left…read morethe townhome cleaner than when we got it, after being consistent, easy, clean, long term tenants. We lost our entire security deposit AND he billed us extra money. I've never lost a single dollar in a security deposit before in my entire rental history. A while back, I needed to talk to Chris about ending our lease, so I found an email with his signature at the bottom with a phone number. I called the number and he chewed me out demanding to know where I got his phone number from and saying "how dare you call my personal number". I got it from his official business email signature. In that converstaion he also told me that he works for the homeowner NOT the tenant, so he doesn't care at all about his tenants. He also was never able to hire anyone who could actually fix anything. We had maintenance requests open for over a year without being addressed. When he finally decided he could get someone out there, he texted me (remember how he chewed me out about calling his personal number?) demanding I reply to his email ASAP about getting a maintenance person out... a year later? Now it's somehow urgent? This guy is a joke. Please save yourself the stress and find a better property manager.

After ignoring our maintenance requests for 8…read moremonths, he finally send someone out. a few days later we get an email stating we are in violation of the lease for damages to the property. the garbage disposal stopped working and the faucet was loose. He also tacked on an $800 bill for said replacement of garbage disposal and faucet to be paid immediately. My truck was broke down in my driveway for 4 days, lease violation. There were the beginnings of weeds growing along the fence in the back, this guy took pics over a 6 foot privacy fence, lease violation. Oil spot in the driveway? Lease violation. Rain water running off the roof and creating a groove in the dirt cuz the house doesn't have gutters? Lease violation. The list goes on and on. How is this guy still in business? There are no good reviews, there are no even semi ok reviews. Wow.

We took care of the home (as you should) and when we moved out, received our entire deposit back. I don't have anything negative to say about them. They are human, kind, caring, and professional.     we rented a house on sawyer street from the beginning when we dined our papers they said someone…read morewas going to be fixing the roof I said that's cool someone who cares about there property we asked out of curiosity if they were planning to sell the home they said no so we signed the papers we lived there asked to do anything had to deal wit's a non pleasant old lady reported everything then they paint the house again I have emails asking if they were going to sell the house they said no just wanted to update it we said cool someone who cares we continued to stay stated gardens my kids were happy 5 kids. then they do rock removal in the front lawn again I have emails asking if they we're going to sell they said no had inspecions throughout the time my kids used the garage to hang out with teen friends so not gonna lie it was messy but that was it had a lease inspection renewal tom seen the garage and just said since there is a tv in the garage then it would be a little rent increase we said okay no proble. then a big branch fell on the fence after a really windy day not long after my lease renewal I reported it and still had work and kids and a broken tree to clean up after that so I forgot about filling out my renewal they sent me and because I forgot to send the new lease back that same month then boom we get notice the owner is selling the house and we had 30 days to move so after renewing our lease and not be a good human and reminding me about the lease they used it against me to get me and my kids out instead of just telling me they were selling and it was in progress already I talked to the lady that bout it and moved in not short after I had to leave I had to leave so much stuff behind because they were just looking to get money to sell then to think of people lives I talked to an attorney and she said I had a case but I ultimately decided not to persue I would have lost time at work and lose income and I could not do that with kids I know I can still file but my stuff is gone and I can't get it back just trust your gut if they fix up your property I have emails and the new lease and all there responses to me asking if they were selling didnt get my deposit back because I didn't have time to even figure out where we were going let alone be able to get all my stuff out.
