David Martin Dickson Realty has been horrible to deal with from the beginning. They force you to use a service that is supposed to help with moving (change of address and utility changes). The service did nothing to the actually made it much worse they went ahead and forward the wrong mailing addresses without asking first. So i didn't get any mail for several months as I had to take time off of work to go to post office to fix the forwarding and find which mailbox was mine. David Martin doesn't ever consider that their tenants work during normal business hours. They first make you hand delivery your deposit, like its 1980 still, all inspections are done during normal business hours and offices are closed on weekends. I had to take off several days from work just to do their unnecessary tasks. David Martin has two sets of rules the ones they want enforce and the ones they don't. For example the condo's I had moved into had a strict no pet policy. After moving I found out neighbors had two dogs and cat. Two sets of rules. The other condo next to me was rented as an air B&B. Which was horrible, not only did you have rotating types of people most of them bring a pet while visiting and park in the wrong driveway during their stay. Extremely uncomfortable place. I would stay away from Dickson Realty at all cost. They have poor customer service, have two set of rules, overpriced and force you to use services that are a waste of money. If you're looking for a rental and the sign has Jacqueline Lescott's name on it- keep driving. Renting from her is like making a deal with the devil. If you absolutely must, ensure to read the contract carefully and document everything because she's out to get you. She has ZERO concern for safety. If you bring up any safety issues you will be met with anger and an aggressive response. If you suggest some maintenance or upkeep you're also met with an arrogant and dismissive tone. Her idea of clean is questionable. It's sad that the schizophrenic's house around the way has more curb appeal - and he doesn't even have power or water. read more

I have rented my entire life and I can honestly say Dickson is the worst management company I have ever had to deal with. From communication to taking every little penny they can get from you. I'm so glad we only signed a 12 month lease. It's pretty pathetic when the tenant was the one consistently reaching out to rent THEIR property. No urgency at all. I should have know from that to go with another company. Their processes are horrible and again...communication once we are IN the home is even worse. I wish the owners of the property know just what a pain in the ass they are. And I know if we are getting charged like we are...they are ALSO getting charged! read more

Paid our application fees (3 adults) and submitted our application, only to have it be declined due to not having a credit score of 650. B.S. One of us had a credit score of 680 and we responded, asking why that did not suffice. No response. Dickson Martin just wanted our application fees and that was it. No further courtesy, no further explanation. If you need to rent, GO SOMEWHERE ELSE. DO NOT RENT FROM a property managed by DICKSON MARTIN. Better yet, find a rental by owner and contact the owner directly. We ended up renting a beautiful home in a great neighborhood, without having to pay all the fees that Dickson Martin charges. I mean, what is a monthly Resident Benefits Package? Why would a tenant want to pay $55 per month when one could just have their rent reported to credit bureaus and make sure to pay their rent on time? Moreover, what is the point of the RBP if you're requiring tenants to have at least a 650 credit score? Talk about non-sensical! Again, DO NOT RENT from Dickson Martin. I usually don't leave reviews, but the service at this business was so bad and rude that I will. we applied to a home on a Thursday, paid the $90 application fee. we were asked some more information after our application and told they would pass our application to the rental manager. we did not hear back Friday nor over the weekend. when I called Monday morning, they told me they didn't have any applications on that home. after convincing her that we actually applied and paid the application fee, she transferred us to Nick, the property manager who finally answered. nick was very smug and dismissive, kept asking my name, wasted our time, and wasted us $90. because they didn't even recognize that I applied, I'm concluding that they automatically deleted my application without reaching out to me and are scamming people. do not apply here. read more

I would give zero stars here if I could. I will never rent from Dickson again and highly advise no one else does. In the beginning, everything was fine. Overpriced for sure (we actually rented a house from Dickson that we had rented under the previous owner before he sold it and it was double what we were paying him, which I get raising prices, but goodness gracious). Anyways, move in was smooth, the tenant portal was easy to use, etc. The problems: When we moved in, they said they cleaned the property. This was a lie. The walls were disgusting, there was garbage (including heavy hardened cement bags) on the side of the house, the landscaping was rubbish, the blinds were disgusting, etc. Any time we had a maintenance issue, we were met with pushback from Rachel (one of the maintenance managers). It was almost always a fight to get something done either because it needed to be justified or it wasn't getting done correctly. The front and back doors were not sealed properly and our power bills were astronomical because of it. They kept sending the same maintenance man out who clearly had no idea what he was doing. At one point he put stripping on that was so thick, we had to slam the door shut and push on it to be able to lock it. I ended up breaking my house key off in the lock trying to lock it one morning when leaving. The emergency number we were given was useless and out of order, so we had to figure it out ourselves. I had to show the maintenance guy an idea of what to get at the store and it still wasn't right. I asked for a different maintenance person to come out and was told that wasn't possible. We eventually gave up the fight. It took over 5 months to get them to remove two dead trees from the front yard that were in serious danger of falling - one bad windstorm and they would have been done and probably landed on a roof or our cars. Then, they had the landscapers do it and they also had no idea what they were doing. They dropped the trees on our patio furniture and made a huge mess of our yard. They didn't use a stump grinder and the stumps looked awful in the yard. The same landscapers tried to convince them that we broke off a piece of pipe for the sprinkler system and wanted to charge us well over $500 to have it fixed. My husband fixed it and got them to find the right piece for under $10. We had to argue with Rachel about that. At one point, the water main in front of the property burst. Once it was replaced we lost all water pressure in the bathroom. Another fight with Rachel. She insisted it was an issue with the sprinkler system and kept sending out the landscapers. She continued to talk to me like I was stupid. Shocker, I was correct. It was a plumbing issue and they finally got it corrected. When it came time to move out, we left the property in amazing condition - far better than when we moved in. They tried to charge us over $400 for the replacement of three window blinds that were damaged when we moved in. Thankfully, we were smart enough to take pictures of everything when we moved in. However, even though I sent them proof of the damage prior, it was another giant month long fight with the office manager to get the money back. There were many emails I sent that were blatantly ignored, even by David Martin himself. Thankfully, they finally sent the money. If you choose to rent from these people, take photos and videos of everything when you move in. But, do yourselves a favor and find a different property management company. read more

Stay clear of this firm if you want real estate success and client service! Extremely unprofessional! Dickon has a massive fundamental reputation problem and client service issue. Sadly, they are the only ones who don't see it. The rest of us do, trust me! Outside of the Reno/Sparks area - literally no one has ever heard of this company, yet somehow, they are the most arrogant, dismissive, condescending, overrated real estate firm in Northern Nevada. I have been on both sides of this company - when listing a house, their agents came with buyers and flat out ruined their own buyers' experience with their lack of preparation, negativity and overreactions. If it's not their listing - they aren't interested in showing you the house!! I have seen some of their agents report listing agents and give erroneous comments and accusing other agents of misleading listing descriptions when they were actually in the wrong/ignorant and didn't know the background of homes they were even touring. Prior to those experiences - both a neighbor and I had reached out to Dickson for a potential listing meeting for our homes and 3 of their so-called "top agents" did not even return calls/emails. Ghosted. Zero response! This is pure arrogance and just bad form for a company no one outside Sparks/Reno has ever heard of. Many of their agents even TRY to charge you a 6-7% commission fee when listing! Stay business savvy - no one needs to pay that around these parts! This isn't NYC, LA or the Bay Area. Their brand is nothing outside few areas of Reno and Sparks. Go with a nationwide, top brand in real estate - not these country cowboys/cowgirls. The Diva mentality is pervasive there, and they are not the least bit gracious or professional from the agents we have interacted with there. Other top realtors have also shared nightmare stories about this company (ex-employees as well)....they aren't worth it. Could've been better. A long time ago we listed a property for sale with Dickson Realty. We got an offer. We countered that offer in writing. Our counter clearly stated it expired in one calendar day. Our counter offer expired with no response from the buyer. Our Dickson agent goes on vacation. The listing with Dickson expires. Three weeks later someone, not our agent, from Dickson Realty called us to tell us escrow had been opened that day and that we needed to immediately sign escrow instructions. For unknown reasons, she, we think it was a woman, refused to give us their name. Understandably, we were reasonably very surprised. We asked Dickson Realty for a copy of the executed contract. It revealed that the buyer had just signed our counter -- THREE WEEKS AFTER OUR COUNTER TO THE BUYER HAD EXPIRED. Somehow Dickson Realty NEVER provided us with a copy of the Buyer earnest money check. CLEARLY THERE WAS NO VALID CONTRACT. We called Dickson Realty, our previous agent was apparently still on vacation, so some administrative person was handling his business. We explained there is no contract as the buyer had failed to sign our counter within the time specified in our counter. That Dickson Realty person also was not willing to give us their name. We reasonably thought that was the end of that. We then get a call from someone, a male, at Dickson Realty stating they are the broker and the buyer would sue us for "specific performance" so we must immediately sign the escrow instructions. They also in an off-hand manner mentioned we owed them a commission since they brought us a buyer so they, Dickson, could also sue us. We were again reasonably very surprised. As far as we knew, no one at Dickson Realty was a lawyer as they were now giving us legal advice. We again explained there is no contract as the buyer had failed to sign our counter before it expired. This Dickson Realty broker again told us that the buyer and Dickson would sue us if we didn't immediately sign the escrow instructions, this time telling us much more aggressively. We laughed, told them their threats are illegal and unethical, that if anyone did sue us here that we would counter sue for including but not limited to coercion, Abuse of Process, malicious prosecution, Elder Abuse and Deceptive Trade Practices; and we would file a complaint against Dickson's real estate license, and we hung up the telephone. According to our Caller Id, Dickson Realty called us some half-dozen more times. We didn't answer their calls. The buyer and Dickson Realty never sued us. You only get one chance to make a good first impression. Based on all that, you betcha we have never recommended Dickson Realty, and never will. You betcha we never went back to Dickson Realty. Since a 'corporation is a legal person' shouldn't this corporation be registered with the Selective Service System? It's your country, so sign up to protect it. read more

Never ever rent a property in the Reno/Sparks area from David Martin/Dickson Realty. If you do, please video tape and take photos of EVERYTHING inside and out like we did so you can fight to get your security deposit back. MARK EVERYTHING on the move-in sheet. Moved in and master toilet didn't work, spent weeks waiting for the "vendor" to fix it. Garbage disposal and dishwasher was wired incorrectly and did not work. You have to pay to re-key/change locks at move-in. You pay all utilities and they expect you to upkeep all landscaping yet provide you with no yard tools to do so. We borrowed a rake to bag 8 large garbage bags full of leaves and trimmed 5-6 foot tall rose bushes at move in. Left no instructions or notes as to where the irrigation turn on/off valve was and then will charge you $40 to have someone come out to show you. Provided a washer/dryer but had no hoses, finally found them in a box high up on a garage shelf. At move-out you have to use one of their vendors to clean the house and they charge $450. They docked $350 for landscaping when we left the place better than what we received it, plus they deducted $30 move out administrative fee...so that's $830 of your security deposit that you'll never get back. Been disputing the landscaping charge and rental manager refuses to respond. read more

Rented a house from Dickson Realty January 2023...first 2 weeks there, plumbing issue. Literal greywater seeping up through the uncovered pipe in the driveway. Management asked if we had been flushing tampons - but surprise! There are roots clogging the pipe since they've gone unmanaged. Same issue happens a month later except this time there are particles and toilet paper flowing into the driveway. The fix? Sending a monthly plumber to clear the pipes instead of fixing the issue. Now, 10 months in, the pipes in the basement are leaking everywhere. Rust on the water heater, water damage on the walls, and water pooling in the middle of the basement (doesn't even drain into the sump pump). It's been SEVEN DAYS and there is still no appointment set for a fix. First plumber told us this has been an issue since last year, owner refused to fix it, and patched it over. Landlord didn't like their quote, so sending a second plumber today for ANOTHER quote. Not even offered to patch so we continue using our home. Dickson Realty's fix? Reimburse us up to $80 for a hotel stay...but we can't bring our pet and still forced to eat out, because we can't cook! Landlord lives in Spain and can only be contacted through email to top it all off :) If you're looking to rent or even buy, this company is not it. read more

Not surprised to see so many negative reviews. My FIANCÉ and I submitted applications last week for a few rental properties. David was not very nice, called my fiancé my brother, was condescending, and judgey. Couldn't imagine renting a property through Dickson Realty. It's unfortunate because we really did like a couple of the rentals listed, but we're not willing to work with David moving forward. Id suggest working on your tone and delivery, David. It's not your job to make people feel belittled over a credit score when there's clearly ways around credit. read more

I considered renting a house from these people and the longer I dealt with them the more I noticed there were all these little fees kept adding up that they basically put under a blanket statement of additional fees will apply in the application. However moving forward multiple times the money figures I got in writing over email differed from what I was verbally told over the phone and each time it happened out of the three times the differences got bigger and bigger until finally the last time the third time the move-in cost ended up being almost $2,000 higher than I was quoted over the phone just a couple hours earlier. Having gotten a funny gut feeling about this agency I decided to go through their Yelp reviews and I'm glad I did because it confirmed my feeling that I should not do business with these people based on the fact that most of their reviews expressed the same concerns that I had as well as it was the same kind of experience moving out in terms of the move out procedure is a whole lot of fees and add-ons that don't line up with what they say. read more

Do not rent from this place. David Martin for starters is a condescending a hole and very unprofessional. They charge you for everything yet don't do a damn thing for their tenants. They had us without heat for 5 months but stated it wasn't illegal because they were sending vendors out here and there who couldn't find the issue. We went a month with our fridge not working and lived out of coolers and lost groceries. We had holes in our ceiling for almost half a year and they didn't bother to fix it. We had leaks from the roof because they don't update anything in this home. The house was absolutely disgusting when we moved in yet want us to pay for professionals to come out to clean when we leave end of this month. This place is a joke ! Only staff member who's not rude is Jovana, everyone else is unprofessional on the phone and in emails. Don't rent from them it's not worth the stress they cause. AVOID AT ALL COSTS!!!! This company seemed great at the start. We spoke with David Martin and he told us what we wanted to hear. We moved from out of state and let him know we needed a rental temporarily while we looked for a house. Told him maybe 6 months at most. He said it wasnt a problem and we would have to pay an $800 fee to break the year lease. This was not an issue for us. The issue came when the time came we got a house and broke the lease. He wanted us to pay the $800 cancelation fee as well as pay the rent every month until they found a new tenant or our lease was up. Being we still had 9 months of our lease this could end up being allot of money. David Martin told me he never would have told me it was only the $800 to break the lease. Hes a liar and kept saying he never wouldve told me that. The office guy VINNY was the best thing about this whole experience. He was very nice. While having this rental house we had an issue with trash pickup and we didnt have trash picked up for 2 months of the 3 that we lived there. Overall a horrible experience and i will never use them again. Were looking to buy a house and will not even look at them if they say DICKSON REALTY. read more

Not surprised it's common to have low ratings for this place. The rental company gave me notice to leave my rental within only 30 days. Not only that difficult task in this market, but I left before the required date knowing it would be very difficult to find a new place after the beginning of the month. (This was requested by the owners and listing agent) I did so, and was still charged for the following days in the month I wasn't there. Also was charged for services at a ridiculous rate taking a majority of my deposit. Dishonest group of people. Do not recommend. read more

The Martin team are absolutely horrible if you are looking for rental in the Reno/Sparks area! Long forms with typos, no one answers the phone, and then if you do get a call back, your questions are answered in a condescending way. We wasted so much time looking at houses they listed just to find out the home was already rented. We have tried 3 times to get our $80 cash back for our applications. The last visit, we were told our money was unavailable because the guy with the keys to the safe was at a baseball game. We live 4 hours away, but on principle alone, I'll spent $$80 just to get my money back from them. Can they not just send a check??? read more

if I could give David Martin zero stars I would. I'll keep this brief but I could honestly write a small novel about this criminal. I was charged $200 for being 12 hours late on my rent. Turns out that is illegal as landlords cannot charge more than 5%. I went without hot water for NINE days while they screwed around asking ME to fix the problem then refused to reduce my rent for the absence of an essential service. Numerous threats of eviction for small details such as grass not being green enough, and they threatened to charge me for a diseased lawn that occurred the spring after I moved in. I couldn't have caused the issue because I moved in in November! Now I have been served a 30 day no cause vacate notice and they already have my July rent. They left a notice on my doorstep and even though they served me, David says I have to give them 30 days notice to get my prepaid rent back for July. The notice is dated May 31st and I told them I'd be out by the 30th. Excuse me, but you served ME the notice! I don't have to turn around and give YOU notice (and yes, I'm month to month and the old lease states that either can give notice, not BOTH. I'm suing the hell out of this guy, but in the meantime I rented another place and don't have my July rent because David will not forward to the new landlord. Theres no doubt I will win in court but I'm certain they will find "reasons " to keep all or most of my $3700 deposit. This man is a CRIMINAL and Washoe Legal Services was very upfront by telling me that David Martin has more cases and lawsuits against him than ANY other property manager in Northern Nevada. If this isn't enough to scare you, then go ahead and rent from him. You've been warned. Oh, and every time you need a repair or service, expect a rent increase letter the following month if your lease has expired. This guy should be in jail. read more

Very bad experience with this agency. I felt like I totally got ripped off. Property listed online was still showing as available. I tried contacting the office of David Martin for a condo I was interested in multiple times only to find out 3 business days later that the property was rented out. The only reason I found out was because my roommate went in to the office. Everytime I called to try and speak to someone, I was directed to a voicemail. I paid my application fee and was never given a receipt. Very unprofessional in the way they handled things. They took way too long to reply and just didnt seem like they were interested in helping. I got the feeling they just wanted my money, which is what they got. I usually never write reviews, but I was so disappointed with this agency. I would not recommend this agency to anyone looking for a rental. read more

I see allot of reviews on here about David not being very responsive and not calling people back. I have had a different experience. He does call you back as soon as he has an update on your application, he is just very busy most of his properties are owned by investment company's so it is a little hard for him to get ahold of the owners. For the particular place I applied for and was approved for (2311 signa drive) it was difficult for him to get an answer from the investment company that owns the home. He was supposed to have an answer from them by Thursday dec. 9th ( we submitted our application late Monday dec. 6th ) but they kept rescheduling the call on him. They finally called him today and gave him an answer. The whole time we were waiting to hear he was very responsive through email and he was always very nice! He does not just tell you what you want to hear, he will fight for you to get approved. We didn't have the best credit, I had a 650 and my girlfriend had a 589, but he still got us approved! Without having to pay double deposit. Everyone I spoke to at the office was very nice and responsive to my questions! So please don't judge David by all the other bad reviews as our experience with them has been very positive. Just understand that he is very busy but he will call you as soon as he has an update for you, if you have an urgent question just email him and he will most definitely get back to you. read more

I agree with whoever said zero stars if possible. I was placed on bed rest at 7 months pregnant unable to move into my rental ( gave about two weeks notice before my lease started ) David charged me 800.00 for " advertising and showing the rental " when asked to see the breakdown of the 800.00 he wouldn't send it to me ; nonetheless, they advertise on free websites like craigslist. Absolutely HORRIBLE, I will never recommend this company or service to anyone I know or that is inquiring. They seemed willing to help and understanding before submitting my applications and taking my money. I submitted applications for rentals in the beginning of May, I called and followed up to ensure they received my applications and application fees 2 days later. Dave ensured me that he received all of the proper info and that I would be getting a call back no later than the end of the week. Never happened. I called the following business day to inquire to which no one answered or returned my phone call. I called the following Monday, and spoke to a woman who said that the person who runs applications "Vinny" was in a meeting and she would leave a note on his desk to return my phone call. Call was never returned. I called again the next day and was again told "Vinny" was in another meeting and she would pass along the message for him to return my phone call and would personally make sure it happened this time. No call. I called again this past Tuesday due to Monday being a Holiday No answer. These people had no problem taking my money and wasting my time. We are adults, all I needed to know was whether or not I was approved so I could continue on my search for a rental property elsewhere. Instead I wasted 3 weeks of my time and energy trying to get in contact with people who are so called "professionals". They have no regard for other peoples time, energy or hard earned money. This entire process was a joke. Karma is REAL and this company will get what is coming to them for being dishonest and scummy. read more

Not only do they have a 35 page contract that is extremely convoluted and even difficult for an English major and teacher to comprehend, but the levels to which they go to try to extort people is remarkable. My family has been in the property management business and hotel ownership in Reno Nevada since the 50s. And we've never seen anything this criminal. They charged well over $600 for carpet cleaning, they charged 1700 to remove a washer dryer and about for other objects that they say they paid somebody to haul to the dump, when they posted the re-rental of the house they actually showed that they kept the washer and dryer as an asset. They charged $1500 rent for the time it took them to clean a house, which literally would've been less than a 24 hour period. Well at least with an honest upstanding business person and landlord like I've been and my families been for generations. Then when they extorted $4400 as a move out fee most of which was paid in the $3200 exorbitant deposit, they proceeded to give the incorrect physical address where the check could be sent, and made it clear that they were going to turn us over to collections within 10 days if the check wasn't received. Fortunately, I am intelligent enough to make corrections with the ZIP Code. When we moved in the backyard was completely covered in dog feces, and the hard water stains on the shower doors made it look like frosted glass. If you are looking for an agent to do very little homework and just show up to collect a check then Jon W is your guy. His relationship among builders and the existing real estate community is poor and he is poor at negotiating on behalf of the buyer as a result. I will steer all new home buyers away from Jon, who I truly hope does not rest of Dickson Realty. read more
