They should really take care of the black mold and other hazardous things on their properties that pose legitimate threats to residents. The quality of these places is absolutely horrific and the service from landlord Scott Taylor is more than appalling and upsetting how tactless and idiotic he handles situations just to get every last penny he can. (i.e. saying tenants are responsible for landscaping while moving out, taking more money from deposit than needed). The places themselves are overpriced for what they are, and i don't think anyone should ever have to deal with scumbags like scott and his friends just to find a place to live. if i could give negative stars i would. read more

This company is lazy and don't care. First off the pictures they used to rent was not the apt they showed us. Rented for my daughter going to UNR. The apt was filthy with mold and dirt, broken blinds, walls sticky, etc.. The paint started coming off when cleaning because they just painted over dirt. We cleaned the apt ourselves before move in and cleaned upon move out. They kept $600 of our deposit for things that already existed and carpet cleaning when there is no carpets. Put my daughter in danger being lazy and sending people over to see apartment without showing it themselves. They are combative and condescending, didn't even know how many bedrooms, asked us to show for them and asked for pictures they could use to rent the place instead of taking themselves. I sent them pictures to use. Then they turned around and stole deposit money. Can't trust these people. Say one thing do another. Change the deal. You do everything right and they use petty excuses to take deposit money ... forcing you to take them to court if you want all your deposit back. read more

I rented this property during my time in college at UNR (roughly 2021-2023/2 year lease). During my time at this property I always paid on time and my roommates and I have been good and tidy tenants. During the contract terms they tried to change the contract and I had to involve my father to push back so they finally backed off. They also did not fix issues with the unit in a timely manner (see below). When we were in the process of starting to move out Scott sent multiple messages the tenants asking/agreeing to having us move out a month early. The group of nurses that were supposed to move in when we moved out early cancelled and Scott then put the responsibility for all of July rent unless they found a tenant. My dad and him had a conversation where Scott was very rude to him and boiled it all down to saying there was no written amendment to the contract and that he would try his best to find another tenant by July 15th. Over the 2 years I lived there we also requested for the driyer to be fixed a handful amount of times and Scott never did anything about it after we told him (the dryer took 4-5 cycles to dry one load). He also tried to charge us for repairs to a ceiling fan that was already damaged when we moved in. Alder properties should be banned from renting to UNR students as his company tries to take advantage of them. This is a poor landlord. read more

Alder was in charge of renting my fathers home. let renters trash the house, broken windows, appliances broken did not apparently do a walk through after tenants left and to top it off they gave the deposit back to renters. left us with a $480 cleaning bill and repairs for windows! Apparently they rent them and let them go! Folks this was over a million dollar property. Better off renting it yourself!! read more

We have worked with Jim Alder since 2005 when we first purchased our rental property as an 'investment' property in Reno, NV. We rode the storm of the Housing Crash, and there were times that were very challenging economically. This is when Jim showed his TRUE COLORS of integrity, honesty, conservativeness, and frankly warmth for the challenges we endured, and I can honestly say - Jim helped us weather that 4-yr storm. He went above and beyond in EVERY arena that anyone who has owned a rental property can relate to and appreciate. Fast forward to today, Jan. 11th, 2017, and Jim just informed us that our 'investment' property closed escrow :) Again, Jim Alder managed it for 12 years, then kindly acted as the on-property foreman for an entire renovation of our property to prepare it to be sold ( I never once stepped on the property or needed to during that process), then Jim Alder acted as our real estate agent selling our home in record time at the HIGHEST price for the area, and we actually closed early. Oddly, in 12 years, I have never met Jim Alder in person nor know what he looks like :) Our correspondence has always been by phone, text, and emails. He ALWAYS responded expediently, and not once have I ever questioned his decision-making. He ALWAYS puts his clients first. He ALWAYS investigated 2-3 bids before anything that required extensive maintenance or repair, and he ALWAYS was able to keep my overhead costs to truly unbelievable levels so I was able to cover the mortgage without strain. My property has had 6 different tenants in the past 12 years, and my property in total set a total of 8 weeks without a renter - IMPRESSIVE !!! Jim Alder is REAL, HONEST, and HARD-WORKING more than most I have worked to with ( and I have owned 5 rental properties !!!) As much as I am thrilled we closed on our home today, I am saddened that I will never have the honor to work with Jim Alder again since he works out of Reno, NV and I live in Austin, TX. However, I can honestly say that regardless of never meeting him face-to-face in 12 years, his personal touch these past 12 years has ALWAYS had a personal touch with an ease and efficiency that is simply TOP NOTCH- a rarity these days seen in business. Myself and my family are truly GRATEFUL for every call Jim Alder picked up right away regardless of the day of the week or time of the day, the plethora of times he spent the time obtaining quotes when we needed to keep maintenance costs and overhead reasonable and often times I was ok with the price but he was not (lol), and for simply being someone we now call a FRIEND. We worked with Scott Taylor at Alder when we moved out of town for a couple of years and rented out our home. Scott saturated the market with advertising and rented our home out quickly. When one tenant moved out early (before the end of the lease), they got a new tenant in quickly. When we moved back, we needed the house before the end of the new tenant's lease, and Scott worked with that tenant to place him in a new Alder-managed property so that we didn't have to wait until the lease was up. Upon move-in, the house was spotless, the irrigation system had been well-maintained, and we found things in even better condition than we had left them. Overcharges for simple repairs. Doubles or triples the charge for carpet cleaning. Very disappointed that we were not alerted to these potential charges. Our items were removed or thrown away before our move out date. The place was left in pristine condition, but they felt the need to keep $1000 of our deposit. read more

Alder has been managing my rental house for about ten years. They have found me great tenants and have kept the property repaired when necessary. Their maintenance crew does excellent work and the price they charge for it is reasonable. Their agents are knowledgeable and always available. I have been very impressed with Alder Properties from a Owner's point of view. Alder Properties took care of tenants for my property in Sparks for 7 years and managed the rent income and repairs as good as it gets. In addition and most importantly, when the represented the sale of my property, They were very professional in finding a buyer and working with other real estate agents to get the property sold!! I am greatly satisfied with the experience I had with Jim Alder. He is the best property manager ever. He not only gave us a fair price on the house we rented, but he also made sure to call us every year and remind us to winterize. Anytime I had a problem or question about the house, I was able to reach him directly and he took the time to discuss it with me. Even when he was on vacation!!! When we bought our new home and moved out of our rental, we cleaned and he promptly sent us a check for our deposit. I hired Alder Properties to manage a single family home (rental) for me over about 15 months. My inital chat with the owner went great but the moment he handed things over to - Bill Gregory - things went downhill fast. The rented the place quickly and did take care of all of the paperwork and the owner proceeds checks almost always came to me on time BUT anytime an issue did arise - property repairs, renter deposits, etc. Bill was scattered and unable to follow anything to completion in a timely manner. The move out process - I sold the home and asked Bill to work with the realtor was a nightmare with absolutely nothing getting done on time (move out clean up & painting) took almost 8 weeks - ridiculous- and what did manage to get done had to be redone. Despite being aware of Bill's consistent inaction on multiple issues, Jim Alder - the owner never stepped in. Only at the end of the relationship did have anything to say. The only saving grace was Caitlin - in the office but one gal can only do so much. I have no idea how effective they might be as realtors but if you are looking for a property manager I would run the other way! read more

I was a tenant of Alder Properties and Bruce Gillham for over 4 years and I have to say this is the most unorganized organization. When we moved out we were charged for bogus items. When I requested an itemization along with proof and invoices, I was ignored. We paid our rent on time for over 4 years and would take care of items (such as when the wind blew down the fence) on our own to be helpful. I was lied to and treated poorly. I am still considering court action at this time however wanted the public to know they need to be very wary about renting properties from this company. They are in the business of ripping off the tenants. If you do rent from them currently, my suggestion is to keep detailed records and photos otherwise they will rip you off when you move out. We now own our own home and this is the first time we had to rent in many many years, so I am disappointed in the outcome. read more
