Beautiful buildings, horrible living experience.
I lived here from November, 2016 until end of September, 2017. It took just a few short months to start looking to purchase a home to get out of this very unpleasant place to live. From unpleasant residents, broken elevators, human and dog waste everywhere, marijuana smoke throughout your residence, unsecure gates, and a property management group that cannot react or respond to emails, this should be the last place you plan on purchasing a condo.
The residents of the Stacks and the neighboring Fulton Cotton Mill Lofts share common parking grounds, pool, and open green space. The amount of dog feces found on the entire property from residents of both places not cleaning up after their dogs was amazing. I personally had to clean my shoes three times after walking with my own dog around the property. You can forget notifying the property management about the situation because they will blame the Fulton Cottom Mill renters and say they cannot do anything. I informed a few people where bags were located to clean up after their dogs and got yelled at the mind my own business. This leads to the rudeness of the residents. Do not expect to have friendly conversations with the people here. I actually enjoyed meeting just a few people the entire time here, with everyone else being too snooty to say hi and even too rude to hold an elevator or door open for you.
With elevators, the elevator inspection (safety) certificate had not been updated until the last month I left. I notified the property managers during the second month of living there and received a rude response about how it's not their job to do it. This leads to the fact that with two elevators inside Building E, one will always be broken and inoperable. The elevators are so bad that in August, 2017 the motor caught on fire and caused an evacuation of the entire building. Your safety is not a priority, much less is your convenience to not have to use stairs to get to your apartment.
I've mentioned the common areas being covered with dog feces, but I also informed the property management of human urine found in the stairwells. Pictures were included in the email of urine starting at waist height on the wall in the stairwell of Building E and nothing was done about it. Dog diarrhea was in Building E and left overnight for the cleaning crew to clean up. Beer cans are often found in the elevators after the weekend, with chewing tobacco even found in one elevator during my last few days living here.
During the first few weeks of living here we also smelled extreme amounts of marijuana smoke coming through the vents. This eventually turned into an almost nightly event, with early morning and always weekend smells of marijuana in our own residence. The condos seem to have a shared venting system which allows you to smell everything anyone around you is doing. Imagine waking up on a Sunday morning to wafts of marijuana smoke without any choice of your own. After contacting the property managers, they said they would contact the people the suspected of smoking, but that they are only told to contain the smoke and make sure it's not in the hallways. It was always in the hallways too.
The front gate is manned by security guards who often were too lazy to check everyone's stickers or have them sign in if the traffic was too heavy. On multiple occasions that I reported to the property managers, the security guards let people drive IN through the EXIT, almost causing an accident with me while I would be leaving for work in the morning. As the security guards were very polite and nice when walking around the grounds, they were often very lazy while sitting in the guard shack.
On Nextdoor, the neighborhood sharing site, a woman in Building E reported that a man had walked into her residence unannounced and only left after she started screaming at him. I've noticed what seemed to be an AirBnb/VRBO rentee wandering through the halls following directions to get here. There were signs posted in Building E of bikes being taken without permission. I moved here from a place in East Atlanta where there was a murder hoping to have a better sense of security. This was not the place.
This place appears to be a beautiful place to live, but the reviews of The Stacks and Fulton Cotton Mill Lofts recently will show you otherwise. I could only tolerate living here for 11 months, and that was 11 months too long. read more
