I rarely leave reviews, but after living here for a year, I feel obligated to share my experience…read more The most frustrating part of living here has not been any single issue, it's the constant cycle of recurring problems. It genuinely feels like there is something to complain about every week. Over the past year, residents have dealt with flooding and water intrusion issues, elevator outages, internet outages lasting multiple days, security concerns, sanitation issues, and ongoing pest problems. One of the most concerning issues has been building security. The garage entrance door that requires a key fob has frequently malfunctioned. At times residents cannot use their fobs to gain access, and at other times the door does not properly secure at all, allowing anyone to simply push the door open and enter the building. Most recently, the dumpster was allowed to overflow to the point that trash accumulated in the area and residents are unable to properly dispose of their trash and are leaving bags of trash in the chute closet, causing it to overflow into the hallway. There were gnats, ants, and even maggots present around the waste areas. This is also not the first time the dumpster has gone without being emptied in a timely manner. I have also noticed ongoing cleanliness concerns throughout the property. There have been occasions where trash remained in hallways for multiple days before being removed. Some hallways and common areas have noticeable odors, and I have seen full garbage bags left in the parking garage, likely due to issues with residents being unable to properly dispose of trash through the chute system. My own maintenance experiences have also been frustrating. I experienced flooding through my balcony door during rainstorms. Despite repairs being completed on several different occasions after having to reach out to regional, water intrusion continues to occur when it rains. I also spent months requesting replacement of a ceiling fan that made excessive noise, only to repeatedly be told that it was functioning as intended before it was eventually replaced. My washing machine stopped working and had to be replaced. While it was eventually addressed, being without a functioning washer for an extended period of time is extremely inconvenient when residents are paying for units that include in-unit laundry. Pest issues have also been a recurring concern. There have been ants, large numbers of black insects entering from outside, excessive amount of gnats/flies, and even centipedes throughout common areas of the building. What is most disappointing is that these issues do not feel isolated. They feel ongoing. Just when one problem appears to be addressed, another one arises. For a property that markets itself as a luxury community and charges luxury-level rent, I expected a much higher standard of maintenance, responsiveness, cleanliness, security, and overall management. I recently renewed my lease only because I plan to move out of state in the near future and staying put made the most financial sense. Had I been planning to remain in Atlanta long-term, I would have seriously considered moving elsewhere. I sincerely hope management takes these concerns seriously and works to improve the experience for current and future residents.

I requested for the flooring to be attended to and for the walls to be retouched before moving in and she made sure to get everything done. Yes this is an older building but the new management team has been focused on giving everything a facelift. Atlanta had a major power outage recently that knocked out the elevator power and within minutes the management team communicated and had the maintenance team servicing the elevators. This building is centrally located and you're able to walk to all restaurants and shopping places from the building. I love it here and will be here for a while as long as this team stays in place. Special thanks to Symone, Kayla, and Dominique as well for always being friendly and smiling.

Then we ask about a credit for the TWO trash valets we are paying (personal and community) you are told this fee is built into your rent so they will "see" what they can do. Pretty sad but I will say this is what you are met with when nobody lives on site but the maintenance guys. It's not the women in the office homes that look like this, so it does not matter to them. So when you are seeing this building being price lower than the others in the area please believe you are going to pay the price one way or another. Also after all the fees they have added under this new name because it was Arium prior you are basically paying the same as everyone in the area.

My boyfriend and I lived here for the past two years and would like to provide an honest review of…read moreour living experience, with a detailed breakdown of our reasoning below. We hope this helps any prospective tenants in making their decision Reasons for 4 stars (the good stuff) It's quiet and peaceful. After having lived in Midtown, we both wanted to get away from the chaos. Calibre Woods is a nice quiet and peaceful complex that is still close to most things we care about but is far enough away from Atlanta proper that we can stay away from the night life and party scenes. The neighbors here are friendly and we have never had to deal with any excessive noise The apartment is affordable. My boyfriend and I shared a Fillmore Deluxe floor plan (~$1800/month with water included). We both work from home and therefore spend the majority of our time in the apartment. This floor plan was plenty enough space for both of us to have our own separate workstations. Parking is free and there is no amenity fee The employees at Calibre Woods are good. We especially like Kristy, the property manager. She knows us by name and face, which makes us feel like valued residents. We also like Jordan and Angel, who have done maintenance work for us. They always respond to maintenance requests in a timely manner (within a day or two) and do a quality job. The property is well maintained. It is a very green area, with lots of trees. The complex, parking lots, and breezeways are always clean. Residents are respectful and do not leave garbage lying around. We did not have any major issues aside from the occasional bug that gets in sometimes, which is mostly just a byproduct of living near the woods The tennis courts are very convenient. We are both tennis players and probably have spent more time utilizing the tennis courts than most other residents here. We have spent many hours playing on these courts and it has been a great way for us to keep up with our hobby and stay active Proximity to Toco Hills. Toco Hills has almost everything we need. Personally, I don't like driving so find it very convenient to be able to walk to Kroger and/or Publix. There are also a lot of other shops and restaurants in that plaza Reasons for docking a star (the bad stuff) Tennis courts are in poor condition. They are not maintained enough to play a proper match. There are cracks in the courts, one of the courts has a missing net strap, and the lights are awful. We have tried numerous times to put in maintenance requests to get the lights and nets fixed. It always takes a long time, and the moment they fix something, something else breaks. So we figured it was a losing battle and just made do with what we have. Don't get me wrong- we spent many hours on these courts and we appreciated them. But these courts are not good enough to play a real match where the score matters Something is always broken. The most common occurrences are the gate or the trash compactor, which means we have to toss our trash into a makeshift trash container. To the leasing office's credit, they are also quick to inform us when something is broken, but it's one of the reasons why I wouldn't give this place 5 stars Apartment is old and worn down. This place has been around for a while and you can tell. Our doors were lopsided and falling off their hinges. There are threads coming out of the carpet. Our patio got replaced because water was leaking when it rained. Our dishwasher was almost always broken. If we really wanted to get these things fixed, we could have put in a work order. But like the tennis courts, keeping up with the apartment was a losing battle and we didn't like having maintenance in our home all the time. It would be nice if everything just worked instead of having to be fixed all the time Prices got too high. We had a pretty good rate for the two years we lived here. In addition, we got a deal when we signed our initial lease for one month rent free. But the rent has increased steadily over the 2 years we were there

Let's start with move in: Once I was approved for an apartment here the unit I looked at was "a different price" than what the realtor offered. I didn't have too much to say because I was moving all the way from California on a time crunch so I just stuck with the unit within my price range. My apartment: yeah this is a luxury apartment complex with thin walls, rude neighbors, strangers always walked in and out of the building, AND the rudest leasing staff on the planet. The luxury of this place was being able to leave. My apartment leaked and they still left some of the water damage on my walls things were always breaking and my unit had not been upgraded in years. I moved into a place where stains were in my drawers. The hallway carpets all have super dirty stains and the walls have scuff marks so everytime my mom visited she would call out how dirty it was lol Also everytime i had an issue calling the lessening staff was a dread they were always so rude and never knew what I would be asking them about which is BEYOND annoying. Lastly let's not forget the lovely fire alarms. Living at the bishop for two years the fire alarm went off every month for days or weeks on end ALWAYS around 3:00 am- 5:00 am or randomly in the middle of the day. YOU WANT TO KNOW WHAT THEY BLAMED IT ON ONCE? The blamed it on people smoking in their units so for two years straight someone is smoking at 2am - 5am ..... yeah no there's something wrong with the alarm system. Truly the best part about this place was leaving and the place I live at now is so peaceful that i'm so shocked I let myself stress over this place. I really hope the Bishop has changed since moving from here in June because this apartment HAS POTENTIAL and it is in a beautiful location.

I also had non-working cable in the bedroom and some broken hardware in the bathroom that never got fixed. However, the unit and building was great. The rooftop pool and gym are great here and you can't beat the location. You can walk to a lot of things, which is nice. If I ever returned to Atlanta I might look into buying or renting here. I walked across the street to LA Fitness, down the street to Safeway, there are a few restaurants withing walking distance, and Piedmont Park is also a manageable walk.
