ATMOSPHERE: Walk into the lobby, through a walkway into a nice, large, welcoming space with the concierge to greet you at the end. Plenty of seating areas (comfy couches and some chairs and tables) to the right and left of the concierge desk. A big flat screen greets you on the left which portends the numerous that follow throughout the complex. There just might be too many..... on in front of every elevator, flat screens outside in the patio, 5 or more in the 11th floor lounge area...... I'm sure there more somewhere.... The flat screen is nice in the lobby since your guests can watch that if they have to wait in the lobby. The entrance is nice unlike the one in Aqua (10th, West Peachtree) which is like walking into a closet without any seating areas and the concierge is right in front of your face right when you walk in.
PERKS: All the amenities are on the 11th floor - movie theater that seats 12, pool with patio area to include a sound system, couple huge grills and bar area, another separate patio area over looking Peachtree with plenty of seating, outdoor flat screen, fireplace and more grills. They have resident events (dinners or cookouts) about once a month here.
Any maintenance issues that may arise can be submitted online through your online resident account on the Halo system. Requests will be honored without charge for the first year.
On the 12th floor is the gym, which is very nice equipped with of course the ubiquitous flat screens, free weights, arm/leg/back/total gym machine, and separate cardio room with treadmills, bikes, ellipticals, which all have personal flat screens. The gym also has a sound system that is controlled by a touch screen radio just like in the main lounge area. Bigger than I expected.
Free coffee/tea/hot chocolate in the 11th floor lounge kitchen (Flavia machine). Also in the lounge are pool tables with a professional set you can check out with the concierge (regular set available at the table).
Concierge's on the 1st floor are super nice and always helpful. I have not met one out of the 3 that I disliked. One helped out with fixing the heat on the water. Copy room also available on the 1st floor.
You pay for all the perks though with the ~$400 association fee every month but cable tv, internet, and security are included. The nice thing about the internet is that it's part of the FastPass system so any other FastPass location you can use your condo log-in to get wireless. One example is at Barnes & Noble at Ga Tech.
DISADVANTAGES: Okay, BIGGEST COMPLAINT is that nobody explained any of the resident obligations. For example, setting up your Halo account (pay bills on there, get announcements, submit maintenance requests, track energy usage, reserve theater, etc.), getting mailbox, getting added to the resident e-mail list, etc. THERE WAS NO ORIENTATION TO ANY OF THIS. I mean come on! You can summarize everything on 2 sheets of paper. INSTEAD, the manager told me to read section 5, part 67, page 11,402 of the handbook which is written in computer code. Geez. Management needs to step it up in many ways. Seriously.
Okay, other issues:
Parking deck - seems like you have to drive forever to get to your space. My parking space is on the 8th level. First 4 levels are retail parking and 5th and up are residential only.
In the condos, there are concrete poles, which I don't like. Ceiling is also left unpainted in the final product. The builders say they leave concrete poles and ceilings the homeowner to do whatever they wish. Some leave it alone for the "industrial look" which I think is kind of ugly.
Rules can be cumbersome but I understand they are there for a reason. No glass by the pool. Cannot have more than 10 guests at a time in the lounge/pool area or else it's a "party," which requires a $300 rental free and $300 deposit (refundable if no damage was incurred). Certain breeds of dogs are not allowed and dogs cannot enter through the front entrance after a certain time. No outside of door doormats. Those are a few. Homeowners association is not boarded by members at this time since there are so few occupants, so these rules may change.
CONCLUSION: I complain about the rules but they are there for a reason. The manager is the enforcer so I can't complain truly... even though I do. When it comes down to it, this place is nice and in a prime location. read more
