Everything at this place is a disaster. First of all the price that they gave us when we moved in was not what they ended up charging us. Parking is a nightmare. You would think they would do something simple like assigned spot spaced on the location of your unit but instead it's a free for all. Resident also get booted constantly. On top of that cars get broken into on a regular basis. Resident parking is supposed to be gated, but the gate is constantly broken and left open. Which leads me to the security of the building. When we took our tour we were told it is the most secure building. But the doors are constantly left propped open, the key fob system is constantly down leaving the doors open to anyone and the building vulnerable. We were also told that there is 24 hour security on the building that you can call at any time. I've called this number several times and no one ever answers and no one ever calls me back. The building itself is not well kept and is constantly dirty, trash in the hallways and parking deck. Everything is rundown in the gym and the pool and clubhouse. Maintenance does not take care of anything if you can even get them to respond. And when they do fix stuff they half ass it and it breaks again within days or weeks. The management at this place is terrible. They don't enforce in the policies. They can't complete simple tasks like answering the phone or emailing you back when you contact them. On top of that every time I've been in the office, the workers are talking about their personal lives or their weekend plans. Now they've decided to even close the office completely on Wednesday. Don't waste your time here the property manager Bret has a piss poor attitude. He's not welcoming at all I would prefer to speak with Tania, if she isn't available just leave and come back another day. Bret is a complete joke! He's also racist. It's always a different leasing agent. New management is definitely needed. Parking at this location is horrible, you will get a boot for simply parking on the line which is insane. The property clearly do not screen the residents and their animals. I've seen several aggressive breeds such as pit bulls and Rottweiler that lives on the property. There is no way 60-80lb Rottweiler should be living in this building. There's a great dog park/courtyard, but it's constantly filthy. There have been multiple issues with aggressive dogs that aren't very well policed. Maintenance is horrible! They don't fix the problem. It's definitely the best value in the neighborhood (which is getting pricier as more restaurants, shops, and luxury high rises go up). But the building is definitely showing wear & tear, and as other reviews have commented, not kept up particularly well. The Brady markets itself as a "luxury apartment" complex but it is NOT luxurious - hallways are raw, elevators are frequently dirty, and there's a contingent of residents that are loud & disrespectful. I know other residents who have had bugs and mold/water issues that aren't always properly or promptly taken care of by building management. Really good location, but the property has some flaws that the staff very clearly do not care about. Dog poop is not picked up around the building, call boxes do not work, horrible guest parking, paint the pool area in the middle of the day and it's out of commission for days. I applied to these apartments in February only because they said that they had some available. I were approved for the apartment on 2/27/2024. I paid my administration fee which were 200 dollars. My leasing consultant name Felicia called me 2 weeks later stating that she didn't have anything available and didn't know when she will have some ready. Everytime I call either no one answer or they answer but she's out to lunch. On March 25 or 26 I called and spoke with Mrs. Felicia about when can I move in she stated that she had me down to move in on March 28,2024 and that she was gonna send me a welcome letter with my move in date. Remind you that it was 2 or 3 days after I spoke to her. Well here's the kicker on the March 28,2024 the day I suppose to move in I received an email from Mrs. Felicia that my unit wasn't ready. That she was waiting on them to inspect the apartment. I had a miss call from her today and when I call back nobody answer. I checked my email and she emails me talking about she tried several times to call me about my unit which is a lie and that she gonna have to cancel Very Unprofessional!!!!!!. I have lived at the Brady for nearly 3 years so I can attest to how bad this property is now. No reason to rent here with all the new location options in the neighborhood FOR LESS. 1. Guest parking: because the property made the decision to make the first 3 floors & 2/3 of the deck entrances public/pay valet parking instead of guest parking for residents, you have essentially no guest parking without serious costs. You also only have one entrance & exit which is usually obstructed and backed up. So, if you know any humans who wish to visit you at any point in time while living here just go ahead and end the friendship. The management will say this is the nature of city living, but it's not--it's because they want to make $ on parking. There used to be street parking for free then, slowly that got migrated to Park Mobile. 9th street got shut down w/construction. If you do have a guest coming, you'd better go downstairs a week in advance b/c they give limited guest passes. Plus, you have to get them in person during office hours. 11 boots on resident Parking last night. 2. Construction on 9th street: while the property cannot control construction in the neighborhood, they've outright refused to help residents with simple access to the building. The single non valet parking deck entrance is blocked/obstructed 80% of the time with trucks, cranes etc. the road is a disaster with loose gravel and mud and makeshift steel covers that tear up your car. The Toll Bros 'Osprey' building next door has a blue tarp along the fence on Howell Mill that makes it IMPOSSIBLE to exit onto the road & safely see oncoming traffic. When I brought these issues to Perennial's attention and asked for them to contact the developer to have some sort of resolution for their hundreds of impacted residents, I was encouraged to call the 1-800 # in the fence tarp to contact the construction company myself. Management does NOT care about the satisfaction & safety of residents. 3. Overall maintenance: the entire property is falling apart. If you go in the hallways you'll be met with drywall that's falling off the walls, baseboards peeling off, and even mold and mildew in the elevator access points. They used to pressure wash the decks 1x a month to reduce the spot that builds up in the deck from exhaust which has only increased with all the construction, but now they decided that's too expensive. So instead they pay some poor lady in a face mask to use a leaf blower? This is a non smoking property, but I assure you on the days she's leaf blowing 7 stories of parking deck dust, the air quality is HORRIBLE. When brought to the Mgmt attention in March, they said they had a scheduled washing for June. I've also found used needles in the deck along with bullets for a GUN. More often than not, people who park in the public section use the deck like a trash can so there's always food containers and trash everywhere. Also, the apartment is breaking everywhere. As we speak, I have no access to my water in my kitchen to drink, cook, clean because the pipes in the walls are broken and leaking into another unit. I had to contact the office to ask for monetary accommodation considering it's not my fault I'm having to eat out 3x's a day and drink out of the bathroom or shower faucet. There is NO proactive care of resident life. 4. Safety: there was a rash of apartment doors that were kicked in & ransacked--computers & electronic stolen. This continued for a WHILE & the residents were NOT notified proactively for our safety as the Mgmt team tried to sweep it under the rug. I also personally experienced a sexual assault with a man exposing himself in the hallway. I immediately reported it to the office and police. THE FRONT OFFICE NEVER NOTIFIED RESIDENTS. When police came to investigate, they had to insist upon seeing video footage from the pool for me to identify him. Even though they knew this was evidence for an investigation, conveniently they misplaced the footage when the police officer came back to collect it & were non-chalant about the entire situation. 5. Packages/mail: if you EVER receive packages or work from home and need reliable delivery, DO NOT LIVE HERE. we had a parcel pending system that worked fine but instead of buying an additional box to keep up with volume of packages for residents, they shifted to a Luxor system whereby you get a code texted to you about 30% of the time letting you know you have a package. On the off chance you get the code, only about 50% is there actually a package for you. Deliverers just dump a pile of packages in the middle of the floor and anyone who gets a code can steal your stuff. Half the time I don't know if it was stolen or someone just grabbed it by accident because leasing doesn't organize. I've lost no less than 5 packages in the last 6 months and those are the ones I KNOW were coming. read more

My wife and I moved into The Brady in April 2019 after living in a detached home for a while. We were a little apprehensive at first. The Brady office staff is excellent, both Debi and Kelly. They have accommodated every request we have made and are more than willing to help. The maintenance staff is great. Every time I have put in a maintenance request, both in our apartment or in a common area, it is taken care of within 24 hours. Harold is fantastic and very helpful. The apartment noise level is almost non-existent. We hear our neighbors very seldom and that includes the ones above us. I don't have to say anything about the area. Just look at everything that is being built. It is a great area and apartment to live in. read more

This is easily the best apartment complex I have ever had the pleasure of living in, and the margin by which is vast! The Brady was the first complex I lived in when I moved to Atlanta, from Day 1 the leasing and management team has by far been the best group of people I ever have worked with, and have had work with me. The team and leadership go above and beyond all expectation to deliver customer service that I seldom experience in any avenue. Any complaints I've had in the past (and they don't happen often) were always addressed within the day. The team has even gone so far as to work with outside vendors to ensure problems are resolved promptly. Apart from the team, the facility is impeccable. The architect/builders of this complex were SMART! Space is utilized in the best of ways, you almost never hear your neighbors (above and side to side), and the rooftop views are breathtaking. I can guarantee you the rooftop pool is incomparable to anything in all of Atlanta! With the Westside of Midtown further growing, this is at the heart of what will probably become "Millennial Central". You have culture, GREAT food, the best in shopping (both down the street at 14th & Howell Mill, as well as ~2 Mi away at Atlantic Station). And the way that The Brady integrates community as a whole, you and your fellow residents get a front row seat to a thriving community. For those that complain about crime, yes, there is some (very little) crime in the area. I have NEVER had any issues, I run late at night, and I'm always out and about, I have NEVER felt unsafe in the complex nor in its surrounding facilities. The Brady management team takes crime and safety with the utmost importance to the extent that the building has been outfitted with state-of-the-art security cameras, round the clock security patrols, installing security measures (like activating alarms, and installing hardened door frames) all free of charge to the residents! Apart from the amenities & staff, which are the best, bar none, the apartments come with spacious walk-in-closets (most that have the washer & dryer in the closet), huge garden tubs, beautiful kitchens with quartz countertops, and depending on the unit, smart home features like USB Power Outlets, Nest Thermostats, and Ethernet plugs throughout. I have loved living here, so much so that I anticipate living in this complex for many years (that's right years) to come! For anyone that gave a ranking lower than 4, you're foolish and if you have an issue don't just sit on it and then rant about it on Google like some type of troll, talk to the management team and fix your problems. The Brady can be summed up as a parking and trash facility with apartments attached. Units are basic and decent. Aside from the leasing office and pool area, it generally has a prison aesthetic, and is in pretty bad shape. New paint job is awful and incomplete - get your money back on that. Looking at The Brady from the street, based on the dated aesthetic you might expect it to be a 10 year old building. Once inside, because of the giant, poorly patched cracks in the sheetrock and concrete, and how uneven the paint is, you might assume it's a 20 year old building. It's not. It's only 3.5 years old. It's not due to poor maintenance or bad management; the building is a failure by design - that's the key thing. It's probably a decent lesson in the consequences of under budgeting, bad project management, and inexperience. There are a lot of decisions that probably saved marginal costs during construction that resulted in unnecessary regular operational and maintenance costs, and the dump that The Brady is today. On the plus side: Management are really nice and the maintenance crew are really good, considering how much unnecessary work they need to do. Nest thermostat. Package management is OK. The neighbourhood is decent with a lot of restaurants etc, if no good urban market. Several bus routes. Washer and dryer in units. Dishwasher is OK. The gym is ok. The pool is nice, but I don't use it. On the down side: Building is dirty and beat up. Elevators break regularly. Fire alarms go off a lot. Area power goes out a fair amount. Cabinets and floor are dated. Fixtures and hardware are really cheap. Wiring issues. Lots of 'settling' of the building. No dimmers on lights. Crappy cheap CFL lightbulbs (non-standard base) are used instead of LEDs. Only one outlet in the bathroom. The toilets are cheap & barely work. No light in the laundry closet, or in dryer. Cheap bottom of the line Kenmore kitchen appliances clad in stainless. Washer and dryer aren't great & have issues. Refrigerator is very basic and pretty unreliable. The kitchen has no exhaust, but a useless recirculating 'filter' on the microwave that shoots all that grease, etc into the upper cabinets, causes smoke alarm to go off. You can't cook here. Kitchen sink is deep, but the faucet is low and short, making it pointless. The bedroom has cheap gross wall-to-wall carpeting. The walk in closet is the only place for storage, and isn't insulated, so it gets hot and humid in summer and freezing in winter. No place for a mop, vacuum, etc. If I have to improvise my living space, it's not 'luxury'. No free guest parking. Parking is a nightmare generally. Parking garage is extremely cramped. Cars can barely pass going opposite directions. You will scrape your vehicle eventually. It's a noisy building - hallway, parking garage(!), etc. Common area lights aren't maintained. String lights over courtyard are 40% burnt out. Hallway light fixtures have been trashed for the last year. Hallway floors are always filthy and are 'cleaned' with a machine that just gets them wet..and bangs up the walls and doors. Hallway walls were just repainted, but not well. Splotchy, uneven, and incomplete - it needs another coat. At move in you will realize that move-in was not considered at all in the design of this building. First, there's no place for a moving van. There is an area on one side of the parking garage that would have been ideal for that, but thanks to lack of design consideration, that isn't a thing. There is an on-street loading zone that's used by the restaurants that you're supposed to use, if it's available. The second thing you'll need to deal with is that there is no service elevator. You'll need to use the parking garage passenger elevator, which for indiscernible reasons, has a small 'elevator lobby' with a door you have to get through at a right angle. The elevator is gross and beat to crap, as is the elevator lobby from being banged by furniture. The elevator does not smell like pee, but looks like it should. You are met with a right angle jog at every damn entrance. The Brady is wood construction on a platform. The building hallway and stairwell floors are painted masonry on a subfloor, and the walls are sheetrock. Stairs are steel with concrete treads. Publicly observable issues in the last 18 months have included water entry damage, pooling water, brick facade falling off, significant sheetrock cracking, peeling paint, significant masonry cracks, regular door hardware failure. read more

This building is a total dump which has continually declined over the last couple years. There is vomit and urine in hallways that doesn't get cleaned for weeks, Dog shit that is never cleaned, and PLENTY of empty promises from management... which mind you, has turned over on a yearly basis. read more

I went to "The Brady" and did not have a reservation as I had planned to see another complex close by but no one ever returned to the leasing office. I walked in and was greeted by Marci who was kind and approachable. I informed her that I was looking for their largest 1 bedroom and 2 bedroom and that I would be relocating from California. She immediately showed me what they had available and offered my friend and I a tour. She answered all of my questions and did not seem as if we were intruding on her at all (unlike some of our other tours that day). I've broken down my review so you can go and read about the area you're the most interested in. Interior: It's pretty comparable to most other apartment layouts in the city; nothing about it is really unique. The light fixtures in the apartment weren't thought out though: no light in the laundry area so you have to turn on all of the kitchen lights to see what you're doing in the dark closet; the small dome light in the bedroom is so faint, you have to buy an extra light just to see in the bedroom. There is a light outside of your utility closet that helps no one but maintenance. The fridge is so close to the wall, you bang the handle on the wall whenever you open it. I'm waiting for the day my husband puts a dent in the wall just by opening the fridge. Safety: I feel safe in my apartment. You have to sorta jump through hoops to get to my door which is annoying for visitors, but idc because it makes it hard for those who shouldn't be in the building. The area is... well, during the day I feel ok walking around the neighborhood, at night, I'm not feeling it. Armed robberies and shootings have happened over here, but that's just Atlanta living right? (Though it's sad to say, that's just living period /: ) I felt a little safer living in O4W though. We have a security guard on the property who makes his presence known which I very much do appreciate. I've heard him in the garage telling people they needed to leave the property so he takes his job seriously Noise: The apartment itself is noisy: you share the garage with businesses and restaurants so you hear all of the 1-2am bar goers as they slam their car doors, yell at each other and laugh and scream because their cars were booted. All the car alarms that go off randomly are annoying as well. The apartment is noisy inside as well, my apartment pops and creaks all day and night. I had a friend from out of town sleep on my air mattress and she said "your apartment is so loud. Random noises kept waking me up." Yeah, welcome to my every day life lol. I've complained to the office about the random knocking and popping and they don't know what it is. Also, because everyone has hardwood floors, you hear every step of your neighbors. Our upstairs neighbor wakes up at 6 am, she wakes us up as well as she walks around in her heels. We used to hear her banging on her roommates door to wake them up before she left. (She would abruptly wake me up as well with the knocking) We had to complain to get that stopped. We have only lived here for 8 months and the apartment smoke alarms in the whole building have gone off at least a half dozen times. And they BLARE!!!!!! They are always so apologetic but it's annoying that it keeps happening. Not to mention, my smoke alarm in my apartment goes off dang near every time I open the oven. It's like they fire alarms in the apartment are super faulty. Amenities: The gym is ok. It's missing some basic equipment that we've emailed to suggest and have been ignored. (No email back) The cleaning lady does a very poor job of cleaning the room so make sure you clean the equipment yourself before you use the amenities. She's mopped the treadmills with a soaking wet MOP; it was so wet, the manager looked at them and deemed them too wet to safely run on. The pool is cool. It can't be used all year round because it's not heated, but there is an amazing city view from the roof. The garage setup is pretty bad. The spots are tight and a few and far between. Ppl constantly park where they aren't supposed to, which leaves ppl like me who have a handicap pass due to a major injury, with no where to park. They don't patrol resident parking that well so it's a complete mess. The have electric car spots on every level although we only have like 3 electric cars in our building, so ppl park in them because there aren't any other spots. They get tickets and notices on the rare occasion the community decides to walk the garage. Location: It's a decent location. It's not close to like your basic grocery stores unless you want to go to the Atlantic station Publix or the old Kroger down the street. The nicer groceries are about a 15-20 min drive. It's not super close to basic needs, just experiences like high end restaurants and bars. It's nice that it's close to the highway though. Staff: Overall, we probably won't renew our lease, but I'm not shocked there have been ppl who've lived here since they first opened. It's somewhat convenient and the staff is pretty nice for the most part. They do what they can when it comes to the things that they can control. read more

Though I have not signed a lease yet for a location, I wanted at least to do a review of the leasing process at the Brady from my last experience. In a weekend I was crazy enough to do around 12 different apartment tours, but the staff at the Brady were the most friendly and well prepared when I first entered the location (albeit outside of my prescribed tour time). If you go in, ask for Conrad as he is a resident himself and he will give you the low down on this new luxury apartment building. Thought its still under construction the roof top area is still undergoing work for the upcoming 2016 calendar year, but the open concept of the upper deck and kitchen area is fantastic. Its a great view of west midtown and highlights the view all the way to downtown Atlanta. My few complaints to the apartment would be a few of the amenities if I can nit pick. The Gym is a bit lacking and lacks a number of cardio, strength machine, and abdominal machines that I saw at other places, but if your doing your run of the mill cardio, elliptical, or bike, they got it covered. (Would be nice to see a wireless access point though in the gym for residents too if I can add to things I would like to see). To add to this there is also the fact that the center island does not have an overhang in order to use the island as a breakfast nook or use it for benches, however I have been informed by the office that they would be working on extending the island with in the immediate future as they are still building out additional units. In summary, I think its a great location to the upcoming west midtown with walkable distance to some fantastic places to eat, updated amenities and layouts may this a great place to put on your short list of places if your looking to lease a new apartment. ***Note: this review is based on my experience with customer service involved in a scheduled apartment tour. I am not a resident.*** I went to The Brady today, excited to tour two-bedroom apartments. However, the gentleman who assisted us could not be bothered. We were asked what we were looking for, and told that everything was at capacity. Why, then, would you schedule a tour? Why not contact us to let us know that there was no more availability during our target move-in date? After some obligatory back and forth, he told us to 'check back in a couple of weeks,' but did not bother to show us any model apartments while we were there. We tried to give him the benefit of a doubt, letting him know that we were still willing to look at the property. He was not interested in the least. We did not understand why they would not tour the property after: 1) Scheduling us to do so 2) Having the opportunity to show us the amenities while we were on-site. Either way, we did not feel welcome at this property. We will not be checking back or recommending this place to any of our professional networks. read more

Fun fun fun in the sun!! I enjoyed myself at the Summer Stunner event hosted by Jonathan. I got there 20 minutes after 1:00 and was able to get a chair and get comfortable. The food was deeelicious the burgers, the cauliflower bites, and the sauces was soooo good. The Brady invited the tenants to the event food went very fast (due to The Brady not preparing for their own tenants). Both crowds were nice and cordial. The bartenders were very friendly and accommodating. The Makers Mark mixed drinks was good and strong! I will be adding a bottle to my bar and I definitely be back to patronize at The Brady! read more

I've lived in the Brady since November, before construction was finished. Prices have increased by $100 since I first signed my lease. Notables: Beautiful units: Love the cabinets and hardwood floors. Walls are pretty thick I rarely hear my neighbors. Only hear noise from the hallways. Grounds: Pretty clean. Trash pickup is not always timely. Love easy mail/packaging pickup. Diverse neighbors. Amenities: Fitness and yoga classes, beautiful club room, rooftop pool is amazing with unbeatable views (Although I just learned that apparently you can only have two guests on the roof hmmm), & community email updates. Safety: I haven't felt unsafe here, no break ins so far, and there is security at night whenever I come home from my late night job at 3 am. However, the security guards seem inattentive but hey it's better than none at all I guess. Maintenance: Always quick and responsive. Online maintenance requests are a plus! Leasing Office: A little slow in regards to communication but they are always polite. Location: Everything you could imagine is nearby.. However traffic can be a little intense. Lots of city noise (ambulances, ppl outside, & cars) and depending on what side you're on you will hear the train and garbage pickup every morning. Doesn't bother me, this is the price of living in the city. Parking: Parking is the biggest con. The garage was poorly built in my opinion, the beams make it hard to fit in spaces which causes many people to double park leaving no parkable spaces for your vehicle. This may not affect you as much if you live on level 3 or higher, since less ppl park there. But I'm sure it will as more people move in. Also.. the first two levels are dedicated to guests of those that live in the Brady/retail guests, which costs a whopping 5 bucks a hour (you will get booted without payment) It sucks that your guests have to pay to park! Otherwise they have to parallel park on the street which is usually full. On numerous occasions I have been almost hit coming and going from the garage because ppl can't see with all the cars on the street. Very dangerous! Overall: I like the Brady, beautiful complex with lots to offer if you are obsessed with amenities, walkability, and the idea of a multi-use building. If not, there are cheaper less elitist complexes to live in. read more

I had an opportunity recently to attend pool party here at The Brady, and boy I had an amazing time. With drinks flowing from Makers Mark and some tasty food supplied by Public School 404 it was a great day to relax poolside with a soundtrack provided by DJ Alpha Trion. The Brady is located just west of Georgia Tech campus and from the pool deck you are awarded with a beautiful view of the Atlanta's skyline stretching from Mercedes Benz stadium all the way to Buckhead. While there I also had a chance to take a tour of the property, and in my personal opinion I was not the biggest fan of the layout of the apartment. Practically the closet/ laundry area is located right next to the bed room without a door. Although I do see the practicality of the layout it's just not for me. I can imagine trying to sleep in-between washing a load of cloths could be difficult without a sound barrier between me and the washer and dryer. With restaurants literally a step a such as Public School 404, The Optimist and Eight Sushi Lounge being located right outside I would most defiantly recommend The Brady singles or for couples looking for a place to live close to the city. read more
