I used to be a maintenance supervisor over one of their properties and they start off letting you do good by helping as I was earning them five star reviews from the tenants who were management hurt due to poor management prior to me . The workload is extensive due to lack of proper management and they limit your spending because they're concerned about their bonuses at the end of the month so what maintenance needs can't be gotten because of corporate greed . They find a way to get you out of there when you do spend because they have already pre-spent their bonus money so they're counting on it and their bonus is far more important to them than their tenants because at the end of the day when they go home they don't have to look at their tenants . Once they lock you in to a lease you're in there and they don't care about you anymore because you're stuck and they know it . I'm telling you this from experience working with them because I tried to make it a better place for the tenants and a better place for the management normally my formula is a servant leader that provides great tenant retention as well as management satisfaction with my work but this only works when they allow it to . Money is more important to them than people just know that when you come here to look at these places when you look at all these reviews they're all true every one of them not only the ones here but the ones that are on Google those are all true and you can blame the office managers for that the district managers for that the corporate all the way up the ladder into Illinois red brick management is evil . Don't rent from any of these places they manage or you will be done the same way and they will just smile to your face and try to make you feel good about everything and then they will let you down and let you down hard .

Here we are in August of 2024 and still dont' have a permanent or water proof rooftop in place. Rodemyer-Christel was given money by the insurance company to demo my unit and remove impacted ceilings/flooring/drywall back in December of 2023. They never used it and never did any remediation or removal to prevent mold growth/spread. Now, as I am removing the flooring/drywall myself, we're finding a lot of mold. Go figure! Jill Belsky - the owner of RCI - has fought me tooth and nail for every bit of progress in my unit, relocation for my while the unit is not inhabitable, all while being wholly incapable of getting a waterproof/permanent rooftop on the building after 8.5 months. Not to mention, I overpaid my December HOAs following the fire. Jill unlawfully held the money never returning it to me, told me it would be credited to my account to offset future fees, and then had the audacity to then send me late notices and harass me for payment after never applying the credit.     If I could give zero stars I would, but here we are…read more I rented from this company in the Chouteau Lofts Apts for 4 years. In the beginning it was actually great. Management was responsive and timely with things like maintenance requests. They raised my rent every year $25/month and claimed this was for maintenance. They also entered my apartment multiple times per year to do "preventative maintenance". Over the years it became impossible to even get regular needed maintenance. I had multiple instances of my air conditioning going out and people not wanting to come repair it or leave a window unit not attached to the windows. Fast forward to me moving out. I moved because of my job, but likely wouldn't have stayed in this apartment as it was getting more expensive and there was no maintenance done to upkeep it. I moved out on 6/9, I was told I'd receive a prorated refund for the rest of June's rent. Instead it took multiple phone calls and emails over several weeks for me to receive a check for $175 that was nowhere close to the $600+ it should have been. Effectively I was lied to, stolen from, or both. I also only received $30 of my security deposit refund. Large deductions were for things like the blinds, which I was told on several of those "preventative maintenance" visits that they were measuring and going to install new ones. The icing on the cake is them charging me $120 of my security deposit to paint the ceilings. The only thing wrong with the ceiling was due to their own shoddy work. A couple years into my lease an upstairs neighbor drilled into the wall hitting a pipe causing water damage in my apartment below. Instead of repainting the whole ceiling they repainted only patches of what was damaged. Clearly they can't rent the apartment with an unfinished paint job of the ceiling and I get to pick up the tab. Tl;dr: This company will lie to you, charge you extra money for no reason and provide a subpar living experience. All while lacking basic communication skills.

The building was often a mess. The place would go literally weeks without the common areas being cleaned. Granted, there was something about the tenants that certainly contributed. Cigarette butts in the stairwells, all over my patio from the unit above me, vomit in the stairwells. Hallways frequently smelled of marijuana. I understand that some tenants had no sense of responsibility in cleaning their mess, but the fact that these things went uncleaned for weeks is a reflection of the management and their priorities on getting the place cleaned regularly. A brand new building too, making it a shame that it's being treated so poorly. 2. The management is dishonest. When I moved into the apartment, the building was brand new. One of the selling points was that they told us they would be building a paved and gated parking lot that was included in our rent. It took them over a year to even start building the lot. And when they finally got around to it, they informed us they would be charging us monthly to park in it. I was told that unless I could provide written evidence that they said the parking would be included in rent (of course, I couldn't) that I would have to pay the fee. 3. The management is just disorganized. Two examples here. I lived there for two years. I went away over the weekend that included the dates my first year lease ending and second year lease starting. I returned to town to find that my key fob wasn't working so I couldn't get into my building. I had to wait 30 minutes for a maintenance worker to come let me in. I then couldn't leave my apartment for the rest of the night because I would've been locked out of my apartment again. I called first thing the next morning to sort everything out. I was told that I should have received an email instructing me that I needed to get my fob reactivated before the end date of my first year lease in order to still have building access. Now, I am admittedly not the best at checking my email. But I would not miss an email that included information about me potentially losing access to my apartment. They said "it looks like you were sent the email....this morning". Two days after I lost building access. Do you think they even offered to prorate my rent for those two days I didn't have access to the building? Not a chance. After moving out, I realized I hadn't gotten my security deposit mailed to me two months after I had left. I emailed to inquire about it this. No response. In fact, often did not get responses to my emails. So eventually I called. And the woman who answered the phone told me that no one had ever finished my check out process. From an apartment I moved out of two months prior. And presumably someone new had since moved in. 4. Safety was not a priority. There was a two week period where the door to the garage of the building was broken so it just stood ajar. Inside of the garage was a door to the building lobby. Which didn't lock. You didn't actually need a fob to get in. So for two weeks, literally anyone could have walked into the building. It's amazing there wasn't any apparent theft or damage during that time. There are definitely a few nice and helpful staff members in the office. Although they had a lot of turnover in those two years so suspect the employees may not have been that happy working there either. I liked my individual apartment. The units were nice. But it's not worth paying a lot to live in a new building when you have to deal with all the issues above.

I live in a 70yo building with original windows, walls, and doors. I knew what I was getting into. I am where I am for the location. There is nowhere else I would rather live and raise my kids in St. Louis than U City. Renee and Delmar are fair and responsive. I've never had to wait more than a day for Jay or Charles to come out. Do they slap on band-aids now and then? Sure. There's only so much you can do with a building from the Great Depression. They will file on you if you don't pay rent but they have a fair grace period. I have to imagine being lenient on rent due dates doesn't go well. Pay rent on time, treat the staff with respect, and don't expect the Ritz and you'll be fine.

They condemned my stove. (Outside company) and within two days of having the new stove in the apartment I had mice already. And the big part Otto the owner doesn't care about fixing problems. When I signed my lease I had a garage. A year later they sealed it up and raised my rent while taking space. Highly illegal right? Any lawyer that reads this please help. I've asked and tried l.     I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

    They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.
