Dan Brassil is seriously the ONLY real estate agent you want to work with in the St. Louis Area…read more Simply put - he is amazing! My son was moving to St Louis with short notice from his employer and need a home fast - in fact he had to find a house over one weekend. After traveling to St. Louis for our weekend home search, our previous realtor, at the last minute, was suddenly unavailable. We were panicked to say the least. So, we gave Dan a call late on that Friday night and he hopped into action early Saturday morning. He was a godsend! In our initial meeting on a Saturday afternoon he came prepared with a stack of 16 listings - yes 16 that were all within our price range and needs - and we saw them all! I was amazed at his doggedness and efficiency! At each house we saw, Dan was quick to point out any potential problems with the property. He has a deep knowledge of issues that might come up with, construction, foundation, heating, plumbing flooding and retaining walls. We would have not of noticed the issues on our own. Dan was a good adviser regarding best neighborhoods and market situation. He was very careful in making sure that the offer we presented was fair to us and that we were not overpaying. The neighborhood we were looking in was very competitive and if not for his solid advice and negotiating skills my son would not be in his house today. Dan was super attentive, almost as if we were his only client, although we know that certainly was NOT the case. He returned calls and emails very quickly, sometimes with in minutes. There was nothing that escaped his attention. Dan is highly personable with an engaging personality. We are pleased to recommend Dan Brassil to anyone looking to buy or sell a home. He is hands down the best in the business. If my son is to ever move again Dan will be the first person we call.

It all started when Karen helped my parents sell their house in less than a day…read more.. I reached out to her to see if she'd be willing to come take a look at our house and help us determine what repairs and upgrades we'd need to do to maximize our sale price while minimizing time on the market. She was happy to help and her advice was spot on. We procrastinated and took our time getting our various projects done (that's how we roll), but Karen didn't pressure us, just checked in every few months to see how we were doing, even offering to come back out for another look whenever we were ready. Did I mention our house was in High Ridge? Anyway, about a year after the first visit, we asked her to come back out. Karen helped us make a few more decisions, and we finally landed on a "we'd like to be on the market by this date" date. Once we made it official, Karen listed our house--the pictures were fantastic--and we accepted an offer just about a week after going live. Karen helped us through the negotiation and inspection process too, recommending some really great (and affordable!) companies to do the work. Meanwhile, as our buyer's agent, Karen was ever-so patient with us as we looked at a bunch of houses, then suddenly revised our budget and looked at some more, then suddenly switched target areas and looked at even more. The absolute best thing was how great she is at identifying potential issues. It was kind of like bringing a home inspector along to every showing! We found "the one", made an offer, haggled a bit and yada yada yada, here we are, a year later, in our perfect house in the perfect area. We just couldn't have done it without Karen's help and expertise. AH-MAZING.

Though some are worth their commissions, many do only enough to get by, sending their clients an automated Multiple Listing Service (MLS) link or sticking a yard sign out front and having the client do much of the work necessary to buy a new property or sell an old one. Not so Irina Wagner. When my son was searching for his first home, (and I was enlisted to help), we were referred to Irina by our broker and what a lucky day that was! We had been tried other Realtors: one sent us listings that had already been sold; another missed two appointments and left us standing in a snowstorm for an hour on another; and a third tried to act both as our Realtor and the seller's agent, assuring us that she would be "totally fair to both sides" and saw nothing wrong with her unscrupulous suggestion that she collect commissions from both parties. "Hey, it's legal in Missouri," she said. Irina rescued us from all of that. She listened carefully to my son's needs, found him listings that exactly met those needs (not trying to upsell us to a property he couldn't afford), set up viewings immediately and was respectful of our time, meeting us punctually and prepared with all information on the various houses; stayed in touch by phone, text and email; answered every question thoroughly and quickly; negotiated a list of repairs needed on the house he selected and a wonderful price on that house besides, helped him arrange insurance and worked closely with the broker to get the very best mortgage rates. In all details of the process, Irina was honest, open, friendly, helpful, intelligent, hard-working and professional. We could not have asked for a better experience in buying a home than that provided by Irina. My son knew what to expect all along the way and the home buying process, which can be a nightmare, was easy, stress-free and, most impressively, in a very tight market, very quick. With Irina's help, he found a house within one week! Closing was actually a pleasant experience and, when my son received his keys from Irina's hands and I acted as photographer of the momentous occasion, I knew I was taking a photo of a lifelong friend in Irina. I cannot recommend Irina Wagner and her team at The Agency highly enough. She is the best Realtor I have ever met and that high praise coming from me. Whether buying or selling a home, you have a great resource in Irina. Choose her and I guarantee you will be in good hands. When I made the decision to move back to STL from suburban life in IL, I knew I wanted to use Garcia Properties as my agent. I support several of their restaurants along Kingshighway and like how they truly believe in the city. The day I stopped in to start the process, I met with a young lady (forget her name) and she asked a variety of questions. She then matched me up with, Stefan Kelly. When we met, I told Stefan I wasn't under any time frame. My goal was to really find the perfect match. We worked as a team, I searched Zillow and followed other listings as well. I started out wanting a bungalow or some type of small house. Then I started looking at condos, as a possibility. Once I did that, I knew I was on the right track. Once I found the one that meet all my needs, Stefan and the Garcia team made it a reality. So, if you're looking for your first, or a new dream home, I highly recommend Garcia Properties.
