He also is an incredible person to see a house with--a perceptive eye for all the things to look for that I never would have considered. Throughout the shopping process, he thoughtfully considered our unique needs and gave us answers to questions we didn't even know we had. At the time we were buying (spring 2022), it was definitely a seller's market. At the end of the day, we only had to put in two offers (I know many people who unsuccessfully put over a dozen), and with the second one, he helped us put together the best possible offer and, perhaps most importantly, he helped us understand what risks were worth taking given our situation and which we should avoid. From there, he set us up with a great mortgage broker and helped us through the many questions we had about financing and moving in. He even still answers our questions now, and we've been living here for a year. I couldn't possibly be happier, and I feel so lucky John is our real estate agent. ‼BUYERS & SELLERS BEWARE‼ Don't let the "Smooth Taste" of…read more "Mr. Living the Dream" fool U MY NIGHTMARE with Damian Gerard's Unethical Tactics ‼‼ Moving is already an incredibly frustrating and stressful experience, but the added strain of an arrogant and unethical agent has made it completely unmanageable. I am writing this detailed review to warn others about the manipulative, arrogance, and highly unprofessional tactics of Damian Gerard. 1. The Long Game & Aggressive Solicitation: It began in 2024 with an unwanted, unsolicited phone call after I searched for homes online. For over a year, Damian used relentless persistence, constantly calling and texting with a smooth "how you doing" attitude. Before we ever met in person in October 2025, he repeatedly pressured me to "lets just see what's out there." 2. Arrogance and Changing Attitudes: When we were finally ready to interview agents in February 2026, Damian invites to our home for the first time. He strolled through our home with an noticeable arrogant attitude, telling me it was "dated" and that we had "a lot to do" to be market ready. When he presented his contract, I explicitly told him his terms did not work for us he asked to readjust. He did a minimal shift but ultimately I told him that we were choosing a private approach to sell our home that a better fit our needs. This pissed him off! 3. April I convinced my husband to let's continue to work with him on our search since he had been so easy going. During this phase is when things started to really fall apart inclusive of areas searched, homes, recommend and only afternoon availability to show. 4. Dropping the Ball on Critical Contracts (Breach of Contract): End of April, our house was under contract to sell, and we needed to find a replacement home within 60 days, by the end of June. When we finally found a property early June 4th and had our offer accepted, is when Damian begain to move differently and the breakdown of his professional duties materialized: He failed to send our contract to the Title Co on two occasions after I reminded him it hadn't been done. I called to send wire and was informed they hadn't received anytimg from either side. I had to personally send the contract and rush the earnest money over because Damian's negligence had technically already put us in breach, outised the 5 days specified in siad contract. 5.Reliance on Text Communication ONLY for a 2 Hour Deadline: After that first house fell through due to inspections, we found another home we loved that had been sitting on the market for over 110 days. When the sellers countered on the second property, Damian failed to call us to discuss the counter. Instead, he blindly sent me a text message saying "You wont get a deal, you have to pay what its worth". Annoyed by this message By the time I saw the final text we had less than 10 minutes left to respond ,there was no negotiation and added commissions on our end to be paid before Two hour deadline expired. On a Critical Negotiation Day when we are waiting for a counter Offer not ONE PHONE CALL ALL DAY!! 6. HOLDING Us HOSTAGE for $5,000‼ At this breaking point, I requested to terminate our relationship, offering to transition to a brokerage transaction just to compensate him fairly for his time. Damian completely ignored my multiple requests to sign a termination agreement. Instead, he sent a threatening text reminding me that our contract doesn't expire until September. Damian KNOWS OUR HOME IS SOLD and We MUST move!! Because he is both the Broker and the Agent, he answers to no one. We had to involve our attorney, and Damian is now demanding $5,000 cash just to release us from the contract. At posting of this He has ALSO REFUSED to an more than fair compensation of 2500k when we Close on a home found he had no part in or 25% referral Fee on one he previously gave us acess to for his time in mediation with the Realtor Board to resolve. He's insisting on 2500k today without any deal in place and a Referral Fee. All homes I found on My Own without his recommendation! All he forwarded NO GO! The Bottom Line Damian Gerard uses a patient, smooth front to lock you into a contract, only to deliver breakdown in communication, missed deadlines, and arrogant service when your money and timeline are on the line. Be incredibly careful who you trust. Avoid this agent at all costs!

My realtor wanted to see if we could see it that afternoon or if there were already offers on the place. After being unable to contact them or schedule a time to see it I along with my realtor followed up the next morning. I went to their office and they were not there and the others in the space said they would leave a message to get back with me. I then tried calling from their lobby. When I finally got ahold of Mark he called me a liar about trying to contact him and trying to see the place. Also said he only would speak with my realtor even tho Becci and Marks numbers are listed on the Zillow posting. Additionally my realtor was not able to get ahold of them and left messages to be contacted. Our reply to Brandon's Complaint is as follows: Date:…read more August 12, 2020 From: Mark Westlock, Managing-Member, Meramec Valley Properties management ("MPVm") Subject: Brandon, Michael ("Brandon") This is a response to the complaint made against MVPm by Brandon. I intentionally waited 11 months to reply in order that MVPm could evaluate feedback from prospective clients, past tenants or communication from municipalities that Brandon's properties reside at that could still be sending notices to MVPm pertaining to Brandon's properties. These findings will be discussed later in this letter. To those reading this reply, first and foremost, let it be known that Brandon attempted to extort MVPm for $25,000 - yes we have this in writing and yes this is a felony under the Missouri State Law - or he would write disparaging remarks about myself, MVPm and related company's services. MVPm provided Brandon with many property management services to assist him in breathing life back into his failing investment portfolio. Under the terms of the agreement between MVPm and Brandon's companies, MVPm could use the funds it was holding for Brandon to reinvest into the portfolio. Given the sheer volume of repairs and that needed to be made to Brandon's portfolio (most of which was in a serious state of disrepair), there was simply never enough money available to make all the repairs in the time desired by Brandon. In addition to the repairs, MVPm was also using the funds it held on behalf of Brandon to pay back taxes on properties in the portfolio. Some properties were at risk of going to tax sale because of this issue and the back taxes were preventing some municipalities from issuing Occupancy Permits for the properties. The lack of funds coupled with the fact that Brandon was often requesting that MVPm take actions that were illegal, such as placing tenants in properties that did not have occupancy permits, requesting MVPm to complete work without required permits, lead to frustration on all sides. Despite Brandon's frustration with MVPm on occasion, he also made many comments indicating that he was satisfied with the service MVPm provided over the course of this business relationship. Background In December of 2017, Brandon was referred to MVPm for property management services by a past client. Brandon had an investment property portfolio was failing. He reportedly acquired these properties in a "package" and he never had professional property inspection reports performed during the purchase. In other words, he purchased his properties, "site unseen". Most of his properties were located in the North County areas of St. Louis, and he was desperately trying to find a new Property Manager ("PM") - reportedly his 5th in 4 years. When we first met, Brandon was very frustrated with the present PM. According to him, the PM he was using when we met was not following his directives with respect to demanding tenants pay for utilities on his properties and Brandon was incurring financial losses. After listening to Brandon's situation, I explained our present business structure (at that time the company was named "BLMW Management LLC dba Meramec Valley Properties management"), experience and dedication to our clients. I explained that like Brandon, I also own investment properties and that I treat clients' properties as I do mine to ensure the properties are safe, tenants are protected and federal/state/local laws pertaining to occupancy/housing are adhered to and that the lease is executed as written. In February of 2018, MVPm accepted PM services for Brandon by way of Property Management Agreements for his LLCs. During the first year of providing PM services, MVPm coordinated and executed a significant amount of activities to benefit Brandon's properties. Some properties where in horrible disrepair requiring in some cases eight months of rent to turn the property sufficiently to pass inspection. In fact, one building had flooring that was so structurally unsafe that we had to request that the tenants vacate the property for their own safety. Problems such as compromised roofs, failed flooring, termite damage to foundations/flooring/decks, HVAC failures, electrical safety issues, structural damages, etc. were all too common. For instance, the very first property that Brandon told us was vacant and ready for market was anything but ready for market. Active termite infestation, damaged flooring, foundation leaks, etc. required the attention of our general contractor. We made the repairs, all of which were approved by Brandon, and obtained the required Occupancy Permits (all the while pleading with the inspector on Brandon's behalf to not force a repaving of the driveway - saving Brandon thousands of dollars). Shortly into our contractual relationship, we discovered that Brandon was behind on St. Louis County property taxes - on some propert
