Brett Tartarkin is the reason we found our beautiful home today. He's incredibly easy to work with, understood our needs/budget and helped us negotiate a reasonable price for our apartment in a Glenwood building. He showed us six great apartments in two hours and we signed with one two hours after meeting him. Zero pressure from him, zero fees, zero pain. 100% smooth and efficient. He's just a great guy who gets it. The gift bottle he sent us when we moved in was a very nice gesture as well. If we ever move, we'll definitely use Brett again. We recommend him to all our close friends too. read more

John Murphy will take care of you. He went above and beyond finding an apartment that fit all my criteria and did not settle for less. An extremely welcoming person, he made me feel right at home in my new city NYC. He isn't pushy - if you have non-negotiables, he respects thats. I highly recommend him for his brokerage services. read more

Our agent Jamie Ng was great to work with. He put in a lot of work to get our apartment sold. He was very responsive and creative in resolving all the obstacles that came along. Will definitely be recommending him to everyone looking for a realtor. read more

Looking for an apt in NYC is so challenging and can be discouraging when you encounter real estate agents who are just ruthless. BUT, that was not the case with John Murphy. He was extremely kind, understanding, and most importantly very helpful. I reached out to him through Craigslist regarding an apartment and his work ethic was exceptional. He helped me and my roommate get into an apt in Washington Heights. He worked diligently and professionally. Thank you so much Murphy for helping us! God bless you :) -Leslie read more

Jelena was incredibly unprofessional and there was no response to my email, so I'm leaving a review. Agents throwing tantrums in FiDi seems to be a thing. This is because there exists the weird practice of how once one agent shows you a luxury building, then no other agent is "allowed" to or will get commission if they show you the same building, even if they show different units. The fact that this dumb rule exists isn't on me. One of the buildings I was supposed to see with Jelena was near another I just saw, so the agent decided to take me there. Only realized this after the fact but figured I could still see the other units Jelena had access to. Guess not. She didn't take it too well. read more

I found a gem apartment with the help of Chezi! I have been a client of Chezi Zarur for a very long time. He helped me buy my apartment and also helped me with my previous rental I needed. In NYC its hard to find an HONEST, KIND, AND STRAIGHT FORWARD real estate agent. Majority of them want your money and do not want to spend time. Chezi was practically there at all hours and every step of the way. From helping me to find an insane deal on a one bed with gorgeous views in Manhattan to answering my super late texts concerning reviewing a lease.....no matter what time of day he is there. I think one of the BEST THINGS about working with chezi is the awesome what I like to call "inside deals/gems" of Brooklyn(Hesitant about even writing this!). He works with developers who have great deals in Brooklyn on BRAND NEW CONSTRUCTION RENTALS IN TOWHOUSES. AMAZING. Who doesnt want to be the first one to live in an apartment with brand new stone wall bathrooms and brick walls. When it comes to the city hes more of an encyclopedia of Manhattan. You tell him what you want, ie: I want pool , balcony, or doorman and somwhow he manages to sprinkle magic dust and show amazing options. He has turned me down multiple times on attempting to move as he said it pays to wait for a better deal and doesnt want me to overpay in my best interest, hes always been right. He is very honest and is not there to make money off his clients. I think after years of dealing with really mean agents as I have dealt with he was that agent that was always there for anything. While many agents had raving reviews I chose Chezi becuase its like the concept of a restaurant that has a famous name and everyone visits...I wanted that restaurant that very few people know how good it is but it has its regualar high end clients. I compare chezi to the upscale small boutique style restaurant. He didnt ignore me or push me to buy/sign a lease like I have experienced with agents. Chezi is amazing to work with and Literally couldnt ask for a more professional sweet agent. From the bottle of wine he gave my boyfriend and I when we closed to him checking on us that everything is going well he doesnt miss a beat! The best part? He was able to talk to my boyfriend in Hebrew and me in english as my boyfriends english is not great! Bilingual, reliable, and awesome! read more

John Murphy is the best. Super responsive and helpful. Also just a really great person to talk to, helped us find an apartment asap.

My experience with Ivan and Vlad was incredible! My boyfriend and I were looking for an apartment in Long Island City this summer and both of them made the process so easy. We were able to find a beautiful apartment within budget - all thanks to these two. From the outset, they were very easy to get in touch with, receptive of all our wants/needs for the apartment and took time to show us many units over a period of a week. They went above and beyond our expectations and have been some of the best agents I have worked with over the years. I cannot recommend them enough!! read more

Over the past few weeks Ivan has been fantastic with helping us secure our new apartment in LIC. Regardless of the time day or night he was available to answer all our questions and went the extra mile again and again. I'd fully recommend Ivan to anyone looking for a skilled professional in the area! read more

My VERY brief experience with Bryan Otero was below my expectations. This man emailed me "okay you're opening my email and not responding" when I didn't respond to an email right away because I didn't have an answer yet to his question at that moment. I then said " I was going to respond when I had an answer for you but your unprofessionalism shows through your previous email. For the sake of your future clientele change your approach. Good luck in your future endeavors". Following my response to him he then fired back with "Luck is for the unprepared! Have a wonderful holiday!" NEVER have I EVER dealt with a real estate agent so immature. Spire group don't hire boys who can't put their ego aside for a job. Do better. read more

Ivan is without a doubt the most knowledgeable broker in LIC. He was so wonderful to my girlfriend and I as we searched several apartments with him. He never rushed us, assisted us with questions, always offered to help or work with our schedule, and he REALLY helped us stay within our budget to get more "bang for our buck." He was involved every step of the way and made sure all of the information was accurate. If you are unsure where to start when searching for an apartment in LIC, I HIGHLY recommend Ivan. He really is the best. read more

Working with Brett Tartakin is ALWAYS an amazing experience. This is the second apartment he's found me and I will probably never use another broker again. He really cares about finding you the best place for YOU. He is honest and has your best interest at heart. I am so happy in my new home and I owe it all to Brett. He will not stop looking until he finds you what you are looking for. He actually listens to you when you tell him what you are looking for in an apartment and produces you OPTIONS. SO. MANY. OPTIONS. And if I wasn't happy with any of the options he continued searching and brought even MORE OPTIONS. ALSO, he picked up the phone every time i called. And i called. A LOT! He also made it so easy to deal with the Managment company at my new place. Great go between guy. Went above and beyond. When I am ready to buy there is no question he will be getting a phone call from me. read more

This review is for Kosta! Cannot thank Kosta enough for his help! He squeezed in showings and went all over town to find the perfect place for us, and that is just what he did! He even face-timed us listings when we couldn't be in person and picked up our security deposit check from my roommate's brother when we were back in GA and couldn't get a check up to NYC. Absolutely blown away from this experience -- thank you so much Kosta!!!!! read more

Went to see an apartment that was represented by George from Spire group and loved it, so my roommate and I decided we were going to apply. He knew we were applying as he had to give us information on the application process, and waited until AFTER we submitted the application to tell us that there was already an application in on the apartment. IF the other application was rejected we would be next in line. So we were just out the $100 app fee each, he didn't offer us any assistance to get it back, didn't offer to help us find a comparable apartment, just completely ghosted us and left us out our money. It was his responsibility to be in communication with the landlord and guide us through the app process and he completely failed. Clearly Spire has lots of lovely agents according to the reviews, but George isn't one of Update: Finally got the money back a month later. Still was a very stressful situation and can't say I'd recommend but at least I got the money back eventually. read more

The Short: Need an apartment? Ivan Palov and AJ will find you an apartment, and a good one at that. The Long: My wife and I were moving into the city after living up in Westchester and we came across Ivan's name and decided to contact him about what we were looking for. He responded to us very quickly and we were able to set up appointments looking for apartments that fit with what we were looking for. Ivan and AJ both met up with us to show us a few apartments and were very informative about the pros and cons about the areas we were in and were honest about the specific apartments that we were looking at. We ran into a couple financial road blocks, but each time, Ivan and AJ were there to help us out and give us the best options. They were both very responsive, even when we contacted them late at night with issues or questions. We were able to move into a great apartment in Long Island City that fit our specifications at the time we wanted. Couldn't have asked for anything more! read more

Spire Group was super, super easy and efficient to work with in finding me my second apartment in New York. In particular, Amelia Sargent, is just a rockstar. She gets it. Her efficiency, responsiveness and overall demeanor is a breath of fresh air. To put into perspective, I reached out to her about an apartment on NakedApartments.com on a Tuesday, and she got back to me within minutes. That evening, she sent me an entire list of apartments to comb over in my price range and desired area. We saw three apartments the very next day (Wednesday), and I was signing on an apartment by 3:30 pm. Less than 24 hours! Things move fast in New York, but Amelia moves faster :) The apartment, building and area she showed me was right up my alley. I've been at the apartment two weeks now and wow - definitely made a good choice. I would definitely recommend Amelia to all my friends, family and the Yelp audience. In fact, I've already connected her to a few colleagues. Will definitely reach out to Amelia and her team the next time I need another apartment in Manhattan - but hopefully that's not for a few more years! read more

Ivan is a riot to work with! He had the good sense to remind me not to spend all my money at Bloomingdales while I had all of it locked into bank checks for my security deposit and rent. #GirlProblems. Jokes aside, Ivan was clear and professional from the start. He was honest about each of the buildings we viewed, and took his time showing us all of our options. He listened to our needs and found apartments that had all the amenities we were looking for while fitting our budget. Once we found the one we wanted, he kept up a steady line of communication with us, and made sure we had all the documents we needed in order. On his end, he was fast and reliable, and when the building managers were slow to respond to us, he reached out again and again to make sure that things were getting processed. Overall, Ivan made the usually stressful and frustrating process of apartment hunting in NYC easy and fast. Boom! Thanks Ivan! read more

So last year I went through Dimitar with spite group and got the old bait and switch. First he showed us a unit and when we were ready to sign he had us come in and tell us it's not available and then showed me a unit that was on a lower floor and not as nice. I decided hey I'm tired of looking let's just sign what ever. Then he says oh and this unit has fees the other one didn't so I said never mind and left and got a amazing apt on my own. BUT this time I found a listing and contacted AJ from a post I found on naked Apts told him straight up this is my price range this is what I'm looking for and no fees. We met up at a dunkin donut and walked me over to an apt. On the walk there I asked if he worked for Spire group he says yes. In my head I was like oh no this is gonna be a waste of time but I gave him a chance and told him my past experience. He was super friendly and never was pushy. He showed me one building and loved it he walked me out and had a nice chat and spoke to me about the process of applying. The next day he took me to another building and I loved that building even more. He's very well connected and knows the area and again he's never pushy or tells you any false info. I just applied to the second building 2 days ago and now waiting but he's amazing. He changed my mind about Spire Group. read more

We were so very fortunate to find Katrin Tchernev! Me and my husband had a somewhat unique financial situation, basically had 1 weekend to find and apartment and she made it happen! From the moment I contacted her, her quick and calm responses gave me the confidence we could accomplish what we needed to in such a short period of time. We flew in from Florida Saturday morning, met up with Katrin immediately and we were off. After the first building we looked at, Katrin could read on our faces that we were overwhelmed but reassured us there were many options in the area. She had great relationships with all the leasing agents and let them know our unique situation. She saved the best for last and we got approved for our dream place! Not only is she super knowledgeable, responsive and professional, she was fun to hang out with too :-). Do not hesitate contacting her for your broker needs. read more

It was really a great pleasure working with Ivan Palov and his colleague AJ. They are true professionals. They help a lot not only during the searching but also contract process and after move-in. Their most significant difference than others is "they are following up even days after you sign the contract." These guys are real deal! Their explanations and detail oriented approach to apartment search helps you find the right future home. Since Ivan's first email response, I understood that this guy knows what he is doing. AJ's talking skills and Ivan's frank approach will help you to save more money, besides finding you your dream home. I definitely recommend them as your next apartment brokers! Thanks for everything. read more

I had the pleasure of working with Ivan Palov recently and I must say he truly exceeded our expectations! Upon meeting us he was so positive, patient, and professional- he was genuinely enthusiastic about helping us find a home. He clearly explained to us what the rental requirements would be and gave us an honest opinion of what we're looking at. As a side note I should add that we did speak with a few other brokers but even over the phone they didn't seem very knowledgeable or experienced in that particular area and we got a sense they may be a bit fishy. From the moment when we got Ivan on the phone we felt we could trust him - something tough to say for the majority of NYC brokers. He not only knows LIC, he lives and breathes it. We saw 5 apartments with him and he was great about listening to us and getting our input in consideration. He only showed us apartments we were interested in and all of them were good matches. We found the "perfect" one in 2 days and because of Ivan's excellent follow-through we were prepared with our paperwork. We applied and luckily were approved quickly. All in all, I can't recommend him enough- he's so knowledgeable, funny, and professional: it doesn't get better than that! read more

Just started my search for an apartment and came across a few of their listings on several apartment sites so I reached out about these "too good to be true" places. When I asked questions, which I didn't think were difficult being a real estate company and all...they just wanted me to come meet them to show places. You can't answer a question with a question. Me: "is this a true 2 bedroom or a flex 2? is this apartment oct 1st move in?" Spire: "want to come see the apartment?" Me: "sorry you never answered my questions so i'm not sure if this apartment is for me" They were not listening to my needs or even respecting my move-in date....kind of important, but maybe that's just me.. If I say Oct 1st move-in date, NO an Oct 15th move-in is NOT okay...Will I be staying on your couch for those 15 days, sir? So I took the initiative -- not sure why because they should be working to help me (again. being their job and all)...but I just wanted to put the feelers out there to see if they were legit because at that point they had not impressed me. As every person who has ever searched for an apartment in NYC or anywhere else for that matter, you start with making a list of things that you want and can live without, prioritize you expectations on the places you are hunting for and create a budget and some buffer room in case you find one slightly above your original dollar amount. Yes, I actually know what I'm talking about - don't mess with me when I'm searching for my apartment - your games will not work. I sent my "must haves" and my "would be awesome if it had, but I can live without" list and I got the following message back. "That's a unbelievable un realistic, good luck" ...that's a not a real sentence first of all, thank you for taking the time to respond back to me. and second, Un-realistic? I've physically gone and seen other apartments with other brokers with these exact specs already this week -- thank you for not accepting the challenge of DOING YOUR JOB. You have made my life easier by crossing your name off my contact list and I suggest everyone else do the same. read more

I had the displeasure of working with George Ivanov when trying to find an apartment in Queens. When we began working together, he worked for the Manhattan Management Group, but began working with the Spire Group during the end of our transaction. I found him to be extremely unprofessional and he did not look out for my best interests. He was supposed to represent me, but instead led me into an awful situation where I had to wait 7 MONTHS for the apartment to be ready. During this time, he was unresponsive to calls and made me very nervous during the whole process. I wish my experience was an abnormality, but I also have a co-worker who worked with George and was being pressured by him to pay the broker fee before she even signed the lease. All George cares about is whether he gets paid, not the satisfaction of his clients. Finding an apartment in the city is difficult, but there are better people to work with. If you see George Ivanov, run in the other direction. You can do better. read more

I worked with Ivan Palov from Spire. He is a great agent! I most definitely recommend him to anyone looking for an apartment. He was patient, informative and extremely helpful. Took the time to show me every apt that fit my criteria and helped me get it within a short period of time since I needed to find a place quick. I'm living in the apt now and absolutely love it. This review is specifically for Ivan Palov at Spire Group. Ivan was very responsive and professional via email. He was able to meet with me within 24 hours and show me apartments within the budget I had specified. He didn't try to show me any apartments that were overpriced or were not exactly what I was asking for. Better yet, Ivan is an incredibly nice guy and searching for my new apartment was an enjoyable experience with him. Highly recommended. read more

I highly recommend broker Ivan Palov from Spire Group and here is why... I had just landed a new job in Manhattan and I was looking for housing in the Queens area. Though I was not in a super rush, I definitely did not want to commute for any extended period of time. Like most people, the thought of moving, much less to the NYC area, can be somewhat overwhelming, intimidating and head spinning... However, I am happy to say, that I was fortunate to find Ivan Palov to assist me in this effort. Ivan is affable and kind, concerned and sincere, laid back but interested, and most importantly of all... honest. Without a doubt, Ivan was the sole reason I was able to find the perfect apartment so quickly, so easily, and with so little stress. Ivan is / will... 1. Take you to as many or as few properties as you like, and work around YOUR schedule. 2. Show you the apartments that meet YOUR financial, spacial and locale requirements. 3. Tell you all the pros AND cons of each property and area. 4. Will answer any questions you may have. 5. Will tell you not only about the property but the surrounding area i.e.transportation, food, shopping etc. 6. Not pushy at all. After introducing the property, Ivan will let you explore, take pictures, and take your time thinking and considering. But he will remain available and attentive to any questions you may have for him. 7. Stay in contact with you and be responsive throughout the application and leasing process. I cannot say enough about how good my experience was with Ivan Palov. I am not one to write a review on the internet, in fact this may be the first time I ever have, but the man should be recognized, and I wish him further success. I am now in a gorgeous one bedroom in Long Island City, and I couldn't be happier. If you choose to go with Ivan Palov, and I truly believe you should... Tell him Danny sent ya! read more

Ivan is the ideal broker: he was efficient, he respected my stated monthly budget (more than I did, even), and 4 of the 8 apartments he showed me had no broker fee. I highly recommend him, as he took a huge amount of stress off the table for me. I reached out to him via email to tell him what I was looking for and to ask if we could visit buildings on weekend days only, and he responded rapidly to set up a time for that Saturday. When we were waiting for leasing agents or elevators at each building, he made great use of our time by showing me building amenities like gyms and roof decks. When leasing agents asked if I wanted to see units slightly above my budget, Ivan pushed back on my behalf. He also recommended that I take a few hours after our meeting to calculate out which apartments would cost me less in the long run, and he suggested I select units that were offering no fee and a free month of rent. Even when I submitted my application, he followed up with me to confirm at each step that I was collecting all of the proper paperwork and keeping things moving along. Seriously, Ivan is the ideal broker. Go with him. read more

We are relocating from San Francisco and we couldn't have managed the search process without Ivan Palov's patience and professionalism. Initiating the search from so far away, I interfaced with many agents and Ivan stood out. He returned my emails immediately and worked with me to find places that met my criteria. When we finally met in person, he was friendly, genuine and honest. He was not pushy at all and was happy to work with me, my husband and our two young children. Since we were only in NYC for a four-day weekend, we had to squeeze many viewings into a few days. Although he had a commitment on a Sunday with family, he arranged viewings for us with a Spire colleague and went far and beyond to do that. No disrespect to his colleague, but we missed Ivan! Apartment hunting from across the country is challenging, but Ivan made it easier. He stayed in communication with us throughout the process, took pictures for us and emailed them to us immediately, texted us details and even used FaceTime to show me an apartment in real time. If you're looking for a broker who will be 100% committed to your search and will bring you peace of mind, Ivan is your guy. He has such high character that I was happy that he got the commission he deserved from our no-fee rental. read more

Let's face it, looking for an apartment in NYC sucks. And a good broker is as rare as walking into an apartment that you can make into a home. For us, we dealt with Marcus twice, once when we moved in and once when we moved out. He makes promises he doesn't keep to get his brokers fee, he will con you however he can to get his brokers fee. Did I mention he's all about his broker's fee? Nice guy, charismatic, clean shaven, upbeat. He's not out to get you, he's just out to get what he wants: his broker's fee. My roommate and I are extremely happy to have worked with Kosta Blyznakov. Upon an initial phone call to discuss our expectations and preferences, he provided us with an excellent, spot-on list of apartments to look at. During the showings, he was incredibly knowledgable, experienced, prepared, asking questions/ pointing out details that we might've missed otherwise. We felt very at ease working with him because he understood exactly what we were looking for and guided us in the right direction. He was very helpful throughout the whole process with quick responses every time we had a question, as well as providing such an efficient application process due to his good relationships with the building management. It was such a pleasure to work with Kosta and I would recommend him to anyone looking for apartments in NYC. read more

I have had two separate interactions with Spire Group. Both of which made me feel like they were snakes and tricking me left and right. First was with the agent Nikolay Antchev. My friend was looking for an apartment in the East Village and she said that there was a nice no-fee apartment with great pictures but no exact address except for the fact that the cursor was on 15th and 1st. She calls up the agents and they agree to meet at that street corner. I decided to go with them. At that street corner, we met Nikolay and he had her sign some forms to ensure that if the deal were to go through then he would get his commission. At this time, he still did not tell us where the apartment is. After the forms were done, he guides us to STUY TOWN, a place where we ourselves can just walk into the leasing office without an agent and get an apartment!!! Second was only a brief interaction with the agent Daniella Leon. I saw one of her listings on apartable.com and decided to call her about the 2 bedroom apartment. I gave her my criteria, number of bed, number of bath, etc, and when we got to the possibility of subletting, it was like she had never heard of just subletting a room before. (The situation was i had three other roommates and if we were to move in immediately then we would have to subletting two of the spots for two months.) She also insisted that all buildings would only allow one guarantor when I have heard of places with several guarantors. Lastly, what annoyed me the most was that when I asked for the exact address of the apartment, she would not give it to me. How am I supposed to be an educated customer if I don't know all of the details of where I might possibly be living. Moral of the story: They are all tricksters. read more

I don't review a lot, and I don't care about Yelp elitists that believe their word is worth its weight in gold. I know from my own real experience that Spire is conscientious, patient and supremely helpful. Their listing shows literally thousands of apartments, which is very obvious to anyone who has searched for apartments in New York to be a blanket listings. It's not bait and switch, get it right. We went through Nikolay for our apartment, who was not only one of the nicest people (even offered to help us move), but was also incredibly helpful in finding the best place and location for our price range. As our viewings progressed, he made real-time adjustments to find places based on what he thought we were looking for, and he was absolutely spot on. Seriously, Nikolay made the shit experience of finding an apartment in NYC actually quite enjoyable. I have recommended him to several people and we have all had great experiences with him. We eventually wanted to find office spaces and went through Darius, who looks like a Darius, but was equally nice and friendly, and incredibly responsive. Darius was very professional and thorough in scoping the commercial leases available within the area we were looking for. We managed to check places out that weren't even on the market yet. For all the people who have shitty experiences, get off your high horse or work in the service industry. You pay for the service, and that's what you get - awesome service. These people are here to help, and they have been nothing but professional, friendly and helpful for myself and all of the people that I've sent to them. Highly recommended. read more

Looking for apartments (especially when unplanned) is not so fun. Even with a healthy budget, it's quite daunting. I worked with the same broker for several years, however she recently retired. I decided to DIY and went on StreetEasy. I would see something that I like, and I would contact the broker. In the past two weeks I've had a bait and switch, had NO response to inquiries (don't you want to sell the apartment?), dealt with con artists... the works. There is indeed a silver lining: enter Chezi. He was the contact for one of the apartments that I was interested in. When we spoke on Monday, I told him of my want list and how I was available that day.. I took off work and I was stood up by another broker who was supposed to take me out to see apartments he had lined up for me but was suddenly "too busy." Chezi met up with me 3 hours later and lined up some viewings. The last and final place was what I was the most excited about.. and I was thrilled he was able to get us an appointment that day. It was downtown (where I currently live and wanted to stay), a gorgeous luxury building and right by the subway. And yes, it was love at first sight. This was the one. Chezi got to work on the apartment the next day and was extremely responsive through text.. even to my frantic messages (I am guessing brokers are therapists to a certain degree as well), ensuring me that all would be fine. He even organized the paperwork needed that I submitted over. Fast forward to Thursday (today)... not only did I get the apartment, Chezi also negotiated the price a bit to what I wanted, and we got it locked in for a two year agreement. I can't tell you enough how professional, easygoing and nice Chezi is.. in less than 72 hours, this burden is behind me and I can finally breathe easy.. and get some sleep. Thank you Chezi, you are pure class. read more

A couple of weeks ago, I came to NYC from Georgia to interview for a job. Having never been to NYC, I started calling brokers once my successful interview had completed. I ended up dropping all of the other ones when I came in contact with Debi Brown. She was the first broker who kept in excellent contact with me from the get go. She knew me better than I new NYC straight off, and was able to match me with one of the best possible areas of NYC when i THOUGHT I already had my area picked out elsewhere. Debi had VERY little time (2 days) to understand what I wanted for my limited budget and my THREE DOGS. She showed me around eight apartments, worked with me and the real estate company, and got me leased to a great apartment with two bedrooms. My apartment is on the bus line that takes me to work (It stops in FRONT OF MY WINDOW!!!!), is on amsterdam a block from Broadway, is a block form the subway, and is a couple of blocks from both Central and Riverside park. After the lease was signed, Debi even came to my apartment at 11:00 PM and helped me move in a 17-foot UHAUL while in rain! She didn't go home until 2:00 AM. I can't begin tell you how amazing Debi has been to my dogs and me. I never write reviews because I simply don't care that much, but in this case, I'm more than happy to write one for her. She has definitely made my move to NYC an extremely pleasant experience, and I highly recommend her. She wont try to over sell and will work hard for you.
