If it weren't for Erin, I'm pretty sure I would have just about given up on my home remodel by now…read more I am in the process of completely revamping a one-story 3 bedroom house. While I have always loved looking at home design stores and shopping for cool vintage pieces, I've never been able to tie entire spaces together in a cohesive way and thought hiring a designer would make sense. The thing I soon realized after talking to multiple design firms is that most of them only seem to care about two things: 1) your design budget and 2) your willingness to let them control construction work. And here's the thing, I get it. If I were an interior designer, I'd want someone to give me $10,000+ just for design and all the keys to the kingdom. It'd be easier for me. But I am not. I am just your average thirty-something who is finally establishing their first real entire house of their own, does not have an endless design budget, and actually wants to be actively involved in the process of remodeling. I wanted someone who I could bring a bunch of ideas to and guide me on what fits together and what doesn't, and teach me how to make a place feel like a beautifully tailored home as opposed to a hodgepodge of stuff that looks cool. Someone who could help keep me on track, troubleshoot problems, and weigh in on decisions. Enter Erin. Erin is like that one really kind and patient friend you always go to when you need someone to honestly and thoughtfully tell you what is gonna look good or not look good on you, or in this case, your home. She will never make you feel inferior for how much you are able to spend, or dumb for suggesting certain ideas. She is just gonna calmly talk you through figuring out all the thousands of small and large decisions that come along with a remodel so it's not quite so daunting and overwhelming. It is truly so much easier and so much more fun to have her on your team. She is currently based in Brooklyn and we are able to get a ton of work done through weekly virtual meetings. She offers different design hour packages that are flexible enough to meet whatever needs, budget, and degree of desire to be actively involved in the process you may have. I am using her for everything from interior design to exterior paint colors to weighing in on landscaping. So, please do not book up all her hours because I plan on using a lot of them. Once we finish each phase of the remodel, I'll update this review with pictures of the before and after.

I'll be honest-we were pretty overwhelmed at the thought of doing a full makeover for our home. We…read moreknew we wanted a total makeover for our place, but trying to find a team that actually handles the 'boots on the ground' construction side and the high-end design is way harder than it looks. After talking to a few different firms, Kanika Design just felt like the right fit. Kanika really listened to what we wanted. I've always been a bit nervous about using bold colors, but she pushed us (in a good way!) for a deeper color palette in the main living areas. It looks incredible. Kanika found us so many unique, high-quality furniture pieces that you just won't find at a big-box store. The biggest thing for us was logistics. Once the design process completed, their team handled everything - architectural, permit headache, and construction. Anyone who has done a remodel knows things never go 100% perfectly, but whenever an issue popped up, they were on top of it immediately. They kept the contractors moving and kept us updated on the budget and what was happening next. It's a relief to finally be done after 2 years and have a home that feels like us but way better. I can't recommend Kanika and her team enough. We're still obsessed with how everything turned out.

In my experience, once we fell in love with our proposal and signed on the dotted line, the problems started... - The contract happened to be switched underneath me - We received one copy in email, but I was presented another to sign, which I didn't notice until 3 months later when expensive things weren't installed and I wondered why! - It took over 6 months for the project to finish! Towards the end I had to email them EVERY SINGLE DAY to ask them for status and try to get them to come and finish. - Additional items exploded in price once work was underway. E.g. I was told a support beam for our countertops would be easy, and would probably cost around $150 to add in. Once in contract without it documented, it was $629. This was not a change order. This was just a change in our negotiating position: We had already hired them. That said, they're really friendly (seeming) people, their pre-contract prices are reasonable, so you may be tempted to use them. If this temptation swings you, please please please at least follow these points of advice: - Make sure the contract encourages prompt completion of the project and follows California laws. In my case, only $446 was to be paid upon completion, the bulk paid before the cabinets even arrived on-site. Consequently, it took over 6 months from the date of the contract until completion - probably because they already got their money! - THIS IS REALLY IMPORTANT!! Bring a copy of your draft contract and make sure it matches the contract you sign at Korts & Knight. In our case, around $1000 of internal pull-out drawers went mysteriously missing, and since I signed the contract without it, I had no recourse. You may even want to print the drawings yourself, review them thoroughly at home, and sign those. - Do not use Korts & Knights for anything besides cabinets. You will have a much better experience if you handle or your general contractor handles countertops and appliances: Things will be scheduled promptly and/or in tune with the general construction, you won't have he-said-she-said problems when it comes to property damage during delivery, and the price you're quoted will more likely match what you pay. In my experience, we were ordered countertops for $5800, documented VIA EMAIL, they were delivered one month late (due to Korts & Knight mistakes), and ultimately the invoice came in at $7200 because Korts ordered a different countertop than we asked and didn't inform us of the price difference. (We paid $6083 in the end.) Additionally, the appliance installers damaged our entryway and floors, but Korts claimed it could have been anyone, so we had our GC fix it for them. And the appliances weren't even installed right. The fridge is tilted forward so it's hard to close. There's gaps around the range hood. - ALSO IMPORTANT: Follow-up all verbal conversations with emails with confirmation. You're going to want documentation to cite when things go wrong. (But do be aware that they'll often site conflicting "phone calls" or undiscoverable "emails" that you didn't make and they can't reference to their defense... so documentation only goes so far.) As you can see, much of this comes down to me over-trusting Korts, signing a contract which favored lax execution, and getting what I agreed to. This is my fault. This does not have to be your fault. Fortunately, Korts does have some ethics, and is a long-standing company, so they did eventually get my project done according to the contract I unfortunately signed. But I wish I had done things differently, including hiring a different company. If you have any questions or would just like to talk, feel free to send me a Yelp message. An investment like this is a huge deal and I'll be happy to respond. -- Some notes responding to Spencer's critiques: - Interesting to note that he does not dispute that the contract was switched out underneath me. And I do have a printed contract, directly from him, that includes roll-out cabinets and other improvements, for exactly the same price I paid. - He offered that I come with him on a Saturday to build trim pieces for the kitchen he's responsible for assembling. And this is a favor? For me to do his work for him? On my weekend? I did it, because it needed to be done, and Spencer wasn't going to do it himself. - I did insist on paying $6083 for the countertops, and not pay him a penny more, because he said they'd cost $5800. It's disgusting he even attempted to profit for overcharging me by $1300. And you have no idea how he tried to sneak this past us...

Honestly, I hesitated doing this as I felt that it was just pouring money down the drain, but I was wrong. Staging really does give the potential buyers ideas on how to best use the space. We actually sold the place for more than the independent estimated appraisal value that we had paid for about 1 year earlier. Well, that was also kudos to my realtor, however, I do want to say that I thought that staging made a huge difference. I mean I wanted to live there once it was staged. Our closing got delayed as the buyers had a family emergency and we didn't want to pull out all the furniture in case the deal fell through. Bella extended the rental for a week and didn't charge us anything more as a courtesy. Thank you so much Bella. the only strange thing was they didn't take checks. Either cc or Zelle. Ok, I don't own this property by myself and I don't have a joint cc with my partners. It was over the limit set by my bank to pay them, so I had to make multiple payments while I tried to get my bank to up my limit. Normally, I just use Zelle to pay back friends for joint dinners, not send $$$$ to vendors. It was fine once I got the bank involved, but it would have been less stressful if they just took a check.

Third, you're going to have lots of fun, and you'll be sad when Loczi leaves. Fourth, your contractor and subcontractors will make you happy, or Loczi will help you find ones that will. Fifth, Loczi provides value well beyond traditional interior design. Sixth, when they are done your biggest challenge will be deciding which room is your favorite. We kid you not! Some details: Loczi performed a substantial interior design project for us. We knew we needed a good design team, but we'd never worked with one before. We had many trepidations as we evaluated a wide range of designers and their websites. We started our Loczi interaction with a long discussion with Mike. He listened intently to our perspectives and needs. In our first example of Loczi's great intuition, Mike proposed a business approach that fit us perfectly. Subsequently, Mike and Diana went through each room with us and discussed our thoughts on the scope of work. We were impressed not only their creativity but also by their careful note taking. We signed a contract right away. Ironically as it would turn out, Mike proposed one idea that I really didn't like. But the more I thought about his idea, the more I realized it really fit our needs. In our "new house" designed by Loczi, almost every room feels like our favorite room, but Mike's idea made our dining room not only my most favorite, but also our most effective use of space. Diana is an amazing designer. Mike, Catrina and Paige were behind the scenes reviewing the project and helping her whenever she needed them. Its one example of how Loczi's business processes are as advanced as their designs. They have a continuous improvement and customer satisfaction mindset that is refreshing in today's high stress world. If there's a problem, they get it fixed quickly. Loczi's designs are exemplary. When they tell you they can do some amazing things with paint, believe it. They have a "secret" technique for revealing a client's color preferences (sry I won't tell). We love how our interior and exterior are painted! They even came up with a perspective design in our stairwell that transformed our open plan stairwell into a special space. Collaborating with Loczi is easy, fun, and effective. They'll make Pinterest easy for you. Their mood boards are beautiful and they provide great choices. Our interactions with Diana were everything we hoped. Diana can whip out an elevation or drawing so you can visualize the design. If something didn't feel right or didn't fit our budget, alternatives came quickly and addressed our concerns. And if we ever wanted to understand the "why" of the design, Diana explained it so we understood and would be confident in our choice. One particular challenge we had was our primary bathroom. Originally built in 1985 and partially remodeled in 2009 without a designer, it was a mishmash of materials that didn't fit together very well. However, we didn't want to incur the expense of redoing the stone shower and separate tile bathtub. Loczi went to work and made the disparate materials look like they were intentional and the room was converted from a disappointment to fun loving space! And, Loczi can do much more. Diana designed a crucial piece of furniture for us that is beautiful and comfortable. When we couldn't find a rug to fit a special design need, Diana also designed the rug that did. Diana even prepared a guide for us so that if we needed to do something ourselves, we would know what colors and textures would work best in each room. We've used it for house plants and pots, pillows and throws, accessories, etc. Loczi knows some great subcontractors. Their custom window covering contractor was excellent. We not only have beautiful window coverings in our bedroom, but we no longer have light leaking in and waking us up. Specialty services like hanging art, reupholstering furniture, and window films become fun projects instead of time-consuming diversions. Their window film expert convinced us not to use his window film but instead use a sheer window covering provided by another contractor. And if you find your own subcontractor, don't be surprised to find out that they know who Loczi is and that they want to make both you and Loczi happy. Your general contractor also will see the value to their business in making Loczi happy. We had a painter who wasn't performing. Loczi found us another painter who performed better and cost less, and also smoothed the way with the general contractor. A remodel can be a tough project to undertake. When you use Loczi, you know you have a team of people that always has your back and your best interests in mind.
