Honestly, I hesitated doing this as I felt that it was just pouring money down the drain, but I was wrong. Staging really does give the potential buyers ideas on how to best use the space. We actually sold the place for more than the independent estimated appraisal value that we had paid for about 1 year earlier. Well, that was also kudos to my realtor, however, I do want to say that I thought that staging made a huge difference. I mean I wanted to live there once it was staged. Our closing got delayed as the buyers had a family emergency and we didn't want to pull out all the furniture in case the deal fell through. Bella extended the rental for a week and didn't charge us anything more as a courtesy. Thank you so much Bella. the only strange thing was they didn't take checks. Either cc or Zelle. Ok, I don't own this property by myself and I don't have a joint cc with my partners. It was over the limit set by my bank to pay them, so I had to make multiple payments while I tried to get my bank to up my limit. Normally, I just use Zelle to pay back friends for joint dinners, not send $$$$ to vendors. It was fine once I got the bank involved, but it would have been less stressful if they just took a check.

If it weren't for Erin, I'm pretty sure I would have just about given up on my home remodel by now…read more I am in the process of completely revamping a one-story 3 bedroom house. While I have always loved looking at home design stores and shopping for cool vintage pieces, I've never been able to tie entire spaces together in a cohesive way and thought hiring a designer would make sense. The thing I soon realized after talking to multiple design firms is that most of them only seem to care about two things: 1) your design budget and 2) your willingness to let them control construction work. And here's the thing, I get it. If I were an interior designer, I'd want someone to give me $10,000+ just for design and all the keys to the kingdom. It'd be easier for me. But I am not. I am just your average thirty-something who is finally establishing their first real entire house of their own, does not have an endless design budget, and actually wants to be actively involved in the process of remodeling. I wanted someone who I could bring a bunch of ideas to and guide me on what fits together and what doesn't, and teach me how to make a place feel like a beautifully tailored home as opposed to a hodgepodge of stuff that looks cool. Someone who could help keep me on track, troubleshoot problems, and weigh in on decisions. Enter Erin. Erin is like that one really kind and patient friend you always go to when you need someone to honestly and thoughtfully tell you what is gonna look good or not look good on you, or in this case, your home. She will never make you feel inferior for how much you are able to spend, or dumb for suggesting certain ideas. She is just gonna calmly talk you through figuring out all the thousands of small and large decisions that come along with a remodel so it's not quite so daunting and overwhelming. It is truly so much easier and so much more fun to have her on your team. She is currently based in Brooklyn and we are able to get a ton of work done through weekly virtual meetings. She offers different design hour packages that are flexible enough to meet whatever needs, budget, and degree of desire to be actively involved in the process you may have. I am using her for everything from interior design to exterior paint colors to weighing in on landscaping. So, please do not book up all her hours because I plan on using a lot of them. Once we finish each phase of the remodel, I'll update this review with pictures of the before and after.

Pros: Extremely communicative - Bill/Hayley/Durhan most often got back to us either immediately, or within a day or two of reaching out (depending on the situation). Design process - From checking out the space, proposing options, giving us schematics to choose from and reference, picking tiles/fixtures/paint colors etc. that followed from our design ethics to, ultimately, a gorgeous outcome, we were so glad that we had experts helping us with our project. Doing the work - The crew that 415 sent over was extremely diligent about protecting our floors, cleaning up the space each day, and overall, being productive. It was so fun to check out the site each day and see what had been accomplished and watch our unused spaces transform into a lovely set of bathrooms. Making things right - When I found a few items that were defective, 415 made sure to fix them (scratched toilet seat, broken mirror, broken shower glass corner, tub faucet). There was also a freak rainstorm that ended up flooding our bathroom and recently laid carpet that they split the difference with us on remediating, which was really great. And, though they had to shut down due to Covid for quite a few months, when they came back, they implemented a strict sanitization protocol that made us feel very comfortable with their team continuing to work and finish the project. Con: My only comment here is that ultimately, we ended up spending quite a bit more than we had originally wanted to. We were quoted $120K, and it ended up being $150K! Crazy, right? Those things being said, we are thrilled with the outcomes of our projects and couldn't imagine being able to do them otherwise. 415 was a great team to partner with.

Senalee listened to our proposed design, answered all of our questions and provided excellent suggestions for pulling it all together. She researched complimentary materials to what we already wanted and provided multiple design ideas for us to choose between. She brought us samples and helped explain which would go well together. She also knows all the important details of what city and state regulations require. When we were done, Senalee produced complete design documents and delivered them directly to our contractor. Valerie and Peggy along with their staff are attentive, flexible and very collaborative. I felt like they were very supportive and responsive and I just can't say enough good things about the team they had on site doing all of the construction and finish work from day to day. I didn't have much time for shopping and price comparison, so I only looked at two places: Yasha's and Stitch in Noe Valley. I had already purchased fabric at Discount Fabrics. The people at Stich were very professional and had more fabrics and sample shades to demonstrate the options, but their quote was twice that of Yasha's. Stitch contracts with seamstresses to make their shades. Yasha's makes their shades in their own shop. I saw the tools and blinds in construction when I visited the shop in the Bayview district to drop off my fabric. Alex, the owner and son of the founder, came to my house to measure, and made some suggestions to really make the blinds fit my windows and decor. He's a man of few words, but he really knows his blinds. Everything about the shades is well made: the seams follow the grain of the fabric perfectly, the rings on the back are brass so the sun won't break them down, the rods are hand-stitched into their pockets on the ends, the shades were pre-hung and conditioned to fold properly and the cords and cleats are placed to make opening and closing them easy. For measurements and installation, Alex showed up exactly when he said he would and didn't charge extra for his travel (I live about 2 mi from the shop). If I hadn't a clue about what I wanted, I think Stitch might have been better to work with because they explained the options more thoroughly and had more samples to view and choose from. IYasha's does more of their work with designers and tradespeople who already know what they want. It took them one week longer than they originally said to finish the blinds, and I had to call twice to get them to send the final bill. However, in my mind these are minor quibbles. I have beautiful, high quality shades at a very reasonable price and I couldn't be happier!
