My Contractor search started the last week the year 2020. I went on Yelp and put together a spreadsheet of 23 local Contractors that would potentially take on our Accessory Dwelling Unit (ADU) project. I would say I spent a good two weeks interviewing and meeting with various contractors. I met approximately 8 contractors in person of the 23. My list was sorted by how many times a contractor was reviewed, how many stars they have and cost. After two weeks of interviews, I chose Carmelo Sosa for the project. He was 1 of 2 contractors that met me personally, all the other contractors sent me their project manager which pretty much wasted my time. First Impression: The first time Carmelo met us, he was not only on time but he was waiting in the car before our scheduled appointment. Compared to the other contractors who sent out their project manager in suits, Carmelo came as himself, the contractor. No suits, tie, no gimmicks, he wants the job and not just my money. He reminded me of my team at work, he is the one who does the job. During the Project: Let's just say it was difficult to get permits during the pandemic, I don't blame Carmelo for this as my friends who has friends that are contractors did warn me ahead of time of the time constraint with LADBS and just the process itself. The pandemic definitely held up our timeline but was expected. I would say in the beginning, I was curious why Carmelo didn't have a pen and paper to write down our concerns and requests. Sometimes there were little things missed where I had to remind his team, but he surely is quick to answer my calls, "day and night", and I never had to tell myself "this guy isn't picking up my calls", he was ALWAYS available and would not rush the conversation about the project. His customer service is much better than the other contractors I have dealt with during my interview process. Overall, I can't complain, this is simply an honest review. Carmelo's team always came early and worked the days that the weather allowed them too. I believe it took his team 10 months to complete our 2-Story ADU project of 3 Bedrooms, 2.5 bathrooms. Choice of Materials, fixtures, etc. Carmelo doesn't like cheap stuff, I was afraid he was going to have me choose cheap finishes, brands etc. for our bathroom, flooring and tiles. Nope, that was not the case, he wanted to make sure we were happy and allowed us to tell him what would work for us. Obviously if an item was just too expensive, we would simply pay the difference. I have no issues with what was offered to us. Although this review is late and I can probably go on forever, I want to Thank Carmelo and his team for building our new ADU home, I want to say we were one of his first larger ADU projects and it was a success. While our project was initially slated to take 6-8 months, it ended up taking 9 months to complete. One question we often get asked about Carmelo is how many change orders were added to the project. I am happy to report that we only had one change order, and that was due to an error in the original architect's drawings (who was not associated with Sosa). The city inspectors required us to make a change, and Carmelo quickly hired an engineer to make the necessary adjustments. Decided to remodel both bathrooms in my house during COVID... so already starting "stressed out". My husband and I purchased our first house last year... and quickly found out the meaning of "shoddy construction". We've had a number of challenges and have dealt with our fair share of contractors who are unresponsive, unreliable, and "don't forsee" additional costs, driving the price of the job up (sometimes by 100%), regardless of the agreed upon price and scope of work. Enter Carmelo (who was a referral). Carmelo was on time, communicative, and very transparent about the scope of the work required - he let me know that while his bid may not be the lowest on first glance, there would be no change orders. Based on the referral, I went with Carmelo and the higher bid, desperate for an ethical contractor who would do a great job - and do the job right. Off the bat, the scope of work changed - upon demo, we realized that the quality of the flip on our house was so much worse than we thought. I was panicking, convinced that we were going to end up with thousands in extra costs, but Carmelo advised that he was true to his word - and never charged me an extra dime. We're not just talking about adding an extra electrical outlet, I am talking about major repairs. Carmelo's fee remained the same, and I would bet that many contractors would have added a line item for everything. On top of all of that, Carmelo is a perfectionist. For example, he noticed that the drain was not quite 6" from the wall (the subfloor was already laid), and he had his guys come in and redo it, to ensure it was up to code. A light fixture was about 3 inches off center (after the drywall AND tile had been laid), they redid it and centered it perfectly. I was also nervous about making decisions and not having budget for a designer - Carmelo always gave me great advice and opinions about "standard" vs what would be appropriate for my use, alternative options for cost savings that would maintain the quality and aesthetic, etc. The quality of his work, and his commitment to ensuring a beautiful end product (that is safe, to code and practical) is beyond any other contractor I've worked with and I can't wait to work with Carmelo again! read more

Carmelo strikes again! This is my 2nd review for Carmelo and 2nd time using him for major home improvements. This time he completely remodeled our main guest bathroom, added Spanish steps to our front porch, custom built our kitchen nook bench with wainscoting, and custom built our pre-specified doors for our pantry. My wife and I couldn't be happier with the finished products. Two words: quality and versatile. He does it all and does it right. Even if it's something he's never done before, he will scope out the plans with you (but make sure your wants are specific) and execute like it's something he regularly performs. For example, he and his team created a kitchen nook bench from scratch while incorporating an air passage for our floor vent. He also made perfect doors for our pantry to hide away our mess. As for our bathroom, he executed our design flawlessly and gave suggestions to make it look better. This is the 2nd bathroom he's redone for us and the quality hasn't faded a bit. There are some instances when the initial outcome doesn't come out the way we like it and he is so good about working with you to re-do it or rework it to make you happy. That was the case with our pantry doors. Him and his guy spent a day on the first go around which didn't fit the dimensions that we wanted. He came back the next day to re-do it and made it PERFECT! Redflag #1- I recommended a neighbor to Sosa for remodeling. His rough estimate was the most expensive. They still wanted his services until Sosa said he would take 3mos to complete, while other contractors gave a time frame of one month. RedFlag #2 - I called Sosa for a project. He sound interested over the phone. I gave him my info so could get back to me on a date to view the job....poof - he disappeared! Haven't heard a word from him. All he had to say is, he is too busy, or not interested, etc. Why pretend and waste time? This review is long overdue! We really enjoyed working with Carmelo and his team on our bathroom remodel earlier this year. He was very professional and communicative throughout the whole process. At the beginning of the process, he met with us a few times to really lock down all of the important details. He helped us measure the space and told us how much of each type of tile we needed to buy. His team picked up the tile and vanities as soon as they were ready for pick up. They prepped our space the day before they started any work so that they could be sure the surrounding areas were as protected as they could be. Any time something unexpected popped up (as they tend to do in any construction project), he discussed all the options with us so we could pick the best way forward. The tilework is especially exceptional. Carmelo wanted to make sure even the smallest details were taken care of. One of our shelving units was backordered and didn't arrive until weeks after the rest of the bathroom was finished but Carmelo made sure to come back and help us hang it up. He does not want to leave things unfinished and that was greatly appreciated! One of my main concerns was matching two vanity tops.
