So, they moved me to another apartment due to the terrible vent issue, and it's better here. I highly appreciate (and recommend) Micheal at the leasing office who helped me out with this patiently, by processing the transfer, matching the rent price, negotiating this with the management, etc. (Though I'm a tiny bit jaded with this place as i've lost 2-3 months in this process - time I wasted / was exhausted as I moved twice, lost money, etc,) Tip: Try to book an apartment a week before you need to move to get the lowest prices eg: $2500 for a 1b1b and potentially a 15 day or 1 month off special. read more

We've lived at SOMA Square apartments for over ten years, largely due to the outstanding service provided by an excellent staff. And, at the top of the list, is Maria Doerksen, head of maintenance. You are surrounded by an exciting, kinetic city but if you want quiet time you just behind the gates of the community and chill. It's truly the best of both worlds. Save yourself the trouble and live somewhere else. The management is awful, everyone one from the GM, to the leasing agents, to the scummy asset manager. They don't care about the tenants. For the price being paid you can find another/better place to give your hard earned money too. There's dog crap everywhere, homeless people break in, people steal packages, and leave there trash near the mail rooms. I hate this place so much. read more

I have lived at soma square several years now and as far as service requests go, I have been thoroughly impressed by the professionalism and promptness shown by Jeff. He is not only knowledgeable and expert at what he does but he is also meticulous and his attention to detail is impressive. He always goes above and beyond and if I call him for a service , he will take the time to point out other areas of service needed and this helps me stay current on maintenance. He is fast at what he does and very clean and tidy and makes sure the workplace is left as before he arrived. More than anything he is always here with a smile and a helpful attitude and is always a pleasure to work with him. If there is a service hero of the month or quarter or year award, then I would like to nominate him .Regardless he is definitely my hero when it's comes to service maintenance requests ! Good location, but poor management. They have "consierge" service but it's only a name... they changing each week, rude and behaving like they own the place and not know about consierge hospitality duties at all. Receiving your package is a hustle, mailing room is often closed and you have to carry your id with you to get your own packaging. You can't receive it even for your family members. Complex is old and has constant construction going on, so if you work from home or study it's loud from drilling and noise. Also if you have electrical car it's a bad place to charge, they changed charging stations to another vendor and it has poor connectivity, bad service only on the call, slower charging speed. read more

Garage has constant theft and management does not care, does not help, and waves you away. So I am a student and i made it very clear i would need a co signer, and they said that is no problem and i could have a co signer, we spent hours doing all the application stuff and talking to the leasing agent on the phone, but then now they're saying they don't accept co signers. I am a resident of Soma Square and have been trying to get parking for almost two weeks now. BEWARE of the 6mos free parking offer - before signing our lease for a 2Bed we were promised free parking for 6mos. Beware this is only for one car (although they make it seem like it is for two cars) - The staff did nothing to accommodate for this misunderstanding... we picked this property over Avalon for the 6mos free parking - Even after this it has been a week trying to get parking for my car. Every time I go into the office the leasing staff is in a meeting... today I was rudely told to leave and that their meeting was a lot more important. Also not given an ETA of when to hear back. read more

Not bad for the price but there are a few things that have started to bug me in the month that I've been here: 1. the loading gates are open and unattended A LOT meaning anyone off the streets can come in..and there are some sketchy characters around the area. 2. The place always smells like urine. I don't know why you would install fake grass in a complex where many dogs live and pee. Fake grass never gets watered and so the stench never washes away. 3. I usually try to take the stairs whenever possible but the stairwells here are dingy and kind of spooky. This weekend, someone (hopefully a dog) peed on the landing and it was never cleaned. A tenant put a maintenance request in but it was marked "closed" even though I can still see a yellow stain meaning it was never cleaned. 4. After I noticed the pee on the stair landing, I decided to take the elevator so I could avoid it. But someone was coming off as I was coming on and she was holding her nose saying "it smells like pee!" So I guess someone peed there too. 5. Every time I send an email to the staff here they usually respond once or twice and then completely stop responding even when the issue hasn't been resolved. Before I moved in, I asked 3 times about the requirements for the renters insurance...the first time they answered my other questions in the email and skipped this question and then the next 2 emails were completely ignored. After I moved in, I had an issue and sent an email to the staff. I went into the office the next morning and they said "we were just talking about your email. We just responded". Still waiting for that email... 6. The gym is always way too hot and the past few times I've gone in there, there isn't any sanitizing wipes to clean the equipment. So it smells like sweat/body odor, and that same sweat/body odor is caked on the machines. All in all, the building is in a nice area which is very walkable with plenty of things to do. My unit itself is decent and was in a clean state when I moved in. The maintenance staff are all very nice (it's the people in the leasing office I have a problem with). This was one of the more "affordable" options in the area, so I guess you get what you pay for! Just didn't think I'd be paying for so much urine. read more

We've been living here for about 8 months now and have found it to be a good place to live, even with some things having to be closed due to the pandemic. Maintenance requests are responded to promptly and I find the leasing/management/concierge staff to all be helpful and professional. It's not as smoke-free as the smoke-free community advertisement; however I understand that it's hard to enforce on an individual basis and the staff does what they can, including installing new no-smoking signs when asked to. The dog run is also very convenient. all in all we are enjoying our living here and will look to extend our lease once it's up. read more

Please read reviews. SoMa was ok before but now it's infested with cockroaches never ending crawling on the walls, in the fridge, on the toilet seat, in the kitchen in building 6 facing the street. My apartment was OCD clean. I spent $300 each week on cleaning supplies. They will not believe you that you have cockroaches after countless emails, anxiety and sickness. (Don't worry got some pictures for you below). Mice are all over the place, inside the BBQ, and running past my unit! It also has some mites outside and my outside storage unit was infested with them. Maybe rat or bird mites! My neighbors were also infested by taking things from the garbage. They bite! Homeless have come to take a dump in the unit beside me, even taking off the window covers to sleep in the apartments. Please rent from a newer building, it not's worth the mental strain of this place. It's not a clean place anymore for all the cockroaches, mice, mites, homeless people, parties and people smoking you should get a place on Turk street. There are parties everyday and people smoke in front of your unit killing you if you are a non-smoker. You don't sleep here. They will deny everything unless you have a video. Homeless are always walking around the complex looking at patios and stealing bikes. The hot tub never works, your apartment constantly needs service and the air quality is terrible. You will die here. The main good thing about this place is the people who live there. read more

I've been living at Soma Square for almost 2 years now and its been a wonderful experience so far. I love the community and management. I've only had to get something fixed 3 times in all my time here. Management is quick to respond and fix things within 24 hours. The leasing staff is very friendly. Alisa has been super helpful which the lease renewal process every time. The apartment complex is gated and above street level, so I feel very safe and secure. The units are large and airy with lots of sunlight and plenty of closet space. I live in one of the larger units with a 2 master setup. It's the perfect roommate setup with lots of privacy. Some of the reviews I read before complain about noise and thin walls. But I've never had any issues. The walls are pretty thick. When the door to my room is closed, I can't hear a thing from the living room or my roommate's room. There is a washer/dryer and garbage disposal on every floor which is very convenient as I don't have to lug my laundry & trash all the way to the main laundry room. And they are going to start installing a washer/dryer in the units starting this year! There is a 24/7 accessible gym, swimming pool, hot tub, courtyard (with a fireplace) and barbecue. The complex is extremely pet friendly (there's a pet of the month every month) and they often host events for pets. I just renewed the lease for a third year. Looking forward to another year of pleasant stay :) read more

Here is a lengthy and honest review for those seriously considering moving here. My fiance and I have been extremely happy with our experience with SoMa Square thus far. We spent a great deal of time agonizing over our apartment choice (work commute and pet-friendly were our main concerns), and boy are we relieved with our choice. If you do not like dogs, don't live here. If you're a dog owner, you will not regret this place! First, the location is outstanding and the entire complex is a self-contained community of apartments and townhomes, built atop a 2-level parking garage with a key fob activated elevator. The complex only has two entrances (plus elevator), which require a key fob. Moving in was seamless as there are loading bays you can reserve with easy access to Hawthorn. It feels SAFE here. No, it's not bustling like Castro or other older neighborhoods, but our apartment is extremely spacious and well lit, which is critical as we are working from home. We are a block north of route 80 (Oakland bridge), short walk to all BART lines, and everything in the city is a 30-40 minute bus ride away with no transfers. Oracle Park, Embarcadero (bayside biking/pedestrian paths, parks, bars and cafes) are a 10-minute walk away, there are little parks and cafes everywhere if you take time to explore, and you can tell the city has spent a fortune converting this whole place from industrial drab nothingness to liveable, clean, well-maintained city blocks. If you want to live in an old Victorian in a more established place, have fun paying the same rent - if not more - and getting about half the square footage and a random absentee landlord who will probably hate you and your dog. This whole area used to be warehouses and is mostly brand new development, so it's important to keep that perspective when looking at South of Market in general. The architecture has a lot more character than similar developments I've lived in. Our unit is spacious, well-lit, and has two balconies (which I love). The floors were recently redone, the ocean breeze makes the city smell almost nonexistent, it is extremely quiet here - I sleep like a baby - and there's no unpleasantness from the community or unit itself aside from what you'd expect living in any city. Not everyone is a fan of renting from leasing companies. In my experience, I prefer it over private landlords. The staff is extremely accommodating and responsive, I see staff walking around cleaning everything constantly (SO important due to COVID), I see security folks walking around daily (they have a private security firm hired out and you are supposed to call a specific number for security issues, not just complain to the leasing office), and there has been a lot of effort to beautify the complex. I appreciate all the landscaping efforts (we are on top of a parking garage, they could have just done nothing in terms of property beautification); the astroturf is weird but this was done to save WATER, which only takes a little bit of brain power to understand why. I read many complaints on here regarding package sorting and delays in repairs. We've been receiving packages every day right when they are supposed to get here, and since it's one concierge doing the sorting for hundreds of tenants, it's not reasonable to expect instantaneous sorting and if you just, you know, TALK to them and tell them the package is important, they will grab it for you; the staff is doing what they can, and I think the main problem is our instant-gratification society, not the hardworking staff that respond to our every whim. I've not seen any rats and, compared to similar places I've lived, this is the cleanest place I've lived in and a lot of these negative reviews I'm reading seem quite unfair and/or far removed from reality. If you are unhappy with being around dogs, then don't move into a pet-friendly community (there are more than enough pet-un-friendly locations for you to choose from in the city). If homeless people offend you, don't even consider moving to SF, and I haven't personally seen the supposed homeless guy "living here," and I am wandering around this property multiple times a day with my dog. I'm not here to review the South of Market area in general, I'm here to review the treatment and accommodation we have received thus far and the unit we're living in, and I'm giving them a five. Lots of complaints about the staff are, frankly, unfair and come from people with unrealistic expectations. I come from a working-class family and I completely understand the pressure these people are under. They are provided a specific amount of resources with which to get the job done, and they are clearly doing their best. My only complaint would have been our carpeting, which after TALKING with management is now being replaced at no cost to us. I don't anticipate we'll be moving out anytime soon. read more

I've been this apartment in 12 month.And I will move out here soon. First, I really appreciate all concierge and staff. There are some Cons but basically I am satisfied with living in this apartment. I hope my review is helpful for the people who is consider move here. Pros - Concierge is great. They are all nice, responsible, communicable well. I don't see any issue about handling packages. They never lost my package. - Convenient location. You can walk to Whole Foods, Trader Joe's and Target - Maintenance engineer is awesome - Easy to move in. Appreciation, payment for deposit, reserve loading doc - Rent is very cheap Cons - Building is old. In my unit, water is leaking from bathroom to walk in closet. Once it was fix, same issue was happened again - Heater is inefficient. If you turn on your heater every night, you will see $200+ invoice from PG&E - Avoid to street exposure. This old building does not guard the noise from street. I suffered from noise by motor cycle, music from car stereo, construction, garbage collecting at 5AM morning every day. I called 311 so many times - There are some sketchy character near the apartment - it's SOMA - Someone smoke cigarette or weed in the building. When I contacted to the management team, it stopped temporary. But after a while, someone start smoking again read more

I've never regret so much to sign a lease! I've been robbed twice inside of my own apartment! One bike stolen and three months later another one! The management doesn't do anything about it not even responds to complains! There are always homeless getting into the apartments and NO security at all! Worst renting experience ever. I've encountered most of the issues that ppl mentioned below. Rat issues - Lots of rats in shrubs and garage bins at night. Security issues- I saw homeless in the parking lot and the dog park several times Broken building ventilation system - The apartment building I live has really terrible air quality. I can always smell my neighbour's cooking in my apartment. Broken elevators - One of the two elevators in my building has been out of operations for at least 4 months. **I ONLY LOOKED, DID NOT LEASE.** Decent size apartments, however, they are extremely echo-y, poorly insulated, and dated. The location is very convenient, however, the building and amenities are spread out. You basically have to exit the building and cross the courtyard to go anywhere, and each floor has just one washer/dryer (although I was told they are slowly remodeling to put W/D in-unit -- at the loss of a closet, of course). As far as leasing staff, Alisa is a joy - helpful, happy, responsive. There is also a dog run (My two stars are basically for that and Alisa.) As a current tenant leaving soon, I feel totally screwed over by SoMa square or Equity or whoever sets their pricing. If you plan to stay for more than 1 year, read this: Online listing prices change daily but your renewal offer will not and will be no where near those prices! I was at 3167, got a renewal offer for an unjustified 3550 (12% increase, although market didn't go up that much) 2 months before my lease was up. 1 day before I had to give notice and after some begging and constant checking in, the best renewal they could offer me was 3350, but SoMa square was listing better apartments for 3290 and a few other places I'll be happy living at are at that or below, so I signed the form to move out. My apartment goes up within 2 hours and is listed as 3214. Next day 3209. Once they get you in, their pricing model and slowness to give you a fair price will screw you over claiming it's market pricing. Online pricing for new tenants changes everyday because the market changes :)! But current pricing for renewals is estimated way out with a huge "predicted" market increase, and then the market freezes on renewals :(!! This makes very little sense and really pissed me off. It's an ugly business model that screws over your current customers. *** The 3rd and Folsom intersection gets a little busy and if you're considering a street facing apartment, try to visit during the weekdays when commuter traffic is high. Open the windows and listen. It's a very different experience from Saturday/Sunday. When summer's here, you might want to open your windows for that night cooler breeze but with traffic zooming by, it depends on how much noise you can sleep through. read more

We had multiple packages stolen from us and homeless people do easily get in (I even saw them using the hot tub). The management company fails on every level. Security fails to provide any level of service. Picking up packages and deliveries are not easy to retrieve. Hours of service change arbitrarily. Merchant shows products delivered, but the complex fails to allow residents to pick up items. They hold items random, until they are ready to "work". This complex is not safe. No security cameras. Security sneaks off in rooms and is no where to be found. Lighting in area is sparse. Not safe. The parking garage breaks on occasion and service is not available during non-business hours. I think this place gets a bad rep because of the notoriously terrible Equity Residential Management. In the scheme of things (and my experiences living in different apartments around San Francisco), this place is pretty damn good after being here for 5 months. My boyfriend and I initially came to look at a studio based on our budget. Elvis gave us the tour and 3 out of the 4 remaining open apartments signed for within the 30 min we were walking around..one even as we walked into one! Talk about a competitive market. Anyway - we sadly walked away with our standards for a new apartment heightened. Luckily a few weeks later, I received an email from Elvis that there was a one bedroom opening, and the price had dropped into our price range! Needless to say our search was still going nowhere, so we jumped on it! Upon move-in, we were informed that the place was refurbished with new appliances, paint and floors. It was nicely done, but you could definitely tell that no expense was spared - the blinds, closet sliding doors and the appliances are on the cheaper end. The pool/hot-tub, gym, lounge are all super convenient and I'm a big fan of the security system. Coming from a small apartment in an alley above a bar and a homeless crazies hotspot, the gated system is a thing of beauty. One complaint would be the system with the packages. The hours are pretty inconvenient and the guy that sorts them always seems a little clueless and stoned... hah. Welcome to SF. If you're willing to pay for the fantastic location and the benefits of a gated community, SoMa Square is pretty great. The maintenance guy is very efficient and quick (we've never had to wait more than 24 hours to have a drain/light/something fixed), and everyone who lives here is pretty down-to-earth (I've had some parties with noisy music and my neighbors vise versa - there's a basic understanding of "I won't tell if you don't tell"). I love SoMa Square so far. Reason for a 2/5 star review: 'Trying' to retrieve packages from the concierge desk is a pain. Usually it takes 12+ hours after delivery to retrieve packages depending if you are willing to stay up and hassle with it. Your better off accounting for the extra day upfront. I haven't seen homeless people in the complex, however have seen questionable items in and around the parking garage elevator indicating homeless have been there overnight. I have spoken to other residents who have been here longer than me, and apparently both issues are regular occurrence and have been brought up to property management with little to no change in the positive direction. I hope SoMa Square can fix the package service because I really do love a lot of things about this place! read more

This is possibly the worst run apartment complex in the world. The management is utterly incompetent, every public space is a mess, the security is non-existent, the list goes on. A few examples: -We have found a homeless person smoking some kind of drug in the laundry room on our floor multiple times -The pool has been closed since April 9th claiming a 4 week closure to repair pipes in the courtyard. On May 6th they emailed us to inform us that pool construction was beginning on May 7th and would take 6 weeks...This is all after an email on Feb 22 informing us that the pool was closed due to a broken pipe which kept it closed until the beginning of April. TL;DR: good luck swimming in the pool. -There were urine and vomit stains when we got home in the elevator. Clearly this isn't the first time this has happened given one of our neighbors who is also clearly sick of this place put up nice signs to inform us of the state of the elevators. -The back gates are constantly open and anyone can walk in and out of the complex and building doors are often propped open. -The management has emailed us 5-6 times asking which storage locker we are renting. Not a huge deal but a sign of how incompetent they are. DO NOT LIVE HERE. ITS A FREAKING DISASTER. read more
