I'm extremely disappointed with my experience with this company. I scheduled an inspection and was assured that I would receive a report of the preliminary findings from the first visit, along with a proposal for any additional testing that might be needed. Despite those assurances, I never received either document. I was also charged $$$ for the initial visit. When I booked the appointment, I made it very clear that I would not agree to that kind of fee for a simple walkthrough of my property. Had I known that no meaningful work or deliverables would be provided, I would never have agreed to the charge. Since then, the contractor has been completely unresponsive--no report, no proposal, and no communication of any kind. The lack of follow‑through, the questionable billing practices, and the failure to provide the services they represented make this a deeply frustrating experience. We are so very much disappointed in Soil & Structure. One of the original metal pipes burst under our home which consequently led to erosion and our foundation slipping. The structural engineer from Soil & Structure came out to our home to assess the damage and provide recommendations on how to fix the problem. When he arrived at our home, he sat at the opening of our crawl space and shined a flash light inside. He never actually entered the crawl space to assess the full scope of the problem. He said he had all that he needed and would be sending us a report shortly. We contact them several times after 2 weeks, 3 weeks, a month, and there is no response. A month and a half go by and we hear nothing from the engineer or the company. By this time, the damage to our home from the foundation slipping has worsened dramatically, but we are unable to hire a contractor until they have a professional report. Finally after some firm emails, Soil & Structure responded with the one page report. It offered zero value. What they included in the report is information that we gave them when we hired them. The professional recommendation portion of their report is ONE sentence. Please see attached photo to see the actual report. When we contacted our contractor, he also said that he could not use the report and would need to hire a different structural engineer to produce a new report. Our contractor even covered the cost of this new engineer report because he felt bad that we were going through the right steps and just fell into the situation with a bad structural engineer (Soil & Structure.) I reached out to the owner of Soil & Structure asking for a refund, and of course they ignored my emails and calls once again. I highly advise against using this company. They are unprofessional, unreliable, and their work is unsatisfactory. read more

We missed out on an opportunity to make an offer on a house because they failed to meet a deadline by giving us a completed engineers report. They did not communicate to us that they weren't complete, they show up late to appointments without calling you. you will have to do all the leg work in chasing them down. Very disappointed. I paid extra for a "Certified" report. All I got was a lame structural evaluation report that had several inaccurate references. I emailed the owner, Andy, who had done the inspection with my concerns. However, he never responded to me. Next, I left them a voicemail saying I had concerns and I would like a call back. I got no call. I got an email asking for a positive review with an option to express concerns. I did, but still got no response. VERY DISAPPOINTED with this company as they are extremely unreliable. I went back and forth with the Office Manager and Assistant in trying to get a consult. After several miscommunications, we finally got on the schedule, only to have been stood up. Very frustrating as we had to take time off of work and spent last weekend rearranging our belongings in the garage in preparation of the inspection. From the very beginning, we kept getting multiple excuses from the company as to scheduling issues. Today we were given the "not feeling too well" excuse and that they supposedly left us a message a few days ago regarding cancellation...which THEY DID NOT! I mentioned to our realtor that we were looking for consultants, and she too said she had tried to schedule a consult and never got a return call. Word of advice....don't waste your time. read more

I reached out about a large renovation project involving foundation work and the structural engineer walked around the property, took a few photos and gave minimal advice. I had to draw it out of him like blood from a stone and he offered very little information. When I paid the $350 invoice which was outrageously high for a 20mins walk through, I asked if he would send on the information on what we talked about. I was then told that a written report would cost me another $100. This company is also called Structural Repair and Renovations. I think the entire organization is a fraud. I contacted them in July of 2018 about my below grade reinforced concrete garage's ceiling being compromised. I told them I wanted a structural engineer to inspect the garage ceiling and write a report so I could stop the water infiltration and repair the ceiling. They sent a project manager named Sal to my house who, upon seeing my garage, said they would need to send their structural engineer. So then they sent their engineer named Santosh. He charged me upfront for even visiting my house. Then he "inspected" the garage. He took no notes. He took no pictures. He made no measurements. He didn't test any of the materials in the garage. He walked around it and declared that the entire garage would have to be demolished. Then he said he would send the report and he left. I'm still waiting for the report. I'm not sure what he can write in it because he didn't gather any information - but at least he could send a report that said "thanks for your money." If you need a real structural engineer, that actually does the work, writes the report, and then bills you, contact Skarda and Associates in Baltimore. They were the only company to actually complete a real engineering report. read more

Wish I could give zero stars. My spouse and I were considering expanding our walk-in closet into an attic space adjacent to the closet. We had no idea if it was possible from a structural standpoint, so we looked online for a structural engineer and found Soil & Structure. We made an appointment for an engineer to come take a look. They told us upfront that there was a $375 consulting fee. We said fine assuming the $375 would get us some answers/specifics about the attic space. The appointment was in June 2022. The engineer shows up without a ladder or any equipment (that we could see). Luckily we had a ladder tall enough to get to the access panel. He climbs up just high enough to poke his head into the attic for maybe 30 secs and climbs back down. He then asks us a few questions about what we are considering, requests a check for $375 and leaves. We waited about a week before we reached out to get more info about what is possible -- e.g., approx. square footage of the expansion. No response. Wait another week or two and send another email. No response. Then - about 9 months later (long after being ghosted and given up on the engineer) - we received an invoice for $375 (as if we hadn't already paid). We checked our bank account and see that the checked cleared the same day we wrote it. Unfortunately receiving that invoice 9 months after being duped into paying for zero services opened up the old wound and is why we decided to write this review today. We cannot speak to their expertise or if they provide quality services, because we never received anything of any value from them (despite paying). I engaged Soil & Structure for a review of a home prior to closing. Ken F. and Santosh advised me that there were minor structural issues with the home. Subsequently, and prior to closing, they were to prepare a report. I requested the report multiple time but it was not provided until the day after the closing. The report was materially different than what was communicated to me and my realtor. Ken and Santosh agreed to visit the home and provide another report. After the visit, a report was never provided despite repeated attempts by me to request the report. Proceed with caution especially if you are seeking their expertise with respect to the purchase of real estate. I have asked for a refund and Ken and Santosh have not responded in over a week with respect to my request. read more

I have a chimney possibly separating from the house and Santosh provided the most cursory inspection, and took no pictures. I dutifully paid my $450 up front and have now been waiting almost three weeks for a report. I've called 3 times in the past week, and they are too busy to answer the phone or return a call. We contacted the main office and each time were told this is not the way SSC Inc does business and they apologize. So nice to hear but still no follow up. Nothing. Soil & Structure Consulting, Inc., inspected my roof for leaking in the foyere area of my home early Dec. 2017. I had paid a NVA roofing company for work done on my roof in order to remedy & stop the leaking mid June 2017. I called SSC when the leaking returned in the same area of my home. When it seemed as though the roofer wanted to charge me again for a "new" problem & not honor the one (1) year warranty, I was happy that I had contacted SSC for an independent review & look at the problem. "Joe" in the SSC office stated inspection & stamped report costs. Report normally takes about 1-2 weeks to get. Because an emergency occurred involving the engineer who performed the roof inspection, I got the report a little late. I understand that unplanned things happen so I've remained patient. Some photo's are not included (1-6) ?? I take online reviews serious and only trying to show the unbiased facts. I like to give more 5 star reviews but in this case I can not. I was referred to this company from an excellent home inspector that I send alot of business to. Thomas came out to the property July 12 with an expectation of 2 weeks to deliver the report with concerns and a scope of work recommendation. I had to follow up Aug 16 and finally on Aug 20 the report was delivered without addressing all the structural concerns. I immediately asked (same day) about concerns not in the report. After asking about my concerns they sent out the principal owner Andy on Aug 7th and was really hopful we were moving forward. He did a great job talking through several points and before leaving he told me that he would talk with Thomas and send me a complete report and scope of work. I followed up on Sept 28 and Leena stated someone would call. I emailed on Oct 5th and Thomas respond Oct 8 (Columbus Day) and said he would follow up. Emailed Oct 10th and no response. After 60 days of nonsense I am tired of trying to be patient. If their is any feedback or follow up I will update my post. ... I left 2 stars because they did a half of the report and tried to fix it by sending the principal out but dropped the ball by not delivering on expectations. read more

Do not, under any circumstances, do business with this company. It took over a month to receive my structural report and I only received it after two e-mails and several unreturned calls. Upon receiving the report I realized that I did not receive the certification that I had been promised AND BILLED FOR. I requested a refund of the fee that I had been fraudulently charged. Ken Fraine and his company provided a great job putting in French drains in my backyard. My house is located on a hill and after every rainstorm, my backyard would have a river running through it. The French drains have really saved my soil from eroding. The price was as promised and the work was done timely. Highly refer them. read more
