The condo management association somehow neglected the elevator maintenance to the extent that two of the three elevators were out or service for an entire month, this year (2024). During this time there was only one elevator in service, and it was breaking down and trapping people in between floors. The elderly people living on upper level floors had to call the fire department to assist them, getting in and out of their apartments. Currently they have the elevators working, and I am seizing this opportunity to move out! The front desk staff and grounds maintenance staff are all very nice and helpful.

I had intentions of purchasing my unit here at HCC, that will absolutely not happen now…read more Unfortunately, HCC has been besieged by a bunch of children that have zero understanding of the responsibilities of being a board member. We literally now have one gentleman who has been on the board for several years and is the only one that has HCC's vested interest for the future. The divisive nature that these toddler board members have created are self serving (money) and not for the betterment of the community. They have created such a negative atmosphere that employees are looking for employment elsewhere, and quite frankly, I don't blame them. Not only are they pushing employees out, we finally had a new GM who was trying to create a sense of community. Well hell that wasn't what they wanted...they pushed her out the door. She was here for THREE MONTHS! It is my guess that there are other communities with a more mature stable board that may be a better choice. Until HCC can get a more mature trained board, it may be best to look elsewhere.

The only downsides are the high staff turnover and some not-so-great neighboring buildings. I'll keep updating my review as things continue to change.

Applicant Beware - You Could Lose Hundreds…read more On Saturday June 24 (around 4pm), my wife and newborn daughter went to visit Dolley Madison Towers - one of several Dittmar Company locations - to look for a new home. We met with a nice lady at the leasing office, who showed us around and told us that on top of a $50 nonrefundable application fee (per applicant), we had to pay a $400 refundable application deposit to submit the application - emphasis on refundable. We submitted an application later that evening. Worth noting is that the agent called the $400 refundable deposit a "moving fee". On June 26, we received approval and were sent a move-in letter; NOWHERE in that letter did it say that we would lose out on that moving fee if we decided on another location, and in fact we were told in-person by the leasing agent on June 24 that we could even renege on a SIGNED lease and get the $400 fee back up to 72 hours prior to our scheduled move-in date. We even clarified with the agent and she confirmed that we could get the fee back three days prior to August 15, which would have been the move-in date. I also called Dolley Madison Towers the afternoon of July 1 (around 4pm), and spoke to the SAME leasing agent who once again reiterated that the $400 fee was refundable. Fast forward to July 4, I called Dolley Madison Towers to inform them that my family and I found a better, more affordable option. We were told to call the leasing office the next day. I sent them an email and was informed on July 5 that we wouldn't be getting the money back, because in the terms and conditions that we "agreed" to in creating an account - which you need to create to be considered for an apartment - it apparently says that you only have 72 hours from the move-in letter to get the $400 refund. Perhaps the leasing agent didn't know what she was talking about - she mentioned being on the job for only a few weeks - but I then proceeded to have a back and forth via email with the Resident Manager at Dolley Madison Towers. That individual told me they'd refuse to refund me the $400 refundable application deposit because their terms and conditions didn't allow them to do so. They also started calling the application deposit a "lease processing fee". Notwithstanding the fact that a "lease processing fee" doesn't make any sense - as we DIDN'T sign a lease - the Virginia Residential Landlord and Tenant Act (VRTLA) also says that the most a landlord can charge an applicant (for a nonrefundable deposit) is $50, and a landlord CAN charge a REFUNDABLE application deposit along with the fee, but the landlord has to give that deposit back "within 20 days". I learned this after a lawyer friend of mine here in NOVA gave me some pro bono advice on the situation: https://law.lis.virginia.gov/vacode/title55.1/chapter12/section55.1-1203/ Dolley Madison then said that because they charged me a lease processing fee (and NOT an application deposit) they are entitled to keep my money. Of course, this isn't true - at least in our view - and changing the name of the "application deposit" to "lease processing fee" doesn't give them the right to keep the $400. The VRLTA very clearly states that "any landlord may require a refundable application deposit in addition to a nonrefundable application fee". They shouldn't be able to charge me two different types of nonrefundable fees when the law says they can only charge me one. By definition, anything charged to me aside from the $50 nonrefundable fee would appear to be refundable, and their terms and conditions obviously can't supersede state law. As I approach a final decision on whether to file suit in small claims court (I've just asked the friend willing to represent me if needed, and he finally agreed), I'm hopeful the Dittmar Company can still do the right thing. $400 isn't a lot to them, but it's 400 more ways I can support my newborn daughter and I need it a lot more than they do. I don't really like courtrooms but I will absolutely do it to provide for my family. I am furious and will make them pay every penny on top of $400 that it costs me to go to court. In the interim, I absolutely caution you AGAINST moving here; if this is the way they treat applicants, goodness only knows how they treat tenants. Also, they charge $75 a month to have the privilege of parking your car there PER MONTH; and $170 per month for two cars.

I found that when I was searching for apartments I needed a little in-between snapshot versus just the tour and moving out. When I was first apartment hunting, I found probably 20 places, in which I toured 15, and eventually narrowed down to 3 with this place being on the top 3. Making the appointment was a breeze online and having a guide during my tour was great. Michael was my tour guide and answered so many of my questions. I liked how I gave my budget and he assisted in letting me view those within my range. It was roughly a week or two later I narrowed it down to 2 and wanted one last look but since at the time I lived out of state it was hard to go in person. Michael gave sent me over videos of the available units and all information on it via email. I ended up picking a unit from the communication. It was an easy online process and any questions I had they were quick to answer within the 24 hour window. I was nervous once my move-in time came because I never saw the unit in person yet. But luckily once there and doing the walk-through inspection the unit video that was sent was exactly what mine looked like. Move in was a breeze and I liked that you had a 30-day window if the space worked for you. I really liked how they had basics in the apartment like paper towels in the kitchen and hotel sized toiletries in the bathroom. It was a nice welcome. I had a few maintenance requests once I was settled and from time living in the unit. They were always really efficient and always very kind. Towards the end of my first year, I ended up needing a bigger space and the front office was more than happy to assist me and as a current resident they wanted to make sure I was making the best move; whether that would be transferring or letting the lease ride out. When I moved into the second unit, it needed a little more work than my first unit. I think because my first unit had just been recently renovated. Although the second unit was one of the renovated units, it definitely was one that was renovated awhile back. Still, nothing too crazy and definitely live able. When it comes to parking, for guests it could get hard as there was only a few sections that were free for all. But you could request a guest pass during business hours. I liked that for residents there was either the free parking spots or paid in the garage. It helps to have both options because in the winter you may want to be in the garage. Also definitely believe the office staff when they say towing is enforced. I would see the tow truck often, so be sure to always have your sticker or pass. During my time, I ran into only maybe one or two incidents. It was resolved quite quickly. The only thing I would say is, if you have upstairs neighbors I think the walls are thinner between you and them. I'm not sure if my neighbors had flooring versus carpet but at times my furniture would shake. It's not something that can be controlled but definitely keep that in mind. But I will say the walls between your next neighbors were thick because we barely heard each other. Most of the residents are Regent's were really nice. As someone who didn't wander too much due to work, I loved that Regent's would host events to mingle with your neighbors. They got better with their events with timing because when I first moved most of the events were during work hours and towards the end of my stay they incorporated a lot of after work/weekend events. My move out was pretty easy breezy. Make sure you do your due diligence with cleaning and etc. it helped that during my walk through in the beginning I documented anything that existed prior to be living there so it can't be put back on me. You can always request to have your exit walk through with someone if you're ever worried. All and all, I really enjoyed living here and all the staff. Michael, Mary, and Alex helped me a lot while there. There were some interns and newer staff that I am grateful as well. With any apartments, you won't have perfect but the staff here really made my experience extremely enjoyable. You really get what you're paying for. It was so enjoyable that living next to the metro (which was one of my main reason for moving here) became a secondary perk, the first perk was being a resident at Regents.

Place One Condos is managed more like a cheap motel than a condominium community. The building has…read moreconstant maintenance issues with little communication from management. The elevators seem to break down at least once a week, and there was even a time when every elevator was out of service, forcing me to climb 15 flights of stairs just to get home. The water is also shut off far too often. In the past two weeks alone, it's happened three times. Sometimes there's advance notice, but other times, like today, the water is simply turned off with no warning and no timeline for when it will be restored. That means no showers, no flushing toilets, and no way to wash dishes. The front desk staff are polite, but they're left completely in the dark because management doesn't provide them with any meaningful updates, so residents are told little more than "someone is looking into it." To make matters worse, even a minor thunderstorm seems capable of knocking out power to the building. For the amount residents pay to live here, the lack of reliability, communication, and basic building maintenance is unacceptable. Management needs to do a much better job of maintaining the property and keeping residents informed.
