Currently receiving collection notices from the Clark for a $400 application fee. I have never…read moreapplied for an apartment I live in New Jersey. I am a senior Citizen. The dispute has been placed on my credit report. Business should never be conducted in this manner and no one has even reached out to assist me or know who I can contact within the company because of the Clark I have a negative credit rating. I think this may be a scam!!!!

Manage Your 'Own' Expectations... Low Rating - Primary…read moreFactors: Lease Renewal Rates, Management Apathy and Safety Concerns 1. LEASE RENEWALS: My POV at The Clark, renewal rates are ridiculous. My previous renewal rate was 18.5% = a $488.58 monthly increase for base rent only. Other fees such as parking, trash, etc weren't added into this equation. Do Residents Have Options? Yes. Option #1: Try to negotiate the rate - Good Luck with that! Option #2: Accept the Excessive Rate Increase! Option #3: MOVE! How is this fair, acceptable, and sustainable for residents - You Ask? It's not. But it's legal for now! Advice: Do your due diligence before choosing The Clark, a Bozzuto managed property. PROCEED WITH CAUTION and do your research. 2. The Clark Management: Apathetic and Dismissive at best! My comments are not reflective of the Concierge and Facilities Maintenance staff. They are not the issue. They are friendly, courteous and consistently go above and beyond to help residents. 3. Safety: Needs Improvement *Garage Security: There are security cameras throughout, but no designated person monitoring the cameras and no Wireless Access Points in the garage. This means No cell phone or internet service. If you need emergency assistance - you cannot call anyone for help. No Bueno!!! The Clark needs to Fix This ASAP *Theft: Monthly Parking Fee is $225.00 and Residents have had car tires stolen and an actual car stolen from the garage. No Community Notification sent out to residents either. *Tailgating: Increasing incidents where people tailgate your car to exit the parking garage to avoid paying. I've had vehicles pull up behind my bumper super close so they can exit when I exit. It's unnerving and I've reported that too. Never heard a word back from management or even an acknowledgement. *Secured Building Access: The Clark needs to do better. My Review Summarized: No place is perfect. And, The Clark can Do Better! Yes, there are mechanical issues with the doors, elevators, and the garage gates. Issues with pet owners not being responsible and sketchy people trying to do sketchy things. Things breakdown and some people suck. That's life. My disappointment is with The Clark and Bozzuto's lack luster management approach to Luxury Apartment Living. Bozzuto's brand statements do not match my experience here at The Clark. https://www.bozzuto.com/the-bozzuto-experience/ The Clark was a fun and phenomenal place to call home. It can be again, provided Bozzuto does better. As of today, June 21, 2024. The Clark's website market rate for Unit 429 (two bed/two bath) w/ a 16-month lease term (least expensive term option) will cost you $3,295.00 a month. Multiply that by 16 months = $52,720.00 for one lease term. Friendly Reminder: Trash, water, utility (HVAC) fee, pet fee, and parking fees are not included in the base rent. Question: Is The Clark, managed by Bozzuto really worth it to you? It's Your Choice. My advice to those searching, spend your hard-earned money elsewhere. You Deserve Better! Sincerely, Disappointed Resident

First impression was everything as Kala greeted me and balanced professionalism and a friendly nature well. I felt like my friend was showing me around. I applied the same day and was approved in 3 days and moved in quickly. When Kala was out Margo communicated with me and made sure all was taken care of. The teamwork and seamlessness was impressive. All my request were answered the same day. I had an issue setting up my internet and Cheree, the property manager, and Margo went above and beyond to get it handle quickly by escalating to Xfinity demanding it get resolved quickly. Moving is daunting and time consuming but the Hazel/Azure staff took the pain away from the process. Finding a home for the next 12-15 months is a very important decision and I feel that you would be happy calling Hazel/Azure your home.

Honest review of my concerns after living here for 10 months:…read more 1. We had two EV parking spots. However, the apartment found that there are not enough EV parking spots so they removed our EV parking spot which is a huge inconvenience and change to our daily routine. It costs the apartment $500-600 to add EV chargers but instead of this, they decided to remove our EV parking spot. They also implemented a rule where you cannot keep your car in an unreserved EV parking overnight. You must move your car EVERY SINGLE DAY once your car is charged. This is WILD and WILDLY INCONVENIENT. What is the building's response to this feedback? They sent an email stating that they will tow your vehicle if you park in your reserved spot. Keep in mind that this is a change several months after signing a lease. This is reflective of their management decisions. You can't just immediately change where you live. Beware on signing a lease her. 2. There is no coffee shop. The one they had on site was closed down. The apartment building promised that they were closing on a contract for a new coffee shop, but it's been 5+ months since this announcement. 3. This apartment is approximately 1 mile from most restaurants and coffee shops. You have coffee republic and Illy (which is a really small coffee shop inside the marriott hotel) but that's about it. Otherwise you have to walk 15 minutes towards Grace and Reva for most of the other restaurants and coffee shops. 4. There is only 1 elevator whenever someone is moving in because there is no freight elevator. 5. We do not have 24 hour concierge. If you door dash too late (like after 9PM), you're going to have to go downstairs to pick up your food. 6. The apartment automatically charges for a "white glove package delivery service." However, the packages don't actually get sent up reliably and you have to go downstairs to pick up your packages most of the time.

1/5 -- Luxury Prices Without Luxury Service. Extremely Disappointing…read more We have lived at Azure National Landing for approximately 14 months. While the apartments themselves are beautiful, our experience has been extremely disappointing. For a building charging premium rent and advertising luxury living, management and building services have consistently fallen short of expectations. 1. Unfulfilled Promises and Amenities The coffee shop closed shortly after we moved in. Approximately 10-11 months ago, management told residents they were working to finalize a contract for a replacement. Nothing has materialized, and the space remains vacant. We also pay for a white-glove delivery service that has not been provided as advertised. More recently, management decided to restrict reserved parking availability rather than install additional EV chargers, which cost approximately $550 each (cost of 2 months of parking rent). Reserved parking was among the amenities promised when we signed our 18-month lease. 2. Inadequate Concierge Coverage and Unprofessional Service Concierge staff are frequently unavailable, making it difficult for delivery personnel and service providers to access apartments. Following an incident involving damage to the neighboring sister property, Hazel, management communicated plans for 24-hour concierge coverage. This has not materialized. Our apartment cleaners have repeatedly experienced disrespectful and unprofessional interactions with concierge staff. One cleaner quit because of these experiences, and another is considering doing the same. This is unacceptable for a building advertising luxury service. 3. Significant Elevator Problems There are only TWO elevators serving 11 floors, with no dedicated freight elevator. When someone moves in or out, one elevator is frequently reserved, leaving the entire building with a single functioning elevator. We have experienced wait times of 15-20 minutes. 4. Mandatory Fees for Substandard Services Residents are forced to pay for Fetch package delivery without an option to opt out. In our experience, Fetch frequently misdelivers or loses packages. We are also required to pay approximately $80 monthly for internet, despite substantially cheaper alternatives in the surrounding area. Residents have no flexibility to choose their own provider. 5. Frequent Power Outages and Train Noise We have experienced frequent power outages. Additionally, Amtrak and Metro trains pass directly beside the building, sometimes approximately every 10 minutes. The noise is substantial, and vibrations are strong enough to physically shake our apartment. 6. Inconvenient Location Despite being marketed as part of National Landing, many restaurants and dining options are nearly a mile away, making the location less convenient than expected. Overall: Beautiful Apartments, Disappointing Management The most frustrating part is that we genuinely love our apartment. However, attractive finishes cannot compensate for unreliable services, inadequate staffing, recurring elevator delays, mandatory fees, and management's failure to follow through on commitments. For the premium rent residents pay, these are basic expectations--not unreasonable demands. My advice to prospective residents: Look beyond the beautiful model apartments. There are so many better apartments around the area that actually take care of their tenants. After 14 months, we cannot recommend Azure National Landing at its current price point based on our terrible experience.
