Tried it out first time and likely the last time. Was expecting it to be better given the fierce competition of restaurants in Richmond. Price on the high side too. Set meal for 4 is over $100 and the dishes are all very average. Nothing to write home about. No rice as mentioned in previous review. That young no smile male cashier is unfriendly just him alone made me not wanting to return. Unfriendly greeting as we walked in. Did nothing when dessert was spoiled. Anyway enough ranting. Just lots of better choices in Richmond and Vancouver. Located in the typical strip mall (Continental Plaza). Free parking as expected but spots are kind of tight. PS Come to think of it , food not better than 24/7 Lansdowne No. 9 restaurant in my opinion - if you really need food in Richmond late at night.. No. 9 offers better value not dishes at $30+ per plate.

This review is for their 9pm and after, da-lan or 打冷, menu. A good 打冷 menu is wide in selection, "smaller" in quantity, moderate to low in cost due to the smaller plates, and free congee. Sing Yee hits all of these bases. It is crammed. The wait staff will probably rush you to order if you come at 9pm. This place is awesome, and there are people waiting - at 10pm! We went with a party of 14, occupying the biggest table they have. I tell you; it's awesome. Our wait person clearly knew what she was doing to move us along. You might say she's rushing, but she definitely has a rhythm to her work to make sure we get our food in a timely manner. And I appreciate that more than anything else. We had a table full of food and more, literally. They paced our food until there was room on our table. We all enjoyed the many dishes greatly, which is impressive for 14 people. We ordered lots of hardcore HK dishes that were very satisfying especially because they are hard to find. This is not the complete list. Hard to find dishes: - Pig Intestines - crispy fried, soft on the inside, over pickled diakon and carrot sticks. - Deep fried chicken joints with chili pepper and salt - Marinated duck chin in soy sauce - Pig Blood with Chives - Braised Beef Brisket in Clear Broth Relatively common dishes: - Gai Lan with oyster sauce - Deep fried squid with chili pepper and salt - Clams in black bean sauce - Honey garlic spare ribs - Sauteed pork with green beans Enjoy their uniqueness. Don't ding them for the rush at 9pm. If you want to take your time, come at 10:30pm and after.

This was used to be my family's go to place when we go to Richmond. Their food was delicious at reasonable price. However, after Covid, everything has went up a lot especially for the live seafood. I understand that restaurants have been suffering during Covid, but their lobster and crab market price is 15% more than other Chinese restaurants. Also, their tables are quite close to each others, they put us right at the door where everyone can walk by and there was no space to social distance. Having said that, I still enjoy their food and the portion is very decent here. Hope they can improve and we can come back to aupport them!

We came here for late night "da lang" on Saturday at 9pm. We made a reservation for 14 people and didn't have to wait when we arrived. We were already very excited coming in because we don't have these places in SF. We ordered a total of 14 dishes and had three big bowls of congee for the table. If you order three items, they give you a free big bowl of congee. Some of the dishes were better than others, but there were definitely some standout favorites! The clams in black bean sauce were tasty. The honey garlic spare ribs were SO good. I didn't expect much but it was seriously so delicious - sweet without being overpowering, and fried to perfection. The fried salt and pepper white fish was really good and just perfect with the congee. It has been so long since I've had it so it was extra exciting. And the chicken knees were also surprisingly good! One major disappointment was the salt and pepper fried squid. It was just so dense and the fried layer was doughy. I don't feel like this is a hard dish to get right, especially since they do some others so well. All of the omelettes weren't great, either. I couldn't even taste the oysters in the oyster one. I also couldn't taste the white fish in the white fish one. And the salted veggie one was too salty. I'd skip on ordering those. Service was so-so. There was a young guy who seemed a little lost and timid when wanting to ask us something. Maybe he's new haha. The older lady taking our order was super efficient but snappily so. But all good, we enjoyed our meal nevertheless.

This is our "go to" hot spot for late night fare. The boss lady is very friendly and we've been patronizing her restaurant for a long time! They have a late night menu "Da Lang" Hong Kong style late night Tapas; dishes are smaller then regular portions, so you can order more varieties. Ordering 3 or more items and you will get a complimentary congee. The restaurant is also very good with their lunch and dinner menu items, traditional Cantonese dishes are done with good "wok hei" ( proper control of heat with the wok ) so items arrive piping hot from the kitchen. If you do not want to have the late night tapas items you can also choose from their Rice and Noodle dishes which are also done very nicely!

August, 21, 2019 Went there for late dinner @ 9pm. It was full house. Took them half hour to give me congee, but the congee was chunky powder congee. I was extremely hungry. I almost died.. Honey garlic ribs... pork taste like not fresh, not crispy, color not right, small portion. But the owner and her 2 sons just ignored us, maybe they were too busy. It's taste awful, it used to be my favorite dish in this restaurant, but not anymore. So disappointed. Pan fried oysters pancake... eggs was half cooked, soft and not crispy. Oyster was fishy. Pork chop with sweet and sour sauce, this is only dish still taste good. It's time for us to find another place for late dinner now. The owner keeps saying .. all the employees went away, nobody work here anymore.. They used to have chinese old man worked for washing dishes. At least 3 cook plus one owner work in kitchen, but on that day just only one indian man washed dishes, owner and 1 cook inside the kitchen. Front end just only lady owner and her 2 sons worked.

First time there. Order the 3 dishes for dinner -- pork chop, chicken, and a veggie with chicken/prawn. All of them tasted great -- not too salty nor greasy. Good thing we made reservation as the place fill up very quickly. Looks like we found another place to eat.

Very reasonably priced restaurant. We came with 11 people and ordered 8 dishes and the total came to $225 after tip. Their peking duck is pretty well done. Like most Chinese restaurants, you can pick how you like your peking duck. We chose the skin wraps and lettuce wraps. For the wraps, they give you well cut slices with a bit of meat. I like this because there are some places that don't cut it well and leave not much meat on the duck and leave you with the skin only. The lettuce wrap dish's duck is well-seasoned and flavourful. My family said that this is one of the best they've had in a while!

As my previous review, I liked this causal and simple place for lunch. That's why I took my parents and in-laws here for dinner. We had 4-course meal dinner plus live crab and sticky rice for dinner. The dishes were good and filling. The portion of foods were good and reasonable price.

Sing Yee Restaurant has been serving in Vancouver for quite some time. They have open a 2nd branch inside Richmond Continental Square formerly called Lam Chu Kee. I dine out here tonight & was quite surprised that they were so busy... First impression: Well lit & okay decor. Service: waitress are quite attentive especially the boss lady, she's the busiest.. Price: not the cheapest but consider good value. Efficiency: it was fast for the food but slow for the bill (we have to ask 3 times) Taste: so far so good, very little MSG :)* Overall: B++ Free parking at front and accept credits. I would return for sure!

Good food & service. Pricing is high for their regular dinner menu. Their "late night" menu is available starting at 9pm and pricing for dishes are around $10-15 range. If you order a certain amount of dishes (I think it was 3-4x) you get a large bowl of plain congee. I really like their honey spare ribs :)

Hidden in the middle of their menu is a family 'set dinner' option, which comes with soup and dessert, and you just pick the kind of entrees you like. Rice, interestingly enough, is not included. Tried the bitter melon with spare ribs, preserved vegetable with beef, and fish belly tofu hotpot. All were excellent with no reservations whatsoever. A waitress was really pushing their live seafood, hard; we politely declined. But we did feel a bit dwarfed by tables beside us having Peking duck, roast squabs etc. In fact, business is so brisk for them now they no longer need to open for lunch, just dinner till late night.

She wanted to go to Kirin. Plenty of parking in the mall. Hostess greeted and seated us promptly. Restaurant was busy but not crazy. This was at 10am on a Thursday. Waiters were attentive. Usual table service was in place. Took our order and food came out at acceptable pace. When we were done, they politely boxed up the leftovers and we paid our bill. So service was on point. The food we ordered came out hot. The staples that I order to test was hargow, suimai and pai gwut(spareribs). All 3 dishes in general were good.....the hargow could have used an extra minute or 2 in the steamer. The suimai was very good. I tasted every ingredient in this dish. Usually it is just a complete mix and you can't discern the different flavors. They tried something different with the cheongfun by adding pieces of Chinese donut to the roll. I personally think it didn't add much to the dish, taste or texture wise. I did like the pea shoots with shrimp. I think it is a good combo. All in all a good dimsum. I also noticed they did not charge us a tea service. The cost of the food is comparable with other restaurants at this level. On a typical Sunday evening, the restaurant is usually fully occupied, but my friend had thoughtfully made a reservation a week in advance, so our table for five was ready upon arrival. As always, the restaurant was clean and well maintained, with good airflow thanks to the wide-open front entrance facing the parkade. The front desk receptionist greeted us cordially, and we were escorted to a cozy table in a comfortable location -- not too close to the washrooms, which I appreciated. Our meal began with the Kirin Special Assorted Cold Appetizer, followed by Crab Meat, Dried Scallops, and Fish Maw Soup. The soup arrived piping hot and was delicious, with a generous portion that could easily have served eight people. We also enjoyed Pea Tips Braised with Bean Curd and Assorted Mushrooms in Consommé, Marinated Free-Range Crispy Skin Chicken, Fillet of Cod Sautéed with Seasonal Vegetables, and Live Crab in Consommé with Ginger and Green Onion, served with E-fu Noodles. Overall, the quality and taste of every entrée were excellent. Service was top-notch -- tea and hot water were refilled constantly, bones and used plates were replaced promptly, and the servers were friendly and engaging throughout the evening. My friend and his family have apparently been regulars at this location for over two decades, which likely contributed to the exceptional attentiveness we received. However, one aspect of the experience genuinely disturbed me. All servers, including the captains, continued to wear masks at all times. While this practice was understandable two years ago, now -- five years after the onset of the pandemic, with COVID-19 managed similarly to other seasonal respiratory illnesses -- the continued universal masking in a fine-dining environment feels unnecessary and detracts from the overall guest experience. Fine dining, in my view as an avid foodie, is built on human connection, hospitality, and personal interaction. Masks create a more impersonal, almost clinical atmosphere. In a well-ventilated space like this, the environmental risk does not seem to justify the visual and social trade-off. Rather than providing reassurance, the persistent masking may unintentionally signal that the environment is unsafe or that management is out of step with current provincial health guidelines, where masking is now a personal choice rather than a mandate. Final verdict: Food & Service: 5/5 Ambience: 2/5 Overall: 3/5 -- as the current aesthetic feels more like a relic of 2020 than a leader in 2026 hospitality.

The dishes when served were not presented nicely. For example, there was food hanging off the plate and pot (they eventually fell to floor) or spilled sauce on the table. Even my favorite dish stir fried beef rice noodles was just mediocre today. We ordered 6 dishes and every single dish was salty and greasy. It really felt like they were made in haste. It was overall a disappointment and I don't think I'd want to visit the restaurant on a Saturday again.

The dessert at the end was a surprise. Expecting red bean soup but got a Chinese jello instead. Prawns were amazing too. Salted egg flavour and sweet and sour pork had wok hei! Service could be a bit slower but it's a Chinese restaurant. So i get it. Everything was gooood! Portions were generous and the taste on point. The washrooms could use a bit of cleaning as well as the flooring...so had to take away a star. Would go back for sure! Overall tho, good comfort Chinese food at reasonable prices. Cheers!
